    We lived here from late 2022 until mid 2025 in both a 2 bed 1.5 bath and a 1 bed 1 bath. The only…read morereason we moved is due to work location or else we would still be here. Management made the move in, the move within, and the move out process very easy. We also got our security deposit back at the end, so I can say they are fair in their move out cleaning requirements. Our experience was positive: The appliances were well maintained. We didn't have a lot of problems, but when we needed something fixed, maintenance responded quickly and was very polite. We didn't have issues with pests. Spiders seem to be common to the area, but the apartment has great pest control. The layout of the apartments are efficient, and the surrounding areas and amenities are well maintained. The overall location is great, the apartments are right by a large amount of shops, but the road isn't busy and noise was never a problem for us. We never felt uneasy or unsafe in the area. The only note I can think of is not so much a complaint, but something to consider: Parking can be a hassle, especially if you don't have an assigned space for a second car. There is a pretty high chance someone will park in your spot if you are assigned a space close to the entrance. However, there is a towing service for those situations.

Chris was the manager and he was deeply invested in tenants experience and the only reason I moved out was because I was going to move in with my boyfriend at the time. Cut to 2025. That situation didn't work out and I needed a place to live close to my employer so I came back and got a bigger apartment. It is still very safe. I've accidentally left my keys in my car three times over the course of two leases and nothing happened. The community is very dog friendly and the kids that live here are awesome. I genuinely enjoy seeing them in the courtyard being... kids. My apartment faces the courtyard and I hear next to nothing in terms of noise, people leaving for work in the morning are more disruptive but that's standard apartment life. Here's the issue: equity residential, like many companies in the post Covid world, has cut costs at the expense of the user experience. Rents are high, but we have no security cameras, the emergency maintenance line leads to nowhere and I've had evenings ruined because my smoke alarm wouldn't stop going off. My neighbor is an actual crazy person and posts notices on his door and believes that I am transporting toxic mold to my work place. But yeah, equity! Report that on your earnings call. All that said, Niall and Kyle are doing their absolute best. Everyone deserves a day off, and I can tell the issue isn't the people, it's the company. Herrado (spelling) from maintenance is one of the nicest souls I've ever encountered, he answered the phone for me when corporate failed and turned off my smoke alarms. Genuinely really good people working here, but we are being failed by corporate America.

Or the staff was amazing but the property lacked maintenance / cleanliness That is not the case at Paloma Summit. They got their sh*t together. I've come to tour a few units because after having many failed tour sites, I took my time checking out what this place had to offer. Each time I came before signing my lease, I was treated with absolute grace and courtesy. A huge thank you to Courtney for being a helping hand when touring. Another huge help to Ashley for answering my questions during the move in process. BEAUTIFUL units, well kept property. Peaceful environment. As someone that used to work in property management, it takes a solid team to make this happen consistently to keep your residents happy and at peace so kudos to you guys!! Excited to live here.

It's quiet and peaceful around the clock, even on weekends. I've lived in multiple Irvine Company places before with a bunch of younger party kids and it was hell since I have an early schedule. Neighbor wise your experience could vary but I've been very pleased with all the people around me. On walks, everyone waves and says hi for the most part. I can see why so many people in other reviews say they have lived here for 10+ years. I can see this being my home for the next decade until I'm ready to buy a house out of state.

Well Wrong. it was (only) your apartments website, floorplans, units, address and phone and should be monitored by the employees there (or removed) as to not completely waste people's time. I mentioned that we came from a long way and I got a dismissive... "yeah, you can take an application with you if you want" with no eye contact. Thank you lazy Fat azz for no tour & not giving a damn. this girl is someone who needs to be flipping burgers and not greeting a perspective customer who has a 700+ credit score, measuring tape in one hand and a wallet in the other and ready to move. So guys, unprofessional from the start, we all know it does not get better from there when you sign on the dotted line. Now I see 2.5 stars and the real time backs that up easily. Moreover, on the drive there, there are a bunch of new business parks, new homes and not too many facilities, no grocery stores, no gas stations, etc etc in other words currently an undeveloped area which objectively, may me need to be considered. your call. To the people who run this complex, be careful who you leave there to greet people. The common clubhouse area had a bunch of tables scattered with chairs on top of them still at 1pm. not a good look. You could tell this person is paid by the hour regardless of how they treat people or the atmosphere they create for prospective clientele, so why should they care? Renters think this one over.

Parking is the best I've ever seen in a complex. The bad is that the staff in the office can be very confrontational and argumentative. I could go on about a few things that make absolutely no sense that they have set up here inside the units that makes it more difficult to live here but my biggest complaint is something that has gone on since July 2024, making it 21 months to this date. My upstairs neighbor runs his air conditioning unit 24/7 no matter how cool it is outside and two summers ago it started making a loud bang when it shut off. The AC units were upgraded 4 months ago to be more efficient and so they shut off even more frequently so that I can hear a bang as frequently as every few minutes. The office refuses to fix it, and when I reach out to them regarding it, I am met with confrontation, circular answers, gas lighting, and rudeness. I am merely trying to get a problem resolved but they treat me like I am the problem. It has caused friction between my upstairs neighbor and I who I got along with for years. And now, after texting him to ask him to turn on the air conditioner so maintenance could hear it when it shut off, I have received a warning for harassment or something like that. This noise is very disturbing and has startled me awake on countless occasions. It can be difficult to get a good night's sleep, particularly when I have my bedroom window open to let in cool night air. This surely doesn't happen all residents but If your AC or a neighbor's AC ends up with a noise like this, don't expect it to be fixed or to rest well. I understand apartment living and don't complain about any other noises but this is unacceptable, happening north of 10 times per hour at times, and I should not be confronted with attitude when requesting a resolution. I advise considering this complex with caution.
