With a washer and dryer in unit this was by far the best apartment I have lived in. Maintenance was always on top of requests completing them within 1-2 days depending on what was needed for the request. We dealt with a severe black mold infestation, lived in two different units and had a severe moisture issues, we had moisture of 26% in my walls and severe leaks throughout the whole unit. coming from the sinks, the windows, the sliding door and front door. I brought this issue up to management and maintenance on numerous occasions. I was always met with that it was just cosmetic, or that I wasn't cleaning enough yet I was cleaning upwards the 3 times a day or that it was the way that I was living and that it's not a structural issue, I was extremely clean, became OCD clean because of this and was taking videos of me cleaning yet management never took my claim seriously, and always looked past my photos and my videos. They did not care that I was extremely sick or my family was becoming extremely ill. They only put cheap dangerous cosmetic bandaids over a very deep seated structural issue. They never wanted to fix the underlying issues creating the mold by addressing the leaks in the roof and walls and around the windows and doors, they don't want to replace the single pane windows and sliding doors. They don't want to properly seal the windows sliding door or the front door. They don't want to update their AC units, that also blow mildew into the air, which you can heavily smell. I have lost thousands of dollars worth of personal belongings that cannot be replaced when I brought this up to management she told me to go through my own insurance company pay my own deductible, to see if I can have all my things replaced due to their own gross negligence and for them not addressing the underlying issue at hand that is causing all the structural problems that is creating this massive black mold issues within all the buildings and units. Please save yourself the headache and dont bother renting here you will be over charged become extremely ill be ignored have your car stolen or vanalized sewage water coming threw your sinks and tub and be completed dismissed by management.

Now these are their "finished repairs" and Erin has told me they're not coming back to finish them I was also sent a lease renewal offer at hundreds of dollars more than a similar, already REPAIRED unit is currently posted for rent at within this complex... the audacity is truly astounding. I love a LOT of things about this place, but, this is unacceptable. They just really don't want to keep good residents, I guess ‍

Unless you hire professional services and provide receipts for the services like (carpet cleaning, Window cleaning and mini blind cleaning) which will end up costing you your deposit anyway, you might as well hand it to them and forget about it. I cleaned the place and shampooed the carpet twice and left it actually in better condition that they gave it to my poor elderly mom (76) who is clean freak herself. The office manager still deducted over $200 for cleaning because I did it myself and didn't provide a professional service with receipts. BE AWARE! That is what I call a total rip off especially when she knew we left the place cleaner than we had it when my mom moved in...Office Manage is NOT easy to work with at ALL and NOT flexible at all. Serious Security and Maintenance Issues…read more Very disappointed with Phoenicians Apartments. In just the past couple of months, five garages have been broken into, and on one night, two brand-new cars had their wheels stolen. The security cameras appear to be fake or nonfunctional, and the gates are constantly broken. Despite these serious security issues, management continues spending money on cosmetic projects, such as painting buildings and replacing pavement that was already perfectly fine, instead of addressing residents' safety and security. Owners also pay close to $400 in HOA fees, yet many basic problems remain. The windows are old and leaking, making apartments harder to keep cool in the summer and increasing energy costs. Rats are also a recurring problem every year, frequently appearing around balconies. For what residents pay, the lack of security, maintenance, and proper management is extremely disappointing. Safety and essential repairs should come before cosmetic improvements.

So, I was expecting pretty much the same treatment when I inquired to Sutter Terrace. To my complete surprise, I was shocked when the email I sent was promptly responded to by the Community Manager, Nancy Lokey. She was the first individual, out of more than ten inquiries to other apartments, to actually respond to my initial questions. I went in person, late the next day, unannounced to Sutter Terrace. Nancy couldn't have been more accommodating, kind, and helpful. She treated me like an old friend, and she personally took the time to explain the requirements and income restrictions, and to completely answer any and all questions that I had. A total professional in every sense and a sincere personality that you seldom see these days in a customer service environment. I'm a long time product of the hospitality industry, primarily in four diamond properties, so I know what true guest satisfaction is all about. Nancy, thank you so much for taking the time to make me feel like a VIP. You are a valuable asset to the company you represent!
