UPDATE: Since writing this review, I had the issues resolved. My maintenance coordinator reached out and the maintenance technicians came shortly after. Maintenance was my only concern ever, so I would recommend renting with Peak Properties and will likely be using them again when my lease is done. I love my place, but every maintenance request goes unnoticed. Even when there was an electrical emergency concern, I couldn't get a response. It has been two weeks since my last maintenance request, and I still have no response to it. The maintenance request before that took 4 emails (the last email I expressed my frustration a little more) before someone finally responded. Every call goes to voicemail, every maintenance portal submission gets no response, and emails take 3 or 4 attempts. When I finally get someone to check things out, I am satisfied. The people who come out here are always very nice and helpful, but it will take weeks before they come. read more

* 0 stars. Very predatory company. First they couldn't get ahold of their tenant to let me come see the unit, it took about 10 days to set up a viewing. They told me (and it was also written in the rental application) that I need to have an income of 1 months rent + 30%. My application was "processing" for a week without any contact with them. I called them three times and they did not pick up. The receptionist would transfer me to some lady who didn't bother to listen to my voicemail and did not even have the decency to call back a potential tenant. When I finally got ahold of someone to ask them what was the hold up, they told me they needed additional documents from me. When I asked them why they didn't reach out to me they said they did, which was a lie. Lying in the age of technology is pretty embarrassing on their end. When I uploaded my documents then they started contacting me about needing a co-signer. I asked them why since my credit score is well above their asking score and I make enough money to be able to rent. That's when the broker told me that I need to make 5x the rent in order to be considered. They conned me & my co-signer out of $75 each only to reject me. Extremely unprofessional and rude service. They just wanted the application fee money. A collassal waste of time and garbage customer service. A little tip for you guys, maybe you shouldn't lie on applications, you wouldn't want to have a lawsuit on your hands. Save your money, go to Fulton Grace or something. read more

Overall very poor management and lack in professionalism!! Our residential building in Avondale/Logan Square area was recently taken over by Peak Properties management and so far the issues we have complained haven't been addressed. It takes forever for them to respond back and a ton of follow-ups required. The property manager-Sharron is not user-friendly AT ALL. The maintenance request are still pending. When followed-up(for the 1000th time) the response was that they won't take care of it just for our unit which is absurd. They the request or problem to occur at a larger scale. I have been a resident with Peak Properties for 7 years. I really love my apartment, and overall I've been happy with my time here. The building is clean and well maintained in general, with updates being made to the common areas over the years. My only major issue in my time here was a big mouse problem over the past year. Management did help me with this issue by sending over pest control to identify methods of entry and also a person to fill in those holes near plumbing connections that were found. There have been a few times (though not always) that maintenance has been slow to respond, especially after moving to an online ticketing system a couple of years ago. There were a couple of issues in the last few years such as a missing common area smoke detector that I submitted only to have the ticket automatically closed as 'completed' after 2 months even though it hadn't been completed! I had to email the maintenance coordinator for this to be resolved, which they did within a reasonable amount of time. I wish the online system would just work as desired, though. I would advise following-up with the maintenance coordinator if you haven't heard back on an issue within a reasonable amount of time. read more

If I could give them a zero, I would - This is one of the worse rental experiences I've ever had with them at 620 W Addison and the property mgmt team for this location. The roof continually leaks all over the apartment and regardless of the maintenance requests and emails, they refuse to fix the problem and continue to just paint over it. At one point, there was a solid stream of water coming in through the roof. I contacted the emergency after hours line and received a phone call back from Sharon (property manager) yelling at me about how my apartment flooding is not an emergency. Several thousands of dollars were ruined and i could not use most of my apartment for 6+ weeks, but the building struggled to offer me even $500 especially after it wasnt covered under my insurance since its building negligence. Packages are constantly stolen from the lobby and regardless of how many times you reach out to Peak, this isn't addressed, they tell you theyre reviewing video and never contact you again. A neighbor moved out and abandoned their kitten in the hallway. I emailed the property mgmt team and was told they were going to be off for a long weekend and they hoped that someone would feed the cat - never did anyone check in again on this situation. The laundry is terrible and destroys your clothes and the dryers dont heat well enough to dry in one cycle. Parking on Addison is difficult and even worse on game days. The back stair shared space is filled with trash and debris making it a fire hazard - I requested this be addressed several times over 3 years, but the problem was never fixed - large appliances and trash everywhere which limits the building to one point of exit in an emergency. I'm sad to be leaving my incredibly spacious one bedroom -- and only because I am sizing up to a 2BR and none were available with Peak at the moment. Great safe and secure building, great value for square footage / location, great reliable, prompt support from property manager David Maier, and great neighbors! 17 days later. They brought maintenance in to "fix" the mold issue and the head of maintenance told his worker to just remove the baseboard and put a new one on. They are trying to do nothing about the fact the mold is in the wall nor did they even clean the mold and disinfect the area. I contacted a mold specialist company and they confirmed this is TOXIC BLACK MOLD. He appears to be responding to all of the bad reviews to make PP look better, but I wonder if he has actually reached out to any of the tenants to make it right. It is egregious considering how much we pay in maintenance fees and other non-refundable fees when they have not done anything to actually improve the building. The WORST property management company I've ever experienced... out of roughly 10 different units I've lived in, they are hands down the worst and it's not close. Their people in charge are unresponsive, rude and worthless.. had rats in my apartment, not just in the basement, in the living space and for 2 months they didn't do a single thing. Had a leak in my bedroom onto my bed, they didn't do a thing, the entire time. They don't clean the common areas, don't fix things like lights or locks in the common area, don't fix the landscaping AT ALL... I thought it was just my unit but after talking with others in my building, it was the same story. An absolute terrible company. Tried to be reasonable with Sabat and Cesar and they never even responded to my emails until I called their cell phones. If you're looking to rent at one of them, stop what you're doing and run the other direction. I wouldn't recommend any of their units to even my worst enemy. From the tenant side, the property manager either maintains the building or does not, and Peak does not properly maintain this building or respond to requests within a timely manner. We have had open maintenance requests for small things such as an air filter for the heating unit and large things such as the shower grout replacement, and my favorite - birds living in the heating unit. It is a very corporate establishment in regards to processing applications, scheduling the move in and move outs, but that doesn't translate to any sort of consistency in repairs/maintenance. The application and move in are extremely expensive which makes it prohibitively expensive to move again after only one year but I wish we could. read more

Lived in one of their buildings in Lincoln Park/Lakeview for a few years. Management is terrible to work with, no one answers their 24/7 hotline - even if you're calling at a reasonable hour - maintenance is not quickly performed and they don't give you proper notice before entering the unit. Especially during COVID times when working from home, I've had maintenance banging on the door until I answer without letting me know ahead of time when/if they were going to be there, and of course consistently while I'm the middle of a meeting. My fridge wouldn't close, and the recommendation was to tape it shut until they could get me a new fridge. That was 3 months ago and so far the tape is going strong! Similarly, I was never given keys to my back door and have never been provided a set, despite asking for one multiple times. My building is old and they definitely aren't putting in any work to update it. The plumbing is especially bad - poor water pressure, can't flush the toilet if someone's in the shower, and hot water at the kitchen sink is a literal trickle. There's about a 50/50 chance of them actually shoveling when it snows. They do not communicate when doing work on the building, and I have had the water turn off multiple times and had to call them to figure out what was going on. Usually, they didn't know either, and I would receive an email sent to all tenants the next day explaining that the water was shut off and why. They raised rent every year by ~$25, which seems to be pretty standard. They also added on additional fees for general building maintenance and utilities after the first year, although there wasn't any change in the quality of services they provided. Coin laundry in the basement works ok and is $3 per load. One of the washing machines has been leaking for the last year and so far no one has come to fix it. Overall, they're fine as long as you don't need them to actually do anything. The rent wasn't crazy for the space I had - $1350 for a 750 sq ft 1 bed/1 bath with no dishwasher, laundry in building, no parking, no AC, and radiator heating. But I'm very happy to no longer have to work with them and wouldn't recommend them. read more

Firstly, the best thing about my experience was the property manager, Andy at 619 S LaSalle. Andy is kind, responsive and you can tell he cares about the experience of his tenants. Peak Properties, on the other hand, has been dragging me through the dirt in my attempt to renew my lease. They will only offer me a short term renewal lease and have instituted a 10% increase in my rent if I chose to renew! They want me on short lease so they can charge me an additional increase should I choose to renew again or so that I will leave and they will massively hike up the rent for what ever poor soul leases this apartment after me. read more

During the lockdown in March, the company was very understanding and sent out positive message. In the past my rent increased by about 20 dollars a year, but now it increased 50 dollars. I asked about this and the company replied that it's the market value... I asked if anything could be done because my job was effected by the Pandemic and was told yes, they could lower the increase to $25. I was willing to sign on for a new year and pay the new increased (by $25). When I confirmed via email that was what I wanted to do they took back the offer and said they couldn't do that. I decided to not renew my lease. For two years a spot in my ceiling was getting a brown stain and three times my building called painters to come paint over the spot but it kept coming back. read more

I recommend caution before signing for a property through this management company. Very unprofessional and unorganized. I have had numerous issues after leasing with them for not even a full month. It took weeks for me to receive and sign the correct lease... a red flag that I should've acknowledged. I have been staying at my new place for 3 weeks now. The very first day I complained about there not being any lights in the stairwells. I am living in an old building with winding narrow stairs. It is pitch black in the stairwells even during the day. I even mentioned to the company that this negligence on their part and is a law suit waiting to happen. I also submitted a work order to the emergency service when this issue wasn't addressed immediately. 3 weeks later and the lights still have not been fixed. Just went to pay my first months rent and am being charged for not having renters insurance even though I provided a copy of my renter's insurance policy to the office in person on the very first day of my lease. Still waiting to hear back from someone about this issue. It's very difficult to get a hold of anyone at the office. I found the easiest way is to select a prompt about making payments or purchasing a parking spot, as it seems the only lines this company answers are the ones that involve making more money. It is very clear these people do not give a damn about their customers living conditions. They should be ashamed. read more

Renting from Peak Properties has been an overall pretty negative experience. I finished up a lease recently and the people that they have representing the organization are not very easy to deal with, and they tend to only respond to you when THEY need something. I had several issues with my apartment over the year I was there: unexpected plumbing issues and even fundamental stuff like holes in the wall not being painted or the apartment not being cleaned prior to moving in. The maintenance person was sometimes quick to respond and sometimes unresponsive until a second text was sent. Faulty refrigerator, faulty pull-switch light cords, etc. Emails sent through the website to management are almost never answered unless you use very direct and choice words (which I really try to hold back on because I know sometimes people are just busy, but an emergency is an emergency). I know that managing a lot of properties is a tough job, but I think the overall experience does not allow me to recommend Peak Properties to anyone, even though some of the people were very nice. Would recommend Planned Property or Lakeview Associates in the Lakeview/LP area. read more

The ceiling in my apartment has been leaking for 8 days. Last night I was woken up for the fourth time since the issue has started to the sound of pieces of my ceiling crashing down on the floor and dripping in the bowls we put out last Sunday to keep our things from being ruined. Peak's maintenance coordinator for my building, Maria, called me from a blocked number and told me about how she's been in the hospital with her husband for a week and she hopes "they" will send someone out soon, sorry. I've contacted the city regarding this and they advised me to send a repair or reduce letter and let them know if it gets any worse. Now, there seems to be mold forming on my bathroom ceiling and the water damage from the ceiling has picked up and it is now consistently damp. My shower has also been leaking for two months and they all but shrugged it off. I have been forced to sleep on my mattress on the living room floor with next to no support and my asthma has been flaring up like crazy. I have a bad back from a car accident and peak could not care less. Per my rep at the city, they are likely trying to ignore me until my lease is up in April so they can go in and gut the apartment but still receive money from me. Now, I'm being forced to work with an attorney to get them to either make my apartment livable again or let me out of my lease. These people are inattentive slum lords, beware. read more

To say I have been disappointed with Peak Properties and their lack of professionalism is an understatement. Over a month ago I reached out to inform the company I would be moving forward with a sublet and were directed towards a person named Veronica. After multiple emails, phone calls, and overall, sporadic communication from Veronica, who lacked any sense of thoughtfulness or thoroughness, our subletter was finally approved. Yesterday, after the subletter's approval which took a total of 6 weeks to get, we receive a call that he is no longer approved because he has a dog. A fact that had been relayed to Veronica in multiple avenues many different times but was just now being brought up. Furthermore, the lease CLEARLY states that dogs are allowed with a certain fee so you could imagine our frustration when we called to clear things up and are then told by the building manager that "they made a mistake when drawing up our lease" and a memo should have been included that said dogs weren't allowed in this building but probably wasn't because of "COVID." I empathize with people who had to work understaffed throughout an incredibly difficult year. However, a process that should have taken three days max has been drawn out over six weeks for us to be told this wasn't going to work out. Absolutely, ridiculous for a company to expect grace from their residents when they make their mistakes (of which there are plenty) yet cannot offer grace to the residents who have done more than their part. Now, I am stuck with the task of finding a subletter in less than two weeks or I will be stuck paying two rents- a situation that could have been easily avoided if it wasn't for multiple oversights and a lack of efficient communication from Peak Properties and its employees. read more

I lived at a Peak Properties property for 1.5 years. They were very quick to respond to maintenance requests. Maintenance requests were fixed the day of for simple issues, and the communication was excellent if the maintenance was more complicated. Also, the property manager was understanding and took action on my requests throughout my time as a tenant. Overall, I would recommend Peak Properties to anyone looking to rent in Chicago. The communication was clear, and they followed through on obligations. The property manager was considerate of my circumstances, and did everything he could to meet my requests. My fiancé and I have been trying to lease parking (in the lot connected to my CONDO building that Peak somehow owns) for months. It is impossible to get a hold of anyone, and when we finally did, our lease was cancelled not once but TWICE before going into effect. Both times, Peak cited 'a change in parking availability' as their reason to cancel a SIGNED LEASE! How can availability change on a space you've already leased to us? Honestly, I think a lot of this depends on the specific building that you're living in, and who's managing that building. I've lived in two places that were managed by Peak, and the difference was night and day. In Evanston, I lived in a property that was originally managed by Parliament Enterprises, but I think they were bought out by Peak. Conditions were not acceptable; the biggest issue was that the roof leaked into our unit for two years. Despite at least 5 complaints about this, it was never fixed. Moreover, we had an issue with them entering our unit (and allowing prospective tenants to take videos of our stuff) without any notice. I only found out because I was testing out a security camera, and happened to catch people in my bedroom when all my roommates were gone. Compare this to my current building in Rogers Park, which is technically managed by Peak but has on-site management that is *very* responsive, communicative, and proactive about maintenance. Marc and Sladja are really terrific! So: 1 star for that Evanston property, 5 stars for Rogers Park. Splitting the difference with a 3-star rating. read more

Make sure they are laid off, havent responded to me in months....and they always convienantly have "phone issues", trying to have a conversation about charges, and other things PM should care about. I want to preface this review by saying my experience isn't necessarily true for all properties managed by Peak Properties. However, based on my experience of Sharron as the property manager, I'd give 0 stars if I could. I know other people who rent from Peak who have different building managers and they have said they do not have the quantity or severity of issues - so I'd recommend asking who the PM is before signing a lease with Peak Properties. To that end, I've spoken with others who have Sharron as their PM, and have found common themes that highlight the collectively abysmal tenant experience. COMMUNICATION: To start, it is extremely difficult to get Sharron to respond to major issues. It requires multiple follow ups via email, often over a span of several weeks. It is also frustrating that it is impossible get ahold of anyone at Peak because the phone numbers they provide are never answered. Over the course of my lease, I've tried calling multiple times at different times of the day and leaving voicemails and have never once been able to talk to someone on the phone, and the others I've talked to report being unable to reach anyone by phone. However, when Sharron does respond (via email), she seems to go out of her way to be unhelpfully vague, defensive, and extremely rude. When asked for details or clarification, she tends to respond curtly and will at times resort to offensive comments. Tenants agree that it is mentally exhausting and time consuming to have to keep following up, and it should not be the responsibility of the tenant to ensure things get fixed. MAINTENANCE ISSUES: Leaks, pests, and mold have been ongoing issues that get ignored all together, or tenants are told the issues have been "fixed" when they continue to occur. When contractors are sent out to address maintenance requests, they frequently do not know what they are there to fix. As a result, the contactor often does not have the tools or expertise to address it then and there, which further delays the repair process. Also, multiple people have reported instances where Sharron tells the tenants that maintenance fixed the issue, when in fact no maintenance person showed up at all. When this occurs, it's also reflected in the maintenance system, showing the ticket as "closed", which then requires the tenant to restart the process of re-filing the maintenance request and following up repeatedly in attempt to get it addressed. It is overall exhaustingly frustrating, but tenants are unfortunately left with no choice but to continue this cycle. FAILS TO PROVIDE PROPER NOTICE: Regarding proper notice, Sharron blatantly disregards the required 24-hour notice stipulated in the lease agreement and Chicago's Tenant Ordinance. For those that work from home, the lack of appropriate notice disrupts the workday. I know that I personally had two instances where maintenance entered my unit without notifying me, once while I was in the shower and another time when I was asleep, which was extremely frightening. Tenants have reported having to remind Sharron multiple times about adhering to proper notice to enter, but those emails often go ignored. MOVE IN: Upon move-in, the units are not cleaned. Prior to move-in, tenants have reported asking if the unit would be cleaned and repainted prior, which go ignored by Sharron. On move-in day, multiple tenants have said they had to do the deep cleaning on their own, or opt to shell out a few hundred dollars to hire professional cleaners themselves, after their stuff has been moved in, which is expensive, inconvenient, and further exacerbates the stress of moving. Furthermore, myself and other tenants that I've spoken to paid hundreds of dollars for a move-in fee, which begs the question of why the move-in fee exists and what it goes towards. It is shocking that such a basic obligation of property leasing is so widely disregarded. SUMMARY: It is astounding to me how many others have faced the same issues with Sharron specifically. I know in Chicago there aren't a ton of rental companies to choose from, but having rented from several others, I can guarantee nothing is as bad as renting from a Peak Properties location managed by Sharron. I strongly advise the owner of Peak Properties to heed this message and take action to help Sharron improve upon her performance - not only for the sake of the tenants themselves, but also for the benefit of the company and property owners. I sincerely hope that Sharron is able to receive this feedback and take the appropriate measures to become a better property manager. read more

Consistent problems occurred while I was renting one of their units. We had communal Wi-Fi, which was constantly faulty and one that we could not control. Constant water damage plagued our entire unit, especially above the washrooms. Furthermore, we had pest issue near the end of our lease. He proved multiple times to be unprofessional by ignoring phone calls, messages, and being passive aggressive, especially towards college students. In addition, Davis lied on numerous occasions about the state of the apartment prior to entry and repeatedly ignored tenants when they expressed a fear that a carbon monoxide leak might have occurred. They don't even deserve one star. The absolute worst management company I've dealt with. I pay $1550 per month rent. Peak manages for the condo owner who lives out of town. The latest fiasco is my refrigerator has stopped working 10 days ago and finally a repairman came to fix it today and said it was not repairable. There is no urgency on the part of Peak Properties to resolve this. I was told that "Not having a refrigerator does not make the apartment uninhabitable". No concern at all for me, a senior citizen and long term tenant that has not once been late even a day, with the rent in 7 years. We are moving out of our Peak Properties apartment after four years so I just wanted to update and say that overall we have had a really great experience with this company. We ended up having to ask to terminate our lease slightly early due to some issues we were having (nothing that was Peak's fault) and not only was our request acknowledged and granted immediately, Peak has become more aggressive in trying to solve the issues our building is experiencing. Like most of the other reviews, VERY unprofessional, do not bother. First of all, I love my apartment. I've been living in this apartment for 4 years. It has been such a fantastic place to live. I'm close to everything and have an awesome patio that my partner and I enjoy all year round. So when my independent landlord called me to tell me that he had sold the building and it would be the very next week, I was brokenhearted. Now, my landlord was a great guy. I would text him about a problem and usually, that very day someone would be at my place to fix the problem or at the least the next day. He kept the place in pretty good shape and we rarely had outages. But when he told me Peak Properties would be the new management company, I immediately remembered from my brief time as an apartment finder what a bad company they were. Then, I got on Yelp and they had a WHOPPING 1.5 stars. As I read through the reviews, my heart sunk even more, thinking that I would possibly lose my perfect apartment. Sure enough, the first day they had the place, they started demo on the apartment above me at 7a, the day after the pride parade. I wasn't happy. And several times, they would use power tools before the required 8a start set by the City of Chicago. Now, it just so happened that my dishwasher decided to crap out on me the week they took over, so after I finally found out who to call about repairs, I called. And called. And called. Left messages. Talked to a guy. Left messages. Finally, about two weeks in, I received an email from someone about signing a new lease with new rents. I let Natalie know that I had concerns that their company that still hadn't made it out to my apartment to repair my dishwasher would increase my rent just because they took over the building. I received an email from the building manager that very day. And 2 days later, someone finally came by to look at it. They said that it needed to be replaced and that they wouldn't replace it until they knew whether or not I was staying. Um, REALLY? Now, we are 4 weeks without a dishwasher, without any sort of lease agreement, and I've simply had it. I mailed them a certified letter with my rent check advising them of my 30 day notice to vacate. Whatever you do, DO NOT EVER deal with this company. Furthermore, the alderman checked out their permits for the building, and they didn't have any at all. They were ripping out walls, that could possibly have been asbestos and lead paint. Also, we saw them doing duct work. I'm pretty sure they replaced plumbing and moved gas lines. ALL STUFF REQUIRING PERMITS and I'm pretty sure requiring an inspector. When the police came after the alderman called them, the workers that were in another apartment ran down the back stairs and lied to the officer saying they were not working in this building. I inquired about an apartment I saw listed on the internet and set-up a showing. Miguel was quick to respond and we saw the apartment a few days later. Although it was not the apartment that was advertised at all, it was still beautiful and fit the needs of my boyfriend and me so we decided to move forward with submitting an application. Miguel mentioned that the rent was negotiable so we proposed $2,800 over $2,950. He said he'd get back with us after speaking with the owner, but we wound up having to follow-up about 5 different times to get a response from him. When we finally got him to respond, he told us that the owner did not want to negotiate on rent, but would give us one month free. Okay fine, but why mention that rent is negotiable in the first place? We still thought it was an amazing deal so we paid the $329 worth of move-in and application fees in order to move forward. Once the lease was finally ready, it was totally wrong and it continued to be wrong another 6 times afterwards. One time the monthly rent was incorrect, another time the lease length was incorrect, another time the free month wasn't noted, so on and so forth. Every time we had to go back and attempt to get a hold of Miguel who always seemed bothered and unapologetic. After the 6th attempt of getting a proper lease, the link to sign the lease was broken. It has now been 14 full days since we communicated to Miguel that we wanted this property. FOURTEEN DAYS and the lease is still wrong. Today, he texts us and asks if we're still on for a showing at 1:30 pm. My boyfriend responds and asks him to clarify as we did not schedule a showing. He responds and says maybe it was one of your roommates that scheduled the showing. What?????????? He was clearly confusing us with another renter. Miguel ends the conversation by saying "Let me know either way. If we don't conclude this today, I'm cancelling the lease anyway." You're cancelling the lease anyway? Again, what??? We log into the back-end only to find he had already cancelled our lease. Good because no way in hell were we going to live in a building so poorly managed that agents cannot even keep their appointments straight or write up a proper lease. Do not sign a lease with this company!!This is the worst place I have ever lived! Please trust the reviews! I have reached out to management about the neighbors above me who are college student and nothing has changed. I moved in February 2022 in a 2bedroom Apartment in Downtown Evanston. Peak rented a 4-5 bedroom apartment to young adult who are not being monitored.These guys keep me up most night with stomping, jumping ,yelling and sometimes fighting. They host late night parties and get togethers which last for hours until the early morning. I have emailed them at least a dozen times with no resolve. I have shared videos with Dave and nothing has change. I signed a extended lease not knowing I moved to the ghetto! read more
