    Like all Condos controlled by a Management Company, monthly fees are high, repairs slow, and added assessments unexpected.

    Don't do it!! Look elsewhere to live if you value your family's health! Black mold is a problem…read morehere! We complained several times about the ventilation in the unit and they never did anything to actually address it. Poor ventilation breeds mold. The apartment was constantly humid 70+% humidity and they don't care. We'd buy fruit and it would mold up in a day. Smells coming from the AC vents that they didn't address. The air conditioners on almost all of the units are 20+ years old and they refuse to replace them. The electric bill was sky high because of all of these ventilation issues. It's magical how when we moved into a new place we stopped having all of the health issues we were having at heritage cove. Parking is a nightmare and they even admit it. They refuse to tow cars that are parked overnight without stickers or passes and there are always several cars like this. I had to park several buildings away from my building multiple times. People also speed through the complex and don't pay attention, I was almost hit trying to cross the parking lot several times and I had my baby with me, the cars literally came out of nowhere they were driving so fast. They refused to do anything about that either even though the posted speed limit is 15mph. The "gates" in this "gated community / luxury apartments " are constantly not working either so anyone can come in whenever they want. They even had a problem with thieves stealing catalytic converters from cars in the parking lot because the complex isn't secure. Many of the apartments are also severely outdated and in need of repairs/ remodeling. Maintenance is a joke. They'd come "fix" something and it either wasn't fixed or broke again almost immediately. When you move out they try to overcharge you- they tried to charge me for a cleaning fee of $120 when the apartment was clean and the move out instructions said if it was charged it'd be $110 and a carpet cleaning fee of $80 when the move out instructions said it'd be $60 and the apartment was left cleaner than when I got it and I know the carpets were never cleaned before I moved in because of all the nastiness I vacuumed up when I cleaned it myself prior to move in. When I brought all this to their attention and mentioned I had photos they removed the cleaning fee and credited $20 for the carpet cleaning then added a bunch of new charges to get the amount back up to where it was with the erroneous fees added. Lastly they refused to do a final walkthrough with us saying they don't do it but again the move out instructions said they would on weekdays. Another huge issue they have is residents allowing their dogs off leash and pet owners not cleaning up after their pets and they claim to be trying to handle it but nothing changed the whole time I was there. I'm so happy to be out of there and in a new place that doesn't have all of these issues!

The most unbelievably stupid rules ever. To get into this place was a hassle because no one knows what their doing. They knew I had a motorcycle but said nothing to me about them not allowing it in the community. I had been speaking to Brittney in hoa office for weeks, she knew I had a cycle, I mentioned it many times, and I wrote it down on the forms clearly!!! I moved down from PA thinking my move in date was the day after I arrived. They said all should be fine, credit was good, there should be no issues. When I got down here they said I was denied because I had a motorcycle, unbelievable! Britney knew I was coming from PA, she knew I needed to move in that day. They also knew I was stuck in a hotel with all my things in a uhaul, it took two weeks to get me in which is absurd. All because these incompetent people didn't have the consideration say, you cannot have a motorcycle here, can you put your cycle else where so we can get this approved for you now. They all knew I had a cycle!!!! So I had to go through the whole process again of qualifying. I had to get my lawyer to call them and make threats in order to light a fire under their a**es. If I wasn't desperate and needed a place right there and then, I definitely would've gone somewhere else. They do not know what they are doing!!! Other issues, the parking is horrendous, there are only two guests spots near my place and you cannot leave a car there over night which is absurd. I have four kids and when they come over there is no where to park. They will park on the side of the street of behind my car but the guard park behind me and the guard knocks on the door minutes later asking you to move it. I ask where and she shrugs her shoulders. They also stay overnight sometimes but they do not allow you to leave your car in the guest spot overnight, I guess they need those spots empty for some reason. This place absolutely sucks, the hoa is incompetent. Something else that makes no sense and is very unfair, they allow dogs but not cats. The owner who Im renting from is fine with a cat but the hoa has a problem with it?!? Who do they think they are and why should they have any say or even care in what the OWNER allows in HER own place!?!? That's ridiculous! I do not recommend this place to anyone!!!! Update: I got my cat registered with US Service Animals, I have a certificate which comes with legal representation if anyone at Lexington Lakes tries too mess with me. I also know there are people with cats in here (of course) my daughter has a coworker with two in this neighborhood. So if there are going to tell me I can't have one, they will have tell everyone else the same. I guarantee you there are plenty of people with cats here.
