We bought a house in Litchfield County. The inspectors were young men in company polos, and at the…read moretime, they seemed all right. The report suggested a few things should be repaired, but they were minor. What they missed is that the waste water pump outdoors in back, which connects the house plumbing to the septic tanks that are elevated above the house, was an indoor, not an outdoor model. It was jerrybuilt in the sense that the seller had constructed a cement block vertical tower for it that was underground, and then covered the whole thing in styrofoam as insulation. We didn't know anything about this kind of septic pump, and counted on the inspectors to look at everything. A couple of months after we moved in, the plumbing in the house was blocked, the bathroom floor flooded. It turns out the pump was set in cement below ground (totally not regulation), was missing a required "float" and alarm,, and will have to be jackhammered out. Yes, it would have had to have been replaced, but if the inspection had pointed out what's in the above paragraph, our bid on the house would have been lower. As it is, a new pump designed for outdoors is going to cost us $9000 plus labor. Our mortgage bank gave us a list of three inspection companies in the area, and we chose Pillar To Post. We chose wrong, and will tell that to the bank and anyone who asks us for recommendations for inspectors.
