I really wanted to like living here, but my experience has been incredibly disappointing. The biggest issue has been the air conditioning. Every time it runs, it blows out visible puffs of what appears to be mold or dust into the apartment. I reported it multiple times, but my concerns were ignored instead of being properly addressed. No one should have to worry about the air they're breathing in their own home. The quality of the apartment itself is also poor. My closet is literally being held together with zip ties, which is unacceptable for the rent that's being charged. On top of that, the walls are paper thin. You can hear nearly everything your neighbors are doing, and because of that, tensions between neighbors seem high. It's hard to relax or enjoy being home when you constantly hear noise and people getting upset with each other. Overall, I expected much better maintenance, construction quality, and management responsiveness. I would think twice before signing a lease here. read more

I am very disappointed with the management. I reported a blocked sink and toilet problems through the website, but my maintenance request was rejected and no one has come to fix it. It has been over two months, and nothing has been resolved. These are basic living necessities, and ignoring plumbing issues for this long is unacceptable. Tenants deserve safe and properly maintained living conditions. Communication has been very poor, and it feels like they do not care about residents. I called the phone every week. HORRIBLE!! Went on zillow looking for an apartment under this management and 1st it sends me to rently (which i paid for), turns out they don't use it anymore. Finally got in contact with someone to schedule a tour, show up to the tour, 30min have gone by now. I call again and I was told there were no tours. Horrible building to live in. Since I've moved in, there have been a myriad of problems. Since living here- The kitchen sink had 'sand' coming out the faucet. They had to install a filter on the faucet but that made the water pressure so low. So you had to unscrew the filter to drain out whatever was clogging the water. I had reached out about the sink many times and finally after over a year of living here, they 'fixed' the issue. Apparently the kitchen sink in my apartment is connected to a different pipe from other tenants. !!! I have had a family of 3 mice (one after the other) come through the walls here. This was the most traumatic... and just imagine cooking and a mice runs by your foot... I mean... I- They came through the kitchen cabinets. I'm also on the second floor so that makes it even worse. I later found out that there was a hole in the wall on the outside, which is what seemingly brought them in. The stove gas light always goes out due to the winds coming in from the kitchen window. I assume this is what is causing the smell of gas. Aside from a few friends coming over and telling me they could smell gas, I also had maintenance come in for a routine check up (while I was out of town) and when I got back, all my windows were open and I was told from the manager that it was because of the smell of gas. They answered the call after making my 4 call to them to notify them that a plumber is here to fix and do some repairs and told me that he will be having the water turned off for 22 hours today none of the residents at my complex at 305 Loma Vista St. in El Segundo was notified of this water shut off I have to work and I need to take a shower and there's things that we need to do like go to the bathroom and we can't do that in our own place that we pay rent for with this damn management company. I just moved out of the building on Pine and 7th and these last 4 months have been horrible since the prior manager Rob and family left. Seems like there was no manager on site and no one to assist with maintenance requests for our unit and the community laundry room. There was always cat litter all over the garage, the elevator was always out of service with no notice and it's not safe for families anymore. The alley and uncovered parking lot used to be patrolled on a daily basis but it seems like no one cares anymore. The Centerview building on Pine Ave in Long Beach needs help!! If there was a plumbing situation the manager would get it handled. We ended up moving out because we needed a bit more space. However the manager was on site and he was responsive. We are a current tenants of 722 S Broadway. If I could give negative stars I would. I really hope whoever that plans on moving into one of their property's does their homework upfront and sees these horrible reviews. You'll save yourself money, time and constant headaches about poor management. I feel so bad when people tour this property and the onsite mangers pretend that everything is great here and then when they move in they find out the crappy living situation they get into. We all talk to each other. Recently a notice to Mabry was posted in common areas from anonymous tenants voicing their unhappiness with the projects taking place and the construction zone we lived in and lack of communication. We currently had huge turnover due to all the problems here plus after a year of renting they raise the rent by $200 plus because your contracts up. Since we moved in we have issues each month (at least 1-3 plus per month). Plumbing (sewage backups, leaks), bugs, painting the building that's taken months plus damage to our property in the process, old outdated household items, broken appliances, drilling, washers and dryers are horrible, broken elevator multiple times a week (people have been stuck inside), mold, broken doors, defective wall heaters, improper insulation, they hire the cheapest contractors that cause more damage (scratches in your furniture, floor, don't clean up after themselves, etc), emergency water shut offs, excessive unit checks by management...the list keeps going on. I have never in my life have been in such a horrible predicament with a landlord where they truly do not care about their tenants. On top of everything they have the most vitriol, incompetent, bully offsite property manager that makes their company look horrible and he is probably running that company into the ground. I have been renting from Mabry since 2006 and haven't had any major issues. This company is dedicated to improve wherever necessary and that is something extremely valuable. I have personally dealt with John and David and I am so grateful for their professionalism and prompt response to my concerns. This is ZERO STAR property management company. We did not have water running for 3 full weeks everyday 9am-5pm+, no hot water running at least 5+ days during those 3 weeks. Mabry said the apartment was still "HABITABLE" condition, even with this "UNHABITABLE" condition. They refused to compensate our inconvenience, no rent deduction either. *I had the same experience with my older apartment (of course the different prop mgmt), they put us in the hotel until they fixed the entire thing. - That was really professional. We called the Mabry several times, they kept their unprofessionalism. We like our onsite manager David as he is trying his best,,,, however, the Mabry Management Corporate is just horrible horrible horrible. This review is quite different. I am a current tenant at Merit Western Apartments in San Pedro. They are managed by Mabry Managament Co. I enjoy living here. I haven't had to complain about much. They are older apartments but well maintained. The site manager Julieta is awesome. My storage was broken into a few months ago but I completely understood that it is not in the managements control and the property here isn't secured with gates. I actually wanted to upgrade into a bigger apartment. I have family who also lives on this property as well. I have been inquiring about upgrading for weeks now and I was very excited to upgrade and resign another lease. I pay my rent early every month and would consider myself to be a great tenant. The advertised rate for a 1.5 bedroom was $1,250 online on multiple sites, but the site manager was quoting $1,295 a month and then days later quoted $1,335. So I asked for Mabry Management Co phone number to inquire about the price adjustments. This is where I was completely thrown off. I SPEAK TO MYNOR. He answers and I introduce myself and go into explaining how I enjoy living here and how excited I am that a 1.5 bedroom is available and if he can give me the monthly rate for what it is advertised for. HIS RESPONSE WAS SO UNCALLED FOR. He came off disrespectful and rude right away. I felt as if he is used to arguing but I wasn't calling to argue with him at all. He would talk over me and didn't seem to care what I had to say but I kept my cool while speaking nice to him. I explained to him how I wouldn't mind staying here a few years because I have had no issues and he said "What is your family members names!? Which apartment do they live in? Ok! If you're calling for the $1,250 rate, your answer is NO!" And hung up on me. He came off in a very threatening way. First, I didn't get rude with him, I was speaking in a calm manner the whole time. This "company" is an absolute JOKE!!! I applied for So Cal Edison's energy assistance program to get a new fridge. I was approved! They inspected and I thought I was good to go. Then they came to deliver the fridge and something is wrong the plug needs a ground. Edison sends me a request ask Mabry to fix the problem. These assholes WON'T sign a piece of fucking paper and now I can't get a new fridge. So now I have to sue these useless dickheads to recover the cost of a new fucking fridge!!! There's mold in my bathroom, in my back bedroom. You think they have done a single thing about it? We lived in their Cypress Garden Apartments in Lomita, CA for almost three years and recently moved out. When we first moved into the place it was a wreck. The walls were never painted (only primed), the patio was a disaster with trash and weeds all overgrown, plumbing barely worked, there were holes in the walls and ants all over the place. When we moved in we took pictures of all these items and ask for repairs and they kept sending one guy who looked like he hadn't showered in months to come around with a trashed out paintbrush and rotten paint and he would messily slap paint on portions of the wall. I was so frustrated after a few requests that we decided to take care of the repairs ourselves. We weeded the patios, added bricks and pavers to the patio, painted the whole house, added shelves in the garage, a wooden mantle, changed the garage door threshold and smoke seal and caulked all the baseboards in the whole house. Just to name a few things. We did this all at our cost with no request for a refund. Then, less one year later we get a notice of a rent increase. We did not get a response for months after our emails and phone calls stating our case and the condition of the unit when we got it so after many attempts we just let it go and paid the added costs. Finally, after almost three years we decided to move, we left all the upgrades we had done to the apartment and even called for an inspection of the unit when we moved out and we were told everything looked good. A month later we get a bill for "repainting" the unit, cleaning and a few other ridiculous items of which they charged almost $700 for. while we have again decided to let it go for the sake of our sanity we felt obligated to write this review to warn other renters of this ignorant and disconnected Managment company and urge you to rethink renting from them. Where do I start! Well, we can start with the property manager then work our way up to the Management company! I have lived at a Mabry managed property for just over a 1.5 years. (Currently searching for new place to call home) Mabry manages many different properties In the South Bay Area which may be why they have trouble managing their buildings. Since living here my mail has been stolen, car tire has been slashed 3 times. Car keyed once. (Lets just say the only one who'd be able to identify my vehicle as mine is the property manager) Also, maintenance requested took exactly 29 days to resolve, (plumbing issue) just so happens they fixed the plumbing issue the day before rent was due. (Research your renters right re: right to withhold rent payments and it will all make sense. Furthermore, management has undoubtedly made false accusations by trying to manipulate the language of the lease to their liking ( they don't know I'm a law student and I work as in-house counsel for a commercial real estate company far bigger than them) in other words I can interpret the language quite well. For example, the manager made felonious noise complaints claims to Mabry Management for having my TV too loud at 11pm however, fails to acknowledge that from their very own units comes band practice during late evenings which is undoubtedly a nuisance to neighboring tenants. This is important to know because these are property managers who can and will target you if you're not to their liking. The building has paper thin walls and as a bottom tenant I'm subjected to the most noise from upstairs tenants who literally has home fitness equipment In their unit and from the aforementioned property mangers (next door tenants) who host band practice EVERYDAY! However, my little ole tv seems to draw noise complaints! (I'll let You the reader draw your own conclusions) Now, to the management company, Mabry. The area manager for my particular unit has to be one of the most condescending persons I've ever met with regards to business relations. However, I'm sure when he speaks with me he assumes I'm just a regular pedestrian that knows nothing about CA real estate statues! So, therefore, he too has some culpability In this less than stellar service Mabry provides. By that I mean, he overstepped his boundary when he, as an area manager tried to interpret the language in an area of the lease. Not General Counsel, an area manager ! That's concludes my review of Mabry for now, as I'm sure by the time I move out there will be a slew of other red flags that I need note here. Seriously people DO NOT rent from Mabry! I only feel obliged to make this review for the people who will try to rent after me! As for Mabrys current business affairs I can care less if they sink or swim, however, if I can help prevent someone from making a compromising choice that's enough for me! I was looking at a couple of their properties for rent in San Pedro and had a few simple questions about their applications that their website lacks answering. When I called the woman on the phone was rude and offered no help at all, decided to take a look at the reviews for this company before renting with them glad I did. If the phone call didn't do it, the reviews did. And in the end when I said thank you for her taking the time to help me answer some questions before I submitted my apps she just hung up on me. This review is for the apartment complex on Downey ave in the city of Paramount CA. I lived here for 1 year. Within that year we constantly had orange/ brown water coming out of every faucet. Shower, sink, toilet etc. it was impossible to even wash our hands some days. My kids constantly got sick and I now realize this place was the problem. We signed a 1 year contract. When the year ended the rent spiked from 1250 to 1475. (It's much higher now) We did not hesitate to get out of this place. I would not recommend getting involved with Mabry management. I almost forgot to mention, we were infested with termites and had to live with it daily until management got around to fumigating. read more

I lived in a Mabry property for almost two years in Hermosa Beach. When my great building manager Daniel left Mabry and was replaced by Jesus Diaz, I was initially very worried. I had read the terrible Yelp reviews AFTER I initially moved in and expected the worst from the horror stories here on Yelp! Surprisingly, Violet, Jesus's assistant, was always VERY helpful on the phone and in person and Jesus was stern but realistically helpful most of the time. I realized he has a very stressful job. TIPS: 1.) Always DELIVER your rent check to their offices if possible. That way they can't deliver you with a 3 day eviction notice if your check gets lost in the mail! The office staff is very nice and courteous! 2.) KEEP YOUR RESIDENCE CLEAN AND YOU WILL GET MOST OF YOUR SECURITY DEPOSIT BACK. When I did my move out inspection, my apartment was spotless (thanks to a maid service) and Jesus complimented me on keeping the place in nice condition. 3.) If you call with a complaint, BE POLITE and you will receive better and quicker service. I received almost ALL of my security deposit back quickly, after I moved out of the building. From the outside looking in you would believe this to be a nice place to rent. However after moving in and being there for a month or two the thin layer of ice begins to melt!! I bought new furniture for the bedroom and living room when I moved in after being there for a couple of months I started getting bit, I didnt think to much of it because Ive never had BEDBUGS before. I fumigated the apartment and cleaned it from top to bottom and a week later the same thing. It was then that my daughter while visiting said , Mom you have bugs in here!! Also the roaches are terrible. Every other week I was doing a massive cleaning they were coming out of the wall plugs and out of the stove fan. Trying to get a manager to listen is useless! I also rented a storage room in the garage area paid for it and did not get the keys for 5 weeks and did not not ever move into it however was told by the onsite manager that the office said I still had to pay for it. I moved 3 week before my lease was up due to work , after several conversations with the onsite manager, which by the way is very nice, she just does what shes told by the office, it was agreed that she would have it rented before my lease was up or I would have to pay out, which was understandable and agreed upon. She did get it rented therefore I did not have to pay the remainder of my lease. I had to throw away my furniture that was only a few months old due to infestation of bedbugs, as you know they multiply rapidly! I spoke with someone in the office regarding the 381.00 I am being charged for I dont know what and they said they would take care of it.....well I guess sending it to collections is their way of taking care of it without my knowledge. It took me applying for something to even find out it was in collections!! I moved in July 2016. just two days after my move in they didn't have every key I needed. Getting repairs done was like pulling teeth. I moved out on the 23rd of July and called to check and see if I had a remaining balance (broken window from attempting to repair it ourselves) or would they deduct it from my deposit. I haven't heard back and have called over 5 times. The communication is so considerably poor that its less of a hassle to deal with whatever is broken.
