With that being said, here is my honest experience with this company. We should have seen signs from the beginning. We applied for the property 2 months before our planned move and emailed and called several times to make sure they had appliances and ask if we could have the inside professionally painted and included a swatch of the light gray color we had chosen (just so it felt clean and like our own) and were told we don't know let me ask every time. They finally replied back with an answer that no they do not have a fridge. My husband and I are not so rich newly weds so purchasing a fridge was not a great convenience, but not a big deal so we searched for a nice new used fridge. $500 later we took off a day of work to pick up the fridge and bring it in our current house at the time until move in day. Only to find out when we walked through the house when we got the keys, surprise they have a fridge. We called, calmly I might add, and asked for the fridge to be taken away since we already bought the new used one and it was a nicer fridge anyway. At this point we already had $500 and a day off work put into this fridge, it was going in my kitchen lol. Well they said they could send a guy to move the fridge into the teeny tiny garage which already is housing a lot of trash and random things from the previous tenant as well as the washer and dryer. I own a business that requires I be able to use some basic wood working tools that need to be housed there so we called back and said no we would prefer it be moved out. Their response was that my "husband said to put it in the garage so you and your husband are not communicating well and are not on the same page" This whole time my husband and I are sitting right next to each other so it is becoming laughable. Long story short, we had to sell the fridge for less than we bought it for and deliver it taking off work again. There were also fairly nasty mattresses in the built in beds when we got there which we had to request be taken out. The stuff in the garage, I understood that maybe the previous tenant was in a hurry and I wasn't going to make someone come out and clean it up except on the move in sheet to make sure they don't charge us when we leave. (surprise, we were charged $60 for them to come and sweep out the garage and remove a hook) After a similar situation with the paint in communication, we were finally approved only to have to battle at the ends because they had someone repaint at moveout. After much back and forth, we were "only" charged $800 for cabinets in a very small kitchen to be repainted because I had used contact paper on the countertops that I had removed and there was no damage. They were in great condition, probably better than if I had not used the contact paper since I didn't not touch the countertops) that the owners would not have even been aware of had they not gone to the property in the middle of our moving out without our knowledge. They walked through several times while we still were renting the property during move out and noted things like how it wasn't clean (hi, we were moving) and things that we were going to take care of after we moved our things out. It took several weeks to get any answer about any question including a leak we had in the kitchen causing damage to the sheet rock and paint peeling. We were charged for this because I got tired of looking at the wall falling apart and put contact paper over it since it was sagging and looked like it would fall apart. I hope this is only special to our situation and our owners because the woman who was our property manager at the end (we had several) was very communicative and helpful even though the situation was not ideal. But if this is the norm, TAKE PICTURES of everything at move in and get EVERYTHING in writing and keep it in a folder on your computer. Be paranoid and good luck!

Might be google's fault, or maybe someone from helen painter flagged it, I have no clue either way. I will try reposting it back on google later to help future renters make a wise decision. Good thing I saved a draft. My review is as follows: (originally posted on Google) A few things need to be addressed before I can fully get into this review. First, if you do a little research you will find the positive reviews online are from employees or benefactors of Helen Painter. That should paint an accurate picture of HP's integrity, not to mention that they have another website, guess one or the other got too many bad reviews. Second, google requires me to give at least one star to post this review. Moving on, when we first began renting with HP, our experience was great. They were friendly and accommodating. Transactions were pleasant. Unfortunately, the agent we dealt with, Kate(not kaitlyn), moved on to start her own property management group. When it comes to getting things fixed, they did send workers to the house in a timely manner but this when the "blame game" begins and we started to notice how HP really values it's customers. One day, i flush the toilet and water starts flowing heavily from underneath the toilet. We were worried about the damage that could be caused to the floor and foundation so we immediately contact HP and they send plumbers out to fix the problem. The plumber finds all kind of junk that was trapped down there and tells us to not flush baby wipes and tampons down the toilet. We do not have a baby or wipes of any kind but we take note of the expert's advice. A few months go by and it starts happening again so we let HP know and they send the plumbers out. The plumbers proceed to tell us the same thing about tampons etc and that next time it happens they will have to charge us $600 dollars. A couple of weeks go by and it happens again. We request that they send a different plumber. The same plumber comes to the house does the job and tells me the same thing and that they are going to charge us, this all with no proof of what he actually found or removed. I complain for two big reasons...First, it was less than 30 days and he was talking about feminine hygiene products... Second, why is the length of time getting shorter and shorter between each leak when the toilet worked fine for years before this plumber put his hands on it. **This very important and I bring all this up bc HP should have questioned the plumber's quality of work, instead they targeted us and tried to place the blame on us.** We narrowly escape that fee. A little time goes by and I'm sure you can guess what happens. This time I take it upon myself to rent the equipment and try and fix it with nothing but youtube guiding me. To this day, there has not been one single issue with toilet. Soley thanks to my wife and I, they now have working equipment in their rental properly but they still try to point the finger of blame every chance they get. As for the review of them on yelp, it may be from a bitter person but they are correct in pointing out the lack of professionalism and especially lack of expertise. We are regularly told that this or that is the law but when we have a question that doesn't work in their favor its always some excuse like "I've been so busy this week, we'll have to get back to you, etc, etc" again with all blame being pointed at the customer. At one point they even told us that if we were to go our own way and sublease it out to someone else they approve of, that not only would they have to pay rent but we would have to continue to pay rent too. I don't even know if thats legal and I doubt HP would have clear answer either. We understand there are rules but we do not appreciate being treated like dirt. HP is not a bunch of horrible people, however as a current customer, I can't find anything positive to say. With there being so many great management companies to choose from, there is no reason to take a risk on Helen Painter.

From the very beginning, I clearly communicated my situation to the property manager, Brittany, by email. She instructed me to provide a letter from the Army, saying the company would review it and potentially relieve me from termination penalties. I submitted the letter, only to be told it was insufficient. Brittany then referred me to Melissa, who told me over the phone exactly what additional information was needed. I went through the expense and hassle of translating, notarizing, and revising the letter exactly as instructed. After waiting days, I was abruptly informed my documentation would not be accepted simply because my husband serves in the Israeli Army rather than the U.S. Army--a fact they knew from the very beginning. Instead of being upfront, they misled me into wasting time and money, making me believe compliance would resolve the matter. To make things worse, Melissa ignored my emails and calls entirely. I had to send multiple follow-ups just to get a partial response from Jamie, while Brittany also stopped replying. This is the type of customer service they provide--unprofessional, unresponsive, and dishonest. I was transparent from the start, but Primrose and Olympus Property were not. Their lack of accountability has caused me unnecessary frustration and hardship. I would never recommend doing business with them.

This was a residential cash sale for a buyer. After trying for four days to reach the title company, Kim reaches out the morning sellers are closing and says "what time would you like to schedule to close", and then would not even meet to give her the cashiers check, she was too busy!!! Then have to drive to Fort Worth to drop it off for a home purchase in Arlington.. then says she'll get the papers right out to you for closing, which will be signed online, and then refuses to give you a copy of the papers you signed saying "we do all that together with the recording". No, I would like a copy of the papers that were signed today for crying out loud, I just purchased a home and I own it! VERY DISORGANIZED! And UNPROFESSIONAL! Never available and did not answer anything ! KIM IS TERRIBLE with communication or anything timely...oh and -- to top it off-- did not receive a copy of the closing papers for singing until an hour and a half before seller signing!!! great opportunity to review, right?

The renter who was in the property left the home in fairly poor condition. My property manager also walked off the job once she found out I wasn't giving her the listing. Andy took on the project and sold the home for exactly what he said he could. Not only was Andy my real estate agent, but he helped coordinate the rehab for the property. I could not have done this without his help. He identified upgrades/repairs that added the most value to the home and brought in reputable contractors to complete the work.
