    We lived here from late 2022 until mid 2025 in both a 2 bed 1.5 bath and a 1 bed 1 bath. The only…read morereason we moved is due to work location or else we would still be here. Management made the move in, the move within, and the move out process very easy. We also got our security deposit back at the end, so I can say they are fair in their move out cleaning requirements. Our experience was positive: The appliances were well maintained. We didn't have a lot of problems, but when we needed something fixed, maintenance responded quickly and was very polite. We didn't have issues with pests. Spiders seem to be common to the area, but the apartment has great pest control. The layout of the apartments are efficient, and the surrounding areas and amenities are well maintained. The overall location is great, the apartments are right by a large amount of shops, but the road isn't busy and noise was never a problem for us. We never felt uneasy or unsafe in the area. The only note I can think of is not so much a complaint, but something to consider: Parking can be a hassle, especially if you don't have an assigned space for a second car. There is a pretty high chance someone will park in your spot if you are assigned a space close to the entrance. However, there is a towing service for those situations.

Chris was the manager and he was deeply invested in tenants experience and the only reason I moved out was because I was going to move in with my boyfriend at the time. Cut to 2025. That situation didn't work out and I needed a place to live close to my employer so I came back and got a bigger apartment. It is still very safe. I've accidentally left my keys in my car three times over the course of two leases and nothing happened. The community is very dog friendly and the kids that live here are awesome. I genuinely enjoy seeing them in the courtyard being... kids. My apartment faces the courtyard and I hear next to nothing in terms of noise, people leaving for work in the morning are more disruptive but that's standard apartment life. Here's the issue: equity residential, like many companies in the post Covid world, has cut costs at the expense of the user experience. Rents are high, but we have no security cameras, the emergency maintenance line leads to nowhere and I've had evenings ruined because my smoke alarm wouldn't stop going off. My neighbor is an actual crazy person and posts notices on his door and believes that I am transporting toxic mold to my work place. But yeah, equity! Report that on your earnings call. All that said, Niall and Kyle are doing their absolute best. Everyone deserves a day off, and I can tell the issue isn't the people, it's the company. Herrado (spelling) from maintenance is one of the nicest souls I've ever encountered, he answered the phone for me when corporate failed and turned off my smoke alarms. Genuinely really good people working here, but we are being failed by corporate America.

They still need to make more parking available. They need to be fair about the 1 bedrooms with 2 car owners. The staff is again new so we will wait and see. Just to be informed in a cavalier attitude yeah, "that's a third party appointment, that's not us" . Well Wrong. it was (only) your apartments website, floorplans, units, address and phone and should be monitored by the employees there (or removed) as to not completely waste people's time. I mentioned that we came from a long way and I got a dismissive... "yeah, you can take an application with you if you want" with no eye contact. Thank you lazy Fat azz for no tour & not giving a damn. this girl is someone who needs to be flipping burgers and not greeting a perspective customer who has a 700+ credit score, measuring tape in one hand and a wallet in the other and ready to move. So guys, unprofessional from the start, we all know it does not get better from there when you sign on the dotted line. Now I see 2.5 stars and the real time backs that up easily. Moreover, on the drive there, there are a bunch of new business parks, new homes and not too many facilities, no grocery stores, no gas stations, etc etc in other words currently an undeveloped area which objectively, may me need to be considered. your call. To the people who run this complex, be careful who you leave there to greet people. The common clubhouse area had a bunch of tables scattered with chairs on top of them still at 1pm. not a good look. You could tell this person is paid by the hour regardless of how they treat people or the atmosphere they create for prospective clientele, so why should they care? Renters think this one over.

    Update on my review on this community…read more Security has been giving the residents two warning, REGARLESS of the parking permit that was put on the car because they want us to park inside the garage. Again, you guys are biggest joke of the year. All of the cars that are "supposed to" park inside their garages have been parking in front of the building for monthss now. I'm not sure why the tickets or warnings have been given after monthsssss :) I'm done and I'm going to have someone become my tenants and get garage parking sticker for their car so I can get the sticker to park outside. The parking policy that HOA set up is ridiculously stupid. Here are what I have been told by the security here: "After 6.00 p.m., you can only park in front of your building for 30 mins to unload your groveries." "No, the parking permit can only be used for 3 times." I seriously start to regrett buying property here. The HOA and security made me felt unwelcome in my own home, regarding the high HOA fee paid to them monthly. To HOA and security: You don't reside here yourself even tho you manage the property. I suggest you to stop making home owners feel uncomfortable and frustrated at their own houses.

    Horrible community!! We have a crazy, psycho garage neighbor who harasses us for no reason every…read morehour of the day and complains to management for no apparent reason. You know, one of those vindictive, malicious neighbors you hear about on TV. Suppose the garage door is open for 10 seconds while we bring up heavy groceries or carry my kids. In that case, the basket case takes photos, emails them to the property manager, and uses a camera to monitor the garage as if the property manager and the board haven't seen the other garages left open. The management and the board know this, but because they are underfunded, the board sends nonsense violation notices for $500 at least five times a month without giving us a chance to speak up, and they disregard all our letters. The fees are out of control, totaling over $5,000.00, and they intentionally mixed them with the on-time monthly payments (violation fees, supposed to be kept separate from the member payments ledger). So what do they do? They put a Lien on the property, thinking they would get paid. Who would pay these senseless fees? Not even Jeff Bezos would fall for this scam. Bunch of thieves. I mean, they'll do anything to replenish the funds that the prior management company stole and mishandled. Now they're in deep $hit, and the only helpful board member left the community because she had enough of the nonsense going on here. The worst is that we're stuck here. They don't have a condo master insurance policy that the HOA is supposed to provide, which is why nobody will buy these faulty condos. It's not easy selling these crap holes, and with the issues with their master insurance that they can't afford due to very low reserves, we're basically helpless. No mortgage company approves loans to buyers due to lawsuits against this community, but mainly because they don't have a solid master insurance policy and lack the necessary funds (this issue has persisted for years). We have a neighbor who has had his home for sale for months, and despite the sale price now being way below the market value, no one can or would buy it. Only cash buyers can purchase upfront, but they, too, become aware of problems here and move on. A famous Foothill ranch realty told us it would take many years before they could place a master insurance policy for this community and fix all the damage done to this place. Only the tenants have a little luck since they don't have to deal with the unreal monthly assessments, repairs that don't take place, terrible property management, unfounded violation fees, and other issues. They don't address common area complaints because they claim they don't have any funds. What the hell do you do with all our ungodly raised payments? Who knows which individual or group of people pocketed our membership payments? The broken gate, which has been an issue since 2006 and has been refused repair despite promises made over the last 20 years, is a whole other story that we'll discuss in another review. That Ryan character, board member, sucks the worst. Then, every time you have a question for the board during the begining of the meeting which is allowed, that annoying remote board member woman (who never shows up at the meetings except remotely, so no one knows how the heck she qualified to be a board member in the first place) jumps in the middle of our questions & keeps whining, "Talk to the manager." She keeps saying: "LIKE this," LIKE that, "just LIKE", "I mean LIKE that LIKE you know LIKE, LIKE"..is a noob talks just like a valley adolescent girl from the 80s. I mean, who the hell died and picked that waste of space twat- useless as t*ts on a boar. They raised the monthly dues from $400 to $700 in a matter of five months. The special assessment for their shortcomings never ends, only goes up. Then they make mistakes in billing and claim the homeowner is responsible for it. Most homeowners are helpless, and they don't unite. The other half are tenants. Powerstone management company mishandled and embezzled money from this community because they knew the board was a joke. Tuscany got rid of the sassy Power-Stone property management company, but by then it was too late. Then they brought in the "Totally useless property management" company in its place; that's working out just peachy. Tuscany condominiums at Foothill Ranch used to be a great place to live. They pissed all over it & continue to do so, and with those incompetent board members, it's going to dissolve soon (we hope). They destroyed everything here to the point that we can't even sell this hellhole and move out.

Parking is the best I've ever seen in a complex. The bad is that the staff in the office can be very confrontational and argumentative. I could go on about a few things that make absolutely no sense that they have set up here inside the units that makes it more difficult to live here but my biggest complaint is something that has gone on since July 2024, making it 21 months to this date. My upstairs neighbor runs his air conditioning unit 24/7 no matter how cool it is outside and two summers ago it started making a loud bang when it shut off. The AC units were upgraded 4 months ago to be more efficient and so they shut off even more frequently so that I can hear a bang as frequently as every few minutes. The office refuses to fix it, and when I reach out to them regarding it, I am met with confrontation, circular answers, gas lighting, and rudeness. I am merely trying to get a problem resolved but they treat me like I am the problem. It has caused friction between my upstairs neighbor and I who I got along with for years. And now, after texting him to ask him to turn on the air conditioner so maintenance could hear it when it shut off, I have received a warning for harassment or something like that. This noise is very disturbing and has startled me awake on countless occasions. It can be difficult to get a good night's sleep, particularly when I have my bedroom window open to let in cool night air. This surely doesn't happen all residents but If your AC or a neighbor's AC ends up with a noise like this, don't expect it to be fixed or to rest well. I understand apartment living and don't complain about any other noises but this is unacceptable, happening north of 10 times per hour at times, and I should not be confronted with attitude when requesting a resolution. I advise considering this complex with caution.
