This bank is a joke! I put an offer on a home that had an Onity Mortgage. They told the sellers the loan was assumable for WEEKS. Then the assumption group said no it's not assumable and we lost WEEKS due to this being in the sellers counter offer. This company is very unresponsive and the lack of customer service is terrible. We started a loan application for a refinance with more than 40% equity in the property and was strung out for over 6 months telling us they kept needing more docs and information which we kept providing. After 6 months we tried calling, emailing and could not get anyone to return our calls. Then we get notified by our insurance carrier that they need to change the mortgagee to Onity with a loan number so I called again to see if they closed the loan on the refinance. No one called us back for another 10 days and then we were told by Jacob Russell that our loan was not going to be approved. DO NOT WASTE YOUR TIME WITH THIS COMPANY!!! read more

They forced their flood insurance on me by telling me I didn't need it, but then said that was a mistake (because of FEMA requirements) and they charged me like $800/month for their own flood insurance. It was such a scam. Now they required that I pay flood insurance for 2 years in advance (this year and next years policies that I had to prepay them), which feels like another scam. read more

This is by far the worst mortgage company I have ever seen! First of all, I was highly upset with Academy Mortgage for selling my loan to this God-awful company. They are notorious for overestimating the money needed in the escort account. Ever since my loan was sold to them. I have never had a year that I didn't have to pay the escrow account, every year in March. I will receive a notice one month exactly 30 days before they want the new payment. When I was with Academy Mortgage, every time they would do the assessment for the escrow account. They would give you at least six months in advance to let you know that the payments would be going up, and it was never more than $100, maybe 150 at best. With PHH Mortgage, you can expect an increase of at least $350-$400 every year they do the escrow assessment. They will only give you 30 days to start making the new payment. You will get a notice 30 days before the new payment is due. When I called to ask, why was I only given 30 days? Of course, no one knew anything, and they would not delay the new payment. It is due as soon as the notice goes out. In this economy, that is ridiculous. It's a shame that they don't have enough respect for these families to give them more time to figure out where they're gonna come up with another $350 to pay towards the mortgage. I am a single mother, and I don't have additional funds sitting around to pay the PHH mortgage, but thank God I was good about having a savings account that I paid into every pay period. My advice to anyone with this mortgage company is please make sure you pay at least $400 per pay period into your savings account, because if you don't, you will be screwed if you do not have extra money to pay that extra account. Last year, I sent them $4000 to keep my mortgage payments down. They sent me a notice 30 days before it was due that I would need to start paying 400 extra dollars onto my monthly payment as if it was nothing. I would never ever recommend this company to anyone ever! It's amazing to me how, when companies have a poor reputation for their service, they love to change the name instead of fixing their problems. To PHH Mortgage, changing your name is not gonna change who you are or what your company represents. you should have saved all the money in advertising to change the name in the website and improve your customer service cause it is trash. They are terrible; avoid at all costs. There customer service is terrible, undertrained, and borderline incompetent. Our house sustained fire and smoke damage during the Eaton Canyon fires in January 2025, and we applied for mortgage assistance. We weren't asking for anything special, just the current 3 months moved to the end of the mortgage. This wouldn't solve our problem, but would help a little considering the majority of our neighborhood (and town) burned down. And despite hours of phone calls and dozens of rounds of tedious reviews, they denied our request. We weren't even asking to pay less money, just shift our back by 3 months -- something many other mortgage servicers were facilitating in the area. I know you don't have a choice about who purchases your loan, but you do have a choice about who originates it. Avoid PHH at all costs! read more

Horrible company! Paid the wrong tax bill on my property, sent me a check with formal letter saying extra funds on the escrow. We spent the money of course. Got them to pay the correct tax bill and they added the funds to my escrow account increasing my monthly payment by 2,200.00 for the year to pay them back their mistake! Every phone number listed on their website was either out of service or led to endless loops with no human response. I left multiple messages through their online portal--no reply. After days of trying, I finally reached someone, only to be told they couldn't locate any of my recent payments--even though they had already cashed my checks. That's completely unacceptable. This is the worst company I have ever dealt with. They decreased my original payment of mortgage saying there was an overpayment in escrow, for 1 whole year they didn't notice the escrow shortage and sent me a nice fat check saying this is your money you can use as you wish, then received a letter for the shortage of 1 year escrow saying I have to pay now. When called and asked what is this they said We are sorry for miscalculation, but there was en error on our end and you have to pay back the missing escrow money for a whole yer, they did a "favor" to me by giving me an installment for 24 months. Because of their error I have a raised payment now and losing my second job didn't help either. This company is a joke, customer service is horrible. When called for loan modification due to hardship It took them for over 3 months now , still no result. Every single phone appointment is a horrible experience with a heavy accent speakers and no results still. Every Phone appointment is delaying the process, because they need 1 more missing info, or the application's mark wasn't clear to them. I am struggling with this company since my mortgage was transferred to them 1,5 year ago from Direct Mortgage. I had not have even 1 single issue with the older company. We haven't even started paying our mortgage yet and they're already a nightmare to work with. They were forced upon us by a mortgage broker and we've had nothing but trouble with the autopay and bi-weekly payment feature, and their customer service will say anything to get you off the phone, to include contradicting themselves entirely. How a company like this can even exist in the United States in an industry like this is beyond me. If I wasn't paying attention, this entire process would be off the rails. On September 8, 2025, I received an invoice for renewing my commercial property insurance. As required, I immediately informed my Insurance Agent that the mortgage company is responsible for this payment. The agent assured me that the invoice had been sent to the insurance company. To be proactive, I also forwarded the invoice directly. Despite this, on September 15, the insurance agent contacted me again because payment had not been made, with a due date of September 17 approaching. I contacted your office once more and was told, through the message center, that payment was "pending." On September 30, I received another call from the insurance company that payment still had not been received. I relayed this information to your company, and was told at that time that the payment had been "overnighted" on September 25. I immediately informed the insurance company of this, only to be contacted again on October 1 stating no payment had arrived. After multiple calls and conversations with different representatives, I was finally told the truth: no payment had been made at all. This directly contradicts the prior information I had been given on two separate occasions. The earlier statements were therefore false and misleading. To date, this issue remains unresolved. No one at your company has taken accountability for: * The failure to remit timely payment on an insurance policy tied to my property. * The false and misleading information provided to me as the customer. * The lack of communication regarding any documentation your office claims was missing. I have held this property for nearly two years, during which payments were previously made without issue. If there was an error or missing information, it should have been addressed long ago -- not left to put my coverage at risk. Adding to the frustration: * My repeated requests to speak with a supervisor or manager have been ignored. * Customer service representatives provide inconsistent and inaccurate information. * Communication is further hindered due to severe language barriers, making it nearly impossible to receive clear explanations. This level of incompetence, lack of transparency, and refusal to take ownership is unacceptable and places me at serious risk of lapse in coverage. I demand immediate corrective action to resolve this matter, including: 1. Written confirmation that my commercial property insurance premium has been paid in full and on time. 2. A clear explanation for why false information was repeatedly provided. 3. A direct contact for a supervisor or manager who will take responsibility for ensuring this issue is resolved. If I do not receive a satisfactory resolution within 7 business days, I will have no choice but to escalate this matter further, including filing formal complaints with regulatory bodies and seeking legal assistance. read more

We got our home loan transferred to PHH. First they did not pay our impounded taxes, we had to deal w the county assessor and a mess w penalties and huge head ache. Then we send them check on 1-1-25 they don't cash it in tile 1-25-25, we had to call they day before the deadline to make an extra payment before they ruin our credit. The next month we send them a check and they partially cashed it,( never heard of that before) and had to go thru hell with them to pay the balance , they kept telling me that the system wont take it. 3 month of hell so far, stay away, HORRIBBLE ,TERRIBLE ,POS company THEY NEED TO BE SHUT DOWN NOW. read more

I just called PHH mortgage for my mother's reverse mortgage, and I talked to a guy named CHRIS. He was belligerent, unprofessional, talked over me constantly when I was asking questions. I had to tell him MORE than ten times to stop talking and listen to my issue, which he IGNORED and kept talking. When he was talking I said "I am talking and you are talking over me and not hearing a word I'm saying". He ignored me and continued talking, I asked to speak to a supervisor at least 6 times and he refused my request each time. He finally said "there is no supervisor available, they can call you back in 2-3 days". I told him that was ridiculous and I feel that he was not being honest with me about a supervisor not being available for 2-3 days. DO NOT DEAL WITH PHH MORTGAGE, they are terrible when it comes to customer service and dealing with complaints and/or issues. Oh man they're the worst. They specifically make it super difficult to make biweekly payments. Obviously because they're super greedy. I've had them literally for 4 years, and have been PRAYING they sell my mortgage elsewhere, but never so lucky. I can't refinance out of it because I've got such a good interest rate. But literally every single year there's a magical error with my biweekly payments where they start to just apply my payments toward principal and I get emails saying i'm overdue and late fees charged, and I have to spend time calling them to get it fixed. Seems like a shady business practice, where they just hope I won't notice and they get away with charging fees? I don't know, but don't ever get a loan with them if you can avoid it. When I have sent them payment by mail, somehow it always takes them longer than two weeks to receive and process these payments payment, even though all the other bills I send out to other companies all manage to clear the check payment from my bank in 5-6 days max. We have lived in this house since my oldest daughter was 5 years old and every payment requested for our mortgage '& taxes have been made. Our jobs are interest-rate dependent. The higher the Fed keeps interest rates, the less work we receive. So in mid-2023 we contacted PHH for a loan modification. When we told PHH about our inability to keep paying our current monthly mortgage amount, we were told there wasn't anything they could do since we were current on our mortgage. Fast forward a few months and we fell behind. We contacted PHH again for a loan modification. They told us what documents they need to begin the process, and gave us a due date (typically a month in the future) to get it in. We were always prompt and delivered the documents well before the due date. This was always verified by PHH. But... We were always denied, BASED ON THE FACT THAT THEY COULDN'T REVIEW IT IN TIME and, therefore, we would need to supply them again with current documents (P&L, bank statements, etc.). As an example, we would get a letter from PHH on June 1st, stating that they need the most current documents (the past 2-3 months) sent to them by June 31st. If we sent out the documents on June 2nd, and PHH ackowledged receiving it on June 3rd, we'd get a letter in July stating they need more current documents, since they weren't able to review the ones we sent them on June 1st until AFTER THE DUE DATE, which would mean that the current documents now include June and July. We submitted time after time the current documents, and time after time they didn't review it in time and wanted more. In the meantime they were charging us tons of late fees and penalties, not to mention a fee for a Market Analysis value of our home which we were not told about. Today we tried making a full payment online for one of the months past due (there are now 3 months past due) but PHH would not let us pay. Instead they demanded payment in full, over $11,000, or they would start foreclosure proceedings. We told them we could be current in 3-4 months, but they still demanded payment in full or they'd foreclose. I'm at the end of my rope with these guys. read more

PHH of the four mortgage companies that have had my house, I have never had such a terrible experience, such poor management of my escrow funds, nor have I ever had such poor customer service, rude, indecent, contemptuous and sarcastic as the agent. Abysmal/non-existent customer service. You are taken through many prompts without ever being able to reach an actual live human being. They include "customer service" phone numbers on their correspondence but it's a complete joke. I did manage one time to briefly get connected to some Indian-speaking guy in a third world crap hole only to hear him say "halo?" "halo?". He couldn't hear me because PHH is too CHEAP to hire actual Americans to handle the customer service for the loans they issue on homes in the United States. As a result it's taken forever to resolve a simply insurance policy update on my loan. I'm so disappointed that Sierra Pacific sold out to this ZERO STAR POS company. This is definitely the worst loan company I've ever encountered and there are a bunch of things that I want to complain and here's a few: 1. The escrow account removal. I was told by my loan officer that I could cancel my escrow account if I don't like it. But when I sent the application, I was told that i have to wait until one year before I can cancel it. (btw, I got the loan officer from Loan Depot, which I also don't recommend as the loan officer there didn't help me lock the rate quickly and I ended up spending thousands of dollars to buy point. And they also gave me misleading information along the way. Avoid this agency if you can. If you have to deal with them, please make everything in paper to cover your ass.) 2. No transparency in escrow account money. I found out that they under calculated my escrow balance when trying to cancel it. And they also can't provide details as they record me spending thousands of dollars paying property tax with my escrow account. Overall, their escrow account lacks transparency and it can be wrong! 3. They can't update their data on time and they require you to provide the right information for them. They never got my property tax amount right and I've emailed them about this. However, their customer service said that they never received my email and they need me to send them the right amount of property tax due and the due date. After sending it, they say that they can't see if they receive the email or not until 2 days later. I'm so speechless. This company charges me $600 in escrow every month and they don't even care to get the latest property tax info from the tax collector's website and they WANT you to provide the right info for them and they can't tell if they receive your email or not. This is so messed up. I've been dealing with them for a year now and I can't say that they only thing they care about is to get money out of your pocket and they don't bother to provide any service to you. Besides, the Loan Depot is also awful. The loan officer there didn't give me correct information about my loan and gave me much misleading info. Yet another one star review (it would be zero stars but yelp doesnt allow that) for PHH. Unfortunately, PHH is our mortgage company and we had our house destroyed in a disaster. Because of that we have been subjected to their ridiculous, tedious, time consuming, and inefficient phone system to have any questions answered. We have had to call PHH multiple times per month for the last 20 months and still have to wait through their phone tree. Questions are not answered in a timely manner. People say they will call back to provide updates, and no one ever calls. Each time I call I have to re-explain our complicated situation, explain what I need, then wait for them to come up with some answer. I had no idea it would be this bad, and dealing with PHH has been incredibly frustrating. Would not recommend! I think I recently saw they were changing their name (I assume it's because of their terrible reputation) so they're following the Phillip Morris/Comcast playbook.
