Up front the cost for the inspection was about $730 which we felt was a steal for the peace of mind we received. Our inspection included interior and exterior review, wood insects, water fixtures, heating fixtures, attic, basement, and radon. All reports except radon were delivered just hours after inspection and radon promptly at the 24h mark. We are in the process of purchasing a very old home, Alan arrived much ahead of schedule (on incredibly short notice by the way) and conducted a full exterior inspection before we arrived for our scheduled time, he was friendly, enthusiastic and at every step explained not only what he was looking for, but the current situation and offered suggestions on replacements and repairs we could make along the way. Alan made us aware that he specializes in homes as old as ours was and offered incredible insight on what we can expect, what was normal for the time, improvements, etc. and offered to answer questions past our inspection which was so very thoughtful. We had a million and one places we could pick for a home inspection but Tiger was the first one we picked back in 2019 and have no inclination to change. Their inspectors knows their stuff, everyone from the admin staff to management to field inspectors are wonderful caring people that do a great job because they love their job. From a buyers perspective he is responsive and patient with frequently changing real estate scheduling issues. His inspections are not just thorough but include "tips and advisements" for maintenance and damage prevention of many home structures. John shows up in a timely manner equipped to do a full inspection. He admits to areas outside his expertise (pools in our case) and is a valuable source of information throughout the process. His report is delivered in a very timely manner and was perfectly suited to negotiations. It is detailed and includes photos of the inspection throughout (including thermal Imagery). The purpose of a home inspection is to provide a buyer with information that buildings and other…read moreimprovements located on the property are structurally sound and that the mechanical, electrical and plumbing systems are in good repair. In a recent inspection, Intellispect commented that "a roof rake was found in the storage area suggesting an issue with ice dams" and that a "dehumidifier was present in the basement suggesting a basement moisture problem". A home inspection should NOT draw conclusions based on tools present in a house. Intellispect does not know the circumstances for the homeowners possession of this tool. Does the presence of a plunger suggest there are plumbing issues? Or does every toilet clog and the homeowner would prefer not to call a plumber to persuade the waste down the drain at 3 in the morning? Intellispect should concentrate to presenting known facts and conditions of the previously mentioned systems and not "the items I feel are most important" or drawing conclusions and assumptions.
