    Ambiance: 4/5 This restaurant gives old school Vietnamese phở spot vibes. Wall decor had a place I actually visited in Saigon. Chill and homey. Food: 5/5 There are no good phở spots near me, so every time I go grocery shopping at 99ranch and craving phở or cơm tắm (rice platters) this is my go to spot. Phở is flavorful and well portioned. Good amount of meat and noodles. It comes with a side of fresh bean sprouts, lime, and jalapeños . Cơm tấm đặc biệt (special rice platter) is plated with a juicy cut of grilled pork chop, Chinese sausage, fried shrimp cake, shredded pork (don't forget to add an egg). Love the in house pickled veggies (I always ask for extra). I use ever drop of their house made fish sauce, which adds the perfect amount of umami to this dish. Service: 3.5/5 Food came out fairly quickly. And payed at the front. Delicious food will always come back phở more!

    We ended up coming here because there were a lot of good options for a late night eats and I was pleasantly surprised. This mall has tons of food options, including Hot pot, sushi, desserts and multiple Chinese restaurants. You can get groceries at ranch 99 or fresh baked goods at the bakery next door. You can bank here, get a massage, I mean it's really a one-stop shop and that's just what you see from the outside there are a lot more shops inside. We were able to get exactly what we needed. My only issue was that we came just after sunset and the parking lot, although reasonably sized, is incredibly tight. They should pretty much label every space "compact". They do offer EV charging , but some of the overhead lighting was out, or going out, and I didn't exactly get a safe vibe. Hopefully we get a chance to come back during the day and explore more of the options available here.

    The shops are awesome! The mall itself could use some quality of life updates. If you're going to have gacha machines around. Maybe consider having machine nearby that dispenses quarters, or at least direction when a problem crops up. This particular machine, I wouldn't bother with. I exchanged for quarters to attempt at this machine, $1 in, no toy. Couldn't even figure out where to ask.

    This was a Korean restaurant. Before that, it was Goldilocks (Filipino food).

    Wow. It seems the pandemic has really affected the businesses in this mall. I had not been in a loooong time, so I was not too surprised to find some of the restaurants had gone. Ten Ren is shut. They had been there like forever and I would treat myself with a milk green tea with boba after shopping at 99 Ranch Market where I shop for much of my Asian pantry. Well, at least I can get their green tea from the market. Asian Pearl (dim sum), Kingstone Bookstore, Sheng Kee Bakery, Pho Saigon II, the ginseng shop, and Cathay Bank are still there. Lots of signs that new businesses are coming soon but for now, it seems pretty empty.

    Saturday, 3/20/2021 - Enjoying some time at Pacific East Mall, Richmond, CA for the first time. Checked out this little mall. 99 Ranch Market is in here too. But there's restaurants, dessert stores, bakery stores, drink stores, etc. Just like a tiny mall. There is a women's and men's bathroom. The women's bathroom was really clean and it smelled really good. The restaurant we went to called Pho Saigon II, smelled clean and light scent of bleach smell. Food was good. Server was nice. They really do keep this mall clean. At 99 Ranch in this mall, they had a security guy sanitize every basket before a customer takes it. Everyone wore masks. We tried Hong Kong Snack House and I almost got ripped off. Tried to order two orders of the 2 item crepes for $4.95 each and 1 order of the 5 item crepe for $6.95 and I was charged $7.10 for each crepe with an additional 1 charge of $0.60 and 1 more charge of $0.10 that totaled $22.00. I had to ask for my receipt TWICE before he gave it to me. I kept going back to him to ask why 3 crepe was so expensive because when I did the math, it's not $22.00. He told me it doesn't matter what crepe you order, they are all the same price. They are $7.10 each. Even with or without ice cream, they are still $7.10. When he brought me my the order of crepes, I asked him to please explain to me why it's $22.00 when his sign clearly showed the price on there. He said he made me an extra 2 sided crepe for free. Hahahaha... I didn't want an extra 2 item crepe. But figured their business must be hurting for him to try to rip me off and took the extra crepe he made me. We tried Sheng Kee Bakery and they were good. The boboa line for drinks was too long so we skipped it. Must be good to have a long line. Plenty of parking. Over all, try this little mall if you haven't. I like this place.

    So the mall over all is packed with all sorts of Asian wants and necessities. Food choices galore. A great book store where all things Doremon can be found! And Ranch 99 Market too. We love coming here and getting what we need, but mostly going home with all sorts of things we had no idea we needed. This mall gets crazy busy on the weekends so know before you go that there is parking and entrances in the back. Good luck!

    YELP 100 CHALLENGE 2018 - 96/100. The only reason I came through back in the day is to check out Isshin ramen house. Who knew it was gonna be a great discovery! I was delighted to learn it's a mini-Asian mall that housed 99 Ranch, a bakery right across the way, an herbal store, a store selling all kinds of knick-knacks, and oh, so many eateries! I've been back here a few times, mostly to pick up a few items at the grocery store. I haven't had time to check out all the restaurants just yet, but plan to sometime in the future. Parking was always abundant. Never really had trouble trying to find a spot. But then again, I usually come here on no-peak hours. Definitely coming through again to check out them restaurants and stores.

    Kingstone (金石)Book Store.

    FIRST, DIRECTIONS TO GET HERE: Apple Map tried to have me walk in a fenced-off mucky trench, so real directions : (Assuming coming from Alameda County via San Pablo) Turn left on Central. It's the opposite way from the plaza. Keep on Central until you hit Pierce, left on Pierce, it's the next thing after the giant seafood restaurant and the fenced-off ditch. You'll be approaching it from the side, so you'll see Daimo's side first. IF WALKING/PUBLIC TRANSIT : The 80 line that went there was suspended. So depending how much you can walk/if you have a fully-charged motor wheelchair , you can get off at El Cerrito Plaza. There's frankly not too much difference between that and disboarding the 72 at the closest stop (San Pablo & Central) FOR WALKING: Absolutely do NOT do this in the dark. Central is unlit, crosswalks unmarked, there is a massive highway on/off ramp a block further from Pierce. It's a friendly residential neighbourhood, BUT traffic hazard high risk. Absolutely don't walk to or from there without sunlight. Also, if you're using a cane or wheelchair, BIG WARNING that the sidewalk in front of the abandoned lot (across the street looks better) is absolutely full of fallen tree bits and just generally hard to go through. OK, now, the mall itself. Well, like a lot of ESPECIALLY Asian businesses during Covid, this mall has definitely suffered. Last time I went was a few years after it was built ; I live in Chinatown, so I don't have much need, but someone gifted me a Ranch 99 card a while back. I ended up there after five due to Apple Map being stupid, but I was pleased a couple of stores I remembered were still there: there was the traditional medicine, some eateries including one that still looks like it used to, Candy Box and Gold Stone books, which are pretty solid toy and cartoon merch shops for the youth or otherwise cartoon fan in your life, and, of course, Ranch 99.     Everyone knows that the day before Chinese New Year is going to be packed at Ranch and parking is going to be even tougher than usual. So why the heck are these security vehicle parked sideways taking up 5 customer spaces?? (Would've been 6 but someone squeezed in front of the other car!) That's a lotta folks that probably left because they couldn't find a space. SMH

    Please fix the guest wifi network and get Verizon to expand service into the mall. What's the point of free WiFi if it doesn't work?

    Is there a bus route that goes to the mail?

    Are there any toy stores here? My son “needs” Dino Mecard for Christmas and I can’t find them anywhere.

    There aren't any. Have you checked amazon or Best Buy? Maybe check out or call Jeffrey's toys in San Francisco as well! Good luck with your Christmas hunt though!
