(The two lenders before them had no issues) I made several phone attempts to resolve the escrow situation. Each call ended the same, "we will conduct an escrow analysis and contact you" (never happened) Sensing that something wasn't right, I began saving on my own, glad I did, because when the next property tax due date came, fm sent notice that they paid my property taxes and I was more than $10.000 delinquent. FM estimated that my mortgage payment would increase by $900 to cover shortage. FM seemed disappointed when I informed that I had the money to cover the taxes. However, fm still increased my payment by $400 citing property tax and insurance increase. (I disputed to no avail). The issue with fm caused me stress and sleepless nights and rather than be at their mercy, I used a portion of my children's college savings to pay off my balance and have slept peacefully every since. It is my believe that fm intentionally manipulated my escrow to get more money out of me. I would recommend avoiding this company and their unethical practices.

    PHH Mortgage acquired our mortgage in April 2025. The 1st ACH taken out was more than the original…read morepayment amount. I created an account on line and it would not allow me to modify the payment for May 2025 so I was forced to contact the 800 number. Here I had someone who barely spoke English and she had a hard time understanding me and the problem and we had to go back and forth and spent way more time than needed to change my future payments. So much so that when I hung up with her I complained on line in a writing to the company. Today, low and behold there is another ACH taken out of the same account in a new amount - not the amount that was taken out yesterday, and not the new amount I requested for May 2025????? I then go back on line and can do nothing so I am forced again to call and speak to yet another person who barely speaks English and can't help me. I then ask to speak to a manager and am transferred to an escalating agent. He could not delete this charge and said I would have to contact my bank to try and stop payment and if there was a charge I could try and recapture this amount but no guarantee even though it was clearly their error. Since this payment was pending my bank could not stop the payment so I had to dispute this payment and they would investigate it. Meanwhile I am out 3 x's what my normal payment is for 1 month. Almost feels like I am dealing with the government - ZERO ACCOUNTABILITY!

For nearly 3 months I tried to navigate PHH's Release of Liability (ROL) process to secure the release of my wife from our shared mortgage and assume sole responsibility for the mortgage myself. I started by making a number of telephone inquiries with PHH Mortgage's Customer Service during which I clearly stated that my objective was to remove my wife's name from the mortgage WITHOUT also removing her name from the title of the house. I expected them to say this would be impossible because the names on the mortgage had to match the names on the title. To my surprise, many managers in their Escalation Relations Management (ERM) Department told me the EXACT OPPOSITE - that I COULD remove my wife's name from the mortgage WITHOUT her having to relinquish her ownership of our home. I therefore moved forward with the ROL process. Note on how PHH's Customer Service is Structured: Customer Service me to their ERM Department and ROL Team. Escalation Managers within the ERM Department facilitate the customer ROL application process - they assist the customers with their applications, gather the associated supporting documentation, and forward all the paperwork to the ROL Team who are tasked with rendering the final approval/disapproval ROL decisions. Escalation Managers have no real power; they are merely go-betweens who provide communication links between the customer and the ROL Team. The ROL Team - a nebulous, nameless, and faceless entity - holds the real power in making approval/disapproval. PHH's ROL process cost me more than $550 ($375 application fee plus copying and mailing fees) and countless hours gathering the more than 600 pages of supporting documentation. During the 10 weeks of navigating their ROL process - a very confusing, painstaking, and difficult process - I was in constant communication with many Escalation Managers to provide the ROL Team with the information they claimed was either "missing" or "unclear." A late-breaking obstacle, which proved impossible to clear, was the ROL Team's request to provide information they claimed was still "missing:" (1) a Divorce Decree and (2) a Quitclaim Deed or Bill of Sale showing my wife was relinquishing her ownership of our home. This ROL Team response marked the start of a never-ending cycle in which: 1. I would clearly state my position to the Escalation Manager: I could not provide the "missing" information because it did not exist - my wife and I were NOT divorcing and my wife would NOT relinquish her ownership of our home. I also reminded them that (1) I had made my position clear from the very start and (2) they had assured me earlier that PHH COULD remove my wife's name from the mortgage WITHOUT her having to relinquish her ownership of our home. 2. The Escalation Manager would communicate my position to the ROL Team for reconsideration. 3. The ROL Team would be responsible to answer with a concrete approve/disapprove decision, but instead actually provided a non-answer that sidestepped the concrete decision by claiming the Divorce Decree and Quitclaim-Deed\Bill-of-Sale information was still "missing." 4. The Escalation Manager would communicate the ROL Team's non-answer to me. 5. We'd repeat steps 1-4 over and over again. In the face of these never-ending cycles, Escalation Managers sometimes STILL assured me that my wife did NOT have to relinquish her ownership of our home. Astonishingly, in an attempt to reassure me of a positive outcome, one clueless manager even emphatically pushed the farfetched fiction that the Quitclaim Deed applied ONLY to the mortgage, NOT the title of the house and, in fact, had absolutely nothing to do with the title of the house! PHH never did officially reject my application; they just kept kicking the approval/disapproval-decision can down the road by endlessly repeating their pointless requests to provide the "missing" Divorce Decree and Quitclaim-Deed\Bill-of-Sale information. I gradually saw this an exercise in futility and just gave up. This torment could have been avoided if PHH had just told me the truth at the very beginning - that my wife's name could be removed from the mortgage ONLY IF she relinquished her ownership of our home. Instead, Escalation Managers repeatedly told me the EXACT OPPOSITE, which gave me false expectation of a positive ROL outcome and led me to pursue their ROL process - a very confusing, painstaking, and difficult process that cost money and consumed countless hours - for an application that NEVER stood ANY chance of ever being approved by their ROL Team. It is my experience that PHH customer service is inept and unprofessional - their Escalation Managers are, at best, incompetent and clueless; at worst they are deceitful and untrustworthy. Don't' let this torment happen to you - avoid PHH if you can.

They understand your needs, provide advice or feedback, show you the numbers and potential alternatives, and then set you up for an easy checkout experience. They get you in acting like you're going to get a low interest rate on your car loans, they tell you interest rates from like 3.5% of 17% however they can't even tell you what criteria needs to be for what bracket of interest rates. I've never taken out a loan where they couldn't tell me what criteria you to meet to see if you even wanna do business with them. Technically you could have perfect credit and you can meet all the criteria and still get 17 percent interest rate if that's what they want to give you. It is a scam. Stay away from them. They lure you in on false pretense and then can't answer any questions which as a financial Institute they should be able to answer all questions. A car salesman could answer more questions about finance than their own financial institution can answer. They lost my business on that. Could've made a lot of money off my loan, I've been with the banks and their credit cards for over 15 years, I have a personal relationship with finance as well. So this leads me to believe that they have under trained staff. Ignorance is no excuse. For anyone who's reading this, in case you are unaware, as many people are, when they run your credit if you decide to not take out a loan with them, it will drop your credit by 20+ points. If you don't take the loan, it looks like you've got denied. Therefore them not being able to answer your questions properly could result in you dropping into a credit score bracket that you won't be able to get lower interest rates because they suckered you in. If you want to Bank with them, they aren't so bad they have benefits other banks don't have. But it comes the cost because there's only one location in the entire state of New Jersey.

Not sure about the business model that ignores leads in multiple platforms, but I wouldn't think it would be as successful as the over-hyping on the site would seem to suggest.
