    Great place for a dumpster! Thanks Pinnacle!

    Pinnacle took over the building we're living in a few months ago. They screwed up immediately: they promised a new tenant a parking space, but weren't aware that the existing lease terms of people living in the building meant there was no parking space for them to give to the new tenant. Instead of eating crow, they decided to free up a parking space by moving the dumpster from the back of the building (away from any apartments) to the front of the building, directly under our balcony and front windows. This building doesn't have AC, so we have to leave our sliding door and windows open all summer (interior temps still reach 95+). Naturally, thanks to the dumpster being right under our balcony, the garbage smell is pervasive. This renders our balcony basically useless, because who wants to use a balcony that smells like garbage all the time, and has flies flying all around. Plus the smell from the dumpster travels right into our apartment through any open window. I've sent several complaints to Pinnacle about it, but they do not respond to me. They do not care. We've been living here for nearly 3 years, pay higher rent than new tenants moving into the building this year, but that doesn't appear to matter to them at all. When we move out, I'm sure they'll have a great time trying to rent this apartment out to people with a dumpster directly underneath the balcony. This apartment is already extremely noisy and dusty due to proximity to the freeway, this is just another strike against it. Another tenant living here called Pinnacle about it, and the person on the other end of the phone told him that we were "spoiled" by the prior management company, who had moved the dumpster away from the front of the building due to constant complains from tenants. If there was any justice in the world, the people working at Pinnacle who made this decision should have to also live right above a dumpster so that they can maybe learn something about empathy, because as far as I can tell they do not care about their tenants at all.

    What my wife sent me, as I'm no longer there.  These are the rental charges.

    The response was immediate and the work was completed quickly. I reported this issue today and it was resolved by 6:30 PM.

    Had to have the lock on my mailbox fixed as it wouldn't lock. Next day I was able to get it fixed and back to new

There was one instance where they actually lost a check that was automatically mailed to them by our bank and they didn't tell us for 4 months--little awkward to get a phone call from the owner about why we didn't pay our rent due to their error. Never apologized for it, but whatever. Mistakes happen. 2) Got entire deposit back, minus $50 after living at the apartment for 2ish years. I feel like it was okay, although I do think we took SUCH good care of the place so I would have appreciated the full deposit back. I also had to bug them a couple times about it. 3) The building/apartment itself had a lot of issues...they couldn't really address them because the owner didn't want to. So that kind of sucked, but I can't hold that against them. Advice if you're a tenant here: 1) Send emails; keep everything in writing. Follow up. Be courteous and professional. Keep things documented just to cover your own butt.

I have never rented from another PM company, so I don't have anything to compare to and I understand that the owner really needed to give the green light for any repairs, so they did the best they could with what they had. I feel sad the building will eventually probably crumble into disrepair because the owner doesn't make any proactive repairs and I highly doubt the pm company encourages that. The company overall was responsive to emails, was relatively friendly, sent friendly folks when we needed repairs and returned most of the deposit in a timely manner and that's all you can really ask.

Whenever I made a request for something that…read moreneeded to be fixed, it was done in the cheapest way possible by a "handyman" that did a far worse job than I could do. Im a pretty handy person, but I was still very disappointed in the job they did. It was almost always a "band aid" solution and not spending actual money to just get it done right the first time. Even when the job was done, it wasnt very professional and nobody from the management company came to inspect any job being done, which if they saw in person, would not likely approve of. There were times where the job left the house in a mess, dust everywhere, and when provided evidence photos, they made us hire someone to clean it for something that wasnt even our fault. When heavy machinery was used ( always on for almost two weeks straight) and provided evidence of over $200 of electricity bill increases, they made me pay for it. The people in the office are nice, I just think they need to do a better job of the operational processes and spend money on decent workers to get the job done right the first time so people dont need to keep coming back. This was a nightmare, I would highly recommend not renting from this property.

On March 21, 2026, my downstairs neighbor experienced another ceiling leak--similar to an incident that occurred in May 2025. During the previous incident, Classic Property Management relied on a visual inspection from their plumber and concluded--without clear, conclusive evidence--that the source originated from my unit. As a result, I was held financially responsible and paid approximately $5,000 out of pocket for repairs to my neighbor's bathroom. Unfortunately, history appears to be repeating itself. Once again, Classic Property Management and an on-site HOA representative have pointed blame toward my unit without providing objective, verifiable proof of the source of the issue. To protect myself, I independently hired a licensed plumber, who found no leaks or plumbing failures in my unit. As a homeowner of less than two years at Pine Creek, this experience has been incredibly stressful and disappointing. The lack of thorough investigation, coordination, and accountability from property management has made this situation feel unfair and unresolved. I strongly encourage others to proceed with caution and ensure that any claims of liability are backed by proper, evidence-based assessments.
