My fiance lives there and I am trying to get her out. There is never any kind of parking. But the worst thing is the management office does not care about its residents. 2 times within the last 2 weeks there has been no hot water. Phone calls go unanswered. I know this 1st hand because I was there every time she made the call and there was indeed no hot water. As I am writing this she called me 1st thing this morning and said that she still does not have hot water. I was there yesterday afternoon when there was no hot water and she made 2 phone calls and her roommate made a from call. Why do you have an emergency hotline when you don't respond to it? Diane is not only super friendly but also she's always willing to help and accommodates to your time; she makes paperwork and processes easy and smooth, always attentive to tenants needs and quick respond to emails and call backs. We started in a studio and recently moved to a 2 bed room and we love it! Rooms are very spacious and good size closets as well. Pool, laundromat and parking area always clean and the gardens and plants on the spot! The location is also great; schools, grocery stores and freeway less than 5 min away. read more

My boyfriend and I lived here for a little over 2 years, we moved out a few weeks ago to move to a different town. For the most part, we had a very positive experience living at Pampas Lane. When we had been searching for a less expensive apartment to move into, this was the best one we came across that had a bit of charm on the inside, especially for the price. The wood floors and paint were nice. We lived in the one bedroom apartment and it felt very spacious, especially the bedroom. We were able to fit our Cal King bed and two nightstands on one side, a large dresser facing the bed, and a bookshelf seat below the window and it never felt crammed. We had two closets and the hall storage which was plenty of space to put a bunch of my "crap" which made me realize how much stuff I didn't need when I had to move it all out. The mirrored closets were a nice touch and having a ceiling fan in the room was nice too. We were also able to see the Disney fireworks from our balcony every night at 9:30pm. The first few nights we were really fascinated by it, but then it became more of an alarm for us to start getting ready for bed. The downsides of our particular apartment was the heater was obnoxiously in the center of the wall in the living room, the living room AC was towards the floor so we felt it would've been more useful if it was towards the top of the wall like other units had, and the thing that annoyed me most was the cabinets were painted so much that they would constantly chip. When I was talking to the property manager, Jennifer, upon moving out, I believe she said that she was going to replace them for the next tenant who moves in, lucky new tenant! As far as the area goes, that is what we disliked the most. Our neighbors were nice and all kept to themselves and I felt safe within the gates, but sometimes it seemed very sketchy outside of the complex. In the last few months living there, I did notice a few cars (three I know of) had gotten broken into within our gated complex. No bueno. Another annoying thing, that we eventually got used to, was the train horn at 5am. Hopefully you're a morning person! We had one major maintenance issue at the beginning with our shower but that was fixed right away. Other than the property having to shut the water off every now and then for repairs (during the 8am-3pm window), everything was pretty good maintenance wise. Trash sometimes did get out of hand but only a few times. One of the main reasons we chose this place was because we were able to purchase another parking spot. Most apartments we had looked at did not have that option. Street parking can get very busy if you come home after 4pm. So for the price and everything else, we really enjoyed our time at these apartments. Also they have picked some wonderful property managers. Jennifer is the property manager currently and she is down to earth and genuine. By far the best property manager I have met! The move - in here at Pampas Lane was stress free. Diane was extremely helpful and I felt like she cared about us rather than just renting the apartment. She was even able to get us moved in earlier than we had expected. (The apartment was fully remodeled before we moved in...new cabinets, countertops, appliances...etc). The people who lived here before us, lived here for 17 years! That was impressive to me & told me that we'd be happy here & if we had any problems they'd be addressed and taken care of quickly. The complex is quiet and everyone seems to respect eachother & the property. Havent experienced any noise or had any complaints. I am writing this review 2 months after our move in to try and provide an objective opinion about the Pampas Lane Apartments and our experience here so far. I feel like I should give a little back story on our situation before our arrival to shine some light on what our concerns were at the time of the move in comparison to some other families. We lived in a 3 bedroom 2.5 bathroom condo in Anaheim (right next to Disneyland) for about 12 years and before that we lived in a 3 bedroom 2.5 bathroom house in Garden Grove. After my mom separated from my step dad we needed to move into a smaller place that was still accommodating in size but affordable for the both of us. Naturally we were apprehensive at first simply because it had been so long since we lived in a close quarter arrangement, but renting a house between the two us wasn't financially viable so we decided to suck it up and go apartment hunting. After what felt like a life time of searching we happened,by chance, to stumble upon a craigslist ad that was posted in reference to the Pampas Lane Apartments vacancy. After doing some research online, and also referencing this site as a guide, we decided to make an appointment and take a look for ourselves. We had several concerns that I'm sure many people share which I will outline below. -Cable Provider / Internet: My mom and myself both do a lot of work at home so having a fast and reliable internet service provider is an absolute must and it was the first question I brought up at our appointment. -Noise: To be clear we were actually more concerned about our own noise rather than the noise of other tenants. Having lived in our own home for so long we never had to worry about being too loud. So naturally we didn't want to disturb any of the other residents and receive complaints. -Laundry: We've always had a washer / dryer hook up in our home and while my mom was absolutely against the idea of using a designated laundry facility, I was able to persuade her to keep an open mind. -Parking: This has never been an issue for us as we had the luxury of a two car garage so we were interested to see what the parking situation was like. -Space: Even though it is just the two of us we were both accustomed to a space of about 2,200 sqft so while we were obviously aware that a down size was necessary, we still wanted to make sure the place was big enough for both of us to be comfortable. Especially since between the both of us we already have way too much furniture. -Management: Having owned our own home for so long we never had to answer to anyone in regards to our living situation. While we consider ourselves pretty likeable and outgoing people, it is true in life that some people just don't get along. This wasn't a really huge concern to us but I would be lying if I said the thought of butting heads with a manager wasn't a possibility. Fortunately the cable service provider for this area is Time Warner Cable, which is the company we've always used. They have great HD channels and internet speeds of up to 50 mbps. (we pay for 30 mbps and it's been amazing) Obviously when it comes to our laundry situation having an in unit system would be preferred, but the laundry facilities on site are always very clean and we do laundry once or twice a week and have never actually run into anyone there. There are two different sites not too far apart so on the off chance the one closest to you is full there is always another alternative. I think its $1.25 for a wash and $1 for a dry which isn't too bad when we take into account the electricity we were using to have our own units. Overall were happy with the way it turned out as opposed to many of the other alternatives we saw from other apartment buildings we looked at. The space facet of our move was probably our biggest concern. One of the biggest enticements of Pampas when we read through the ad was the dual master setups. Credit to whoever designed the building because the 11 x 14 master bedrooms and dual full baths are spacious and completely separated. You can also close off one side of the apartment if you want to keep guests out of a specific bathroom if you choose. Both bathroom read more

Terrible service!!! I had an appointment to put in my application and Diane Waller the manager wasn't there when I arrived at her office. I called a couple of days later and the studio I looked at was rented out. However, she said she had another one available. So, I made an appointment for the next day. I go to my appointment and the other studio is now rented out to someone else. She didn't call and notify me or anything. I wasted my time because of her inability to provide good service. read more

Lovely building and management. I came to look at this building before making my final decision. I had 3 top choices and unfortunately my kids and husband made the final decision for me based on location. This building was MY personal choice but I got out voted :( I wanted to write this review because I think they deserve to be recognized for their warm welcome by management, the upkeep of the building and the fact that the manager accommodated very nicely and returned all my calls back , very professional. My Girlfriend & I were looking for something a bit smaller with a decent price, the minute we walked in to the managers office Diane was very polite . The convinience of literally having a school right across the way, the 5 freeway around the corner, the grocery & shopping markets about 5 minutes walking distance, along with the bargain store, nail salon, cleaners, coin wash and gas station only being about 3 minutes walking distance away is a blessing in itself. This facility is a non-smoking facility, which is a plus for me considering that my infant was diagnosed with having brociolitis. To say that all tenants here respect that rules I can not say. I don't have anything negative to say about management. Management has been nothing but helpful. read more

I came to look at an apartment and Annette who was filling in for the regular manager was so helpful she showed me the unit, let me know what the pricing was told me everything about the property. The screening fee was a fair price some places are charging over $100 defeat here was just $35. The deposit is also fair at only $500. The grounds were very clean beautiful trees, the pool area was amazing the barbecue area is clean, it was quiet and peaceful. The parking is a little difficult on the streets but she did say for a little extra I could get a second space. read more

I moved here not too long ago and the place was filthy. The previous manager never been in her office and never resolved the concerns I had. The smell of weed inside the apartment almost everyday. I'm officially very upset with management! When I lived here I never had an issue but now that I have moved out I have yet to revieve my deposit! I call almost everyday and no one answers. It has been 2 months since I have been out & I was told a week after I moved out that my paper work was already processed and sent to corporate to get my deposit back. This is ridiculous! I lived at Pampas Lane for a little over a year. I moved because I lived in the studio apartment and I was moving into a bigger place closer to work with my boyfriend. I absolutely love Sheri the manager! She was such a joy to work with and is always prompt to returning phone calls about maintenance or what not. The apartments are clean and I rarely saw any bugs which is a major plus. The only downside is there is not a jacuzzi in the pool area which is a bummer, and street parking is like nonexistent after 4pm. All in all I never had any real issues living here I highly recommend if you're looking to move in the Anaheim area by Disneyland. It is also very convenient to shopping and restaurants! read more

From the beginning of my journey to the end she expedited my needs and surpassed my expectations. I had a lot of challenges recently going through a divorce and closing a bankruptcy I thought it would be impossible to rent anywhere But Karen went above and beyond and helped me make my dreams come true. I have lived here over ten years. I started in a studio and moved into a one bedroom. The units are spacious and have great floors. It is a nice quiet place to live. Any issues that I have management takes care of quickly. The new manager Diane is the best of the best. She walks the grounds smiling all the time and makes sure trash is picked up and that people living here with dogs are using the dog stations for waste. I had a complaint that some people were using the laundry room after hours and slamming doors. She immediately addressed it and I haven't heard a peep out of anyone since. I like the fact that I can trust someone to resolve my issues when I have them. All the tenants are friendly and it feels like a tiny neighborhood. I would recommend this property to anyone looking for a nice home to live! read more

Pampas lane apartments are wonderful. The managers name is Sherri and she is amazing!! shes not nosy and is super considerate toward all the tenants. I had a minor issue with my plumbing in one of the bathrooms and it was fixed the next day!! The apartments itself are awesome (layout wise). i have a 2 bedroom, 2 bathroom apartment upstairs. The interier is good, not top of the line granit and carpet but when you pay at the value that we pay then your not going to expect to live in the hamptons. the 7 months i have been here i have not had one pest problem however, parking can be a big hassle around here but if you only have one car then you will not have any issues. safety is also not a issue at all at this residence... everything is locked and at top working condition at all times. i will be renewing my lease this year!!!! read more

Just moved into the apartment complex and already had problems. Management never responds or answers your phone calls. The "renovation" on my apartment was sloppy; cabinet doors were painted shut, closet door was broken, some of the cabinets didn't even have handles! The parking is horrible! If you have more then 1 car DO NOT move here. You can never find parking on the street after 6pm. Lastly, management is very unprofessional! Save yourself the headache and do not move in here. Best complex I have lived in! This place is exactly what I was looking for in an apartment. Amazing value for what the units are. I have hard wood floors, actually painted walls (not just white apartment walls), 2 full bedrooms and bathrooms, perfect roommate floor plan and secure gated parking. Parking on the street can be rough, but we pay a little extra for another spot inside and it works out just fine. The laundry room is well kept and easy to access. The whole complex is gated is extremely well maintained. And best of all, the management is incredible. Sherri is by far the best manager I have ever have the pleasure of working with. She genuinely cares about her tenants. Every maintenance problem with our unit has been promptly attended to with no issue. It truly shows around the property that she takes pride in taking great care of her complex and the people who live in it. She is never nosey or rude. If the apartment were crappy, I would still happy solely because of Sherri. But the apartments are great, affordable and are managed by one outstanding lady. I am writing this after being here for 12 years, I have always been happy with my Apartment seeing as you have two Bedrooms and two bathrooms with the living room between the two so you have lots of privacy (must see) I have had problems in the past with management taking care of maintenance and following up. We now have a new manager Alicia she is always available and accommodating. Since she has been the manager I have never had any problems with things getting done in a timely manner. She is is very personable and professional, she makes you feel like you are being heard and follows up with you to make sure the matter has been resolved. I am very happy with the new manager and living here. The Apartments are within walking distance from Target Walmart, Gas stations, we are in a cul-de-sac with and Elementary School directly across from the Apartments, Since Alicia has been the new Manager she has changed the pet policy so we can now have pets. I would definitely recommend that you come take a look at the apartments. read more

I don't know where to start.. This place is the best iv ever lived in.. very clean, very neat I love the floor plan two master bedrooms just amazing.. Sherri is just awesome very nice and friendly.. she treated us like family answered every phone call and took care of everything we needed fast.. very sweet to my kids, always walking around the apartment making sure everything is okay..neighbors are too sweet and nice ..we felt safe , am soooo sad we had to leave :( read more

I have been living here for a few years and things have gotten better over time. You can tell that the property management company has been investing money into the complex to make it look better. The place was repainted not too long and the color scheme is nice. They bought new pool furniture which also looks nice. Sherry the on-site manage is really cool & always has time to listen to your concerns. She always is on the property & if she's not in the office you'll find her cleaning, sweeping, etc around the complex (how many managers are you going to find that do that). She really cares about the cleanliness of the place and goes out of her way to make sure the clean look is kept up. Also she listens & addresses complaints that you might have about maintenance or other tenants & addresses it head on. If you're the type of tenant that is clueless or has no idea on how to be courteous to your neighbors DONT LIVE HERE because Sheri wont put up with it. read more
