This realtor was more concerned about completing a transaction rather than identifying my unique needs in purchasing a home. I was referred to Matt Ponce as he has done wonders for family and friends. I first called Matt over a year ago in my search for a home in West LA. Matt was completely honest with me in stating that he did not know West LA as thoroughly as a realtor who specialized in that area but still stayed on the phone with me for OVER AN HOUR on simple advice that he would give a son. I ALWAYS remembered this helpful conversation and knew who to call when searching for a home in the Whittier and surrounding area. Sure enough, Matt was more than willing to spend a great deal of time with me on my search for that unique home. We looked at several homes before finally finding the PERFECT fit that Matt knew would be best for me due to our lengthy conversations. I was very LUCKY to get the property as it had several offers on the table and I was offering a FHA loan. In all honesty, Matt Ponce is the reason I was able to get my offer in the door and eventually close on this property. Any other realtor would have given up or encouraged me to save more money for a traditional loan. I cant thank Matt enough on the closing of my First Property in December of 2012 and cant wait to work with him again! Thanks for your support, time, and dedication to me during this time!

He listens to his clients to understand their preferred outcomes (e.g., money, timeliness, finding a "perfect buyer") and tailors his strategy to work toward those results. He then discusses all the options - weighing the pros and cons, but ultimately letting the client make all the decisions. We had moved out of CA before completing the sale of our house. Sean took care of everything - from the cleaners, to the window washers, to setting up the photographer and videographer to helping us find the perfect company to stage our home. Given the rains in Sonoma, Sean helped relieve our anxiety around the slow downturn of the market. We held tight, listened to his advice and were more than pleased with the final sale. We would highly recommend Sean to those wanting to buy or sell their homes.

We had complete trust in him taking over as our POA acting agent, from buying to renting and signing contracts, and in a blink of an eye, he's invested in several profitable properties for our families over the years, acting as property manager as well. His advice and network of connections is boundless. Highly recommend!

Tammy recently completed a sales transaction to sell my late father's house in La Verne. Every…read morepart of the transaction went smoothly and was handled professionally. When I contacted her, she showed up within a few hours armed with a market analysis of our neighborhood. She looked at the house (which was not in the greatest shape) and immediately arrived at an estimate of an asking price, which we eventually used when the listing went live. We signed a listing agreement and after we held an estate sale, she went into the house, did an assessment on what we might need to do to the house, got estimates for the work, and then gave us recommendations on which work to pursue and the items that were not worth the money. We listed the house at the price we discussed on the first day and within a week we had 10 offers and 15 days later we were closed. The transaction could not have gone smoother. It of course helped that the market is good for sellers, but she did her job professionally and thoroughly. Two things of note: 1) we did not live in the area and the entire transaction was handled remotely via email, e-sign, etc. She was thorough and timely in following up (but not "naggy") and every part of the transaction got done on time due to her experience and diligence. 2) the sale involved a trust, which owned the house. This caused a few complications and she handled all of them promptly and helped us through some items that could have delayed or torpedoed the sale. We had a very good buyer and we did not want the deal to go south or close late. Tammy made sure this did not happen. Overall, we could not have been happier. If you are looking for someone who is going to do slick brochures and social-media driven Internet marketing, Tammy likely isn't the right sales agent for you. But she has deep experience and local knowledge and she knows how to get the job done right. We are so glad we chose her to be our selling agent.

It was so competitive, that multiple loan officers and Contractors could not believe the purchase price Javier negotiated for us. Highly, highly, recommend. Yelp Unabridged Version: Oof, did I eat my words. 2020 was a difficult year for buyers, but 2023 has been even more complicated. With our reckoning with high mortgage rates, historically low inventory, and inflation, we were nervous about purchasing a property in 2023. Javier and Ana were phenomenal in exercising patience, round the clock support, sharing real estate insight, assertive negotiating, and significant intervention in ensuring all of the pieces: loan, insurance, escrow, etc were aligned so we would lock in the property. If they'll have us, we will continue to partner with them for all our real estate endeavors for the rest of our lives. This great property didn't come easy, as Javier, not the Seller's Agent, caught an error in their documents that caused a 3 month delay of court approvals that the Seller needed to resolve. Javier gave us timely feedback and insight, which ultimately led us to getting a phenomenal property for an even better price. Truly, if you want the best agents, work with Javier and Ana.

I was an out-of-state buyer, looking for a second home in the San Gabriel Valley. I knew exactly…read morewhat I was looking for - a single level townhouse with an attached two-car garage, which I learned is rare in the SGV. My plan was to drive to LA each time a promising listing appeared on Zillow. I needed an agent who was patient, flexible, understood that I wasn't going to settle for just any house that didn't match my needs, and let me primarily drive the search, while also sending me listings that fit. I had to reject one agent who wasn't interested in my approach. Enter Javier and Ana! I was so lucky to find them here on Yelp. They let me drive the search and only contacted me when a listing came up that matched my criteria. Often, they contacted me about one I was already interested in, having seen it appear that day on Zillow. This shows that they really listened to me. They never tried to show me houses that didn't fit, just to rush the process. I went to LA a couple of times and visited houses that looked good online but, for one reason or another, I didn't like the houses when seeing them in person. It only took about three months for us to find a very, very good match which checked all my boxes. I drove to LA, visited it, and made an offer that day. Javier got my offer accepted against two competing offers. While in escrow, he kept a sharp eye on the details, informing me along the way. He was consistently accessible whenever I had questions. Any R.E. transaction has some surprises and some stress, and so did this one. Javier and Ana took it all in stride, explained my options, and always put my interests first. They have an extensive understanding of the market. Despite the house being a rare find, they were able to negotiate a significant price reduction to cover a portion of the repairs that my buyer's inspector had identified. We closed escrow, and happily, the house is now mine. They truly put my interests first from the beginning of the search process to close of escrow. They are both wise, patient, kind, decent, soft-spoken, trustworthy, customer-centric people. I recommend the wonderful team of Javier and Ana highly.
