I used this service in purchase of my10th home in 30 years as a homeowner. I was present for 3 of the 4 hrs of my inspection in Vancouver WA. From start to finish 45th practiced very efficient business practices surpassing all previous home inspection practices. They used reminders for the appointment sent directly to my phone. They specifically addressed in person the concerns I had about the home in addition to new ones. After verbal immediate review of inspection, I was 90% sure that I was going to purchase the home. Russ told me what I can do to resolve issues down the road in regards to preventative maintenance so when I went to sell the home in the future I was prepared For the concerns of future home inspections. Going over this verbally with (RUSS) was Key as I needed a quick close. This allowed me to order an appraisal the same day that they made the inspection. Before I laid out an additional $750 for an appraisal; thanks to 45th I was confident that the home was a solid purchase for me. Of course a few things were brought to my attention. Russ was polite, courteous, and efficient with his inspection. He showed up on time and ready to get to work. Russ did a great and through job with many pictures and videos for us to review that night or next day with the full inspection report. I would use Russ and his inspection services in a heartbeat again because I don't think there's an inspection company that has the same knowledge and passion that this company does. He is beyond effective at what he does and explains everything in great detail to not just help you understand but also teach you as home ownership is a huge investment. Russ treated our home like it was his and was careful to take off his shoes when going inside. Good and bad news was shared in our inspection and I learned more about how homes are built. Russ went back to get our radon test and talked with the builder about his findings after our approval. So we decided not to go with the house after we reviewed it with the seller who didn't agree with us. I appreciate Russ being helpful in seeing all sides of the situations he faces and I hope to recommend him to friends moving up here or buying their homes in the Vancouver area. I was referred to Russell by my loan officer. He answered my inquiry quickly, and offered a reasonable quote that saved me money. He was able to get us on the schedule in a timely manner, which was very helpful. He arrived on time, and explained what he would be doing in detail, and gave us a folder with a Home Maintenance manual and some other helpful information. He encouraged questions, and engaged with my seven year old son who was there at the time. Russell was friendly, and extremely efficient. He definitely made what can be a stressful event easy. Russell went the extra mile and even made sure the garage door sensors were working for the safety of my children. When he was finished with his inspection, he went over the main points of concerns and showed us the photos he had taken. He said he would have the report ready for us either later that day or the next. Russell's inspection report was sent to me, and in my hands a few short hours later that same day. I was able to speak with my broker about the issues that needed to be addressed, and come up with a list of repairs right away. We had our potential home inspected by Russell with 45th Parallel. He was very thorough, even going the extra mile to get our sewer scope completed by climbing back up on the roof to feed the scope down through the vent pipe because the access at ground level was rusted shut. When the home owner arrived just as we were about to get our overview of what he found, Russell was very protective of our interests and insisted we give him the OK to go over his findings with the homeowner present. Russell performed a detailed and comprehensive inspection, he was very professional and his report was completed quickly so that we could make an informed decision. We included a sewer scope as well as radon testing with our inspection and his prices for all three were very reasonable compared to several other companies. He wasn't the cheapest, but I don't think you want to go with the lowest bidder when you're talking about buying a home. All in all I would certainly recommend 45th parallel to anyone looking for a home inspector and I will not hesitate to use this company again if I find myself ready to purchase another home. read more

Russell did a home inspection for us prior to buying. His communication in the scheduling process was fantastic. He always emailed back within a few hours with our questions. His inspection was incredibly thorough, and he encouraged me to walk through the house to see what he was looking at. He answered every question I had, and made sure I understood his answers. He is also very current on regulations. This particular home was not up to code with it's electrical. We called to schedule an electrician and he told us this is a new code as of last year. So that told us that Russell not only knows his stuff, but makes sure to be on top of industry changes. He even pointed out a few things that are not part of the inspection as a courtesy, such as ant traps and potential mold areas. His report was extremely detailed, and included numerous pictures. He even provided us a list of trusted contractors (at our request), which is a very nice touch for us since we just moved into the area and don't know anyone yet to trust. I found out just how thorough 45th Parallel was when the buyer for my previous home engaged their services. They discovered items that should have been found and replaced or repaired by the inspection company I had used when I had purchased the home 2 years prior. I am now purchasing a new home that was built a year ago. I still wanted an inspection and am so glad I did. 45th Parallel surpassed my expectations. Russ and Tim are both extremely personable. 45th Parallel pays attention to details that could be overlooked by others. They were prompt and efficient. The report was detailed and well-written; it offered lots of color pictures as well as easy to follow guidelines stating the inspection was satisfactory (highlighted in green) or needed to be repaired or replaced (highlighted in pink). They also highlighted safety concerns and gave a nice general summary as well as a safety summary at the end. After this experience, I cannot imagine using anyone else to do a home inspection. read more

Russell was incredibly kind to perform a thorough inspection of a 5900 sq ft house over a national holiday. We were out of state, but felt very confident as a result of the rigor, detail and thoroughness of his report. It included annotated photos which were well-lit and easy to understand, and he also sent a video of the septic line inspection. When he sent us the report, he called to discuss the reason he used particular language, which he chose to give us leverage in negations with the seller. He followed up and spent a lot of time over the phone to ensure that all of our questions were answered. When I asked for verification of a particular point (Russell noted the exterior was wood; the listing said it was composite) he went by the house and verified that the information on the listing was in fact wrong. Unfortunately a lien against the title prevented us from being able to buy the house, but we're definitely going to be calling Russell again to inspect the next house we find. read more

As a preface, let me say that I work in an industry that involves a lot of crawlspaces & attics. A question I get asked a lot is "Why didn't the home inspector report mention that?" To which the inevitable answer is a shrug; many times it looks like they walked around the house, hummed a bar & faked it. All that being said: I was very interested in getting my own home inspected (I'd done a cursory inspection myself when we bought it), & had heard great, nay, even amazing things about 45th Parallel from a mutual client. This is our first time home buying experience, and we chose to go with Russell Tolle at 45th parallel home inspections. We could not be more happy with our decision. Russell called to remind us of the appointment two day in advance. At that time we asked if we could walk the property while he did the inspection. Russell was more than supportive of our decision to learn about our 1906 Bungalow in the Hough Neighborhood of Downtown Vancouver. During the inspection he covered the house from top to bottom. He was so kind and taught us many things from foundation, to plumbing, and electrical. The report was filled with pictures, and detailed descriptions of major and minor repairs to send to the seller. We recently used Russell twice! He is very thorough and does a great job explaining and documenting all of his comments and photos. With the first home, he identified multiple issues of concern, so much that we ended up looking for a different home. This was a lifesaver for us because we found a different home that was even better. With this home, he identified a few items that needed repair, so we were able to get estimates for those repairs and ask the seller for credits toward those costs. He is very polite and genuinely a good person. Andrew was fantastic. Our inspection was scheduled for 3:00pm and at 3:00pm he was already there and ready to go. He was thorough in what he checked, and clearly communicated everything he saw. He happily took extra care in intentionally checking the things we specifically wanted him to look at it. He had the full report (with photos and suggestions of how to address any/every blemish found) to us the same day as the inspection, a matter of hours later. I have absolutely zero qualms about telling my friends to use him. I had full confidence that I understood our new house and what we were purchasing after he took a look at it. Only one word needs to be said that is "Outstanding". I've had home inspections done before and had that little voice question if it was done right! With 45th Parallel they give you not only an easy inspection paper that you can understand, but he attaches pictures so you can see what he's talking about. Russell was by far the best person for this job! He goes over concerns with you as he finds them, he was very polite in asking us if there were certain areas he wanted to inspect first so it was easier on us for our needs (since we currently live in the property he was inspecting). His report was detailed with pictures and categories so it was easy for me to understand. I liked that the red print meant issues needs addressed and green was issues with no immediate need. I would recommend him in a heartbeat for anyone looking for a home inspector. Also the price was cheaper then most and normally that would make me think the service would not be as good, no true. My wife and I are trying to buy our first home and we have used Russell for two prospective homes. With his excellent notes and pictures his reports are extremely thorough and easy to follow. We saw an initial home inspection report from a relocation company but it wasn't even comparable to the report compiled by Russell. We backed out of our first home offer and saved tens of thousands of dollars worth of repairs which Russell had pointed out. Eventually we used Russell to inspect a second home.
