It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

The actual carpet invoice is dated the next day, August 19, and totals $2,477.80. The $400 carpet-cleaning charge on the same statement is backed by a vendor invoice dated August 23, five days after the statement was issued. The $50 "yard work to repair damaged lawn" was mulch and small plants, $49.59 per their own sheet. They also charged me $21.41 for a kitchen faucet leak I had reported through their own maintenance system. I was never given the after-repair photos California law has required since April 2025. I accepted $2,425.30 of the charges in writing and asked for the remaining $1,574.70 back. I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

Overall, communication with the property management company itself was good. They answered the phone, responded to my questions, and processed my application fairly quickly. My frustration was mainly with how long the approval process took and some of the repeated questions I received. When I toured the property, I brought my partner with me, who lives in the Bay Area and was not going to be living in the home or included on the lease. Shortly after the showing, I was asked whether there was another adult who needed to be added to my application. I explained that there would only be one adult and one dog living in the home. My rental history apparently showed two adults and two dogs at my current residence, which is accurate, but my circumstances for this move were different. Despite already explaining this, I was asked again later to confirm whether there would be another adult and another dog living at the property. I found the repeated questioning a little uncomfortable and unnecessary after I had already clearly answered it. I was initially told the approval process would take approximately a week, but more than two weeks passed without a decision. I was told they were waiting on the owner and, at one point, that the owner was asking again about the number of adults and dogs. I understand that owners have the right to review applicants and ask reasonable questions, but after providing the same information multiple times, the process started to feel unnecessarily drawn out. After about 15 days, I had already secured another home and decided to withdraw my application. There were definitely positives: the property management team was responsive, easy to reach, and processed my application quickly. However, I think the owner approval process could be much more efficient, and once an applicant has clearly answered questions about who will be occupying the property, they shouldn't have to repeatedly provide the same information.

Meadows Property Management is a family run business and to keep costs low Russell and Judy Meadows along with their son do most of the maintenance work themselves which can be both a blessing and a curse. For example, our fence needed repairs and new boards were installed within two weeks; but when it came to more serious issues such as air conditioner performance or pest control the matters were never fully resolved. We had two full year leases then went month to month; the renewal addendums were made in the margin of the original document, kind of hokey but that's how it goes with these folks. Paperwork (or lack thereof) did become a problem when we moved out. We were charged for some items that were not our issue but we got more of our deposit back than we expected so I guess it evened itself out. The Meadows are blunt and occasionally accusatory but all in all I think they mean well. If you are looking to rent through Meadows Property Management I would keep the Latin principal of caveat emtor in mind.

Unauthorized Charges: Bypassing pre-approved spending limits to bill us for unauthorized vendor fees without owner consent. 2. Concealment & Failed Move-Out Inspection: Upon the tenant's departure, management failed to conduct a proper move-out inspection and actively concealed that the HVAC system was completely broken. Because this was hidden from us, it stripped us of the opportunity to utilize our active home warranty policy, forcing us to pay thousands out of pocket to replace the unit to complete our home sale. 3. Refusal of Statutory Accounting: Following tenancy, they have repeatedly refused to provide complete, itemized beneficiary account ledgers and move-out summaries, in direct violation of California Business and Professions Code §10148 and DRE record-keeping standards. 4. Gross Mismanagement: Mishandling tenant maintenance and inspection concerns, which directly led to prolonged vacancy, legal complications, and over $12,000 in post-tenancy repair costs. Despite repeated written demands to resolve these issues and provide our mandatory financial records, management has stonewalled us. We are currently escalating this matter through formal administrative complaints with the California Department of Real Estate (DRE) and legal counsel. Property owners looking for professional, transparent management should look elsewhere. Save yourself the financial loss and headache.

Unexpected work for months that was never discussed prior to moving in and then blamed the landlord and workers for not even letting us know the work had been finished over a month prior yet we were not allowed to use our premises (confirmed myself with the construction company who said Keyrenters was aware) Upon moving out, they also will keep money for repairs and promise to give receipts (CA law) and then they ghost and block you right after you move. Myself and other tenants have moved strictly because of this company and how awful they are with privacy, communication and unlawfully keeping your money without any proof or receipts (AB2801). Notice how their good reviews only come from landlords because they do not give a shit about tenants AT ALL.
