Sven is simply the greatest home inspector that you can possibly hire. As first time home buyers, we had a decent idea of the home we wanted to purchase. Most home buyers spend maybe 30 minutes to an hour maybe 1.5 hours at a property. Sven invested four hours of his time at the property and found over 148 issues with a property that we thought was close to turnkey. He also offered a discount with our next inspection. Sven and Jeff did extremely thorough inspections of two homes we were considering buying; in one case the inspection report convinced us not to buy the home, in the other case we went ahead. Each report was extremely detailed, coming in at nearly 100 pages with circles and arrows explaining all the problem areas -- so much so that we simply turned over the report to the seller's attorney and said "fix it"! Sven is an absolute treasure, and exactly who you want to have on your side as you make one of the biggest decisions of your life. He inspected not one, not two, but THREE homes for us between October and December of 2017. All three homes were old construction, and subject to layers and layers of remodeling and repairs. We worked with Sven on a home inspection in Summer 2017; he was an extremely helpful and knowledgeable home inspector. His work across a full day of inspection ultimately yielded a hundred-page report with just as many pictures as pages, put together with the type of care and expertise that's crucial to the all-important inspection process. I cannot recommend Sven more highly for this service. Right off the bat, Sven was extremely professional: he showed up on time, took out all his gear, and immediately got to work. We shadowed him the day of the inspection (which I'd highly recommend, since you'll learn a ton about the house in the process), and he methodically went room by room and then through the entire exterior of the house, taking photos and making notes the entire time. Sven had many tools that I'm sure are standard but also some that seemed special, which reflected how deeply he cares about the integrity of homes (and also how seriously he takes his inspections) -- one tool I remember in particular was a heat-mapper which compared hot and cool zones of the home (especially important in our case, since we were inspecting an old home). Sven took the time with each tool to explain to us what it was for and what it would reveal about the house, taking this same explanatory approach with all the existing machinery in the home. (About ten minutes into the day, I found myself taking painstaking notes since it was clear what I stood to learn from Sven.) Sven also struck me immediately as entirely forthcoming: In the span of the day, he did an incredible job giving us a sense of what we'd need to do (as responsible homeowners) within the first few months or year if we decided to purchase the home. He similarly pointed out advantages of the home's design and parts, and even made suggestions for how to leverage its particular structure to increase longevity and performance. Sven also conveyed details and recommended vendors for the important follow-up tests we'd need after his inspection but before making a decision on the home (roof estimate, septic inspection, water test), and was able to conduct one crucial test (a radon test) within a few days of visiting our home and taking samples (which I've since learned not all inspectors have the equipment to do). I had several conversations and emails with Sven in the days after the inspection to discuss follow-up questions, and he always made the time to thoughtfully respond. When we received Sven's inspection report, his day-of colloquial knowledge and friendly presentation translated into an extremely coherent, well-outlined, and thorough manual to the house, touching on everything from wood quality to evidence of insects to wiring/electric/plumbing. For some, this report will enumerate the reasons why a house will be more work than it's worth; for others, it will be a helpful negotiating tool with the sellers. And for the lucky few, it will prove they've found a house with little to no problems. Sven loves what he does, and does it very well. Sven was fantastic - incredibly thorough and informative. He spent nearly a full day at my house, walking me through every room and system, showing me what he found and explaining it all. His report was over 100 pages containing detailed descriptions and photographs. I was particularly impressed with his infrared camera which helped detect insulation issues and leaks behind walls and in ceilings. This is the first Yelp review I've ever written and it's because Sven is that good! Even after we'd read all of these glowing Yelp reviews, he still managed to surpass our expectations! My husband and I purchased an older home that we originally were very weary of, but after spending an entire day with Sven examining every detail we felt confident enough to move forward and make an offer. The 100+ page report he provided us with is beyond comprehensive and we plan to use it as a sort of guideline for updates and improvements in the future. Our realtor told us that in his decades of work he's never seen such a thorough inspection. When Sven says that you can call him anytime for follow-on questions he really means it.
