David Toaff - First Home Mortgage

David Toaff - First Home Mortgage

Purchasing my first home in Washington, DC was truly a journey, but one that was absolutely worth…read moreit thanks to David Toaff, his team at First Home Mortgage, and my realtor Terinee Bonds. I was originally introduced to David through Emily Atwood back in May 2019. After a minor setback, I was reconnected with him by Mr. Bill Milko in June 2022, and from that point forward the process officially began. From June 29, 2022 to December 11, 2022, this six-month journey taught me patience, discipline, and the importance of having the right people in your corner. At first, I found a condo in Northwest DC that I absolutely loved. The price was around $220,000, which was amazing for DC, but unfortunately FHA would not approve it because the HOA reserves did not meet the required percentage threshold. While it was disappointing at the time, everything happens for a reason because I later found another property for $325,000 that turned out to be the right fit for me. I was also approved for the DC HPAP First-Time Homebuyer Program along with DC Open Doors, which were both incredibly helpful programs for low-to-middle income homebuyers. I highly recommend anyone looking to purchase in DC to explore those opportunities. There were definitely bumps along the way. In August, I had to resolve my 2021 tax bill, which became part of the process. Throughout everything, David remained patient, professional, knowledgeable, and personable. He genuinely cared and always kept my best interest at heart. He also stayed on me about my spending habits, especially my DoorDash spending, making sure I stayed financially on track to successfully close. David also made sure everything was taken care of through his amazing team, Josh and Danielle. They consistently checked in with me through calls and emails at least three times a week, making sure I understood every step of the process. That level of communication and support made a huge difference because buying a home can feel overwhelming, especially as a first-time buyer. They truly walked me through the process from beginning to end and helped make things much less stressful than they could have been. What really stood out to me about David was his personality. He is truly a people person and just an overall down-to-earth guy who genuinely believes in helping people achieve homeownership. You can tell this is more than just business for him. He wants to see people succeed and become homeowners, especially those who may not think it's possible for them. That kind of authenticity matters during a major life decision like buying a home. Terinee Bonds, who I originally met through Redfin in 2019 and who is now with Keller Williams, was equally amazing. She consistently checked in, advocated for me, and helped guide me through every obstacle that came up along the way. Like David, she was personable, caring, patient, and truly invested in helping me succeed throughout the process. In the end, I only had to bring about $3,250 to closing, and I also received seller credits, which made a huge difference. I am beyond grateful for David, Josh, Danielle, and Terinee. I highly recommend First Home Mortgage and Terinee Bonds to anyone looking to purchase a home, especially first-time homebuyers navigating the DC market. Their professionalism, honesty, communication, patience, and dedication truly made this dream possible. He will really work for his clients and it's worth it. Trust his word he is extremely knowledgeable. 10/10 overall!!!

It's not an overstatement that he saved our lives. I can't recommend him highly enough. He's honest, tenacious and accommodating, taking my phone calls anytime of the day. He was very encouraging, which helped us immensely. We were able to get the refi done in a matter of a couple of weeks. To put it in perspective, we tried to refinance with Washington Home Mortgage about a year ago and it was the most horrible experience we've ever had. The process lasted over four months, the mortgage officer was rude, constantly complaining about how long his commute is (uh, not our problem??). He once YELLED at me over the phone. His boss, Diego Calderon, who is the president of WASHINGTON HOME MORTGAGE, was impossible to get a hold of. The paperwork was endless and the lender was miserable and in the end, we walked away when we discovered over $18,000 in hidden fees. There are a lot of nasty people out there. Bill's one of the good ones. I can't recommend Community Ladders highly enough. If I could give a million stars, I would.

I recommend them wholeheartedly. I'm in the daunting process of trying to buy my first house, and my personal finances were a hot mess. A friend from the dog park referred me to Bill when my first deal started to go pear-shaped. I was blown away by how much time and energy Bill devoted to advising me, running different scenarios, researching, and generally talking me off a few different ledges. Everyone else in the process was just yes-ing me to death -- my agent, the various mortgage brokers -- but Bill gave me the much-needed dose of reality. I ended up killing that deal (oh, and p.s. Bill was right: he worried that my contract price was too high, and the house immediately sold for $30K less than my contract price). In the meantime, and thanks to Bill's advice, I've worked on reducing my expenses and fixing a lot of Bad on my credit report. I'm in a much, much better financial position now, just a month and a half later, and just about ready to try that whole homebuying thing again. Thanks, Bill! Oh, and the only reason I'm not yet a Community Ladders client is that they have a waiting list. They're that good. So you should sign up now -- but I'm first!

Marion basically shepherded us through our loan process, with us successfully ending up with a home at excellent interest rate! We cannot thank Marion enough, or sing enough praises of her. She was simply awesome!! Marion helped us get extremely competitive rates at SunTrust through their doctor's loan program. These rates were well below the rates we were being offered elsewhere. However, we kept hearing (including from our agent) that SunTrust were not to be trusted to get the loan ready and in a timely manner for closing. She promised us that she would get it done, we stuck with her, and that ended up being a wise choice. Marion was on top of her things from the get go, asked the right questions and never over-promised, which is a reflection of her thorough knowledge and expertise. She was super communicative -- always responded to our questions/queries right away (and there were many many questions). Since both me and my wife have busy schedule, we often only got chance to talk at odd hours, and Marion was extremely accommodating by being willing to talk at our convenience. She works tirelessly, and we always felt assured when we talked with her -- she and her team were on the ball the whole way. Really impressive! We also really appreciated that she drove an hour to be at our closing (and she didn't really need to be) -- such a nice gesture. We wholeheartedly recommend her to anyone looking for loans, especially first time home buyers, and for ones that qualify via doctor's loan program.

As a first time homebuyer I was new to the process and looked forward to all that came along with it. I heard many a times that it can be a stressful process but I was not prepared for this at all. I was given an approval letter that contained a rate. Moved forward with my home buying process. I was told that if I needed anything I should contact him but when it came time to contact Marcus he was unavailable and constantly reminded me that his mortgage calculator is available on his website. That's one way to make someone feel like a number. Then my rate changed again and my realtor and I celebrated my new low rate. I continued my home search hoping things would get better but nope. Marcus informed me that on weekends when most people are out shopping for homes that he will not be available to price quotes or anything of the such. My calls and emails went unanswered, but thank goodness for my realtor who was able to help me along the way. Then my rate and downpayment changed yet again because Marcus and I quote "was unable to get me into a program". Now having worked in customer service for a very long time I have learned to never provide information unless you can guarantee it. So now my rate has gone up and so has my down payment, Do you think Marcus called me to tell me this information, NOPE! On one of my many calls to him he just threw it out there as if it was some small thing. Do you think I was given an apology? NOPE! A higher rate means higher monthly payment, higher downpayment means more money from my pocket. But hey no sweat on his back because he will still be paid at the end of the day. I was even told to "find a new lender if I was not happy" instead of apologizing. Now three days before my closing I was told I'd have a certain downpayment, two days before closing I was given the same number. The day before the wire is sent I receive an email with a number that's $5,000 more than what's discussed. I'm upset so my realtor being the Godsend she is contacted Marcus and he told her the number was wrong and it would be no more than a certain number again. YET ANOTHER LIE! I should have went with another lender but I didn't feel like starting again and possibly loosing the house I loved so much or getting the same results with anyone else. I don't think I've ever cried so much in my life. During a time when I should have been celebrating this is what I dealt with. If you want to feel like a number then this is the company for you! If you want to be given the run around and lied to pls by all means give it a go! But if you prefer to be spoken to and treated like a human being then this is not the company for you. Also, I don't want to seem like it's all bad, after all the hell I was put through Marcus managed to get me a $1000 credit which only made me have to bring $4000 more to the table then expected and a higher rate that came along with it! This caused me to have to move in later then expected because those funds were allocated to my moving fund. As a single mother I do this on my own, so unexpected funds don't come easy. But hey, so sweat off your back right. Do your research because everyone is not treated equally with this company. Unfortunately as a single black woman my experience with terrible. I was spoken to as if I was less than by two people at this company and I hope nobody else has to go through this.

They have always been patient in educating us as first-time home buyers, and we never questioned that they were working in our best interest. They quickly ran many different scenarios and provided pre-approval letters for us on multiple properties that didn't come through, and finally for the house where our offer was accepted. One of the reasons we went with Chris and his team was their extensive experience and deep knowledge related to renovation loans (203k and HomeStyle) and conventional non-renovation loans, which gave us flexibility to switch to a different type of loan if the home we are purchasing did not end up qualifying for a non-renovation loan. We appreciated them expediting the appraisal, which was critical for this determination and luckily resulted in what we were hoping for. We always received quick, helpful, and easy to understand responses from Chris and Bryce, even on evenings, weekends, and Father's Day. Our loan was fully approved in about 2.5 weeks, even with a 5 week closing timeline. The rate we received was highly competitive. My family has worked with the McKays on two purchases thus far, and we plan to continue working with them more moving forward. They were a major reason our offers were accepted in both cases. They took the time to reach out to the listing agent to communicate why we would qualify and close on time. Their knowledge in addition to their ability to communicate it is evident to all parties involved throughout the mortgage process. The McKays success all starts with the fact they are simply good people who work effectively. The McKay team is always focused on serving those around them in the best way. I was privy to many conversations where they decided to go out of their way to do what was right for the customer without expectation of anything in return. They celebrate each new year of business by rounding up all their friends and clients to go volunteer at a local charity, followed by an after party. They offer up their time and energy locally in numerous organizations. Before you work with any other lender, see if they have nearly as strong and long lasting ties as the Mckays do to other local businesses. All of this is in addition to the fact they know the mortgage industry and all its intricate guidelines like the back of their hands; they've been in the industry for decades. Lastly, they're simply a fun group to spend time with. Hopefully I'll see you at their next event after you've worked with them!
