This is in regards to Chris Alan at the San Clemente, CA Branch; which I cannot understand any of the 1 star reviews. Definitely not at the location in California. I wish I could give Chris Alan and his team more than just 5 stars! My husband and I did a refinance to consolidate bills as our son in the Air Force is getting married in two months. Chris jumped right in and immediately we knew he was going to get us to the finish line. He went above and beyond and I'm pretty sure he and his entire office worked diligently on our loan to make certain it happened. Chris was always available. I'd give a perfect 5 stars alone for John Nielsen but this review covers the overall performance of the company. My first initial reviews for this lending company was really bad that I gave them 1 star because Sam & Matthew both made promises to me to give the money back I paid for the appraisal fee upfront for $500 but they both let me down. They gave me the run around day after day for weeks & later on ignored my phone calls, emails & text perhaps thinking that I'll eventually get tired bugging them for my reimbursement appraisal fee they promised for $500. I was very disappointed because I trusted this people and they show no credibility and integrity. I went on their website & found this John Nielsen's email & hoping that this person will help me. Within an hour, he responded promptly. He was very apologetic & asked me to give him the chance to make things right because that's what Pacific Bay Lending Co. is all about he said, they care for their customers. I wished he teaches those two (Sam & Matt) some work ethics and protect the good reputations of their company. By the end of the day, he let me know that the check for my reimbursement fee was mailed, and as a token for my patience, he gave a little extra for not meeting my expectations. He told me that I should expect it in a couple of days, and today Monday (from Friday) I received my check. I'm glad that my time didn't get wasted reaching out to John. We had an overwhelmingly negative experience with the Pacific Bay Lending Group (Pac Bay) last fall when buying our home. Although their website states that "Customer Service is our Top Priority," we found that to be far from the truth. Pac Bay is a mortgage banker and as home buyers, we weren't really supposed to talk to them directly. However, Pac Bay went essentially radio silent for several weeks during our escrow. Our mortgage broker couldn't get anyone at Pac Bay to return his calls. As it turned out, we weren't exactly enamored with our mortgage broker, but when our escrow agent - whom we loved - starting having problems getting any callbacks, we knew there was a problem. It got to the point where for several weeks we had no idea about the status of our loan and we started worrying that maybe Pac Bay was yet another shady lender who was doing out of business during the mortgage crisis. We started doing Google searches on different combinations of "Pacific Bay," "bankruptcy," and "going out of business." Let me state that again: Pac Bay's customer service and responsiveness was so poor that we were worried they had gone out of business. The loan eventually came through weeks later than we had anticipated, though there were many other logistical things that went wrong that aren't worth detailing here. Suffice it to say that we strongly recommend avoiding this lender. read more

We had to start all over with another lending company because this lender was requesting more HOA documents which don't exists when the escrow has to close in three days! They are delaying the whole process asking all these unnecessary HOA documents making everyone so stressed. From the advice from my agent, we got a new lender to process the loan and asking the seller for extensions. We found out later that my incompetent broker used this lender for our loans, and we are very upset at not able to meet the escrow deadlines! Our seller has to ask for extension from her seller as well and made everyone upset and stressed! This is a disastrous lender ever! My new lender is trying to close the loan in less than 20 days, and I'm praying this will happen! I feel so bad for everyone involved especially the seller. read more

Staffs are friendly and willing to help. Work with Seam Lim and Mike Lee is a joy and they are willing to do extra work for you. Like the other reviewers, I had an absolutely terrible experience with them. I went through a mortgage broker, but they were disorganized and non-responsive. I won't get into the details, but suffice it to say... they didn't seem to care that their delays and disorganization forced me to close late and pay more. I understand that the lending industry has stricter requirements now, but with this being their business, shouldn't they keep track of those requirements instead of asking for random documents ad hoc (including on the day we were supposed to close)? Been in this mtg business for over 10 yrs. Just got starting to work with them augt 2017. My A.E is Chad Kim and he is the best A.E I ever had. He doesn't ignore ur calls or emails. Super fast response and he is 24/7 kinda A.E that u can ACTUALLY depend on. He does not drop the ball and he will deliver what he promised. He is on top of his game. Super happy with his service and not to mention, they have great stated programs and competitive Rates. I see some brokers crying about stated programs but it's because u or ur processor didnt know how to structure the file. I would highly recommend this Lender and my A.E Chad Kim. read more

If I could give zero stars, I certainly would. This is our first time dealing with Pacific Bay Lending, it will also be our last. Our Loan Specialist lacked in the communication department and made so many false promises. When questioned about them when they weren't happening and she denied making them. They were supposed to pay off our few credit cards and auto loan, none of the payments were correct. We were still left with balances and some of the checks aren't made out correctly. When we called asking why they weren't paid off the the supervisor, Steve Funk, told my husband that was our responsibility and hung up on him. This has been the WORST experience and I so wish that we would have just canceled the whole thing. read more

I have been a Realtor for the past 32 years and never in my career have I seen such a scam of a company out there doing loans for people. They are the most unethical company i have ever had the displeasure of doing business with. They wasted 30 days by a bad appraisal, then a bad drive by appraisal, then we had two other appraisal completed that were good ones and they would hear or consider the rebuttal, meaning the Buyer didn't get their loan after 90 days and the seller was not able to sell. Nothing to mention the two separate Realtors which did everything imaginable to keep this going. Every day the lender wanted one more thing, or the one thing they requested was NOT written on the correct form, in other words hurry up and wait. Dealt with Vanita Banks from April until we closed in June 2021. This is THE most unorganized, unprofessional company that I have ever dealt with. Even after the closing, she was chasing us down for bank statements. This place is awful and I do not recommend anyone deal with them or their affiliates. Every story was different, every issue was someone else's fault. To be in the mortgage industry for 20 plus years, this woman and company operate like the company is in the back of a van. Shameful!!!! The numbers kept changing, the information was inaccurate and it was just an awful experience that I never wish to occur again. We lost personal income chasing behind this unorganized jalopy of a company and person. None of the numbers at closing were what we saw during the process. I recently refinanced my home mortgage with Pacific Bay Lending Group (AKA- Bay Valley Mortgage Group), and it was an amazing experience. I got a terrific rate and Israel and Sam worked very hard to close the loan in 21 days. Israel was always available to answer all my questions, via email or phone, and he was always kind and respectful. YUCK! This place is the worst of the worst! Disgustingly bad. What the heck is this girl is talking about (the one that wrote the ONLY 5 star review) saying "new underwriter, funder, and improved quality of service." HA! That review made me choke. Notice she is a "mortgage loan officer" and it wouldn't surprise me if they paid her to write that review. My loan was suppose to fund and they just kept giving me the run around, day after day... so much so that the Seller wanted to just give up. The "new funder" that was mentioned in the other review... was Missing In Action. She didn't even provide a number on the email correspondence to reach her at. She just hid behind her keyboard and talked about how she's "too busy" to finish the job. That's right folks... They are TOO BUSY! They must be getting so much business from all these "awesome" Yelp reviews. Clearly, their customers love them. *sarcasm included. I guess they didn't get the memo that We are ALL busy. They just completely disregarded the contractual obligations and timelines and their too busy attitude put me in breach of contract. HERE'S THE BEST PART... I tried and tried to call a manager and they kept giving me the run around saying, "he is in a meeting, he is in the office but I can't locate him right now." Uh, I went by their office... It is like a ONE room shack with 3 desks. GET THIS....The Manager/Funder/Underwriter/Receptionist are ALL STARING AT EACH OTHER while they feed you the BS. I'm pretty sure you can touch all four walls if you stand in the center of the room. Even better... the next time I called... the receptionist said the entire office ALL left for lunch. Every. Single. Person. was "out to lunch." Office lunch break for everyone at the same time!! So I guess all business ceases so they can eat and share feelings. If its possible to choose no stars, then I will. This lender was horrible. I work in the industry so I know how the loan process should go. They took two months to fund our loan even though we had a 30-day lock, partly because they ran out of room on their warehouse funding line and could not fund our loan. Run-around after run-around led to one disappointment after another until they told us what was going on. Then once we got passed that, we had to wait almost another month because their underwriting department is slower than sap running down a tree. Their customer service is so bad, it would almost be better if it was non-existant. They are one of the few lenders to accept certain conditions, which provides them with plenty of business, and rather than taking what they could handle, they took on too many loans. Fortunately our seller didnt back out once we ran past the contract expiration, but I wonder about their other clients. Their office manager is a milktoast and wont talk to anyone or tell the truth when you actually get through to him. I wouldnt doubt that he is the one in charge of monitoring their warehouse limits and secondary market. THIS LENDER IS IRRESPONSIBLE, HAS POOR CUSTOMER SERVICE, AND FRANKLY DONT HAVE ANY BUSINESS BEING IN THE LENDING INDUSTRY! SAVE YOURSELF AND YOUR CONTRACT AND STAY CLEAR. read more

Had to double the escrow period to close the loan. They put the deal on the back burner several times. Level of professionalism, work ethic, and knowledge of the industry was terrible. As a mortgage broker, I utilized their wholesale division to help a self employed borrower lower their interest rate on their primary residence. Pacific Bay Lending has a Stated Income program for self employed borrowers who have good credit and reserves. These programs are starting to enter the market again and Victoria Chi, our account executive, did a great job helping us through the process. The whole process took about 45 days to close and my client is ecstatic. read more

I am mortgage loan officer using this lender as my lender. Under the new staffs(new account manager Michael, and new underwriter, funser, they have improved the quality of service. I was able to finish my purchase deal in 3 weeks and with fannies Mae direct product, I got few other referrals from my client. I definately recommend this lender as wholesale lender. read more
