This was my first time doing a project of this size for myself. I wanted a 30'x50' metal RV garage built on a concrete slab with an 80' asphalt driveway on my 5 acre property. I contracted for surveying, engineering, geotechnical support, and worked with the county for all permitting. After selecting my metal building contractor, I called Leo's company for an estimate after seeing the many positive reviews he had on Google and Yelp. In the excavating, concrete, and asphalt areas, I had a difficult time finding single contractors that did all three areas. Besides Leo's estimate, I was able to obtain one other. Other contractors would say they worked in all three areas but upon visiting my site, they would say they just did one area but had contacts that could provide estimates in the other areas. Leo's site visit and subsequent interactions put me completely at ease. He had done his homework, deep diving the plans I had sent him. His estimate was in the ballpark of the other and he provided pictures of his other jobs that proved that he had more than enough expertise to complete my project. Over the course of my project, I came to rely upon Leo to help me overcome obstacle after obstacle due to my inexperience working across the trades and with the county. In one example, we had a conference call to talk to the engineer to determine how best to build up the ground to make it level for the slab with a mostly level driveway that would drain properly, and T'd from the original driveway. In another example, I did not find the building permit on the county's electronic system until after the concrete slab had been poured. The first geotechnical report had made "suggestions" that the county made "mandatory" in the building permit, one of which was having a geotechnical expert write an assessment after the forms were constructed and before concrete was poured. I was able to have the geotechnical engineer visit the site and inspect after the fact. Leo made himself available to answer questions and he had pictures of the rebar and forms. A positive report was developed that satisfied the county. Leo told me that he likes jobs that are my size and up to 12 homes at a time so he can be responsive to his commitments. For me, he was on site when he said he would be. The size of his crew was always right for the job at hand and no one was ever not fully engaged. If you have a major self-funded project and are looking for someone you can trust on your team, look no farther than Leo Lopez and Lovaz Excavating LLC.

Downside is the owner seems to be greedy and immovable regarding the final bill. I understand he's scheduled on one job and that keeps him from being able to schedule another but the amount charged per hour would seem to offer a huge amount of wiggle room. Huge. It's so big I need to type it again. Huge. When approached about a minimal(seriously, minimal. So minimal he would have still been paid for time spent doing nothing) adjustment to the bill, the reaction was pretty douchey. He didn't even reject the offer graciously with a smile. Instead, he became condescending and dismissive. Needless to say, our company will never ever hire DC again. Ever. If there is someone else in the PDX area who wants to start a company like this, go for it. You can make an amazing living while still beating your competition's prices and impress them with a friendly, kind approach to customer service.

We had a leak in the ceiling below our third story shower/bath combo. A different plumber had come…read moreout and told me the necessary repair was to cut into the wall to access the underneath of the tub and replace the waste drain, for a price of around $1,400. This seemed steep so I requested Pro Drain come out for a second opinion. Chris from Pro Drain arrived and listened to my recap of the situation. He performed his own diagnostic tests and told me the source of the leak was actually from water getting outside the tub and getting through areas between the tile and the wall of the tub. All that was actually needed were splash guards and application of caulking. Chris saved us over $1,000, not to mention wall repair costs. Pro Drain employs plumbers who are looking to honestly help their clients. I will definitely use them for my plumbing needs going forward.

I did request hydro-jetting a drain as it was a stubborn outdoor clog leaving water pooling around my foundation and something that was needed with a past drain. I was given an appointment for the following day with a 2 hr window. Austen Paul, the technician arrived right on time. He was very pleasant and professional. Went very conservative with a snake before the hydro-jet and voila- unclogged the area. Cleaned up the area and left. What I allocated for this job left me with some major money left in my pocket. Because of this experience, I've made Pro Drain and Rooter service one of my favorites on my cell contacts to be used for my future plumbing and drain needs. Thank you
