My family relocated from out of state to Wake Forest, NC in May of this year. We were referred to…read morethe Allen Tate Relator office in Cary through my company. During the due diligence period our realtor referred us to a Home Inspection company. During the inspection I discussed my concern with the Garage door that had damage. After a few discussions back and forth with the seller's realtor I was presented a contact for a garage door company at closing. The garage door company came to the property the week after closing installed a part and adjusted the opener. Three days later the garage door collapsed causing the need for a new garage door. I learned during the installation of the new door that the original door had been installed incorrectly and the rollers were installed out of sequence. BUYER BEWARE I was told by the seller's realtor that they were not responsible since the inspection company noted that the door was fully functional. The home inspection company referred to a section of the contract that held them harmless. We the buyers were left with a $900.00 repair. I feel that the home inspection company and my realty company worked to support the bank and seller and not the buyer. BUYER BEWARE We also negotiated a home warranty through 2-10 that was referred to us by our realtor. At closing we were provided with an email and a link telling us we were registered. We purchased a 17 year old home with the original HVAC and hot water heater and this gave us the comfort level to move forward. "This covers your major facilities (HVAC, water heater, appliance, etc) in the event of a failure. If something fails you will be responsible for a $75.00 co-pay." Our water heater failed. The company sent a plumbing company. We paid 75.00 to get a quote for an additional $800.00. The warranty does not cover any charges associated with the change in code. The bottom line is the warranty company paid less than 30% of the repair. I was told by the realty company that this would have been better if I upgraded the service with the warranty company. I was sent a flyer for the first time that showed what the upgrades cover. Once again I feel the real estate company only had one goal and that is to complete the sale of a home. BUYER BEWARE I would not use or refer anyone I know that is interested in buying a home to the Allen Tate Real Estate Company. I will also contact my company and inform them of the relocation realty experience.

She met with us several times, made sure we had great photos, conducted an open house and eventually helped us find a buyer for our home. My expectations were substantially overshot in all that she helped and provided with. Additionally, she helped us search for new homes and land. All we had to do was send a picture or a listing we found somewhere, and she would hunt it down. Eventually we settled on a land acquisition to build our new family home. Through both the land purchase and home sale she was with us through it all and at each closing. Her attention to details and personal attentiveness to clients is beyond spectacular. We will assuredly acquire her services in the future should we need them and will encourage others to engage her as well. Hopefully, once our house is built maybe she can come see that also! :)

The process of relocating to another state with a family of four and purchasing a home was long and at times stressful but I can honestly say we could not have done it without Evelyn's help. She worked with us both virtually and in person between the winter of 2018 and December 2019 when we finally purchased our home in Matthews. Her knowledge of the Charlotte market is impressive but what really sets her apart is her ability to connect with her clients. She's firm and honest but patient and sweet. She listens intently to everything that you say and never forgets the foundational items that are laid out in the initial meeting with her. She ensures she knows exactly what you want as a buyer and will not rest until she finds it. It was a pleasure working with Evelyn and we would highly recommend her to anyone who asks for our help in finding a real estate professional. She came highly recommended from a realtor friend of mine that did not operate in the area and she certainly did not disappoint. The chips were stacked up against the deal; I was a first time home buyer, looking in a sellers' market area (properties were selling on the order of a few days!!), and I did not live in the city I was buying in. To make matters more difficult I switched jobs mid deal (do not do this if you do not have to!!) and, oh yeah, COVID-19 was in full swing. Due to COVID-19 and not living in the city my ability to travel was limited, so I entrusted her 100% to do my deal virtually. Kristina handled everything, from finding the property to closing the deal, with such pose and grace that I never felt the need to worry. From video chatting with me at each property of interest to helping me identify a quality lender, lawyer, and inspectors. As a first time home buyer, that was not able to visible see what I was buying, I had an abundance of questions! She always found a way to settle my anxiety and ensured that I felt comfortable every step of the way. She walked me through the basics of how a deal is done and made sure I was knowledgeable of every decision that needed to be made and why. No question was a dumb question. She handled my deal with pristine professionalism and was always punctual with deadlines and appointments while being very attentive to my calls, text, and emails. To summarize the deal, we closed the deal under 30 days, slightly under market price, with a conventional loan with ~3% down. As I write this message in my new home months afterwards, I am still highly pleased with my experience. I would recommend the McLaurin Realty Group, particularly, Kristina Delgado to anyone looking to purchase a home. I realize that it can be scary, difficult, and stressful purchasing a home, but I couldn't have asked for a better first experience or a more astute realtor.

Her response time was always immediate which was important to me because of how hectic my life can be as a judge. If I had a question I didn't have to wait long for an answer. Once I told her what I was looking for, she "dived right in" and helped find exactly what I wanted. Kristina's knowledge about the market was vital in securing an amazing deal on my home, in a premier "golf course community." I walked through the front door with a huge amount of equity. She was with me every step of the way. Her dedication to me, as her client, was one of the many things that really stood out to me about Kristina. She gave me honest opinions on the homes that I looked at as it relates to not only the home itself (which she has a keen eye) but also matters that would impact my daily life such as the neighborhoods and surrounding areas, the nearby amenities (shopping, parks, schools) measuring traffic and congestion for my daily commute and thinking down the road about if I ever decide to sell my new home. She never tried to steer me into a direction to just earn a fee. On the day of closing, she was extremely sick but drove three hours just to be by my side as I signed off on the paperwork. She's truly amazing and a joy to work with. To top it all off, the weekend after I closed, I got six of my friends to help me move and she sent us pizza- everyone there ask me "What kind of agent did you get" and wanted her contact info if they ever decided to buy/sell. I can't say enough about Kristina Delgado. I'm renting my old house but when I sell it, I'm going to her. When I buy my next home, I'll have her by my side! She's passionate about her job but more importantly she's passionate about her clients because she realizes that they are "real people" and how special a home is to them and their families.
