I was a tenant for a year in a…read moreproperty that they managed, and during that time they: Pressured me MULTIPLE TIMES to get me to buy overpriced home insurance from an associated provider. Didn't send me an inventory upon occupancy. Did not respond to or acknowledge my complaint about the (poor) state of the property. Would not deal with a rat issue. It eventually only got dealt with because one property managers offered to buy one of their maintenance workers a pint to remove the decomposing rat from my kitchen??? Seemingly lost the spare key to my property, requiring me to be present for all property visits and maintenance visits. Insisted they were allowed to increase my rent above the 5% outlined in my contract. Passed me around from property manager to property manager without any explanation or clarity as to who I should contact. Hadn't responded to me about my rent negotiations despite my contract ending in less than 10 days. Wouldn't provide the landlord reference for my new property in a timely manner, despite the time-sensitive nature being predominantly their fault (due to aforementioned lack of communication about negotiations). When I chased them on this issue, I was disregarded, and was forced to get my new estate agency to chase them for a reference. They eventually completed the landlord reference the day before I needed to move out, thus making my new estate agency work incredibly hard that day to ensure all aspects (guarantor documents/security deposit/inventory/tenancy agreement) were sorted by the next day. Tried to blame me for damages "not in line with the original inventory" (the original inventory that I had never seen?). I received no response when I sent evidence that I was not responsible for these faults, despite asking multiple times for them to acknowledge this. When I phoned to chase it I was disregarded and told a property manager would deal with it. I was then forced to raise a dispute with the Tenancy Deposit Scheme as it was 8 weeks since leaving the property and there was no sign of my deposit. Less than 24 hours later they agreed to release the full amount (even though it took them ANOTHER 2 weeks to do that). I think 90% of the problems I had with Moginie James was due to a bad, unresponsive landlord. However, their communication was incredibly poor. How hard would it have been for Moginie James to send an email that says "we've forwarded this onto the landlord and will get back to you once they reply"? I will be avoiding Moginie James for the rest of my time in Cardiff. I now am with a different estate agency and it's unbelievable what a difference a competent estate agency can make.

Without naming names, let's just say that since this company has been taken over by another company, standards have clearly dropped through the 1st floor ceiling, through the ground floor and are nestling horribly on the waste pipes in the cellar. I've used MJ on a few occasions for property let's in the past 10 years and to see what they have become is disappointing given they're a local company. I have a friend who has rented from these cowboys (I say cowboys, it's disrespectful to cowboys) for the past 6 years and he has mentioned the numerous issues he's getting with them over the past 18 months. I'm sure many other tenants will relate to this and the following. MJ have a cheeky little system where they take your call, note it down on their system (Fix Flow) and tell you someone will be in touch. 2 days later, you'll not receive anything back so you'll call them. You'll discover on this 2nd call that there is no recording of your issue on their wonderful Fix Flow system, so they'll re register your issue and promise another call back. 2 days later, nothing. So you'll call again. On this occasion, they may say they've contacted the landlord and awaiting a reply - there's nothing they can do until the landlord gets back. 2 days later still nothing. You call, they'll give you the same old jargon. Now this is as far as I'm concerned a fob off system until the tenant just goes away. I've had numerous unacceptable issues in the past year which I won't go in to detail (for the moment at least). On each occasion I've gone down the same path of being fobbed off left right and centre until I eventually pay to fix the problem myself out of my own pocket. I could write a book on the problems I've encountered with this company. They need fixing from the top, down. Changes need to be implemented quick or they won't be around too much longer. You can't run a sustainable company on terrible service. This company will have a rude awaking very soon, I have no doubt about it. Sort it MJ. You're fooling no one.

Okay, I'm not really a massive fan of estate agents, because I'm always highly aware of them after hearing all the horror stories. Neither have I really had all that much experience with them as I'm not yet hopping up the property ladder. And yet Peter Mulcahy is different. I've spoken to many people who have good things to say about this Cardiff based locally run estate agents. I was recently helping a friend find a new place of residence, and was fortunate enough to tumble with her into this place. The welcome was warm and congenial, and right form the off, despite making it clear we we only making vague enquiries, we both felt as though we were being valued as people, rather than just customers.

I made an appointment to view a property, unfortunately it was 80 miles from where I live. When I arrived 20 minutes before the viewing I received a message saying that they had cancelled the viewing. I rang them, they did not answer. I left a message stating I had arrived to view the property and had driven 80 miles to do so. They did not return my call. I rang several more times and left two further, increasingly irritated messages. They never rang me back, making no attempt to explain or apologise. I travelled 160 miles round trip for nothing and they did not even have the grace to apologise. Not only did it cost me time and money, it also lost the vendor a potential sale. Most unimpressive indeed.

I felt that the guy dealing with us was generally rather dismissive, and really didn't have a true appreciation of the property and understanding of the area. My relative and myself were both very unhappy with the evaluation he gave us, as we believed he had really undervalued the property. This suspicion was confirmed when we used the services of several other estate agents, who all valued the property far higher than Peter Alan. If we had taken this estate agents advice the property would have sold for far less than it eventually did. Clearly not experts in their field!

I guess that they must have plans to be the largest franchise in the known Universe, and have named their business with some forward vision, but why? As a person who loves the superior and intimate services offered by most independent businesses, I will always chose to use a local independent business, rather than an oft mismanaged conglomerate, where somewhere along the line I'm going to have to deal with pre-recorded message systems and a call centre in Bangalore. (Now, don't get me wrong, I'm no racist. I lived and worked in India, and met and fell in love with an Indian man, and we even got married... but, if I'm to be entirely honest I really don't enjoy dealing with Bangalore or New Delhi when it comes to pressing official matters... Why? Well, for a start, they have all been issued with those joke headsets that make everyone sound as though they are talking with sand in their mouths, plus I too find it difficult to decipher some of the accents that some of the representatives use, and, in my experience, they never, ever, ever do what they say they are going to do... don't blame 'em either... it's not as if too many of us are going to jump on a bus and call in to complain!) Anyway, The Property Megastore is a small property chain, that has two shops in Wales and another two in England. They handle properties for sale and to let.
Property Megastore is a family run business, not a franchise or high street brand. The company is…read moredubiously run to say the very least. Bonds are often not protected and landlords are lied to about rent payments being received late from the tenants (or not at all). The principal at the company has also been responsible for the theft of items from properties in their care. A couple of really good staff work there who would be better placed at more honest establishments. Once tenants find out that they can pursue the company for not protecting the bond properly and can get 4 x the original bond amount, it's likely the house of cards will come tumbling down. This action can even be done retrospectively even if the property was vacated some time ago.

We were then left with almost no contact for 2 and a half weeks and we could not contact them (kept going to voicemail or they would answer and say they were still processing the information- the property was for 3 people). Only to be emailed out of hours to inform us they had let the property to another set of tenants, after I had cancelled viewings with other houses. Do not go with this agent unless you fancy being edged

Barbara Rees has a small team of people who are friendly and follow up with great service. The only problem is they are in the wrong location to capitalise on the student market. Most students will walk into the first place they come past and gladly give up the fees without even confirming a house. It's a shame that Keylet, Pinnacle, Taylorsimpson and others have failed to have high ethical standards, from withholding bonds and failing to repair houses. A reputable business should expand to fill the dubious business practises of these other companies and keep high standards to be a trendsetter and benchmark, Barbara Rees and Co. may be just that.
