He was on top of everything and made sure milestones were met on a timely basis. He kept us in the loop at all times and had constant contact with both the buyers' & sellers' agents and other individuals that were involved (contractors, stager, lender, etc.). We were really pleased the way that Chet kept closely in touch with the sellers' agent to ensure all of the fixes (after inspection) were met. He was due to go on vacation yet he drove by the new house a few hours prior to boarding his flight to check on the contractors. I couldn't believe he would do that when he should be focusing on his vacation. Another example of why we are so pleased with Chet is after our inspection, one major fix was listed, we couldn't find a contractor that quickly especially around the holidays but Chet somehow managed to get two contractors to come inspect & assess the damage and get it fixed asap. He constantly reminded us of what's coming up next and what we needed to do, he just guided us all the way so the whole process seemed easy but we know that he took on most of the stress. On many occasions, I mentioned to my husband how he was going way over and beyond his normal duties and my husband agreed. I don't want to give specifics because people may expect the same things from him even though he would probably do all those things for all of his clients, not just us. During our showings, he always kept us in the loop on how many people came by our house and gave us a full report at the end of the day on their comments and gave suggestions on what we should do. He always made sure that there were plenty of brochures in the box, if not, came by to fill them. On a few occasions where I forgot to turn on the lights before showings, he would drive all the way over to do it himself. He just did whatever it took to sell our home quickly. Thanks to him, our house sold in 3 weeks in the winter time when it was slow. He not once neglected us and was always smiling when he saw us. He is sort of like Richie Cunningham (the kind of guy you like and trust) yet he is very professional and is so good at his job. To be frank, I didn't expect that much in the beginning, just thought all the agents were about the same but Chet really is a gem and stands out from all the rest. Mark is an excellent agent from the beginning of the listing to the final closing on the house. We…read morehad a house that was a difficult sell. It had a lot of rooms and a lot of bathrooms, and because of that it needed a very specific type of buyer. Mark came to us with a sales plan that would get a lot of traffic through the house in a short amount of time, and it worked! We had tremendous traffic through the house over a period of several months, and for quite a while had multiple showings every day. As part of his plan to increase traffic through the house, he held many open houses, sometimes at our request, and always handled it personally. We found over time that he always handles things personally instead of handing it off to another person. To us this was a nice touch that showed that he really was "all-in." Also, during the time when the house was on the market, we had to move to another city and leave our house vacant. Mark worked with a stager to ensure that the house looked great and he regularly checked on it to make sure the yard looked good. We even had a time when we were concerned that an outside individual might have a key to the house and break in. Mark called a locksmith over the same day and got a quote that was pretty high. Instead of just going with it, he told us that he would personally change out all of the locks on the house, and he did! Our house remained secure. This just showed us that he was willing to go the extra mile. Mark is easy to work with and was an encourager to us throughout the process of selling this difficult house. His confidence kept us going while we were living elsewhere. In the end, he sold the house at asking price and stayed on top of all of the details as we approached closing. I really believe Mark could sell any kind of house. You really can't miss and won't be disappointed if you go with him.

My wife and I have been renting for a long time and decided it was time for a forever home. We…read morestarted our journey with a different agent that was assigned to us from a listing service, but were not impressed because they either weren't knowledgeable or did not want to answer our questions - It seemed like they were looking for a quick sale and were afraid of swaying us away from that goal. We regrouped and had to strategize on our needs. We acknowledged our limited knowledge about real estate (which was limited to whatever we can teach ourselves online) and wanted to work with someone who was knowledgeable, patient, and above all else: human. Through sheer luck, I met Chris through the Frelard Run Club and decided to reach out; it was an amazing decision. The first house we toured was a house I already visited with my prior agent. From the get-go, Chris pointed out what to look for on the material condition of the house such as damage to sheathing/siding, how to spot non-obvious frame wear, foundation issues, and hints at pest infestation. For every property we visited, he was able to point out the facts, even if it meant not getting a sale. Chris always lays down the facts and options for us on the properties we visited and let us decide. Most agents want the buyer to pay the maximum price, but Chris took the time to explain how we would be on the hook for any amount we bid over the assessed price/sale price, whichever was lower. For example with easy numbers: if the bank approved a $1 million loan and you found a house asking for 800k but you bid 950k, an assessor would come to assess the value of the property. If the assessor deems the house worth 850k, we would be on the hook to cover 100k (950-850)! The bank loans the lower amount, either the sale price or the value determined by the assessor. The fact that Chris took the time to explain something like this to us is not something that even the bank explained without us asking, and if we didn't know what to ask we would never have known. Good luck finding this info on YouTube! Other than loan and physical property knowledge, Chris has a keen sense of the market conditions. When we bid on properties, Chris would let us know what it would take to win each property. We ended up bidding on multiple properties and Chris' hypothesis on what it would have taken to win each property was accurate each time. Chris never pressured us to be more aggressive with our offers than we were comfortable with, and we were at peace for losing bids because of defects found from Chris' home inspector that were not on the provided inspection report from the seller. True story: we've visited houses that had a rat infestation not on the report, oil tanks left underground and not disclosed by the seller, bowing floorboards with inaccessible crawl spaces, and more. The house we ended up buying after over a month and a half of bidding is a new construction home. This home had minor issues, but Chris was able to negotiate with the seller to resolve them. Even after selling the property, Chris still answers messages and helps us with issues (like the seller leaving the for sale sign after the sale. Yes, this happened). My wife and I are now happy homeowners and we thank Chris for being a part of our journey. He made us feel like a priority- from answering late night texts to returning messages while on vacation, Chris made our home buying experience much less stressful. It is comforting knowing that someone who is experienced, knowledgeable, and human is there willing to go the extra mile to make sure our forever home is the right one, and the buying experience less scary. He's an absolute expert at the process and represented us well both as sellers and buyers.
