Under Florida Statute 83.49, landlords or property managers are required to return a security deposit within 15 days (or provide a written claim within 30 days), but it has now been 34 business days and I have not received my deposit or details related to its progress. I've made multiple attempts to reach the management via e-mail and in-person with no thorough explanation other than stating that they are sorry for the delay. This lack of professionalism and disregard for Florida tenant law is unacceptable. I hope this review encourages better business practices for future tenants. Please note that all documents and communications between me and FPMS have been using my maiden name, Sindy Acosta.

Everything I am writing here reflects my documented personal experience, supported by emails, written communications, and security footage from my own home. What shocked me the most was the conduct of their staff member, Sussel. In multiple situations, she approached the area surrounding my home without uniform, without any identification, and without giving any prior notice, even though my property is clearly marked with a SimpliSafe sign indicating 24/7 audio and video monitoring. Despite that, she still came to my private area and took photos facing my home with zero communication. No professional should behave this way, and no homeowner should be subjected to this kind of unexpected, unexplained intrusion. In addition to that, basic administrative tasks were handled with incredible inefficiency. A simple request to replace my floor -- something the City explicitly confirmed did not require a permit -- turned into months of unnecessary delays, unanswered messages, and contradictory explanations. The level of confusion and lack of clarity coming from FPMS made it impossible to trust their management or their guidance. What is even more concerning is the complete lack of supervision. I personally sent multiple notices and emails directly to Ms. Lídia, who is the responsible licensed CAM for the company, describing these issues in detail. Yet, based on my experience, nothing was corrected, nothing improved, and no accountability was ever shown. It was extremely disappointing to see that serious concerns regarding professionalism and resident safety received no meaningful response. From my documented experience, FPMS demonstrated poor communication, lack of structure, unreliable management practices, and unprofessional behavior from its staff. As a homeowner, I expect at least basic standards of respect, clarity, and proper notice -- but that is not what I experienced with this company. I hope FPMS seriously reevaluates how it trains and supervises its employees, because the way things are handled today is completely unacceptable for any community.

The washing machine (circa 1990) in the garage leaked all over and across the floor. The laundry tub is FILTHY! Garage is FILTHY and full of junk. The windows are ancient and hand cranks are broken and windows in bedroom, kitchen and bathroom don't close, posing a definite safety issue. The second day there were ants crawling all over the kitchen drawer with dish towels, dish cloths, and oven mitts in it. (Which were ancient and worn out). There was food on the dish cloths and oven mitts. Disgusting! We reported all of these to Turnkey, who offered to have workmen come out and fix, but all repairs would take hours, if not days, and we did not want to spend our vacation with workmen everywhere. They did send out a workman for the washing machine, and he said a hose was not in the laundry tub as it should be, simple fix, and he left. It still leaked laundry water all over, to the point of running across the length of the garage and to the garage door. As for linens, start up products, etc., there were three wash cloths and two hand towels, 4 Kleenex tissues, and no plastic waste bags. After much hassle, they did bring us these. To top it off, the last four days, there were construction trucks all over the allotment roads, tearing up asphalt, laying new asphalt, hauling asphalt in and out, etc. Turnkey did respond to that with a modest $ compensation. When the claims woman called about that, I asked her about the compensation for all the other issues we had, and she said someone else would contact us regarding those problems. No one has. We have stayed in VRBO properties many times, and NEVER had any of these problems. This property was a flip, and it is no where near being ready to rent, which one Turnkey agent I talked to, admitted. We feel we are still owed compensation for this property not being what was promised, and being way overpriced for what it offers.

However, Charles and many others may be happy to know that American Property Management Specialists no longer exists and the employee, Carla, that he mentioned is long gone. The company has been sold to a new owner and renamed to American Property Management of Miami Beach. The staff is new. The company is getting up to speed and working out some kinks, but is a new group of people.

The first time she sent me the wrong application, then made me fill out a new one. Once I filled out the new one, she said she would rush the file and process within 3 days, after 4 business days pass by, I call and ask what's taking so long and she said she hadn't verified my employment yet, or work history. I then asked her what was taking so long and she got offended and hung up the phone in my face. When I called back, she kept sending my calls to voicemail. I then sent an email to her manager Christine, and never heard back from them at all. I waited till the next day to ask for a refund of my deposit of $4,500 that I gave them, and she said it would take another 14 business days for the condo association to approve my application. I have a good job make $50k a year, with good credit and verifiable rental history. I asked her why do I have to wait 14 days and she hung up the phone again. I am now hiring an attorney to get back my deposit and sue for misrepresentation of the their company by telling me that it would only take 3 days to get approved.
