They even took care of my husband's tire when it got slashed on the street. (Not even really their fault but the parking was being resurfaced so we had no choice but to park on the street) Safety wise. It's an apartment in Perris. That being said I have never felt uneasy about being alone here or taking my dog out for walks alone after dark. The only reason I knocked off a star is because yes parking is pretty bad. There really isn't anything they can do though due to limited space. Also because I wish we had a gym instead of a room that is only used for a few parties. Also because of all the people that let their dogs out, without leashes....something really needs to be done about that. All that being said though, the rent is cheap, the apartments are very large, and the maintenance guys are awesome!

One of the biggest positives was how quickly maintenance requests were handled. Most of the time, our requests were taken care of by the very next day, and we never felt like we were waiting forever for repairs. One summer, our AC went out, and although it took about three days to fully repair, they immediately provided us with a window AC unit so we could stay comfortable while we waited. We also had an issue with cockroaches at one point, and management responded very quickly. They contacted an exterminator who treated and injected inside the walls, which we really appreciated because it helped address the problem while keeping our pets safe. The staff is another huge reason we had such a positive experience. Carol, the manager, is very professional, helpful, and truly works to make your experience living there a good one. Angelie in the front office is seriously the sweetest! She was always kind, welcoming, and willing to help whenever we needed something. I also really appreciated that the complex communicates important information through text messages. That was so convenient because checking my email isn't always my first priority, and it made it much easier to stay updated. The pool is always maintained and ready to swim, which was another big plus! ‍ The only downside I can really think of is parking. If your household has more than one vehicle, finding a spot for the second car can sometimes be difficult. However, that was a relatively small issue compared to our overall experience. After 7 years, we can genuinely say that we loved our time at Country Hills Apartments. The only reason we're moving is because I recently got a new job and wanted to live closer to work. Otherwise, we have been very happy here and are grateful for the years we spent calling Country Hills home!

Living at Avila Apartments in Menifee has been one of the worst rental experiences I've ever had…read more Don't be fooled by the nice exterior or staged model units -- the reality is a completely different story. Management is unresponsive, disorganized, and frankly, rude. Maintenance requests are ignored for weeks (if they're even acknowledged), and when someone finally shows up, the work is usually rushed or incomplete. You're better off fixing things yourself or just living with the problem. Noise is another major issue -- the walls are paper thin. You'll hear every word your neighbors say, every dog bark, and every footstep above you. If you value sleep or privacy, this is not the place for you. The rent is ridiculously high for what you get. They tack on hidden fees and raise the rent with zero justification. And good luck getting your deposit back -- they'll find every excuse to charge you for "damages" that were already there when you moved in. Parking is a nightmare, trash is constantly overflowing, and don't even get me started on the security -- or lack thereof. Packages go missing often, and the gates? Rarely work. In addition they rip you off when moving out with fees that are not legitimate. Save yourself the headache and keep looking. Avila Apartments might look like a luxury complex from the outside, but it's all smoke and mirrors. Living here was a huge regret and the leasing staff is condescending and rude (Chrissy and Crystal).

It honestly seemed like they were never in the office (whoever owns these apartments might want to look into their employees for not ever being at work). When we applied we had to give a $100 deposit, initially they said it would be refundable, and in the end they didn't want to give it back. When we first moved in, I went to the pool with my kids and was questioned about whether I even lived there "because she had never seen me before," which was strange. Another time, I was walking my kids to the park and was followed from the office area, and that same person ended up sitting at the same table as us without saying anything. It just made things uncomfortable. Communication with the office was also difficult at times. While responses may be described as "direct," they often came across as defensive rather than helpful when concerns were brought up. Parking was also an issue. We were never clearly notified about how limited guest parking actually was, and visitors often had to park down the street. There were also times we saw people camping right outside in the corners of the property. They would get removed, but then come back weeks later. There were also multiple car break-ins while living here, and neighbors would often warn about seeing sketchy people at night. The move-out process required multiple follow-ups. The itemized statement was not initially provided by mail as stated, and was only uploaded to the portal after repeated requests. There were also duplicate charges and a prior payment that had to be corrected. After posting a review elsewhere, management responded stating that everything was clearly communicated and supported. That wasn't my experience. The itemized statement was not initially provided and only became available after multiple follow-ups, and duplicate charges had to be corrected. Since photos were brought up in their response, I'll just note that I hadn't mentioned photos originally. For context, I also have dated move-in documentation showing the condition the unit was originally provided in, which is important when comparing any move-out charges. I also noticed reviews from individuals associated with management, which makes it harder to fully rely on the overall rating of the property.

I would not recommend this property based on my experience with the move-out process…read more We made a genuine effort to thoroughly clean our apartment before moving out, but the move-out inspection felt extremely nitpicky and excessive. We were charged for very minor things, including an area near the door handle where there were only a couple of small drops of what appeared to be something that could easily have been wiped away. What was especially frustrating was seeing photographs of seemingly every corner, crack, crevice, and minor imperfection in the apartment being documented and used to justify charges. After living in an apartment and making a reasonable effort to clean it before moving out, it was disappointing to feel like the inspection was focused on finding anything possible to charge for rather than fairly evaluating the overall condition of the apartment. I understand that apartments need to be left clean and that legitimate damage may result in charges. However, there is a difference between addressing legitimate cleaning or damage issues and documenting every tiny imperfection and treating it as a chargeable expense. My biggest disappointment was how the situation was handled after I disputed the charges. I would have appreciated a more reasonable and customer-focused approach instead of simply being told that management's decision was final. I hope management considers whether this type of move-out process is really a fair reflection of how they want residents to be treated. !Update in response to management: My concern was not simply that we weren't present for the final inspection. My concern was the extent to which extremely minor items were documented and treated as chargeable cleaning. We thoroughly cleaned the apartment before leaving, yet the photos provided to us included things such as a couple of small drops near a door handle and photographs of virtually every corner, crack, and crevice. Being present for the inspection would not have changed my concern about the standard being applied. I believe a reasonable assessment should consider the overall cleanliness and condition of the apartment rather than treating every minor imperfection as a chargeable item. I understand that legitimate damage or excessive cleaning can result in charges, but I do not believe that documenting every tiny imperfection is a fair representation of the condition in which we left the apartment. I stand by my review and my experience with the move-out process.
