"Renter Beware" If you are thinking about spending your…read morehard-earned money, please think long and hard before renting in Morris Crossing in Morristown, NJ. The on-site property management, as well as corporate policies are deplorably ineffectual. Should you decide to move here, the following is what you will have to endure on a daily basis: Constant overwhelming trash pileup. Shamco refuses to pay for larger dumpsters or pay for Morris Crossing to pick up twice a week. So, trash piles up with rodents feasting on it. Dog waste which is littered all over the community because Shamco simply does not enforce the rules. If you have a Doggie - no doubt you will step in someone else's dog waste - on a daily basis. Mice/rodent Infestation which has been ongoing because Shamco does ABSOLUTELY nothing to clean up the trash and dog waste. The inevitable result is that the vermin have now found their way into the dwellings. Several people have moved out because of the rodents that seem to be overwhelming the community. Poor illumination at night because Shamco refuses to install proper lighting to make the community safe. While vacant apartments have all lights burning all day and night, there is no clear exterior illumination for the tenants who find themselves outdoors at night. Shamco refuses to install cameras on the property. Subsequently, there is no way to identify the perpetrators of rampant illegal dumping or those tenants (and non residents) who do not pick up their dog waste. So these problems remain unresolved, and needless to say, the safety of residents is continually at risk. Shamco does not hire professional plumbers or maintenance people; their solution to tenants with any kind of issue is to just have an unqualified handyman do the work, resulting in improper repairs. Ignoring issues. If providing tenant support requires Shamco to spend money, quite often they will just ignore the tenants' issues. And if you want a Flat Tire or a Sprained Ankle just walk through the horribly maintained Parking Lot. Shamco will raise your rent, but there is no resultant proper management or maintenance for the neighborhood. It is not cheap to live here, but don't expect that your rent to provide for proper and timely maintenance and management of this community. They advertise themselves as a luxury community but that is an empty promise. If you move here, do not expect value for your money, safety, proper management or care. Shame on Shamco, but more importantly, renters beware.

These apartments were much better until they were sold to a new company. The new company hasn't…read morebothered to maintain the landscaping and hassles tenants. I feel very nickle and dimed and I can't wait until my lease is up. Pros: Nice layout, open floor plan. Allows up to two small pets Quick Chek and DQ right in the parking lot. Cons: -No elevator. If you're on the third floor grocery shopping is a hassle. -No lighting at all in the bedrooms or living room. Very dark. -Micromanagement. Leave the door open to bring in groceries? You'll get an official written warning for that. -No walking on the grass, no "loitering" in the hallways, parking lots or in front of buildings. I'm not kidding, I got an official written warning for rolling a ball to my one year old outside the apartment. God forbid I try to go outside. -The play area is very small and my one year old tries to eat the wood chips so we can't go there. Apparently we can't go outside either. -Strictly enforced two guest maximum at the pool. I never see anyone at the pool but other residents told me they were talked to for having more than two people with them. -Over priced. There's apartments just as nice for less money locally. -Rent goes up every year. (This is a new policy with the new management company.) -There are marketing fees, amenity fees, and you are responsible for all utilities. I really regret moving here and I'm counting the days until my lease is up. I'll update this review to let you know if they steal my deposit or give me a hassle when I move out.

I had property vandalized, packages stolen, and neighbors that were just terrible. For those who are thinking of this place, beware that when they tell you the price of rent, that doesn't include the additional fees you WILL pay every month; water, tech fee, maintenance fee, etc. I went from a rent of $2,500 to $2,800 after the many fees and still had to pay my own gas and electric. I was paying $3,000 for a small 2 bedroom that had no storage space. What a mistake this was. If they had better staff who were more responsive to these serious problems, I probably would have stayed.

My boyfriend and I have been living at Intervale Gardens for almost 2 years now. This is our first…read moreapartment and honestly, we couldn't have been more lucky finding this place. All of our neighbors are friendly, there is no excessive noise during the day and it's so quiet and tranquil at night, and we never have a problem finding parking. The superintendent is always there when we need him (our refrigerator was leaking when we first moved in, and the day after we let him know, we came home from work to a brand new refrigerator already installed. We were so impressed!) Also, when it snows, the staff quickly clears the roads and walkways. It's a safe community (during the summer I like to go running around the complex at night) and so close to everything we need like grocery stores and restaurants. We live on the second floor and have not had any problems with any bugs at all. The stove/oven and bathroom fixtures could use updating, but everything is functional and serves its purpose. Also, I personally think it would be nice if we were allowed to have portable dishwashers because doing dishes by hand is no fun, but that's a minor setback. Overall, you will not find a better place to live in the area at this price. Also, cats are allowed (we have two!) Honestly, we would recommend these apartments to anyone who is looking for an affordable and nice place to call home!

The…read moreoutside of the property is taken care of, not only during the spring and summer months but in the winter time as well. Jose and his staff are the best at what they do. They make sure that the property is clear of snow, working well into the night so that we can all get to work in the morning. When ever I have asked for something to be repair, it is taken care of the day of the request or within 24 hours. They are the best!!! You want to live here!!

I'm a bit biased, since I'm writing this from my comfy apartment after over 4 years here. A couple…read moreof things I want to set straight: * Rent is NOT cheap. It's moderate. You can definitely find cheaper in the area - BUT you DEFINITELY get what you pay for. It's worth the extra $200-$300 a month (yes, that much!) to get the kind of service we get here. * Yes, excessive heat in winter. I just keep windows open. Easier than if there's not enough heat. I can deal. * I'm a light sleeper. I run a fan. It blocks out pretty much all the noise. And before anyone disputes whether I may be a heavier sleeper than Dave, just trust me that I'm not. I wake up in hotel rooms when the refrigerator turns on. I wake up if someone in the same room as me gets out of bed or coughs. So yes, I'm a light sleeper. And I have pretty much no trouble here. * I've locked myself out, tried to trap a bee, had an oven light fail within days of moving in, had the staircase light fail (it's 20 feet up so I can't replace it), and each time, the issue was fixed nearly instantly. * Never had a bug problem. If they even think there's one, in come the fumigators. * Finally, yes, it's a bit far from things here. I can't walk to a bar, is probably the single biggest drawback. (Then again, I can walk to work. Gotta choose my battles.) The bus to NYC is walking distance, the train is biking distance. I do wish there were more stuff in Parsippany, but I don't wish I were living anywhere else, at least at this point in my life. Don't forget to give them my name when you move in. I'll share the bonus with you. ;)

This place was dope. Rent was cheap, our living room was obscenely large, appliances were new…read moreenough (god I regret ever complaining about an apartment dishwasher now that I live without one...), and maintenance was AMAZING. Our toilet was running a little so they replaced the entire thing while we were gone one weekend (and it still matched the pink bathroom, hah). Another time we accidentally hung too many towels on the towel rack and it fell off the wall. We felt too sheepish to tell them but when we did, they fixed it with no issue. Tons of parking, and there's a convenience store basically on the lot (not owned by CH of course). Air conditioning in the living room was a plus. We got our full security deposit back and they told us not to worry about it as long as we didn't punch holes in the wall. Management in general was super friendly and helpful. We had a weird request for a 9-month lease and they even helped us out with that. The only downfall is that Parsippany sucks and there's nothing to do there. You also can't control the heat and it got disgustingly hot in the winter, to the point where we had all the windows open while it was snowing. I miss this apartment - it was the best.
