    They answered the call after making my 4 call to them to notify them that a plumber is here to fix and do some repairs and told me that he will be having the water turned off for 22 hours today none of the residents at my complex at 305 Loma Vista St. in El Segundo was notified of this water shut off I have to work and I need to take a shower and there's things that we need to do like go to the bathroom and we can't do that in our own place that we pay rent for with this damn management company. Had to call them four times to find out what's going on and I still have no idea when the water is coming back on other than what the plumber told me and he parked in front of my driveway blocking my driveway took a picture of it as well. Is

    Im the boyfriend of a Tenant I am Also an RPM out of Irvine Ca, as I am writing this review haha I have to my left 4 live trapped BedBuggys cut evil lil critter but they leave welts when they bite. Well I work in Commercial PM based out of Newport . When I do visit her its amazing how many tenants frequent me to ask questions. And most of the tim I direct them to speak to the (Live in Manager with on the job experience lmao) I guess when you below the socio economic class they could care less . MARBY SMH FIX Control access Vector control :pigeons and bed bugs infest the whole 30+units Contract an pest control company . #Lennox Ca.

    This is the absolute worse company you can pay your rent on time not violate your lease and pay for two parking spaces and they still tow ur car if ur black or don't speak Spanish they are racist I'd advise look elsewhere asap. You don't want to pay 1200 and have roaches!

    Still no word from Mabry after calling for 2 weeks straight. Now there are 7 units available when it was only 2 when I called originally

This property management company has been one of the most unprofessional and stressful companies my mother has ever dealt with. The conditions of this property have continued to decline because management allows disrespectful and disruptive tenants to move in without addressing the problems they bring to the community. The building has ongoing pest issues, including fleas which have made living conditions unbearable and sent my mother to the hospital. When my mother brought this issue up to Charu Badhwar and Beatrice Williams and inquired if the unit had been exterminated, the only thing Charu suggested was to get flea spray from the store. My mother had to go to the hospital due to this issue they were very unprofessional and rude. ( we do not have any pets nor have had any) My mother has experienced multiple serious issues while living here. She was verbally assaulted on the property, and despite several attempts to ask management to intervene and speak with the tenant responsible, her concerns were repeatedly ignored. No resident should feel unsafe or unheard in their own home, especially when management is fully aware of the situation. To make matters worse, management is extremely slow when it comes to maintenance and security concerns. The mailboxes were broken into, and instead of acting urgently, they took months to properly address the issue. During that time, my mother was unable to reliably receive important mail. This level of negligence is unacceptable. The noise issues are also out of control. Tenants on the upper floors are allowed to stomp, jump, and create constant disturbances at all hours without consequence, making it nearly impossible for downstairs residents to live peacefully. Management does nothing to enforce basic respect or community standards. What is most disturbing is that this company has also ignored incidents involving verbal harassment toward individuals with special needs. Allowing this kind of behavior to continue unchecked speaks volumes about the lack of care, compassion, and professionalism within this management company. Overall, this company has caused my mother an incredible amount of emotional stress, frustration, and anxiety. Instead of creating a safe and comfortable living environment, they have allowed the property to become chaotic, unsanitary, and unsafe. I would strongly encourage anyone considering living here to think twice before signing a lease with this management company.

He and I both found this company to be a pretentious and discriminatory property management company that engages in unfair rental property communications and actions with applicants and caters to affluent Rancho Palos Verdes and other upscale property applicants. Processing of affordable housing applications, including Section 8 applicants from elsewhere (such as San Pedro), is poor. Also got the runaround from this property management company in 2022 on a prospective rental, as well as in early 2023 about rentals they could've processed, but neglected to do so for various 'reasons' (which were excuses from our point of view).

The buildings are old and were not well built to begin with. It's obvious they cut corners in order to save on costs. The walls and ceiling in the apartments are extremely thin, no sound proofing at all. You can hear your neighbors on all sides and above and below you. Whatever they cook, will permeate your apartment. I lived under a family and it sounded as if they were in my apartment with me. The washers and dryers in the laundry room are tiny and expensive and always broken because they are so old. The garage gate is always malfunctioning. The bathroom shower wall was peeling a week after I moved in. The drain in the shower was not attached to shower floor. When I asked the maintenance guy why, he said there was nothing he could do about it. Longest year of my life living there. I couldn't wait for my lease to end so I could move. The place is horribly managed. Complaints to the property manager falls on deaf ears. They simply do not care. Do yourself a favor and stay away from these people.

The landlord said that everything looked great - the place was clean and that the carpets would need to be cleaned - fine by me. Fast forward a month: I receive a piece of paper with numbers deducted for cleaning and replacing the carpet BUT the landlord said they looked great. I followed the next steps according to California State Law. I called a rq receipt and an explanation - didn't get one till month's later. Was yelled at repeatedly by Guy himself, the first time he thought I was someone else - so apparently this happens a lot to them. Was accused of being cheap etc.for not wanting to pay for their maintenance , the most unprofessional and ridiculous experience of my life. After many certified letters and several falsified (by guys team) documents later I had just about as much as I could stand. I began the process of taking them to small claims court before realizing how much my life was worth vs the several hundred dollars these bastards were stealing from me. My time won and I didn't go through with it - although I still regret it. Be careful with them - take pictures, use a tape recorder everything you can - cause they will lie and falsify things. You've been warned.

My complaints about "Camille" the property manager start literally on the front steps of the complex before I could even make it inside. As I am on my cell phone calling the tenant to find out her unit number this woman "Camille" starts interrogating me as to whom I'm there to see. Repeatedly rudely interrupting my phone call as I stand there with my children. I eventually said a name she recognized and she let us in the gate with a," Well I can't just let ANYBODY in the building." Weird... but ok. I just chalked that up to a nosy apartment manager. I enter the unit and tell the husband who lives there what has happened and he's shocked, and states that she is in fact very nosy and he caught her peeking into his open windows once. My two sons wanted to swim with the birthday girl so we blew up a large floatie and they headed downstairs.... That's where this story goes straight to Hell. Camille comes outside screaming that there are only two guests allowed in the pool per unit (only my two sons were going in the pool) with the little girl that lives there, that they did not have on proper swimwear ( I literally bought them brand new swimming trunks that morning) and that the floatie was too large. In fact she stated ,"Y'all are doing way too much". This angers the tenants who are bewildered as to why she is now harassing their underage guests. She then states that she is closing the pool, kicking out a little girl who was having fun swimming alone with her mother watching her. The little girl had nothing to do with anything. She then removes my floatie from the pool ( I should have said something about her touching MY property without permission) After The tenant then asks to see where it states on the lease "Only 2 guests per unit" Camille then states that it is Saturday, her "Off" day the office will be open Monday. After a heated exchange that concluded with Camille slamming a door in the tenants face as hard as she could and Camille literally shouting at said tenant at the top of her lungs. It was so incredibly unprofessional and rude, I was in shock. At this point other tenants were coming outside and telling us they also had grievances against her and we should contact the landlord. Camille then comes back outside with a document that states," Only 2 guests per unit" for the pool. I then ask her."What does that mean?" Is it 2 guests per hour, per day, per length of the lease? Could 2 guests get in, then they get out and another 2 guests get in? Those are valid questions, she couldn't answer me. Stated she was not," Gonna go back and forth with me?" That it says it right there on the paper. Again I was confused. At this point my children want to leave. She then states that she is calling the cops and going to have all of us removed from the property. The cops come, I along with the tenant explain what happened. The cops look sympathetic and tell us to file a complaint with the landlord also. Gave us a incident number then told us to enjoy the rest of the party, and wished the birthday girl a Happy Birthday. Even after all that she wasn't done... my sons were playing tag with each other downstairs and she comes out of her apartment to film them on her cell phone. (She did not film another little girl rollerblading) I only found out because my husband happened to be outside on a phone call and caught her. I have NEVER in my life come across a more miserable, rude, condescending, unprofessional complex manager in my life. And just for reference I also live in an apartment complex with amenities such as Pool, Jacuzzi, Gym, Sauna etc. These children know how to behave in public and I have never had an incident such as this occur in the years I've lived there. I will be contacting the property management company, as well as the landlord and filing a formal complaint. This person has no business dealing with the public in any way. I also find it suspicious that the only 5 star reviews on this place, singing her praises are "not recommended" and were all posted within days of each other, I'm sure after a similar incident. Stay far far away... at least until they get a new apartment manager.

On March 21, 2026, my downstairs neighbor experienced another ceiling leak--similar to an incident that occurred in May 2025. During the previous incident, Classic Property Management relied on a visual inspection from their plumber and concluded--without clear, conclusive evidence--that the source originated from my unit. As a result, I was held financially responsible and paid approximately $5,000 out of pocket for repairs to my neighbor's bathroom. Unfortunately, history appears to be repeating itself. Once again, Classic Property Management and an on-site HOA representative have pointed blame toward my unit without providing objective, verifiable proof of the source of the issue. To protect myself, I independently hired a licensed plumber, who found no leaks or plumbing failures in my unit. As a homeowner of less than two years at Pine Creek, this experience has been incredibly stressful and disappointing. The lack of thorough investigation, coordination, and accountability from property management has made this situation feel unfair and unresolved. I strongly encourage others to proceed with caution and ensure that any claims of liability are backed by proper, evidence-based assessments.

If you're considering moving in, document everything and be prepared to fight for basic living conditions.
