My husband and I (and our pup) lived in 7/S for almost 2 years. And this is the best residential…read morecommunity I've ever lived in! The staff is extremely attentive, neighbors are fun and outgoing, community events are very well organized. We absolutely loved the neighborhood: lots of bars, restaurants, Trader Joe's, hair/nail salons, a great park, convenient bus stop with plenty of buses going Downtown, easy access to Cherry Creek bike trail - everything is within 2 minute walk! The apartment itself was very nice: we had one bedroom with a balcony, and we were the first people to live in it. We didn't have one issue with any appliances/fixtures the entire time we lived there. And any small requests (e.g. lightbulb changes in the overhead stove light) were taken care of the same day. The finishes are very nice and modern, and the windows (especially in the bedroom) are huge! Lots of natural light. One thing I personally enjoyed in particular - because of how well this complex was built, it retains heat extremely well. In the two winters that we spent in the complex, we turned the heat on for approximately 2 hours the entire season. The apartment just stayed warm! And surprisingly, it didn't get too hot in the summer either so A/C never ran for too long. While there are not too many amenities, 7/S has everything you will truly need: fantastic gym with windows all around, great rooftop with mountain views and grills, cozy common area upstairs with several TVs, nice fireplace, and a shuffle board. On one hand, I wish this building had a pool. On the other - every other building that has a pool inevitably becomes an extension of a frat house in the summer since everybody constantly throws parties in the pool area. I would hate to live in one of those buildings during summertime! Unfortunately we had to break the lease because we moved to SF for work, but the entire process was smooth and painless (I should mention that we weren't able to sublet our apartment and had to pay the fee, but we had a very short notice and the fee is outlined in the lease, so it was completely fair). The only negative event that occurred while we lived in 7/S was the bike theft, and unfortunately our bike was stolen during the first (out of three) round. However renter's insurance took care of it within 2 business days so while very sad - at least it wasn't a financial burden. If this building in your price range and close to where you want to be - definitely consider moving here! Will be best decision of your life!

REVIEW FOR PLATT PARK TOWNHOMES -A RedPeak and 7/S Denver…read moreHaus Property Great place to be. Was definitely concerned that I'd be discriminated against like in the past for being a transgender and LGBTQ+ resident but so far they have been so great of management. I did have some issues getting my hot water fixed for a while but I know that they did everything they could less replacing the whole water heater and then they eventually did that too. The only thing I can think of that I am a bit bothered by is that I can't seem to get them to fix my log in to the online portal and that does take away from my rights as a tenant to report maintenance issues, view/print copies of my account statements and pay my rent bill online. Wish they'd fix this soon because I've sent so many emails addressing the issue without even a response from the management. I look forward to renewing my lease soon because they are overall a great company to work with and I love the townhouses. I'm looking forward to getting my renewal notice since I know you guys are super fair and understanding management. So happy to work with a management company that truly operates according to the housing laws and recognizes tenant rights. Thanks again for being one of the best places to rent from in Denver! I've really enjoyed living at Yale 25 Station the past 2 years and have had a great experience…read moreoverall. The amenities are one of the biggest highlights. The fitness center is well-equipped, and the rooftop space is a fantastic place to relax or spend time with friends, complete with two grills and a fireplace. I also love the coffee lounge and pool table--it's a great space for hosting a birthday gathering, book club, or just hanging out with neighbors. It's a quiet residence most of the time and no smoking is allowed anywhere, which I appreciate. The building is also very convenient, with a secure parking garage, Luxer package lockers, elevators, secure entry 24/7 and an excellent location right off I-25 and near the Yale RTD station that makes getting around Denver easy. What has really made the experience stand out, though, is the staff. Jaise, the leasing manager, has been a pleasure to work with from day one. Anytime I've had a question or an issue, she's been friendly, responsive, and genuinely helpful. Jonathan in maintenance is equally outstanding. He responds quickly to maintenance requests and has even been incredibly prompt with after-hours emergency issues. It's reassuring to know there are people here who truly care about the residents and take pride in what they do. Overall, I highly recommend Yale 25 Station to anyone looking for a well-maintained community with great amenities, a convenient location, and an exceptional management and maintenance team.

This place is disgracefully managed. The external doors have been broken all summer (and…read morehistorically much longer) , leading to the lobby, garage, and stairwells being used by homeless people to use to do drugs and go to the bathroom. Cars and bikes are routinely stolen (as broken doors get propped open). People get locked out of the building at night (as broken doors don't open). The management is simply disinterested. I'm guessing they have determined it's cheaper to pay a settlement when one of us gets murdered than it is to....HAVE WORKING DOORS. Every night they go home to places that are well cared for and safe, unlike the paying customers they treat like inmates. This isn't a cheap building. It's just managed as if it was.

Living here is great. The location is prime and easily accessible. Our 2bd/2ba home is surprisingly…read morespacious and being a corner unit - has multiple views. I can say so many good things about this place. Staff is great and friendly. Free coffee/tea, breakfast on weekends also amazing. The gym is also a great addition and is always clean and not too crowded. The mix of people living here varies, young professionals to retired couples, all nationalities and genders. Seems to have several 45-55 year old women who are going through some crisis of trying to be young while being old and are extremely humorous to watch..just make sure to hold your breath while in the elevator with them...their perfume is overwhelming. I can't bring myself to give it 5 stars, I struggled to give it 4, but did due to the location, great staff and cleanliness. The negatives: LOUD LOUD LOUD. regardless of what floor you live on - you will hear loud trains. At all hours of the day (and night). Loud thunderbolt noises as the train cars connect and crash. Screeching metal on metal and train horns ALL the time. The view looking into downtown and Union station is great but extremely loud. FINISHES: the homes have a cool urban feel to them, with high ceilings, cement-ish type finishes and large windows. But the cabinets are cheap, with terrible easily broken handles (think work office coffee room) paying around $625k, you would expect higher quality finishes and higher quality building materials that actually withstand daily use. PARKING: the parking is secure and that is great, however it is tight. It seems as if they didn't plan correctly to space out enough parking for the people that live here. It is extremely tight, and poorly executed. Dimly lighted and not safely set up for driving up/down the different levels. Drivers could easily crash into one another around the corners. Good luck if you are driving anything larger than a fiat or civic.

I had given the apartment community previous a 4 star review. A lot has changed since then…read more Overnight my garage was broken into and my late mothers belongings were stolen along with tools. This is the 5th break in and theft that my roommate and I have experienced in the last 18 months. When we repeatedly complain to the office the property management clearly states its not their problem. Then give some excuse why they can't be proactive to protect its residents. Usually the claim is money. Yet they are always bringing in contractors to annoying and incredibly low quality work to update the property. If they'd only invest in more security such as cameras that would deter most of the theft. They instead tell you they hire a patrol company who closely monitor the property. And by closely monitor that means twice a month a patrol car will drive moderately fast through and leave. Car vandalism, break-ins and theft are at an all time high in this community. Break-ins of garages and apartments are at a way too high unacceptable amount as well. If you like safety and security this is NOT the apartment complex for you. Management will in turn justify their lack of attention and effort and try to turn the tables to you, the tenant, as the issues. They claim to have rules that are enforced but they only enforce when they mean to send a message to the person they are targeting. They require DNA for dogs but then never enforce dog poop cleanup and its everywhere. They bait and switch you for every thing so be aware of that and force your side when you have an agreement in writing. When I first moved in the garages were $80/mo. When I chose to get one they raised the fee to $100/mo. When I signed the contract they bait and switched the fee to $125/mo. So don't be fooled. Also, towing is enforced at random and you might see non residents residing at the property for months on end and nothing happens. You might have friends over one time and mid day their car is towed within an hour. The property is located at the bottom of a hill behind the old big lots strip mall and is hidden from major roadways. Even though the road that is running through the property is public law enforcement does little to patrol. There is very inadequate lighting and when you try to request the property install more they simply tell you to contact Excel as they are responsible for outdoor lighting for the parking lots. Buyer beware. If you move here be ready and accustomed to have your property damaged and stolen. Know that there is nothing that will be done about it in the end from either law enforcement or the property. And because of its location the issue is much higher than the surrounding area.
