Also, someone had thrown food on the stove and food in the sink. Also, not there when I turned in the keys. Property manager told the judicial officer that there was trash and items left in the apartment. That is not true. These people are crooks who are guilty of fraud. Seems like no one cares though. Even the Madison County Judicial System seems to turn a blind eye to Morgan Property's fraudulent conduct. Yes I violated the lease because I lost my job and couldn't pay rent and I agree with some of the things that needed replaced, but that place was cleaner when I left than it was when I moved in. These people are shady. Don't rent from them. I have attached photos of apartment right before keys were turned in to Morgan Property. The pictures they showed the judicial officer were not the same. They were horrible photo copied pics. Obviously, someone else was in the apartment after the keys were turned in. My word against theirs. Yes I owe the rent because of the lease, but the damages were fabricated. Like I said, these people are shady.

I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

Being an older home, we had a few very small issues, and within the hour they were remedied. I highly suggest if you're looking for a home in any part of the state or nation where Dwell Property Management has offices, you won't find better property management than this. Not only did this list have more items requiring repairs compared to the list I received from another company, but they also marked up the prices for their profit. As a result, I disapproved of the work project. I emailed them to cancel the contract within two weeks of signing it. I thought I would not be charged for breaking the contract within 30 days, but they still charged me $300 for the cancellation fee, $30 for legal and professional fees, and $100 for visiting the property and providing the repair list. Having said that, for property owners, stay away from this company at all costs. You should read all the negative reviews before signing a contract with them.

Two weeks after he submitted his application, we were informed he would not qualify he did not make enough money. I asked about cosigning and was told I would need to fill out a $60.00 application fee. I did as they asked to be told I did not make 4X the rent to qualify but my husband could fill out an application. Guess what? He had to pay the $60.00 application fee also. A day later we were told our nephew did not qualify. This company had two weeks to processes his application and do a thorough search to realize he did not qualify before we jumped through all the hoops to submit all the paperwork and pay the fees. I requested the $120 application fees back paid by my husband and myself because they did not process his application in a timely manner and we should never had been told to fill out the applications in the first place. I talked with both Megan Belanger and Jennelle Glassburn in the leasing department just to get the runaround about this situation. Needless to say, we will not be reimbursed our application fees totaling $120.
