After having it serviced, we were told the boiler is junk and that it needed replacement. We have been informed from multiple people that this was a glaring issue that should have been caught upon inspection. After a very complicated and taxing process, we are now over $12K in the hole for a boiler replacement & other matters regarding this, even after paying $35K over asking price for the house. 3 stars because I understand it is a tough situation to be in especially because inspection was performed during late summer, when the boiler hadn't been running for some time, and we watched our inspector run the boiler for over 45 minutes producing only a small amount of leaking water (which we have been told, is apparently normal).

They are a rare team of professionals who are very polite, friendly, diligent and responsive. They answered all of our questions throughout the process, put together an easily readable and thorough home inspection report, with pictures, within the timeframe we needed - that we later used to guide contractor work. They had no problem guiding us all along the way when we had gaps in knowledge or didn't know where to look to learn more about aspects of the home, including gauging what was serious / safety related and what was normal or typical. The Home & Hearth team is absolutely wonderful to work with, which is rare given our experience with the other various services we had to use during our home search, purchase and renovation process. To sum it up - they turned something that's usually complicated - very easy for us! That peace of mind, that we could rely on them, was priceless. From now on, they are the go-to recommendation to anyone in my network who needs a home inspector.

A week ago, Matt Simpson did a great job inspecting the home I'm in the process of buying. My real…read moreestate agent recommended him, I priced out the inspection by getting a couple more bids online, and then I decided to go with Matt. On the day of the inspection, he arrived at the property before I did and started looking it over. I was at the house for 2 hours with Matt. During the inspection, he checked all the outlets, walked up into the crawl space in the attic, checked the fireplace, opened closets, walked through all the rooms, looked at the roof with his binoculars, and gave me feedback every step of the way while I wrote copious notes. I asked questions as we went through the home and he answered every one. Before we ended the inspection, he gave me his email and phone number and said I could contact him at any time. Four or five hours later, I received his 20-something page inspection report with all the details. He also included a much simpler 1-page priority list in the email so that I would have the key items up front without needing to read through the entire report. Matt is personable, thorough, and very knowledgeable since he's been doing inspections for over 20 years. He got me thinking about so many things I will want to consider as a homeowner -- pros and cons of installing an on-demand propane system instead of keeping the existing hot water heating system, whether to put another washer dryer on the main level or install it in the basement, and if I should prioritize replacing the garage windows or not. In short, I was entirely satisfied with my experience with Matt and I would recommend him to anyone looking for a home inspector north of Boston.

Matt arrived an hour before and started to look at the property before we arrived. When we go there he did the inspection again with us pointing out all the issues and potential issues. I was skeptical after I read this review form May D. but our experience was the complete opposite. Matt is a THE home inspector you need especially with his experience and background. I would definitely recommend Matt to my friends. His fees were reasonable and comparable to others. Thanks for all what you did for us!

Bob Clarke (REC Consultants) was a horrible home inspector, plain and simple. I was deceived by…read morethe Yelp reviews, which were the reason that I initially chose him for my home inspection. I regret the decision because it ended up costing me more in repairs than I could have anticipated. Why was Bob such a waste of money? Let me explain. 1. He misses BIG problems. There was a hole in the roof of the home we bought. Bob failed to notice it. The roofer who went to fix it showed me a picture. It was so obvious that I think a 5 year old child would have seen it. Of course, Bob was not liable for this issue, and so it was an added expense for me to fix after Bob claimed that the roof was in excellent shape. 2. When you ask him any question about the home inspection, he will embarrass you when you are asking the question. For example, I asked him about the heat pump system. I did not understand it (I am a first time home buyer), and instead of patiently explaining how it works and how it might break, he laughed that I would consider buying a house without knowing what it was... and then didn't say anything else. 3. Heaven forbid that you notice Bob missed something. Like, say, whether or not the dishwasher works. And if you happen to tell him after he has left the kitchen area, he will act like he was planning on walking back to the kitchen, and tell you "not to do [his] job." Sorry Bob, but I kind of assumed you were done with the kitchen once you turned off the light and walked into the bedroom. 4. His reports all seem to suggest that he spends 2+ hours on a condo, and 3.5+ hours on a home. However, the reality is that about 30 minutes of that time is actually spent chatting with the seller's agent. It's like he was trying to drum up business. During our inspection, he literally talked to the agent about his experience as a home inspector and how his past clients all liked him. Umm, sorry Bob, but I'm the one paying for you for your time, not the seller's agent. Please do not make the same mistake that I did by having REC Consultants come inspect the house. Oh, and you'll soon figure out that REC Consultants is not some large company with multiple inspectors. It's just 1 guy Robert E. Clarke (aka Bob Clarke).

Bob is fantastic! I would give 10 stars if I could…read more I chose Bob based on his amazing Yelp reviews, and was not let down. My husband and I are first time home buyers, so were new to the process. I found it easy to book an appointment, and Bob also had one of the lowest rates in Boston. Bob arrived early, and was incredibly thorough throughout the inspection. He was honest and informative, and happy to answer any questions we had. The seller's agent kept trying to make the usual BS excuses about the various issues, but this didn't phase Bob, and he continued to point problems out left and right. He spent at least an hour in the basement (probably more) and uncovered multiple issues, which really helped my husband and I make an informed choice about deciding not to go through with the purchase. As other reviewers mentioned, his advice felt fatherly, and we really felt he was looking out for our best interest. One last bonus star for Bob: as a woman in her early 30s, Bob was incredibly respectful towards me; he looked me in the eye, spoke directly to me, and included me in all the discussions. Often in situations pertaining to power tools, cars, plumbing, etc, men will often only talk to other men (ie my husband and my dad, in this situation) and ignore the women, so I really appreciated that Bob took me seriously.

Garrett was nice in person and seemed knowledgeable; however he never delivered my inspection report. I paid $450 for absolutely nothing. If you get an inspection completed and there is no report to show for it then you didn't get the inspection. Unfortunately, the report could not be used as part of the close and I had to take care of repairs on my own after I bought the house. I emailed Garrett and he continues to ignore my communication.
