"Renter Beware" If you are thinking about spending your…read morehard-earned money, please think long and hard before renting in Morris Crossing in Morristown, NJ. The on-site property management, as well as corporate policies are deplorably ineffectual. Should you decide to move here, the following is what you will have to endure on a daily basis: Constant overwhelming trash pileup. Shamco refuses to pay for larger dumpsters or pay for Morris Crossing to pick up twice a week. So, trash piles up with rodents feasting on it. Dog waste which is littered all over the community because Shamco simply does not enforce the rules. If you have a Doggie - no doubt you will step in someone else's dog waste - on a daily basis. Mice/rodent Infestation which has been ongoing because Shamco does ABSOLUTELY nothing to clean up the trash and dog waste. The inevitable result is that the vermin have now found their way into the dwellings. Several people have moved out because of the rodents that seem to be overwhelming the community. Poor illumination at night because Shamco refuses to install proper lighting to make the community safe. While vacant apartments have all lights burning all day and night, there is no clear exterior illumination for the tenants who find themselves outdoors at night. Shamco refuses to install cameras on the property. Subsequently, there is no way to identify the perpetrators of rampant illegal dumping or those tenants (and non residents) who do not pick up their dog waste. So these problems remain unresolved, and needless to say, the safety of residents is continually at risk. Shamco does not hire professional plumbers or maintenance people; their solution to tenants with any kind of issue is to just have an unqualified handyman do the work, resulting in improper repairs. Ignoring issues. If providing tenant support requires Shamco to spend money, quite often they will just ignore the tenants' issues. And if you want a Flat Tire or a Sprained Ankle just walk through the horribly maintained Parking Lot. Shamco will raise your rent, but there is no resultant proper management or maintenance for the neighborhood. It is not cheap to live here, but don't expect that your rent to provide for proper and timely maintenance and management of this community. They advertise themselves as a luxury community but that is an empty promise. If you move here, do not expect value for your money, safety, proper management or care. Shame on Shamco, but more importantly, renters beware.

Hello I am one of…read morethe residents of the complex, and I want to express my dissatisfaction with the parking situation. After 8 PM, finding a parking spot is very difficult, and we are told that we need to pay extra to get a parking spot. Last night, I came home at 9 PM and had to park my car behind the house due to the lack of parking spaces. Unfortunately, the leasing office stuck a thick paper on my car window that is very hard to remove and will likely leave glue residue. This paper obstructed my view, and I almost had an accident several times. Additionally, the garbage situation behind the house is very bad. On the first day, we were told that we would have one parking spot, but after 8:30 PM, there is no space, and we have to search the streets to find a spot. Please address this issue and provide a solution for the parking problem so that residents do not have to pay extra and can easily find a parking spot.

Morristown Alister has a nice location and at first glance looked nice but rather pricey. What I…read moredidn't realize was the hole in the ground outside the unit, that they just kinda drove over with their golf cart, was a giant rat's nest. They get into the unit, chew on electrical cords, run around in the walls making scratching noises, eat your ramen, poo on your kitchen floor. The lady upstairs had her air conditioner unit fail because one crawled into it. They also do not empty the recycling and trash dumpsters on a timely regular manner. The things overflow with garbage and cardboard all over the ground around the dumpsters. Perhaps this is related to the rat problem, but it was annoying to have to step over broken glass and rain-soaked stinky cardboard to throw out my trash. Finally, their procedures on move-out are not what they say. Joel sent out an email saying on move out, if we did their inspections early they would give us a chance to repair or fix any deficiencies noted, so I rushed to move out before their inspection which was 2 weeks before my actual end of lease. Joel told me of no deficiencies when I went to their office to return the key (the office was supposed to open at 9 but no one was there until 10 and they made me wait in the heat). When they finally got around to returning my deposit, they docked off for damages to the hardwood floor from the rats they never dealt with. What a ripoff! If you are driving around on their golf cart, look for the holes in the ground outside units that tell you rats are there. Good points: gas stove, washer and dryer in unit, friendly dogs and cats around. Ceiling fans. Bad points: not central air, heating also goes out in winter when super noisy boiler breaks and goes out of service, water main breaks, expensive, parking spots run out if you don't park early, rats, garbage all over the garbage areas overspilling the bins.

I would not recommend living here. In the last year there was a fire and floods and the elevators…read morenever work. The new staff is not friendly. They are not responsive to phone calls or emails. Justin was super helpful and Gianna was always super responsive. Both of them went above and beyond. It is a shame they no longer work here. The new team does not seem interested in helping the residents or doing their jobs. The new blonde lady in the office always seems confused and does not know what she is doing. She hides behind some huge monitor which makes her unapproachable. Occasionally I see another woman there but she is not friendly either. It takes maintenance a long time to address work orders and when they finally get to it they just try to blame the resident or say that is just how the building . For the price and location, I would expect more.

I lived here for two years and would not recommend. The fact that they call this apartment complex…read more"luxury" is laughable. The kitchens are tiny, outdated and have no garbage disposal. We also had a ton of water damage to our ceilings, and most appliances were falling apart. The worst part? The AC units are super old and grimy - not great if you have allergies to dust. We also had mice during the wintertime despite keeping our kitchen immaculately clean. The only saving grace is the maintenance crew who are very kind and fast working. For the hefty price tag, it's just not worth it. Go elsewhere.

I would not recommend living here. Poor management, noisy, thin walls where you can hear…read moreconversations clearly. The M has one maintenance person for two properties and the position changed four times in one year. Maintenance was incomplete where they had to come back on more than two occasions. The leasing office at the M does NOT have anyone on staff during business hours because the staff is at their sister location covering for two properties. Amenities are basic and the outdoor area is worn out wood and dirty with grills that do not work. Be prepared to lose part of your security deposit for normal wear and tear. Was charged $250 for tiny nail holes that were spackled before move out and so called scuff marks (there were none). Their justification, there was a larger area that needed to be spackled and touched up and the rest of the walls had to be repainted due to a scuff mark. See pictures they sent for their unwarranted justification. In reality, according to the State of New Jersey it was normal wear and tear, the place was spotless. Following is upper management justification for charging $250."While a small number of nail holes are permitted, the wall repairs and touch up paint for which you were charged were for areas larger than a small nail hole. For example, one area of a wall was spackled in an attempt to repair the wall but required additional work by our team to restore the wall to its original condition. There was also a second area of a wall where paint appeared to have been peeled away, maybe by tape or something that had been stuck to the wall. I have attached photos of both areas to which I am referring. These areas both required repair and repainting, along with the painting of several other walls where scuff marks were left. I hope this helps to clarify the charge of $250 deducted from our security deposit." I do not recommend
