I've spent 6 months trying to resolve a parking issue at one of JRealty's properties, and the…read moreexperience has been incredibly frustrating. Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

He leaves nothing to chance by handling every aspect of the transaction himself never delegating a thing. His attention to detail is remarkable. He read through every document that was sent to us even the lengthy HOA documents. He caught an error on title that no one else saw. He also worked diligently with insurance providers to get me insured in time despite our short escrow. As a high value property in a fire risk zone this was a remarkable feat as anyone familiar with California home insurance can attest to. Rodman takes great pride in his work and knows how to negotiate the best deal possible while keeping both parties on good terms. He knew how to address each party's concerns in a calm manner that was reassuring to everyone involved. Attached is a photo of myself on the left and the seller on the right on closing day. As you can see, we both walked away from the deal very happy and I credit that 100% to Rodman's exceptional professionalism. I look forward to working with Rodman again when the time comes. Thanks for everything Rodman! You're the best!

The whole process was a challenging one (not brought on by anything we could have controlled). Oscar stood by me, communicating each step along the way. I would like to thank him for being a hardworking, honest buyer's agent and helping me buy a home that I am very excited about. If it weren't for Oscar, I never would have known about the property, as I wasn't even considering Manhattan Beach as an option. Funny how life works!

Each time, they say it's due to plumbing issues in a different unit, but the result is the same: no water for hours, multiple times a month. It makes it extremely difficult to cook, shower, or use the restroom--basic needs. Despite this, rent continues to go up annually. When I asked about a permanent solution, the response from the main office was dismissive and did not include a timeline or plan for fixing the larger plumbing issue. I wouldn't recommend this complex unless you're okay with living without water at random times every month. Disappointing and frustrating. Also, several washing machines and or dryers are out at once, an ongoing issue. Positives: the apartment complex is always clean and pretty quiet, and I have my own parking space.

I lived at the Hunt/Milano apartments on Samuel St. in Torrance for 2 years and my photos speak for…read morethemselves. I'm no diva and understand every property has occasional issues, but this place suffered from a pattern of neglect that was too ghetto for me. It's a shame the owners don't care more because it could be a nice place. I observed temporary band-aid fixes on issues instead of proper maintenance. Many eyesores with leaky gutter pipes held together with tape, gross dead bugs inside hallway lights, dirt/cobwebs on exterior walls, cracked/uneven walkways that could be a tripping hazard, driveway potholes, broken safety mirrors in parking area, animal feces in hallways since staff rarely cleaned upper halls or checked if overhead lights were burned out (apparently walking upstairs was too much work). The place is in bad need of a paint job and reeks of neglect. The buildings are old (1963) and experienced frequent water shut-offs, ALOT of laundry room water issues that was a constant inconvenience to tenants. There is one maintenance guy who is only there a couple days a week (IF THAT) with multiple other buildings to work on, my guess is they are too cheap to hire more workers, so they often play their "short-staffed" card. (Really? short-staffed for 2 YEARS?) Others shared my observation that the managers were astonishingly incompetent, dismissive, defensive, with rude, moody, unfriendly attitudes. Please take a class in professionalism and learn how to communicate. Shortly after I moved in, I had no hot water for 2 weeks and the manager got defensive and barked "you are the ONLY one complaining!" (like I'm making it up?) and it wasn't until I contacted corporate that something was finally done and they resolved the very real issue, but it wasn't a fast fix. We also asked that our carport be swept/hosed (since the other side was cleaned, but not ours.) We were told in a snarky tone, "it's not our job", but then were surprised to hear a longer hose was ordered to reach our side and they'd clean it every other Wednesday, but that never happened. A neighbor bought a new car and said he spends a lot on car washes, only to find his car dusty from the carport, and the manager replied, "I walked by your car and saw bird poop, so it's not THAT clean." Instead of acknowledging the concern, he was dismissive and insulting. Also, the "rules" seemed to be enforced inconsistently. Residents were told not to store items behind their carports or wash cars on property, no loud parties, yet I observed exceptions that appeared to apply to management, their families, and certain favored residents. Kids played loudly for hours, screaming, riding bikes thru property, loud day-long parties thrown right in front of tenant units, really? There's a thing called a PARK. Smokers puffed away right below tenant windows, ignoring signs, I gagged just walking down my hallway smelling drifting cigs/pot. It definitely gave the impression that some people were expected to follow rules, when others got a pass. Another frustrating issue was rent. Right after I moved in, identical studios were advertised for $155 less a month. When I asked if my rent could be adjusted, I was told I had just missed a "promotion". However, those lower advertised rates remained available consistently the entire time I lived there. I know because I checked regularly and always saw their ads, so you can imagine how disturbing it was that they declined to make any adjustment. The place is very transient with people constantly moving in & out and it's not hard to understand why. There was a bizarre, depressed energy that felt really off there, tenants seem to take on the same apathetic energy as staff, it definitely wasn't a good fit for me. Based on my experience, I did not feel respected or fairly treated as a tenant and I would never recommend living here unless you don't mind living in a dump with lousy management.

When I found a property to rent that I was interested in, I contacted Reyna, she told me I could look at the apartment using the lockbox. I really liked the unit, so I turned in my application, and told Reyna I would provide her with my income documentation if we move forward. She asked me to send a copy anyway, which I did knowing the process and of a rental application. I had a very good chance of being approved for the unit. I waited to hear back but she never called she never text. I noticed a few days later there were other applicants on Zillow for the same property at least five now. Still, no word from Reyna. I drove by the property about two weeks later, and the lockbox was still on the front door. When I checked the listing on Zillow this morning , the property had been sold, and there is no information on who the selling agent is. If you are searching for property and you come across this woman's name I believe she is scamming potential renters or buyers. It's very easy to set up an account on Zillow and anyone can do it you do not have to be a licensed realtor. I already sent a message to Zillow and I am reporting her to the department of real estate and the federal trade commission. I am tired of people scamming and taking advantage of hard-working people.

Reyna has been outstanding, she is always so sharp and on top of things. She is always warm, friendly, honest too and flexible when needed, but don't ever underestimate her; she is super smart and solid in those situations where it's required. When it comes to getting things done, Reyna has the connections; in a few clicks on her phone, she finds a fix or the right person to get the problem solved quickly. I highly recommend Leiva Group for your property needs, my entire family has hired her, we have properties in the Southbay, and we all use Leiva group now. Reyna Leiva and Leiva Group are one of those great finds in the Southbay that you will be thankful for.

My partner and I were first time homebuyers and didn't know anything about the process. I met with Alyssa and she walked me through the basics in a way that I could easily understand. She got us set up with the Compass app so we could search for homes through the app and let her know ones we were interested in. For every home, she followed up with the seller's realtor to get the status of the home. She went with us to open houses or set up private showings. It's such a big purchase, and having someone knowledgeable about what to look out for was super helpful. She let us know pros and cons for the homes we looked at and it really helped us make a decision. Once we found a house we loved, she put in the offer and took charge from there, which I appreciated. She explained the steps in escrow and kept us updated along the way. We had to counter offer and her advice on was probably what got our offer accepted! Alyssa helped set up the home inspections, plus contractor inspections to get quotes for repairs. I didn't have any experience with this, so being able to rely on her and her trusted contacts was invaluable. The closing process was very smooth and we ended up with a great house. The whole Ito Orio group were great throughout the entire journey - always sending updates, getting signatures, communicating with all the parties, everything was seamless. They all made the process super easy and I'm especially thankful to have had Alyssa's guidance during the process.

My husband and I also are not originally from the South Bay area so having someone who grew up here and is familiar with the area was extremely helpful! Communication: Easy peasy! Scott was always easy to reach and promptly replied if any questions came up. Expertise: Scott was able to answer any questions that we came up with based on his knowledge and previous experience. He was able to clearly explain the process and paperwork to us non-real estate folk and provided us with insight throughout the entire process. Overall, we had a great experience working with Scott! He is so friendly, easy to work with, and gets the job done! We honestly do not know if we would be able to have purchased a home without his assistance. We highly recommend working with Scott!!!
