I've lived in one of their properties for 5 years, and at least once or twice a month, the entire building's water is shut off--usually between 8:30 a.m. and 5:00 p.m. The management provides 24-hour notice, but the issue has been recurring for years with no lasting solution. Each time, they say it's due to plumbing issues in a different unit, but the result is the same: no water for hours, multiple times a month. It makes it extremely difficult to cook, shower, or use the restroom--basic needs. Despite this, rent continues to go up annually. When I asked about a permanent solution, the response from the main office was dismissive and did not include a timeline or plan for fixing the larger plumbing issue. I wouldn't recommend this complex unless you're okay with living without water at random times every month. Disappointing and frustrating. Also, several washing machines and or dryers are out at once, an ongoing issue. Positives: the apartment complex is always clean and pretty quiet, and I have my own parking space. read more

So... I live at the fig tree apartments that is located in Gardena and so far... Not bad!!! It's quite the camera work the gates works, the manager Ms.Cyndy is the business. She is cool yet selective of who she rents to, I like that, she will fix what ever is broken just put in the notice and it is done. I wish they had bigger apartment in the building that would be dope but so far Ms. Cyndy is thee business, and it quite in my building no a lot of loud music, the people use the grill and the pool. You are a group of thieves. I lived in my house for about a year and a half, and I received it from the manger. It was dirty and had many problems. I called the manger and she told me then that every ten years the houses in the apartment were repaired, and she was very rude and racist .When I applied for 30 days notes to vacate the house, they told me that there was no problem and the house is very clean. I only had one problem, which was that the patio door was broken, and I was not the reason. I called the police then, and today you sent me a mail writing that you took all my deposit and that you will let me pay the amount of 1557.74. I reach to the company asking why was I charged for December when I paid my balance in full until my exit date. I have yet to get a answer. I received A partial payment. I reached out to Marilyn Hunter on January 19th disputing the charges. On February 24th 2022 I received a response from Rosio Aldana that the charges will remain. I have not cashed the check. Moved in January 2017, left May 2019. I left the apartment thoroughly clean to include kitchen, living room, bedroom, closet and restroom. The walls had no stains, holes or any kind of damage. Shortly after moving out I received a notice where not only were they keeping my full deposit of $1,160.00 but on top of that charging for the following: 1. Flooring $750.00 that had not been replaced since 2015, I moved in 2017 and moved out 2019 (according to the notice $750.00 was half of their actual charge wth! 2. Cleaning $100.00, I left the apartment intact and thoroughly clean to include all cabinets, stove, walls, floors and windows. 4. What do you do when your bathtubs and kitchen counters are 40 yrs old, cracked & peeling. According to Hunt Enterprises the answer is to spray them w cheap plastic coating rather than replacing them. This way they look ok to new prospective tenants but will start to peel & look horrible again in a few short months & then you get to blame it on the new tenants & charge them for property damage. Yep that's basically the M.O. of Hunt with everything they do. I am Renting an apartment in 2022 with windows that I am positive are at least 40 years old (the building is from the 80's & the original windows remain). Dust & heat constantly blow in thru the old seams & they shake & rattle relentlessly in the wind. The carpets are threadbare w no padding. The kitchen cabinets look like they're from the 70's. Popcorn ceilings. Bathtub floors creak when you stand on them. Kitchen drains make a knocking sound whenever the AC is on. We had to buy sealant & seal all the cracks around the windows, sprinkler heads in the ceiling, toilets & baseboards because they were unsightly and open for bugs to come into the apartment. We also had to buy a rubber strip to fit under our door because roaches were getting in from outside. If you're not willing to put work & money into your apartment you will be roach infested. Toilets are so old there is a constant black film that builds up on the rim weekly no matter how hard you scrub. The fan in the bathroom is so old & ineffective that mold builds up easily on the ceilings from showering & needs to be scrubbed constantly. The stair rails and woodwork outside are chipping & infested w termites. Let's just say the complex is shoddy, old & definitely gives off the vibe that the owners don't care. The rent is slightly cheaper than other complexes & it's easy to see why. But overall it's not worth the savings. Only staying here so we can save up a downpayment faster. read more

I have a post about them elsewhere here but suffice it to say they are complete and total scum of the earth. They do not return calls nor emails nor letters. They simply do not care about their tenants. Yes, I know it's a business, but people live in their "product" and they should be more sensitive and reasonable toward those people. I have lived in the same crappy tiny apartment for 12.5 years now and over the years they have removed the swimming pools and now allow month-to-month renters (flophouse much?), among other stupidity. A couple of years ago my immediate neighbor was harassing me on a regular basis while he was drunk late at night. I reported this problem to management, who told me there was nothing they could do until he was arrested--TWICE! WTF?! Meanwhile, yesterday they began trapping skunks and other animals from under the buildings because a couple of tenants couldn't sleep with all the late-night ruckus. The manager told me the residents had threatened to move so they had to do something. Since when do they care about a resident threatening to move? Or a resident's well-being?They do seem to care far more about some tenants than others. That includes the witch who moved below me a couple of years ago who complained about every noise I made, to the point where management gave me a 3-day notice. No matter that her complaints were unreasonable and uncomfirmed by management. The first maybe 7 years my rent was reasonable but it has crept up and up over the years (nice during a down economy!) and as of about 2 years ago, I have been paying MORE than new (even month-to-month) tenants for the same tiny apartment. It was $32 more per month, so I went to their offices back when that first came to my attention (since they don't return calls or emails) and was told that they'd honor the same $800 rent that new people were paying IF I MOVED TO ANOTHER UNIT. Of course that made no sense for me to do. Why would I go to that amount of trouble and stay here?! And why would they want the expense involved with allowing that? The fact is, they knew I wouldn't do it. But this month it increased again so now I am paying $100 MORE per month than someone off the street for this piece of crap unit. I called and talked to VP Scott, who was a complete jerk about it. His argument was that it was legal. My argument was that it may be legal but it's not right. Other longtime residents here are in the same boat, now paying exorbitant rents. I know Hunt has raised our rents because they are taking the gamble that we will not move out because we've been here so long. And because for whatever reason(s) we are basically stuck in this sh*t-hole. What a lovely way to treat longtime, good tenants who are quiet and pay their rents on time. Scott can and hopefully will rot in hell. I will be moving as soon as I am financially able. Happiness will be this sh*thole in my rear-view mirror. read more

Do not deal with this company! They are a family run mafia style business. It sounds crazy but they all have family ties and share a common family name. All of the employees are family members and with no interest in providing any kind of quality service. I have been the target of multiple thefts. These thefts happened while management was in possession of my storage locker key. There are security cameras that would show me what has been happening to my belongings but management has been refusing to review the footage. I am a hostage at a Hunt Enterprises property, Glen Arbor apartment's in Glendale CA., I write hostage, because, with the excessive rent increases, I just can't jump up and move. I've lived here for a while now, it wasn't perfect but they at least tried to keep the building nice and quiet. I should add that we are good quiet tenants. However, for the past few years we the tenants have been stuck with the manager from I don't know where; firstly, she breaks every house rule, there are at least 9-10 people living in her apartment and they come and go at all hours of the day and night and they are very, very noisy and if that wasn't bad enough they added a dog which barks at everything a leaf blowing in the wind , it even barks at it's own shadow which is a lot of fun, especially when its late and you're trying to sleep. It often times runs loose because, they refuse to put It on a leash, although paying tenants must follow the leash law. They're not tenants, but they take over the laundry room and the entire pool area with noise levels that have no regard for paying tenants...we are not guest, we pay to live here. And, don't get me started on the kids who are allowed to run around screaming...unsupervised. Management just hit us with another big rent increase, which wouldn't be so bad if they, kept the apartment clean and were managing their own managers. Start caring about your tenants and you wouldn't get such negative reviews. read more

Glen Arbor used to be a decent place to live, but is now a slum. Hot water on and off for a month. Laziest on site manager ever. Nothing ever gets fixed, no one answers calls or emails, common areas are filthy. If I could afford to move I'd be out of here in a second. Never rent from any Hunt Enterprises property. read more

If you want Hot Water, do not rent here. If you have anything broken or need maintenace or anything replaced plan on waiting 1-2 weeks for maintenance or anyone to get here to fix it. You let the On Site Manager be aware of the issue, they just twist things and are very good at NOT TAKING RESPONSIBILITY for resolving issues. This company and who they have working for them finds ways to post pone and state that you never really had any issues. That they only have 1 day a week only that the problems can get fixed. Mind you they have over 50 employees 20 properties! Never look or even consider any of their properties!! Worst managment teams and On Site Managers EVER!!! read more

I don't think they are that bad. The only reason why I gave 3 stars was because my apartment manager was giving perks to the people she liked opposed to keeping them fairly distributed such as additional parking spaces, allowing animals for certain people, and and receiving left over property from tenants who moved and left unwanted items. Within the 6 years of me living at this property we bumped heads only a few times. But it's real simple.... contact corporate!!! You can rarely ever go wrong. They were A-okay with me... I contacted corporate about 3 times. And they were always fair just as they FAIRLY expect you to pay your rent on time. If your the type of tenant that's LOUD and LATE, you may want to consider another rental company. read more

This company is the worst management company I've ever dealt with in my 12 years of renting. I only had a few issues at the Tustin Gardens Apartments prior to submitting my 30 days notice. However upon move out, I was given incorrect information from the management company Hunt Enterprises; which almost cost me a late fee in rent. I fought that charge only to find that someone from this company had entered my apartment without notice a few days later. I called Scott Roecklein at Hunt Enterpises and he wouldn't even let me finish speaking. He immediately denied, denied, denied, and then tried to place blame on me. I turned the tables and asked why he was so defensive and said "well you're accusing us of entering", hello. I have proof. He then hung up. What kind of business of any nature has a Vice President who treats their clients this way? I had called back and left him a message stating that I just wanted to be heard and that I expected more out him. I never got a return phone call. I then wrote a letter to Donald Hunt myself which he either was never given or never cared to respond to. I wanted to explain every issue that had taken place over the course of those two months. Noone called or wrote back. What I did get was a bill for nearly $400. They took my $1320 deposit and claimed I still owed for damages to my apartment. Damages which were present prior to my move in, which are listed on the Lease, and the walk through papers. This place is so bad and the Tustin Gardens management from Hunt Enterprises is even worse. I have read review after review online about how they try to steal people's deposit's. It's really sad that someone like Scott Roecklein, can be on Linkedin.com talking about how they do this and that for their company. How about doing something for the people who pay your bills? The customer?? Just a really terrible experience for me and this guy is the showman for this company, which says everything. By the way, I sued this company and got my full deposit back. This company does not even deserve 1 star. I was lied to time and time again by Frank Cronan concerning several deposits made. First off, DO NOT EVER TRUST THIS COMPANY. If you are already renting from them, when you move out, have EVERYTHING PUT IN WRITING!!!! DO NOT TRUST WHAT THEY SAY OVER THE PHONE! EMAIL THEM BECAUSE YOU WILL HAVE TO TAKE THEM TO COURT AND YOU WANT EVERYTHING IN WRITING!!! First of all, my deposit back was wrong and they made up fees for things that did not exist...about $150 worth of fees called "maintenance". I AM NOT RESPONSIBLE FOR THEIR MAINTENANCE! By law, they have to disinfect and repaint no matter what condition the unit is left in. That is their maintenance, not the tenant's. I understand if the place is a mess, sure, but I left the place immaculate. I have ALWAYS received 100% of my deposits back from previous apartment complexes. Even Lewis Homes gave me back my deposit 100%!! Also, after complaining, I was supposed to get a $150 check to settle with them and not take them to court for not having heat in my unit for several months. I also needed $70 reimbursed for 2 gate remotes I had turned in. I got my $150 check like 3 months after I moved out after arguing with them about my BS deposit. They are thieves btw. There was no paperwork stub showing what this was for. I called and told Frank that I didn't receive the $70. I explained I DID receive the $150 though. His response: That is strange, I told them to cut both checks. I'll see what is going on. When he didn't call back I called him and of course left several messages which he never returned. Eventually I got a hold of him and his answer was to sue the company! I went through this whole ordeal with upper management and this sneaky bastard put down on their records that the $150 was supposed to include the remotes. He did not say $80 for agreeing to not take him to court, he said $150! He's a lying piece of crap. And when I called him he said a check for $70 should have been cut. But paperwork wise, he flat out LIED! He had the finance department show it included when he said the opposite to me. I hope they all burn in Hell. . read more

He is a crooked businessman! He'd say 1 thing today, and turn it around the next. And when u call, u wont get the answer on the same day. The office is useless n helpsless, they'll just transfer u to his voicemail, whatever question u might have. We couldnt sell our business because he was siding to this other 'buyer'. No, Jon doesnt care if u lose ur business, or if u dont make any money. He'll get u out, as long as he gets his bribes $$. He will squeeze every penny out of u, once he has another 'strong tenant'. And if u want to open a business, under his Management, u have to have a history in that field and be very successfull. C'mon, if they were successfull, they would never be in this ghetto, no parking, dark, a lot of drunk homeless, shopping ctr. Our potential buyer was denied because he/she never had experience b4, therefore s/he can never have their 1st chance!! Secondly, We got charged for Security, for 1 yr, never once i'd seen any security in our shopping ctr, supposedly it was only patrol security, but never even seen the car. 2nd yr, we had a security on foot, whom always walked looking down to his phone. We had some cases when we had to call the police ourselves, cause this 1 security was never to be found. But again, they just put a security guard there, so they can charge u for the bill, and pocket the extra $$$. Just Be careful and be smart , doing business with them! read more

I rented an apartment on July 26, 2015 and it was a one year lease. My apartment always smelled weird and was filled by smoke when I was getting back from my work. After a few weeks, I found out that my neighbors were smoking drugs and the smoke was entering into my apartment. I informed my manager, but he just ignored the problem. I finally decided to leave my apartment before the end of the lease. I gave him notice for leaving the apartment on March 7th and I left the apartment on March 31st. on March 31st, he said I have to pay for 5 days of rent for giving late notice and one month rent as a penalty, while we both knew new tenants were moving into my apartment the following week. Then he added he can skip the late notice fee, if "I be nice to him". That made me upset and I tried to call the central office to complain (my apartment belongs to a company and the manager is working for the company), but he scared me and said he will have me to pay for the rest of the lease time (until July 2016) if I try to contact the central office. The end of the day, he said he is having me to pay for the late notice fee, because "I was not nice to him". He sent me a statement asking to pay 330$ for fixing the apartment and one month of rent as a penalty. I contacted the central office manager and explained that the apartment manager has told me he can make changes to the moving out notice, and asked them to show me the copy of the notice, to make sure he has not changed the dates. However, the notice paper had false information on in totally different hand writing, and false information was added after my signature. For example, in reason for leaving section, he has added "New job in Glendale" while I do not have any job in Glendale. Now I am trying to sue this company for not returning my deposit, and I am looking for other tenants that also have same problem. I have heard that this company usually does not return deposits. Please let me know if anyone else has gone through similar problems, dealing with smokes and being harassed by the manager and not getting the deposit back. I moved into Hemet Meadows March of 2012. I liked the unit and it was comfortable. I put in a 30 day notice on March 2013 after my lease expired. I was never contacted to renew my lease. In my notice I stated that I would be out by April 3rd. I moved out April 1st and since know one was in the office to do the walk through at 4:30pm (office closes at 5), and to turn in the keys, I had to wait until April 2nd. They even had the nerve to tell me that I did not have to be present during the walk through and others that had moved out, would just leave the keys at the office and move. I insisted on being present. My mom and I cleaned the apartment top to bottom, walls, window sills, shelves ,closets, oven and stove etc. I get the security deposit accounting form stating that I am being charged for general cleaning $140, shampoo of the carpet $60, Stain protection $20, and deep cleaning $45. I was also charged rent for April 1 - 12 $370, and charged for a water bill for April 1st - 12th. They took my deposit and stated that I owe them $480. How can you charge someone rent and a water bill when you took possession of the property on April 2nd and had the locks changed. All three sets of keys did not fit the lock to the front door during the walk through and they said that they did not change the locks beforehand. What a coincidence, so she had the maintenance man change them while we were there and charged me $60 for that. They must think that they are dealing with an idiot. I work to hard for my money to be ripped off. Thank God I took pictures and video of it all. You threaten me with collections but we can just go straight to court.
