Discovered my neighborhood Boba spot about two years ago and it's time I leave a review. Their Boba is consistently fresh and why I keep coming back. Today is a random Saturday in June, close to noon, plenty of parking, though no shade anywhere. They are right next to a handicap ramp, so easy access for those of us with wheels. Inside there's upbeat music playing from the late 90's-2000's on a lower volume so people can converse without having to yell. There's a few board games to play by the window and it comfortably holds about 14 customers. We had their made-from-real-avocados Avocado Smoothie with Boba. The boba was still warm, sweet, layered, soft and chewy which all registers as fresh. I asked about adding a mochi topping and learned they don't have that here. Since I've been coming for a couple of years, they used to have my favorite Rose Tea because it really tasted like roses! However I no longer see it on the menu. I would also recommend their Thai Milk Tea, Tiger Sugar Milk Tea, Jasmine Milk Tea and Hokkaido Milk Tea. The Tarot milk tea is lightly flavored, so it's an easy introduction for people who've never had Boba Milk Teas before. The Honeydew Milk Tea was also delicious and I can't remember if it was made with real honeydew. In terms of desserts, I've had their Ube and Churro mochi doughnuts which had lightly sweetened doughs and coated with sugar on the outside, which were delicious. I didn't see any for sale today. Their cute Sleepy Mousse Bear (Strawberry and White Chocolate) were moderately sweet and loved the surprisingly soft texture! I was disappointed when I realized the ones I took home had all their contrasting chocolate piping colors missing. Took off a star because they don't have Public Restrooms. As a basic human need, we really should have a bathroom and a sink to wash our hands in places where food/drinks are served. Peony Tea House is also missing a website or BlueSky Social Media account! Because I don't have the typical Meta social apps, I don't know what their rotating menu offers are or how much it costs until I show up. Even in-person the prices aren't always listed. I don't like asking how much the adorable little desserts cost because sometimes there's a line and who has time to ask/answer questions? Overall, an adorable shop and worth bringing our friends to meet-up! .......Descriptions of images follow:...... Video: The purple and yellow plush chairs are empty and the video transitions to a high table next to the window where two people can play board games on wooden seated bar-stools. We can see the main door and eventually video pans to a neon light that's not currently illuminated. It sits on a background of green clover-like plastic foliage with roses for quick pictures with friends. We then see the front counter which accepts Apple/Google Pay and they're selling some popsicles today. Sometimes they have free samples! The video continues to pan towards the dessert display featuring macrons and cheesecakes in the forefront, while the menu is in the background against the back wall of the store. There's a No Smoking sign posted and the video ends with three more available tables with seating for about 10 people to enjoy. Coffee Menus: Coffee cups are $2.99 to $6.25 and include Vietnamese Phin Drip coffee (which uses a special filter). Espresso shots are from $1.25 to $2.75. Non-Coffee Menus: Options range from $3.79 Banana-flavored Lattes to Ube Taro Matcha Lattes at $7.09. Specialty Smoothies are $6.99 and include Avocado, Biscoff Caramel, Oreo, Thai Tea and Ube Taro. Fruit Teas and Milk Teas Menus: Range from $5.99 to $6.29. Fruit Teas include standard flavors and other flavors such as Passionfruit. Specialty Milk Teas include flavors such as Chocolate Milk Tea, Chai Milk and Honey Milk Tea. Avocado Smoothie! Light green avocado smoothie has black boba spheres on the bottom and it's pictured in front of the picturesque green and rose-filled background. There's a black plastic straw that's punctured the thin plastic lid which holds the straw in place. The straw is wide enough for the spheres to move up along with the liquid. Refrigerated Dessert Display (June, 2026): Macrons options include Orange Cream, Pistachio, Watermelon, Mango, Cinnamon Bun, Cotton Candy, Strawberry, Bubble Gum, Ube Taro, Papaya, Banana, Red Velvet, Cookies & Cream for $2.85 each. Cake slices are $6.75 each and options include Pistachio Ricotta, Mango mousse, Lemon cake, Dubai chocolate, Strawberry, Caramel Fudge Cheesecake, Chocolate mousse, White chocolate raspberry, Red Velvet and Plain Cheesecake. There's Ube Taro Mini Cheesecakes and Yuzu Mini Cheesecakes and prices not listed. Cold water bottles are $1 each. Sleepy Bear Mousse $8.50 each in Chocolate, Strawberry, and White Chocolate shaped in the form of a teddy bear lying on it's belly with the face turned to the side. Dark Chocolate Piping details the eyes, paw pads and they had a little pink nose in 2025.
Small place that's clean, cozy, and inviting. Lots of parking. Friendly service. Been there several times, didn't care for the black milk tea (lacked flavor). The smoothies are good when made well, once one was made with too much ice and not enough flavor as before. Hopefully, it won't happen again. The bobas are made with brown sugar instead of honey, which is so much better tasting IMO. Have also tried the coffee milk tea and it was good. Overall, nice place, good drinks, friendly service.
Cute cafe in South LV (Bermuda and Silverado) offering coffee, tea and desserts. I got a milk tea and it was okay, tasted watered down but the boba was good. Service was fast and friendly. I appreciate that they have real succulents for table decor. I'll come back to try their Vietnamese coffee and the cheesecakes.
I've been around this area a bunch and never realized this place was a coffee shop. I'm so glad I found it! Super cute interior with a huge variety of drinks on their menu. I'm usually a matcha girl but once I saw the cafe du monde coffee I had to get a coffee. I tried the egg custard phin drip which was so good. perfectly strong and still sweet! the barista was nice and made the coffee super quick. I will definitely be back to try their matcha and boba!
I've come in a couple of times, since Ive been visiting my aunt, who lives nearby. Anthony the barista, is a nice guy and attentive. It's a small cafe with few tables and chairs, but it wasn't busy, so very accessible: He plays all kinds of music, has sweets at the front- which I didn't try because all I Really needed was oat milk lattes! Minus the protein but he said that was ordered and will arrive very soon!!
We came at the happy hour which is Mon - Thu 1 - 3pm. All tea are 50% off, sweets and sandwiches are 25% off. They have a good service. Tea and bobas were very good. All sweets looked so delicious. I want to try some next time. The cafe was decorated very cute.
The drinks were good and priced very good. It just took a little long to receive. Only one person was working. The cafe was nice & comfortable.
It's the year of the Labubu's! Haha! Well, if you can't get your hands on a Labubu doll, how about a Labubu mini cake?? My nephew and niece are July birthday celebrants, so I ordered them Labubu cakes from PEONY located in Silverado Ranch! The cafe specializes in bubble teas, coffee, and fruit drinks, but they also have a great selection of cakes on display. I ordered the Labubu cakes 5 days in advance and they were ~$22 each (about the same cost as a doll!). I chose the color brown/chocolate cake and pink/strawberry cake. These cakes were a hit at the party. Everyone wanted to take photos of these monsters, and of course, a bite! I will say these cakes were fragile, so you must take great care when transporting them from the cafe. As you can see from the photos, I was a bit clumsy in handling them so they look a bit contorted. I also tried a Yuzu Yuzu Refresher, which made for a perfect drink in this Vegas heat! I drank it so fast during my drive home, I wished I had ordered another! The complimentary edible duck was a nice gesture!
Cute New Shop - Worth Supporting This little shop has only been open for about 3 months, and it's super cute! We tried a unicorn macaron--it was fun to look at, though the texture was a bit harder compared to other macarons I've had. I ordered the matcha strawberry with oat milk, and I liked that it wasn't overly sweet. The puppy paw jelly was cute but a bit underwhelming at $1 each. Service, however, was fantastic--friendly and welcoming. Since they're just starting out, I'm happy to support this small business and hope to see them grow!
I love boba tea. And this place makes it fresh daily so you know it's good. Also, unlike most boba places, it opens early and you can order it as early as 830am. I really like it from here, and you really can't beat fresh boba. They also have a TON of cute desserts available. I regret that I don't have a photo of those - but they offer a wide variety of macarons and cake. Definitely worth checking this place out!!
Fun little spot that has drinks, sweets, and some sandwiches. Cute interior with eclectic decorations and comfy seating. The people helping us were very friendly as we contemplated what we wanted. They have a lot of drink topping options compared to other places. I got the strawberry matcha latte with oat milk strawberry coco jelly at 75 percent sweet. Sweetness was perfect once ice melted a bit. I've had strawberry blends and matcha that were a bit more to my liking. However over all I still enjoyed the drink. The mango tirimisu was more like a tres leches cake, which I find tends to be a common theme at a lot of Asian dessert spots. I would stop by to try more of their selection to get a better feel for what they have to offer.
This place rebranded to "Peony". I'm sorry to say I was underwhelmed by my experience. They have beautifully decorated pastries and I did enjoy the Teddy Mousse Cake, but the strawberry milk boba tea had little to no strawberry flavoring. It was a little watery and tasted more like unsweetened plain tea. The staff was friendly and attentive, but there are other boba places I prefer.
This shop is super convenient. It's in a pretty nice area with other shops and services nearby. I'm not really impressed with the staff, though. My kids get macaroons from here all the time but, to me, it was like any other boba place.

Cute coffee shop conveniently located in a strip mall in the Silverado Ranch area. Plenty of parking outside. It was empty when I visited on a weekday afternoon. One thing I noticed right away was a strong smell inside that reminded me of old cigarettes. I'm not sure if it was burnt coffee or something else, but it was definitely noticeable. I ordered the Vietnamese phin drip coffee with pandan coconut. First impression wasn't great. It was very bitter despite the sweetness, almost like the coffee was burnt. It had a strong acidic taste. Vietnamese coffee is usually very strong and sweet, but even when it's strong, it still tastes good on its own. This one tasted more burnt and acidic. I didn't drink much of it the first day and didn't think I would be able to finish it given the bitterness, bit I took another sip the next day and it actually tasted better. Once the cold foam had blended into the drink, it helped cut down some of the bitterness and made the drink taste smoother overall. I'd give them another try to see if it was just an off day, or at least make sure to mix the drink well next time. The friendly staff and convenient location make it worth giving another chance. read more
A little hidden gem in the Silverado area for matcha, coffee, and boba. Walking in there was a light touch of music and we were greeted promptly. There were a few areas of seating availble, but it is a smaller space, so I would keep parties more intimate. The decorations are also on theme with their name with floral and greenery around the cafe. There were so many options and I had decided on getting the Matcha Latte and the Vietnamese Coffee. I thought that the Matcha Latte was okay. The matcha flavor was present, but it was not that smooth and was fairly grainy. As for the Vietnamese Coffee, it was bold and something that I would suggest if you like a stronger flavor. It didn't taste the same as other Vietnamese Coffee that I have tried such as the sweetness of condensed milk, although I thought that it was still good. This location does often have deals and discounts that I noticed. I thought everything was okay, but I do look forward to giving other drinks to try. read more

I ordered off of Ubereats. I ordered a bubble gum slush with lychee jelly which was okay, it was what I ordered. However the picture that they show on Ubereats for the Açai bowl... Was a different story. It looked appealing with fresh fruits and appetizing enough for me to order so I did. What I got was completely different--almost low effort and lazy. They gave me 2 bowls, one with the frozen strawberries and banana but the banana was dark and it tasted absolutely disgusting. I think it was rotten. Anyway, the yogurt part with the chia seeds looked okay, and the granola bar was fine too. I would understand for to go reasons that they just simply couldn't have all of the things in one bowl but my biggest concern is the rotten banana. It was absolutely disgusting. read more
I came here on a whim. Was craving boba and bobazzing happened to be close by. I ordered Thai iced tea, green tea lychee, citrus green tea, yuzu yuzu and strawberry matcha. I also ordered their coconut jelly, coffee jelly, corn jelly and bean sweet rice pudding. The flavors are on point and don't taste artificial. Everything is brewed fresh and ingredients are of great quality. The staff is amazingly helpful and friendly. The place is kept super clean and has a great vibe to it. I would definitely come back again and again when in Vegas. I would 100% recommend coming here and trying them out! read more
I remember this place being called something else and thought to try this place again when I saw the new signage. Best decision ever! Friendly service and yummy drinks! Lots of options from teas, smoothies, and coffees. I loved how they had caffeine free options. Check out their pastry/cake display too! I wanted some boba and decided to try a new place. Found Peony on Yelp, it was close to where I was. It's on Bermuda and Silverado, easy parking. There were 3 other customers there on a Saturday afternoon and I was greeted right away by a male who said he would be right with me. He was working on an order. After about 6 minutes he apologized for the wait. I could see he was busy being by himself, and the wait didn't bother me. He took my order shortly after and was super friendly. The place is nice; small with a few tables and places to sit; fun spots to take pics. They had desserts in the display case but it looked a little sparse, especially the macarons. They have the cutest dessert called "sleepy bear mouse" (see picture). I wouldn't be able to eat it, with it being so adorable! I ordered a Thai Milk Tea with Brown Sugar Boba. I asked for a little less sugar, which was a mistake. It was ok but it was barely sweet. I should have been more specific or just not have mentioned. The boba was great so that's a plus. I like the variety of drinks. The lady in front of me ordered a Pandan Coconut Phin Drip. I don't know what it is but it sounded good. I'll give it another try, especially since it's close to me. read more

We came in to have some dessert but walked away with new friends. Yelp hours listed closing at 11:00pm but it looked like they were getting ready to close. We offered to go somewhere else but the owners Sean and Lee (I hope I spelled that right. ) offered to serve us and let us stay. We chose a slice of Mango Tiramisu and the Tres Leches cake. Awesome dessert and very delicious! I was very impressed with the Mango Tiramisu and ate it all up. The Tres Leches was to die for but a little bit too sweet for this diabetic lol. But with this review I wanted to really highlight the owners, Sean and Lee. They were so nice and kind, we asked them to join us and have a conversation. After a while, they felt like old friends. Every business owner should have their attitude and friendliness. They even sent us home with a treat! Please visit this great Boba place and say hi to Sean and Lee. They create a very welcoming environment and it really felt like I was visiting family. This was a review I loved to submit and I wish them well in the future. read more

In the picture their matcha looks like it is ceremonial grade + the strawberry jam looks like it's made in house and you see the fresh chunks of strawberries. Let's just say I felt so deceived because they used the lowest of low grade matcha. It was like a greyish/green. Boy the way my jaw dropped when I seen them whip out the strawberry smuckers?? I won't be returning here. These reviews got to be fake/paid reviews. Unless this place is under a new ownership. read more

I was served by one of the owners and she was so extremely sweet. We purchased gelato and donuts. We specifically went for the mochi donuts and they did not disappoint! So so good not greasy and really fluffy. Highly recommend their donuts. Such a cute little spot with great customer service. I'll return for the donuts! read more
Not really into the way that Alejandro greeted us, and when he asked if we were ready to order we said we're still looking at a menu and he ended up throwing something onto the counter and walking away. It was just an odd way for us to begin with our first time here. We ordered 2 Oreo smoothies and 1 strawberry milk. The Oreo smoothie was okay and the strawberry milk was not great. I have definitely had better at brew tea bar and feng cha. That's not just because of how we were treated. Taste wise there are other options out there. It's a beautiful spot and definitely pretty to stay in. Hopefully the other menu items are good read more

I was craving boba and excited that it happened to be happy hour with 20% off. So I ordered 2 drinks. Both my drinks were good but overpriced for the taste and for off strip. I got the ube taro boba and coffee milk tea. Decent ambiance indoors. There was only 1 guy who took my order and made my drink but noticed he was wearing socks and sandals. read more
Solid boba place. We got the strawberry smoothie, Blueberry Hibiscus Refresher, and Royal milk tea. The blueberry hibiscus refresher was definitely the best drink! Would highly recommend that one or similar ones if you need a cool drink for the summer heat. The milk tea was just okay, a little heavy on the milk. The boba was a great consistency though. Was looking for some Mochi doughnuts in the area and Bobazzing LV popped up in my search. We decided to swing by this place before picking up dinner at a restaurant just up the street. Walking into Bobazzing, I was like, this space setup looks vaguely familiar. Then I realized that this space used to be occupied by a cafe that sold açaí bowls and smoothies, which I visited many years ago. Though we were only in search of Mochi doughnuts in general, I immediately knew that I also had to get a boba drink. There were so many options, it was hard to choose just one. I had to choose whether I wanted a drink with fruit or a drink with coffee. I ordered a coffee milk tea with green tea and with boba added in of course. We also ordered two Mochi doughnuts each for the both of us - two churros for me and two Oreos for my boyfriend. The cashier was a little confused about how many we actually wanted until we had to explain to her a little further that we wanted two churro Mochi doughnuts and two Oreo Mochi doughnuts. The drink was good but at the same time it was a bit of a challenge to drink out of. Like the vacuum between the straw and the inside of the cup was too tight. The churro Mochi doughnut was delicious and had that excellent soft chew to it, with the Oreo Mochi doughnut having the same thing. As someone trying ti cut back on sweets these days, I think that Mochi doughnuts are a healthier alternative to regular doughnuts. The first night I came to this place the girl at the front was very friendly and helpful. Offered me the crepes as well. Tonight I went wanting to try the crepes and the girl up front first said that they don't sell them yet. I said that's funny it's on your menu and the other girl offered it to me the other night. Then afterwards she said oh that was the manager and they haven't taught me how to make it. I said, you could've just said that in the first place instead of lying. Other than that their boba are not that good but the machine donuts are amazing. Please train your employees how to make what's on your menu. Otherwise don't advertise it. read more

Third time I went here in three days... it does help that my apt is literally across the street and I wanted to give them another chance.. the manager Darlyn and Seinna are wonderful I think the matcha tea was kind of weak tho- the taro tea takes the cake for the best taro so far... Their boba is kind of hard and that is the reason for the four stars and not five - I love the way that they incorporate other vendors there and provide cool little treats to buy too... The place is small tho- definitely one you would want to enjoy your boba in... read more

Cute little hidden gem. I got the mango tiramisu and it was divine. The mango bits were fresh and sweet and it came in a reusable plastic container. 10/10 recommend. There was also a great selection of macarons and desserts. I will definitely be coming back for the other tiramisu! read more

There deal is 3/10$ mochi doughnuts. All 3 were really good ! Ask for what's there most popular selling doughnut and they will recommend very good tasting desserts. The boba was also very good read more
