Hello - Beware of Pahlisch Homes! We purchased a brand new house from them. We have had now 5 (FIVE) water leaks. The first occurred about 3 years after we purchased, and they said "no warranty". 4 more leaks later, and I think it is workmanship that is the problem. And they don't stand behind their workmanship. How much to fix? So far, almost $200,000. Yes that is right, almost $200,000. I absolutely do not recommend Pahlisch homes.. We bought our Pahlisch home around September of 2024. We bought an empty plot to which our house would be built on. [[HIGHLIGHT]]From the start, we had significant issues with the response time and lack of follow through of the staff in charge of our prior move in duties.[[ENDHIGHLIGHT]] We were the second to last faze built, however, the staff acted so incompetent that it seemed like they were still figuring things out. [[HIGHLIGHT]]Our questions often went unanswered or, it took several attempts to get any answers at all.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Most of the time the staff acted like we should just understand and most answers were a "just trust us" situation.[[ENDHIGHLIGHT]] Our home was completed around late January and we moved in on February 14th 2025. We began the final arrangements such as walk throughs and orientations about our new home prior to moving in. The condition of our home at our first walk through was AWFUL! Our house look absolutely terrible.. there was messy paint and SO much sloppy work and issues to fix! So, on our next walkthrough, where we do blue tape to indicate areas that need to be fixed/improved, they had clean it up a tad since we showed such dissatisfaction first time. However, the house still looked terrible. Now, one thing to I need to highlight is that they literally told us that the method was to stand SIX feet away and anything we see from that distance will be noted and fixed. We thought that was ridiculous so we took it upon ourselves to look closer. Upon doing that, we noticed how horrible the lack of attention to the details was made. We practically covered the walls with blue tape. We also noted significant issues that took more extensive measures to correct. These particular issues were set under contract so, they had to be signed off on by a supervisor after completed. One of these issues was a large patch of blue paint on our porch.. One other thing to note is we did not get to sign off on these issues.. they, once again told us to "just trust" they were fixed.. They told us that they would be fixed because if they weren't, Pahlisch would be breaking contract. So, once again, as mentioned, a "just trust us" situation. The week we moved in was the one time it snowed here. Snow was covering everything on our final walkthrough. In fact, it was quite dangerous for us to even get to the house. The circumstances were bad but we had no choice considering our move in date was coming up in days. Back to the blue paint on the porch, our porch was incased in snow so we could not see the actual area were the blue paint had been. We barely thought about it because a supervisor had signed off saying it was fixed. Well, days later, as we're moving in, we notice the blue paint splotch is still there. It hadn't even been touched, yet, it was signed off on as fixed by a SUPERVISOR!?! This is just one example of their dishonesty. The pictures i will provide are on the day we moved in. This is the condition of our 100% brand new home and how it was delivered to us. So none of this is wear and tear.. this is the finish product we received our brand new home in. Basically Pahlisch does a sloppy job, then wants you to tell them what's wrong over a ridiculous process where they literally tell you to evaluate things at a distance. Instead of building a proper home, they do the bare minimum and only fix what the owner happens to notice. They are clearly slapping up these homes at a pace that MANY issues arise because of the sloppy work. Now onto the serious stuff. Since we moved in on February 14th 2025 (it is currently July of the same year) we have had significant issues. Our master bath had the floor installed wrong, causing it to have to be ripped out and redone.. of course we had to notice this, instead of the actual worker installing the floor. They first tried to fix it with a band aid on a bullet hole type of fix. We told them that was unacceptable and after pushing them, they finally agreed to replace the floor. And that's not all.. our garage door needed to be replaced, then, later, the garage door touch pad had to be replaced. Our cable jacks were installed wrong so rewiring had to be done by the cable company. Our laundry floor had to be replaced entirely after 3 months, and, just two days ago our AC broke. We are currently having 80+ degree weather and we have no AC. We moved in FIVE MONTHS ago and our AC broke completely!?! Now, they aren't going to do ANYTHING for us for FIVE days. We have a maintenance plan that we pay for that gives us priority. However, we were told this only applies to heating concerns.. something we were not told before. He was angry and insulting.. he acted like we had broken our AC and we were a nuisance.. pretty ridiculous..[[ENDHIGHLIGHT]] I absolutely do not recommend anyone put themselves through this or throw away money for such sloppy, unacceptable work. read more

Sold our 2016 Pahlisch new build so I finally feel comfortable reviewing this company. They sell at a premium over comparable quality builders because they dress up finishes that hide serious problems. Beware their tile showers - they're not installed to industry standards and will fail. they forgot to pour the garage floor with stress seams so they cut it with a power saw after it was dried. the result was an ugly jagged mess, but cosmetic, so they wouldn't fix it. Numerous issues with doors, finishes, paint, lying about French drains being installed (they weren't), the list goes on and on. Think twice before buying one of their homes! read more

I closed on my home a few months ago - last phase. Pahlisch left some of phase 4 and all of phase 5 without any common area landscaping. Nothing. I picked my lot because it is up against common area. And now I have weeds and crap up against my home. Pahlisch just left. Now it is up to homeowners and HOA. Phase 1 2 and 3 are landscaped. Left us high and dry. So.... we will be charge an extra assessment through the HOA to fix this or we do it ourselves. So disappointed and don't like being lied to. The sales rep assured me it would be landscaped after the winter. The customer service rep also told me it would be done - " BE PATIENT." We submitted a bid for a Palisch home in Crescent Creek, LaPine Oregon, in May 2024. [[HIGHLIGHT]]At time we asked the realtor for Palisch, Rob Hendrickson and the General Foreman Cody what were the plans for the treed undeveloped acres to the west and north of our new home site. Both told us in the presence of our realtor that it was approximately 30 acres owned by Deschutes County and that nothing would be built there.[[ENDHIGHLIGHT]] In August we found out that commercial, single wide trailer park and low income housing has been in the plan to be built since 2022. Palisch and Rob Hendrickson are not being responsible for non-disclosure in our sale nor any of the other home buyers since 2022. We would not have bought if we would of known about our small community being subjected to this large development plan. read more

I bought a new Pahlish home in the end of 2022 in South Richland, Wa great house but good luck dealing with the HOA enforcers who will send you a fine for having a visitor who parks out front of your house when an HOA enforcer happens to drive by and see visitor car parked outside. no one from Pahlish stops to ask about who is outside parked. instead they send you a fine. to make matters worse is I speak to the Oregon management company for Pahlish and they tell you oh don't worry about it. we will take care of it, then I get fined anyways. buy somewhere else. great house but a nightmare when having visitors over to visit. read more

We bought a new Pahlisch home in Oct '23. We are new to Bend and heard great things about Pahlisch's reputation on quality and customer service. Maybe this was true of the Pahlisch 10 years ago but not the Pahlisch of today. Now they are a large mass production builder who cares more about the bottom line ($$$) than the customer's experience. We chose 1 of the more expensive Pahlisch neighborhoods on NW side of Bend because it included many of the upgrades we wanted (including full landscaping and irrigation of front and side yard). We were looking at homes in this NW neighborhood in July '22 but the style home we wanted was not scheduled to build until 2023. A pre-sale of the modern style of the floor plan became available in Dec '22. We put in a bid Pahlisch countered our bid. We decided to wait until after the holidays. Mid-January we learned the modern sold but the original design we liked (Farmhouse) was available. So we bid on this house. We live out of town but came to Bend over the summer and checked in on the build. We noticed there were several upgrades we paid for that were not done. We noted them and they were corrected. We continued to notice upgrades paid for were not being done including 1 week before closing they had put carpeting in the master bedroom when we paid for upgrade hardwood floors. Because of all these findings we decided to pay for inspection even though it was a new build. So glad we did as there were 14 findings that needed to be corrected. During our final walkthrough we noticed the landscaping and irrigation where not included in the side yard. When we inquired we were told their policy had changed and that it was no longer included. At no point during the 9month process of bid to close were we informed of this policy change. Only when we were 1 week from close and the yard was gravel and mulch. There wasn't even a water spigot on the side of the house where the yard is it. It was on the other side of the house where there is 3 feet of gravel and the fence to the neighbor's yard. Our realtor reached out to Pahlisch (including the highest level) and we were told sorry we forgot to mention this change but you should have noticed it in the contract. True we did not think to look for landscaping MISSING in the contract as it included when we bid on the house in Dec and every other house in the neighborhood (-30houses) all had side yard landscaping (including the house right next door). Our realtor decided to use money from her commission to help pay for landscaping but Pahlisch took no accountability for not being transparent. We were told the Pahlisch broker would also pinch in from their commission but we got nothing. Words of "sorry" but no actions and no accountability for not communicating their policy change. Since our close we have learned of other new Pahlisch buyers with similar experiences--lack of accountability/follow-through and horrible customer service. Recommendations--if you do buy Pahlisch get your own agent to help you keep them honest. Do not use their agent/brokers. Also even if it is a new build get an inspection!! Their lack of QC and missing so many upgrades we paid for is not the sign of a company dedicated to quality. read more

We bought our Pahlisch Home in 2020 and it's been a lemon ever since. We had extensive repairs done during our warranty period that should not have needed doing. These include a significant leak due to improper installation of our condensation line, replacement of all cabinet doors, flooring repairs, repainting of entire walls...the list goes on. Since our 1 year warranty expired we have had multiple issues come up. Year 3 we serviced our tankless hot water heater and found out it had 3 separate leaks due to improper installation. It's now year 4 and we had to replace our tankless hot water heater and the toilet tank in our spare bathroom. We also just had another significant leak in our laundry room caused by a cracked pipe due to...can you guess?!?!...improper installation. I didn't know I bought a fixer upper. Every vendor that we have hired to come out and fix something has pointed out everything Pahlisch's vendors did incorrectly. I am afraid of what else is going to come up in the future. Buying a Pahlisch home has not been a good experience. They look beautiful and offer some of the best floor plans and you get a real backyard, but the quality just isn't there unfortunately. read more

We are in the final phases of our written discovery. During this process, Purcell and Pahlisch Homes produced tens of thousands of documents, almost all marked confidential, preventing us from sharing the documents with you. Some of the documents contain sensitive financial or other information, but most do not. The reason they are marked confidential, it seems to us, is simply to prevent us from informing the community about the development Pahlisch has been planning for the golf course, the negotiations between Pahlisch and Purcell for the sale of the golf course, and other matters that may be unflattering. These confidentiality markings, however, will not prevent us from using the documents to our advantage in the arbitration. In their latest document production, Pahlisch has switched to a new tactic, which is to inundate us with nearly 60,000 pages of mostly irrelevant documents. This kind of litigation tactic is often used to increase an opponent's litigation costs and obscure relevant information. This will not deter us from searching these documents to find what we expect will be valuable needles of key evidence in this huge haystack of documents. In particular, we expect to find documents that will explain why Pahlisch scrubbed MLS listings of all references to the golf course in June 2020, ten months before they publicly disclosed their plans to buy the golf course and develop it with 370 homes and townhomes. As we complete written discovery, we will also be preparing for mediation, which is scheduled for September 30. We have a strong case to present. The "Confidential" markings Pahlisch and Purcell have used to prevent us from sharing information with the community will not prevent us from sharing what we now know with the mediator. This will also be the time for Pahlisch and Purcell to articulate some defense to our claim. We moved in a couple of months ago and continue to have unresolved punch list items. Pahlisch communication has been very poor with respect to resolving these issues, failing to even respond to my requests for service. Our heat pump quit working during the hottest days of the summer. I finally got them to agree to replace but can't get anyone to respond with a schedule to replace. Our laminate flooring throughout the house makes popping noises where the joints are loose and floor buckles. Finally, we've had issues with our garage door opener, and still waiting for someone to contact me regarding this issue as well. All of this is unfortunate because this could be a really nice home and our opinion of the builder started out with high praise but frustration is so high right now, I wouldn't recommend to anyone. read more

We moved into a Pahlish home at Luderman Crossing a couple months ago. The move-in did not go very well as we did not have our final final walk-through and obviously things were not completed upon move-in. They were known things to be corrected a couple months before I move him that we observed on a prayer walk through and still are not finished at clothes. most importantly, the community is full of rock trucks as reported by multiple residence. This issue was reported last year and I believe it should've been disclosed at the time of us purchasing our house. Had we known the potential for rodents we probably would have not purchased this home. Many of the homes in this development are built with rock retaining walls were obviously rock chucks like to live. I find it unethical and negligent for polish not to disclose this issue. Hi Jessica, thank you for responding but I don't think someone in a marketing and customer care position is going to help with my situation. I've spoken with Tom multiple times and it seems that he's unresponsive to my concerns. I will continue to Perdue this through a other means unless you are willing to mitigate the issue. Horrible horrible builder. Claims to be "Christian" but I was treated horribly by their employee Brandy, and they kept messing up stuff on my house during the build process. When we finally had enough and canceled our contract, they kept our $22,000 and when we called the home office to try to speak with someone in charge and kindly explain what happened with their TriCities team, we were directed to their trainer who would not transfer us to anyone else. Pahlisch Homes owns Crystal Lake Community Management, Inc. Interesting they just gave notice to remove "Save the golf course" signs for communities that surround Rivers Edge Golf Course. Pahlisch is trying to buy the course to build duplexes. The signs were approved for use by the Upper Rivers Edge Master Association. The signs must be working and hurting "live on the golf course" sales....... shady indeed. read more

We bought a slightly used Pahlisch home in the Pacific Northwest in 2020 that was built in late 2016. So I can't comment on their building experience, only the hoe itself. Overall the quality of the home is very good, but note that this home was built with higher-end selection of materials (upgraded cabinetry and fixtures, etc.). First, the layout of the home is really nice, they really thought about the flow and angles, it's very livable. The quality of the finish is very good, everything is straight and level (have seen other houses that aren't and this would drive me nuts), quality subtle texture on the walls, consistent bullnose corners, good paint job in and out. Quality landscaping and they did a good job grading everything away from the house in all directions, so no standing water even though we get a lot of rain. No problems with any of the appliances or fixtures (again, these are 5+ years old now). Only negatives are a laundry room that we feel is too small for a 3,100 square foot house, some grout cracking (probably from settling), a few floorboard creaks, and one gutter that is slightly bowed and doesn't drain as well as we'd like. Also some mystery switches that don't seem to do anything (we found one in the coat closet that switches the holiday light outlet in a soffit outside the garage which actually was useful). Those are pretty minor for a big house. Overall really happy with this Pahlisch home and would buy one again, however I don't know if I'd go through the build process with them. We can only speak for ourselves, but this is a very high quality home, maybe your experience will be different but I can't believe it when people say things like "Pahlisch homes are junk" because this one definitely isn't. read more

Early in the build process we pointed out that our windows were the wrong color. We attempted to raise this and work to get it corrected as early as possible, and were promised that a solution was in the works that would be of the highest quality. Our expectation was that they would replace the windows with the correct color given the supposed high quality customer service and craftmanship we believed Palisch to provide. Nothing was done, until about 4 days before we closed and they simply slapped a layer of paint over the windows to make it the correct color. Within 1 month of moving in, the paint was chipped and flaking off. We have now been in our home for just over a year, and our windows remain chipped and flaking off. We have yet to hear what a viable solution is going to be. While this was the major issue for us, we had multiple items indicated on our moving in review that "would be complete within a few days of moving in" and which turned out to take months to resolve. The lack of reasonable customer service makes it very difficult to recommend Palisch. read more

I am so thrilled to have our new home in Rosedale and never expected people like Christina Ingham who is the Pahlisch designer who had helped us all throughout our upgrades to be so interesting and self fulfilling. She was very patient with us until we finalized everything. Pahlisch is really lucky to have an employee like her who have the best personality ever and mind you a pretty face too. Unfortunately their quality of homes went down the hill. Like previous reviews, I do agree that cabinets are the lowest quality possible. We're still waiting few replacements. A lot of scratches on the cabinets. I had to scrape paint off the floors and clean a lot of dust and dry wall. Overall very disappointed. read more

Sorry to hear about issues with other homeowners. We built a single floor home with Pahlisch in Vendage in Hillsboro OR, selected the lot in April 2019 and closed Feb 2020. There are/were 5 other builders in the development including 4 custom builders Westlake, Suteki, and Anlon, who built some of the street of dreams homes 5 houses away from us. We reviewed full custom option but found the floor plan that fit our needs perfectly with Pahlisch. The lot purchase and floor plan selected was pretty straight forward, and they even designed a special design elevation that was not offered, to fit our style, We were fully aware of exactly what was included in the base price (i did my due diligence) and paid additional for quite a few upgrade options to fit our exact needs. There were a few "design salon" issues during selection and construction but all were dealt with quickly and professionally. Moved in Feb 2020 and had the normal 15-20 small issues which occurs on new construction. Pahlisch and contractors reacted quickly and took care of everything to our satisfaction. They are not the cheapest builder and are not 100% custom builders but we love our floor plan, we have no issues with overall quality, and with the upgrades and changes we chose, we feel it separates us from others. HOA issues are something totally different and not indicative of the home or build. Overall we love the home and would recommend this development to others. If we have any negatives that keeps it from being a 5 star , it would address HVAC system installation and the quality of that contactors work, where we had three significant wiring error issues, which were resolved quickly once they were brought to Pahlisch' s attention. Still not 100% sure how it made it past both our home inspector and the City Building Electrical Inspection not functioning or wired properly. Also i would have difficulty recommending the landscaping company they chose and we paid additional for them to provide upgraded landscaping that fit our needs. This is our fourth home and we are fully aware of pricing and issues with water features, trees, plants, clay soil and water runoff and drainage. Landscaping and hardscaping was significantly overpriced in our opinion and needed constant mentoring and inspection for quality. Yard landscaping and drainage from heavy raining was a bit of a battle but they did attempt to resolve our issues except for the clay ground issue. We had 4 trees and +/- 30 plants die in first 8 months due to flooding and poor soil. Eventually changed landscaping companies, cancelled the maintenance contract after on year and had to redo our backyard entirely from scratch again with a better landscaping company. Again, overall my wife and I both love our home, and are now very pleased with it. Expect some issues with new homes, it has happened to us each build and nothing is turn-key, do your due diligence in advance and stay on top of things. Overall Pahlisch reacted quickly and resolved our issues to our satisfaction. read more

Do not buy from this builder - Pahlisch Homes. This company is not trustworthy. They build houses with average to below average craftsmanship and charge you a high premium. We bought a house from this builder and it was a disastrous experience. The first inspection found 70+ issues including standing water in crawlspace, disconnected radon pipes, blocking sewer, to name a few. After back and forth negotiation, they agreed to fix 50+ of them. However, the re-inspection found 30+ issues not being repaired or repaired incorrectly, including blocking sewer, exposed roof components and electrical wires. I have a construction background, so I can tell they are doing only the bare minimum to make it work. This is not the practice of a builder that is known as "good plus"! Normally, we would have walked away from this deal, but Pahlisch Homes added an unfair addendum to the contract where a buyer cannot walk away due to inspection. If buyers do so, buyers cannot get their earnest money back. So we either have to lose the earnest money + two inspection costs + any prepaid lender fees, or stuck with the problematic house. It was really frustrating. We chose to continue with the deal for various reasons. However, instead of working on the repairs, the builder pushed us to close on this "inhabitable house" by repeated threatening us that they will charge us $100 a day if we don't close on the date they proposed. Yes, another unfair clause they added to the contract is buyers have to pay them $100 a day if buyer do not close within 3 days after Pahlisch Homes claim the house is complete. We insisted for a while of the builder repairing all agreed repairs before closing and all repairs are subject to another inspection. Their sales department went silent. Not responding our agent's calls and emails. Under tremendous stress, we finally compromised to close the house as soon as possible, and waved the 3rd inspection while the builder agreed to continue the repairs after the closing of the house. Now the house has been closed, no one has shown on our property to continue the agreed repairs in the contract. We are having a light that is on 24/7, continuously burning energy, soffits that have millions of nails penetrations, exterior paint damaged by water. These are just a few issues to name. The list can continue. I have contacted a couple of employees from Pahlisch homes regarding our issues, none of them takes responsibility. They kept asking me to submit a warranty claim. No, these are not warranty issues! These are the issues identified and agreed to be repaired before closing. Anyway, now the deal is closed, they don't care anymore. For everything you wish to be repaired after closing, you have to submit a warranty claim, even though the issues have been identified and agreed to be repaired before closing. And if you read the warranty package, there is a financial limit and they don't tell you how much the limit is. Basically, when they tell you your claim has surpassed the warranty financial limits, you have to pay them out of your own pocket to have repairs done. From the first glance, it seems the builder is providing the buyers warranty to give the them a sense of security, but in fact it is another business they do to make money. So we submitted a warranty claim to get our light switch fixed. It's been days, we have not heard back on when the issue will be addressed while we are constantly paying the electricity bill. We are extremely disappointed by Pahlisch Homes with both their quality of houses and quality of customer service. If we don't hear back from them we will go file a complaint on BBB.org. (Better Business Bureau). And I urge all of the homeowners who have the same issues like we do to file complaint on BBB.org as well. read more

Cracks in the foundation and garage slab that Pahlisch says we have to fix ourselves. Many of the new houses on our street have cracks in the concrete work. Homes are built fast and at lowest cost possible. No dark sky lamps even tho' Deschutes county has an ordinance since 1994. Paint on front trim does not match Sherwin Williams color sample. They keep telling us that the shortcuts and problems we find are "allowed by code". Since when did Pahlisch become a builder that does the bare minimum required by code? I thought they were about quality and extra effort. Guess I was wrong. Good thing I'm a carpenter and can fix these things myself. We bought our new Pahlisch home in Stonegate spring of 2018. The positive is a good floorplan with some nice features like the shelving in the pantry. The negative is that many of the subcontractors do not do good work and do not clean up well. In particular were the landscapers who used poor landscape (but likely cheap) stock. Gutters were hung backwards, and someone used our micro and left it with sprayed sauce all over inside. Quality of painting not the best. Another positive was Chip, the complaint guy who is really good and solved some of our problems and could make a fortune going on his own being an old-fashioned handyman..... read more

We are extremely disappointed with Pahlisch Homes. If possible, we would give Pahlisch a lower score. We signed a purchase agreement on September 4 to build a home at Westcliffe Heights in Richland, WA. Prior to signing the agreement, we were provided multiple, detailed verbal assurances/promises by Pahlisch's Century 21 representatives, in the presence of multiple witnesses, that our new home would be comparable in ALL respects to the model home; and that we should not worry about the absence of specifications, CCRs, and other pertinent information before signing the purchase agreement. We received specifications for the home on September 11. Wow! What a difference a week makes. Evidently, the "bait" had been set and now it was time to "switch" our dream home. The "switch" was a bare-bones representation of prior assurances, promises, and multiple listing information provided us for a high-end, high cost home. After much angst, Pahlisch agreed to honor some, but by no means all, of its assurances and promises. To move things along, we agreed to pay for some of Pahlisch's reneged assurances and promises; which Pahlisch then offered as overpriced upgrades. Then, Pahlisch became inflexible and/or unresponsive about making nominal changes -- at our cost -- to personalize the home. Evidently, Pahlisch is a "production" builder focused on maximizing uniformity and profits; not customer satisfaction. We rescinded our offer on October 5. At that point, we no longer trusted Pahlisch. What should have been a simple, straightforward and enjoyable experience morphed into a month-long negotiation that was unwarranted, oppressive, and nonsensical. Collectively, information provided us was misrepresented, incomplete, untimely, conflicting and/or unreliable. On October 17, we wrote the President of Pahlsich Homes to share our experiences and give Pahlisch an opportunity to clearly and honestly explain what caused this condition; and to show what Pahlisch is doing to ensure this condition does not recur. Today, 6 weeks later, we have not yet received a response; reaffirming, in our opinion, that customer satisfaction is not a high priority with Pahlisch. We consider ourselves to be honest and fair and we expected -- apparently naively -- the same of Pahlisch. Also, the principal that "Your word is your honor." is very important to us. In our opinion, Pahlisch did not treat us honestly, fairly, or honorably. BEWARE! read more

Pahlisch is taking advantage of homebuyers on all their new construction townhomes, homes, cottages. They set a price & then sell to the highest bidder. I know the market is crazy in Bend, but doing this on new construction?? I won't pay an over-inflated price. read more

Production builders like Pahlisch have become wildly popular in recent years because they market aggressively and often offer spacious designs at a square-foot price that is difficult for small, custom builders to match. They keep their prices down because they are able to buy large tracts of land and can purchase low end materials such as appliances, paint, lumber, nails and drywall in bulk, further reducing their costs. The subcontractors they hire, hire unskilled labor and, IMO, there's little to no supervision. Houses go up very quickly. All Warranty issues go through Pahlisch and if Pahlisch says something "meets acceptable minimum standards" the subcontractor will not do a damn thing about it even if the subcontractor advertises that they provide superior customer service & product. The product they provide to a production Pahlisch home is a lower standard than what they provide to an existing homeowner. Really? 2 standards?? Yes. Really. I actually think there may be 3 standards: (1) the subcontractors super high standards for existing homeowners (2) standards for new custom construction and (3) standards for new production construction. Oh... wait! I bet there's a 4th standard: (4) standards for low income housing. This house isn't even 2 years old and there's paint peeling around the exterior window sills already so I called Sherwin-Williams (Paint samples were provided by Pahlisch and they were from Schwerin-Williams). The paint that was used on the outside of my home has no warranty! Can you believe it??!!! I couldn't. I really couldn't. Sherwin-Williams offers paint with significant warranty for not a lot more dollars per gallon. I 100% agree with Fark P, Ham S, & Brad S. "It's within acceptable minimum standards" is something I was told more than once and Customer Service & Warranty Staff most definitely DO have attitude. I happen to think their attitude is, "We're too big to fail, we've got lots of money and lawyers... so... ya." I also believe that many homeowners are afraid to speak up about their home's issues because (1) they don't want to get on Warranty's bad side (you have to deal with them for a year) and (2) they don't want their home's value to plummet. You talk smack about your Pahlisch house, how are you supposed to sell your Pahlisch house? Pahlisch and their too big to fail attitude impacts subcontractors as well as homeowners. How could a subcontractor tell Pahlisch that they aren't happy about the quality of materials or that they are unhappy with standards? The subcontractor would no longer get Pahlisch work... and they are big (they're in several states), and they've got a lot of work. Who wants to turn down that paycheck in these tight times? Heck, who can afford to turn down a paycheck in these tight times?? Nobody. I wish there was a nation-wide registry of builders where homeowners & contractors could go to speak the TRUTH about their homes anonymously to all but the registry's owners. If homeowners could talk about their builder without fear of getting on Warranty's bad side or not being able to sell their home... that truth would help to improve things. If subcontractors could talk about their builder without fear of not working in that town again... that truth would help to improve things. A registry by state & by builder. Details & photos. There is VERY LITTLE attention to detail and the contractors that Pahlisch hires have absolutely no pride in the work that's done. The bare minimum is what's provided to Home Owners with the builder relying very heavily on the phrase "it's within acceptable minimum standards". I purchased a brand new home from Pahlisch Homes June 15, 2016. Three months later my kitchen cabinets started cracking. There is a one year warranty with all parts of the home. I contacted them and reported the problem. They came out said they would fix it. Four cancelled appointments later the cabinets are still cracking more. They came in for their one year warranty walk through to fix any problems. They refuse to fix the cabinets. They claim it is normal. Now seeking others with the same problem and legal advice. They advertise quality products. Not the kitchen cabinets.....Beware. It you choose to buy put it in writing that they will replace or repair any cracks in the cabinets. read more

My family and I were excited to make the move from Portland to Bend and were looking for a house that could be our "forever Home". We have three young boys and a dog and wanted something with a nice little backyard where we could watch them play while cooking inside or hanging out on the patio. Our home search happened to be taking place during the worst winter Bend had seen in over years. We thought we had found the perfect house, it was just being finished and it had everything we were looking for. (Or so we thought) The Pahlisch agent sent our relator the MLS sheet for the home, it had pictures of a different house because ours wasn't completed but it looked great. The sheet also listed the homes details, under the exterior category it said patio, fenced, sprinkler system, sprinkler timer(s), landscaped. Perfect, it was exactly what we had wanted, from the kitchen you could see right out to the yard, it was not too big but not too small. We were thrilled. Now, we could not see the actual yard because there was over 3 feet of snow on the ground at the time. We made an offer on the house. My husband then did a new home orientation before closing on the house with a Pahlisch representative, because of the 3 plus feet of snow on the backyard we did not sign off on the landscaping "as is." Their representative did however, point to the backyard and say, as soon as the snow melts any landscaping that needs to be done will be finished in the spring. Fast forward a bit to the big thaw and I immediately find that under all the snow is dirt, chunks of concrete and cigarette butts. I call my husband and he says no big deal, he was told anything that hadn't been finished would be in the spring. I sent an email to our representative for Palisch only to be told our house doesn't come with back yard landscaping. My husband then calls to see what could be happening as we are shocked about this, after a bit of phone tag our warranty rep tells us the landscaping should have been negotiated between our real estate agent and the Palisch real estate agent. I contact my relator and ask her if we were offered different landscape options, she says no and was just as surprised as us. We have gone back in forth with Pahlish now for months basically just asking them to do the right thing and put in the yard that they told us we would have. We showed them the walkthrough document and told them how their representative, who gave my husband the walkthrough told him we would have a landscaped backyard. Their response was he cannot speak for them so it doesn't matter what he says, I am not sure why he was giving the walkthrough if he wasn't representing the company. They clearly made a choice to withhold the information about there being no backyard from us. Palisch knew we could not see the yard, nowhere in any of our contracts is there ever a mention of the backyard and unfortunately they can get away with this because they don't have to disclose that information. So they didn't. For a company to sell a house in the dead of winter, with 3 plus feet of snow on the ground and purposely omit that the house is landscaped as it's RMLS sheet states goes beyond bad customer service. When pressed about the issue, they responded "we don't have to disclose that information" shows their complete disregard for ethics. If you are considering buying a home from Pahlisch I caution you to at least make sure you and your relator have gone through each detail of your contract with a fine tooth comb, and make sure your real estate agent stays with you through the entire new home buyer orientation. If Pahlisch can get away with leaving out information, they will. Clearly, they are a business that values selling homes more than ethics and integrity, which to me is sad and disappointing. Had we known this before we would have approached our home purchase much differently. In addition, the warranty staff has addressed all of our questions and requests. We've enjoyed the additional facilities and the chance to meet wonderful neighbors. You the homeowner have no rights and they can run a muck Our neighborhood is loaded with tattle tale cry babies worried more more about how to fink out the neighbors and Pahlisch. Pahlish has been building a house in our neighborhood for over 6 months and the comment I want to make is they have zero sensitivity to our little community. It is nothing but a job site to them. They tape off the front yards to block access to the their site so the sub contractors park on the edge of everyone's yard all day. They have 4 unfinished trenches crossing the road that big trucks run over at full speed and make a huge noise day in and day out. Trucks and workers can be on the site until after 8pm while you are trying to have a little peace with your family. We have all put up with the noise and the parking for so long and they have at least another 2 months left to complete. While construction is good for the economy does it have to continually be at the expense of the peace of our neighborhood? read more

The review from Fark P. is not useful as he includes no specifics. I have been in a new Pahlisch Home for 1 year and am delighted not only with the home but the whole purchase experience. Talking to neighbors they express the same. There are always warranty type issues and the deal with them right away and very efficiently. Talking to real estate people they are always happy to have a listing of a Pahlisch home as they have a great reputation. Don't believe me or Fark look at them for your self. Look at properties built by them 5 or 10 years ago and compare to other neighborhoods. You will see the difference. We did this and choose a new Pahlisch home over building a custom home on our lot. read more
