He is very committed to his client and exceeded my expectation in getting my house sold. Despite events happening outside his control, he never gave up and always found the best solution. Mr. Thomas was on hand to supervise the work and guarantee that the task was completed correctly and on time. He put in a lot of effort to sell my house and used his knowledge and experience to secure a contract higher than my asking price and my house sold in a timely manner. He worked extremely hard to achieve his goal. I would rate Mr. Thomas, Jr. a 5+.

I jumped on it! I was so excited to get in this apartment and I was certain with my 10+ years of flawless rental history, great credit score, and cash in hand to pay the deposit, we would be ready to go after a walk through. I am moving from Los Angeles to New Orleans and need to solidify a home for the New Year. James Thomas, was my contact person and at first seemed cordial, but it quickly eroded from there. I am used to closing deals quickly as that is how you stay competitive in a competitive market, so I emailed him an application (one that had already been approved in New Orleans for a more expensive property, I just preferred this listing). He then sent me an another application to fill out, no problem, but seemed like a waste of time seeing as he already had one in hand and this online was was way less extensive than the one I had previously sent, so there was no where on this application to list references, other sources of income, etc. He called me this morning to tell me I do not have proof of employment in New Orleans so he didn't want to proceed. I have a booming freelance business, it is not BASED in New Orleans, I tried to explain. I could give references to my flawless work history. I was willing to send tax returns and any documents necessary as I make over $5,000 a month and this apartment was only renting for $1275. He cut me off. James Thomas was rude, unprofessional, and this was the oddest rental application experience I have ever had. Spare yourself the trouble.

I am a PCI/CISSP remote technology professional. I work for a large multimedia/technology company…read morelocated in Los Angeles. In February 2001, I moved to New Orleans. I signed a lease agreement with Latter & Blum LLC and moved into an apartment unit located at 1140 Decatur Street. Sometime in late August of 2021, following Hurricane Ida, I left the unit and the state. The property was unlivable, and the landlord was totally unresponsive. However, even after leaving the unit, I continued to pay the lease each month. In February of this year, I returned to the unit to collect my remaining items. They were gone. The landlord, in cooperation with Latter & Blum agent, Patrick Knudsen, entered the unit without my consent and absconded with my possessions, which included sensitive company technology equipment with user data/PII. A PFI is underway to determine a potential breach. Additionally, a report has been filed at the New Orleans Police Department. Further, after contacting the landlord about this matter, Mr. Knudsen informed me that my possessions would be mailed to my new address. Instead what he sent was a box full of Mardi Gras beads. Mr. Knudsen then explained there was a mix-up at the sipping service - unlikely story - and has yet to provide any follow up. To date there has been no response whatsoever from Patrick Knudsen. I have paid in full my lease. But I still don't have my possessions. The landlord has also kept my full deposit and has even demanded more money to cover repairs for items damaged in Hurricane Ida. From my perspective, it is no wonder skilled remote workers and companies will not locate to the area. Why would they? A supposedly reputable company like Latter & Blum acting like absentee slumlords to the detriment of the city and state is shameful. Listing: 1140 Decatur Street, New Orleans Agent: Patrick Knudsen

Art Courtner is real estate agent gold. I could write a…read morebook. So impressive he is, someone that goes way beyond what you would expect the job might entail. When you appreciate the details and minutia of buying and selling property, then you couldn't be anything but very pleased to use Art. He is a gentle giant with a commanding practical knowledge of historic houses and the process of renovation. This is a great advantage when you're looking at New Orleans homes that often date back a century or more. So thorough is his focus, it also extends beyond the brick and mortar, he has in the past saved me hundreds of dollars spotting mistakes in contracts - just this morning he spotted a new water stain on a ceiling that involved a very recent a/c leak at our final walk through. He is always willing to communicate/meet with me how ever many times a day it takes to get the house bought/inspected/walked through, whatever I need. Very sad I am to leave a home with an art deco fixture I particularly love, Art came across the same fixture on ebay sent me a link. Thoughtful extras you don't expect.. a rare gentleman. After closing Art is still looking after warranties on my behalf. He is as good as it gets. Highly and genuinely recommended!

We had a clean record and well over the necessary income. We were told to submit the app fee the day before she decided it would not be available all of a sudden. Nikki made us write a small biography of ourselves as well when I was told that decisions should be made based on the facts of the application. Again, moods changed once they saw our licenses showing Black people with dreadlocks. Unfortunately this is the harsh reality we live in daily, regardless of our clean background and 7500/month income. Please know that we have had to settle for an apartment and give up our dog which has been a huge emotional stressor. This could have been prevented if we were just handled more professionally and not given the run around. She mentioned the house would not be ready and now we notice an Open House this Saturday 9/3. Again, I feel we were discriminated against and paid for someone to give us a hard no without consideration of the application. Safe to say I don't trust KW and its values as a Black person seeing as we were clearly marginalized. Nikki even texted me stating, "The owner is just very protective of her home" and I responded "Sorry we did not make her feel safe." And of course, she didn't respond because it was pointed out that her verbiage was very inconsiderate and prejudice.
