Most people will only ever order a home inspection if they are buying or selling a home. We had one when we purchased our house. It's another unsexy homeowner expense. But a home you've been living in for a while? You know everything going on with your own house, right? Haha, not us. Now that we have been in it over a decade, we decided to have one done again. The PacNW winters can wreak havoc on any manmade structure. And all sorts of hidden things can degrade around you without you ever even noticing. Seth did a great job inspecting our house and found all sorts of fun stuff that we hadn't even noticed was going on. But beyond pointing out the things going wrong, Seth also gave us a pretty informed suggestion about whether or not we need to worry about those things now, in a year, in 5 years, etc. This has helped us immensely in determining what we should fix now (to keep the legendary winter rains out of our structure) and what we can worry about down the road. I mean seriously - how often do you go looking around your house with a fine tooth comb? Do you have a device that can test for moisture inside walls? Do you know what carpenter ants look like vs. regular ones? Do you check inside your electrical panel to make sure everything is hunky dory? This review allowed us to see into a lot of places we prefer not to go (scary attic spaces, anyone?!) and basically gave us our to-do list for 2021. Would we have our own home inspected every year? No. but every 5-10 years? Yeah. That few hundred dollars could save us a lot more if there's a problem growing that we don't know about. He was professional, thorough, but at the same time, friendly, and took the time to answer all of our questions. I usually do not write a review, but felt I should as I do not want others to have the same experience. The PDX Inspect Report stated an issue with a gap at the back of the garage door between the molding at the side of the door so we realized we would want to get it fixed. A little over a month after the inspection, we had a contractor in to look at the door and he noted that there appeared to be significant moisture damage near the door at the foundation area and that the slope of the backyard was toward the house (none of this was noted in the report). This was still in the dry season last summer, our realtor, was at the townhouse the second time the contractor came and told us that he thought the Inspection company would reimburse at least some of the inspection cost for missing the problem. I was skeptical as I thought the house inspector, Mike, would have caught it if there had been a serious issue. The contractor proved there was an issue and that the evidence he found explained the foundation erosion. We contacted PDX Inspect and they offered to pay $25 for the repair that cost us ~$500 to repair. We said that was considerably less than the cost for an issue that an inspector should have seen and got the response $25. Next we found that the Furnace was not to code and we needed to have that updated - PDX Inspect response - they do not have to know code and the drainage, foundation issue was not a problem. It felt like they just wanted us to go away. read more

PDX Inspect was recommended to us by our realtor. That was our first mistake. Clearly, it's a bogus handshake situation. The inspector missed a major drain issue in our basement that caused a massive water backup problem on day one in our new house. It was a huge headache that caused a ton of stress and cost us thousands of dollars. It put a major damper on what should have been an exciting, happy time in our new house. The inspector also reported that we had "knob and tube" wiring throughout the house, which caused our insurance company to require us to have a licensed electrician look at. The electrician inspected the house and found ZERO knob and tube wiring anywhere in the house. This extra visit from the electrician cost us $250. Now we are wondering how much of the original inspection report is even accurate. And we're also waiting for our insurance company to require us to have a whole new inspection done when they find out about this because clearly the inspection was not accurate. I now understand why people say owning a home sucks because of completely preventable situations like this. It's a shame. read more

First, booking the inspection was simple, and included a requested recommendation for a separate sewer inspector. The day of the inspection, the inspector Don arrived early, in order to begin preliminary information for his report. Don then explained the home inspection process to us, and then began his inspection. The level of detail that they went into the property inspection and relaying back the outcomes to me was outstanding, and well in excess of what I had hoped for. In particular to our situation, Don explained the building expectations of new construction, and meticulously inspected the home to this high standard.
