Ambiance: 4/5 This restaurant gives old school Vietnamese phở spot vibes. Wall decor had a place I…read moreactually visited in Saigon. Chill and homey. Food: 5/5 There are no good phở spots near me, so every time I go grocery shopping at 99ranch and craving phở or cơm tắm (rice platters) this is my go to spot. Phở is flavorful and well portioned. Good amount of meat and noodles. It comes with a side of fresh bean sprouts, lime, and jalapeños . Cơm tấm đặc biệt (special rice platter) is plated with a juicy cut of grilled pork chop, Chinese sausage, fried shrimp cake, shredded pork (don't forget to add an egg). Love the in house pickled veggies (I always ask for extra). I use ever drop of their house made fish sauce, which adds the perfect amount of umami to this dish. Service: 3.5/5 Food came out fairly quickly. And payed at the front. Delicious food will always come back phở more!

Pacific East Mall: Seven Months Later, Still No Meaningful Improvement…read more Original complaint recorded on March 26, 2026 Updated October 30, 2026 More than seven months have passed since my original complaint, and my experiences at Pacific East Mall remain deeply disappointing. In my original account on March 26, I described being punched by a kitchen employee with the last name Lan behind Hong Kong Cafe the previous Friday. The day before that complaint, I called 510-527-3000 to request access to surveillance footage. A person named Jacky answered and said someone would check the cameras that afternoon. Jacky then ended the call impatiently, and nobody contacted me afterward. When I called again on March 26, a person named Wendy answered. She told me that only the police could request the footage. I found her attitude extremely rude and dismissive. After describing a physical assault and asking for help obtaining footage, I expected clear instructions, respectful communication, and follow-through. Now, more than seven months later, I still see no meaningful improvement in the overall customer experience. The restrooms I have used have been dirty, and I have noticed unpleasant odors around the mall. The service I have encountered has too often been rude, dismissive, and unwelcoming. I also find the restaurant prices excessive for the food and service provided. Paying $30 or $40 for a disappointing meal feels like terrible value. I would rather buy groceries and cook at home, where I can control the ingredients, preparation, and cost. My concerns also extend to security. I have experienced pushing by security staff, which I consider unacceptable. Customers deserve respectful treatment, including when disagreements arise. Taken together, these experiences have destroyed my confidence in the management of this mall. Based on my experiences, I cannot recommend Pacific East Mall or its dining options. Management needs to address complaints, maintain clean facilities, improve customer service, and hold staff and security accountable for their conduct. Customers deserve much better treatment and much better value for their money. Management may contact me at 341-333-8950. If management acknowledges what went wrong, treats me respectfully, and makes meaningful improvements, I am willing to remove my one-star rating. Until then, my review will remain. During any future visits, I will continue to document specific problems I personally observe and update my review accurately. I hope management takes this opportunity to address these concerns and improve the customer experience.

While I was there, two security guards in a cart passed this guy FOUR TIMES. They looked at him, he looked at them. When the drunk guy saw me looking at him, he threw his bottle of Dewar's against the car in front of him and came right at me. Luckily, he just screamed at me and went over by the McDonald's. Security came around for a fifth time, and I got out of the car, flagged them down and asked them why they hadn't done anything about the guy. They both said they never saw him. This is total bullshit. Raley's lost a customer, and the vet lost a customer. Bite me, lying security cowards.

The three places I frequent in this strip is Ross, Big Lots (which was a Lucky Grocery Store…read morebefore) and Goodwill. I have made a stop at Starbucks, Jamba Juice, Taco Bell and Jack in the Box. There are also a number of other mom-and-pop eateries, which I've noticed since the partial reopening after the pandemic shutdown, are pretty popular. Also somewhere sorta hidden in the back are a few more vendors including a boba tea spot and behind Ross is a Holiday Inn. There's a UPS as well as a Citibank and other random places one might need on some casual day. It would be a one-stop shop kinda area if it had a grocery store, but you know... not complaining. Plenty of parking spots regardless which business you need to go to. [FYI: If it hasn't been updated yet, the correct address is 300 San Pablo Towne Center, San Pablo CA 94806.
