This firm can be hard to avoid as they control such a large percentage of property near Tulane/Loyola. My daughter spent a year in a house with mixed results. At move in the place was a huge mess. Dirty, full of previous renters stuff and many minor to moderate repairs necessary. To their credit they addressed some (new fridge and washer, large hole is wall) and ignored others (moldy shower, leaking kitchen sink with non functioning hand shower, A/C filters). The walls were marked up/chipped in several places, the place was obviously not cleaned as lease said it would be. We moved it, made some improvements and fixes and generally dealt with things. During the year when something broke they were responsive enough (A/C repair could have faster but ...). PRO TIP- it was suggested to s that the way the deal with the office is to be over the top nice with them (we even went so far as to send them cookies) - all for the "privilege" of having them fulfill their obligations. We had heard horror stories about withheld deposits so when we moved out the parents got together and left the place as spotless as it could get. The only thing left behind was furniture sold to new incoming tenants and the place was in the best shape it had probably been in the time he owned it (probably cleaner than when our kids lived there) Well the effort seems to have mostly paid off. We did get all of our deposit back except $100 to "repaint 1 wall". Am I going to fight over $100? No. Am I annoyed at what feels like the pettiest of responses? Yes. Seems like painting a wall falls under normal wear and tear to me. Maybe I should send a $300 bill for cleaning the place since he didn't have to (not that he would have). Seems fair to me . read more

The leasing agent said the broken windows would be fixed and the apartment would be cleaned and painted before move in. None of that was done. My personal cleaning supplies were stolen from the apartment and when I asked about it I received no apology or explanation - just cash to replace it a week later. I noticed two closets have active ceiling leaks and asked them to be checked and repaired - they painted over it instead. After two weeks of excuses and unfulfilled promises I asked for the work to be complete or my deposit and first month's rent returned - I was told I could only get back my deposit. I chose to stay because I can't afford to lose a month's rent right now. Surprise - none of the work was ever completed. 6 of 8 windows won't even close. I thought going to church with the owners would provide some semblance of an above the board business but I was sorely mistaken. These people are dishonest and only care about the money. read more

Denny has been very responsive and competent. As for Mr. Tolbert, his record keeping leaves a lot to be desired. He keeps saying my daughter and her roommates have not paid their rent, when in fact, they have. He does the books by hand and obviously needs another way of keeping his records. They have been harassing my daughter and her roommates and even put an eviction notice on their house. Today, I am going to call the police to report harassment by Craig Tolbert Realty. If you have to deal with a rental company, I would not recommend them. read more

Slum lord. Owns a lot properties around Tulane but does not understand the landlords part of the bargain. The method that Kelly used to prioritize leases was a joke. I wish that they were not as shady and followed a process that was fair to everyone. Why does a landlord exist with no rules? read more

the property was in a good location, but they NEVER renovated anything! we'd ask them to paint over water stains, change filters, fix the SMOKE DETECTOR, get us a working toilet, put handles on our cabinets, fix the non-functional dishwasher, fix our broken lock & broken glass door, etc. NONE of it got done! Also, on the off chance someone would come to "fix" something, they would just let themselves in at any time and track muddy boot prints through the house. I was always taken my surprise aka scared half to death. ALSO Kelly was always rude and aggressive, and Craig was nowhere to be found. They also increased our rent by $500 each year because if we didn't want to stay there, there would def be other people who would. We lived there for 2.5yrs All that being said, we all survived and he happens to own SO many properties in New Orleans that we kind of felt like we didn't have other options since housing was scarce to begin with. read more

Craig Tolbert aka NOLA Apartments Just got out of a lease with Craig Tolbert / NOLA Apartments. This was my place on move in day. I complained and didn't move in. They cleaned the stove but it still doesn't work and they never fixed the toilet. They tried to call me a liar today and said that the maintenance guy said he fixed it. I was then told I was just impatient as these things could have been replaced...it's the 7th and I was supposed to move in on the 1st. How I'm being impatient I'm not sure. They said that they are going to keep the deposit as I'm breaking the lease even though the property clearly wasn't in good condition when I received it and thus why I didn't move in. read more

Good location but.. Very poor upkeep of the apartment, lots of issues with appliances. Kept large portion of security deposit to pay for repainting walls even though walls were in worse condition when we moved in. Didn't intervene and revoke lease from tenant after multiple violent incidents, tried to get tenants to pay for additional utilities that were assigned to another unit. I do not recommend renting from Craig Tolbert/ Nola Apartments. read more

The apartment was okay. My ceiling would leak a lot and I'd have to call the emergency line 7 times to get anyone to come out, if they even did come. Kelly is a joke. Whatever her position is... I'm unsure, because if you talk to her she denies responsibility on anything and puts all the blame on you. Your ceiling is leaking and you called emergency hotline 7x, well you should have called more! Hot water hasn't worked for 2 weeks since you first moved in, well you should have emailed her as well as left a voicemail. Windows won't close and bugs are getting in? Well you should have inspected them before you moved in. SLUM LORD. They charge way too much for horrible, mold infested properties. But that's Louisiana, right babbbbbyyyyy!!!!!!!!! read more

Craig Tolbert is pure criminal. His slumlord apartments are total garbage, and he is a lier and a schemer. His own lawn guy significantly damaged my car with rocks from a weed eater, Craig told me to fix it and he would reimburse me, and after I paid to get it fixed, he then reneged and refused to reimburse me after I fixed it, instead saying "see you in court". However, when we were 2 days late on rent one month over the summer, when everyone was out of town, he was quick to hit us with a $500 late fee. Literally, whatever you do, do not stay in any of this guy's properties. read more

I wish I could give this "company" zero stars but one is the best I can do! Please, please DO NOT rent from these slumlords! I know it may seem tempting, especially when you're new to the city but save yourself major heartache and look elsewhere for a rental. We tried renting two properties from them last year and the first one reeked of toxic floor chemicals, so we waited for another one to open up Uptown. HUGE mistake. The area was nice, but the apartment building (on Napoleon Ave.) is straight up falling apart. We had a huge hole in our bathroom floor and sewer gas was leaking into our home - this was confirmed by the gas company, who I called to investigate. A major health hazard! You can actually die from breathing in toxic sewer gas so that building is just a time bomb! There was chipping lead paint all over the walls and windows - we bought a home test kit for lead and it was ALL OVER the apartment. That place needs to be renovated because all of that lead is a major danger. They let us move in there with a six-month-old baby knowing full well there was lead. We got totally yelled at my the incompetent office staff lady when we told her we had lead. We went to visit my parents for a week to get away from the lead and figure out what to do and our apartment was ROBBED, ROBBED by the staff. The manager, Denny, told us that someone had gone into our apartment to see "if we were still living there." WTF?? SO I know without a doubt that they stole our stuff - tons of kitchen items that we needed, a laptop with all of our baby's pictures on it which we'll never see again, my husband's homemade jewelry that I cherished - you name it, it was gone. We filed a police report but had to move to another city right away so couldn't follow through. Kelly, the crazy office lady, hung up on us when we called her to tell her we'd been robbed by her staff. What a sweetheart she was, LOL. She was the worst person we had to deal with there - just straight up rude and unprofessional. There is more but avoid this realty at all costs. They go by other names so be careful and do your research. They are also called nola-apartments.com. Their phone number is 504-891-7777, I hope this helps at least one person from making a huge mistake! read more

Getting fucked over by the TSA and police not good enough for you?? .. Craig Tolbert will fuck you over worse. Be prepared to get screwed at every possible turn. His assistant Kelly is the most oblivious useless piece of lard as well. Good luck getting any help. Avoid at any cost! read more

I am so glad to finally be out of that apartment. Absolutely DO NOT RENT from these people. Slumlords is too good of a word for them. My apartment was barely livable. There was absolutely zero upkeep on it. Which is so sad because it has really great potential. When I moved in they hadn't even been in to clean the place, I walked in, after a 3 day cross country road trip to find the place inhabitable. There was mold growing in the freezer! Despite them knowing I was moving in that day they had "forgotten" to come clean it. There were giant whole above the bathroom sink and in the cabinets below. They had obviously never even looked behind the stove. It was in bad need of being repainted and kitchen tile was peeling off. Then on top of that they hadn't turned the electricity on. I ended up having a professional cleaner come in every month because I never felt like I could get the place clean enough. And even they had issues. The garbage and recycling was almost never picked up. It would spend days, even weeks, out on the curb. I highly doubt they pay the bill. My mail was stolen on a regular business, which granted is not entirely their fault, but they were not helpful at suggesting alternatives either. Upon moving out they deducted $75 for painting which is laughable since they clearly didn't do anything for me when i moved in. They are lazy and inattentive. You don't make your rent checks out to Nola Apartments, you make them straight to Craig Tolbert which that right there seems suspect. I have moved and I am so much happier. My new landlords check in with me, the attention is amazing! And the cleanliness and upkeep?! SO worth the change. Seriously, do not rent from these people. You will regret it. read more

Other than the general dumpiness of the apartment as a whole (tiny, paint drips all over the molding/door frames/everywhere there shouldn't be paint...) they refused to fix anything and blamed us for a bed bug problem despite the fact I could prove it was coming from the building and we did not bring them in ourselves. There is also a hole in our bathroom ceiling and water damage in the bedroom that they have refused to fix for more than a month. They are useless and inattentive to say the least. Highly recommend NOT renting from NOLA Apartments or Craig Tolbert. read more

I lived in their apartments on broadway in 2019-2020. Can't recommend any of their property. They only care about getting your money and will do less than the bare minimum to meet their end of the lease. Upon moving in, the place was dirty, dusty, and infested with dead roaches. My roommates and I constantly struggled getting a reply to an email regarding maintenance or pest control issues (which there were many: roaches, rats, leaks, etc) and often times went months without any proper resolution (if there was one at all). The only time we could get an immediate reply to an email was when we threatened not to pay next months rent. They're lazy and always complain about how many other tenants they have to tend to and that they don't always have the time or resources to do their jobs. I can only recommend that you pay an extra $400-$700 in rent and find another property not under the Tolbert Real-estate (Nola apartments) name. read more

I don't really get the fuss about Craig Tolbert. If they don't return a call or an email, call them again - they have hundreds of tenants and sometimes will miss a call. If you are reasonable and respectful, they will be the same. If you get your parents to call them ten times a day demeaning them, they will turn a blind eye -- just like I would. They have some great properties and for the most part have been extremely quick in fixing our problems (24-48 hour turnaround time). Would rent from them again. read more

I rented from Craig Tolbert for 2 years. My apartment was literally a dream. Then the roof in my closet started leaking. First Time: Someone came out, put a patch over it, did not fix it. It leaked again. Second Time: Someone came out, pulled out all the rotten wood, put new shingles on. Leaked again. Third Time: Someone came out, put a patch over it. Leaked again. Fourth Time: Called the office on a Monday to report it. Come Friday, no one has come out to look at it. I promptly moved out without giving a notice and moved into a place I cannot afford. In addition to the ceiling, I reported a broken kitchen window 1 year prior to moving, it never got fixed. The entire window frame became moldy and rotten, ultimately the window fell apart and couldn't be opened. Do not rent from the piece of shit Craig Tolbert. read more

Overall I got a good deal for the price. My apartment had hardwood floors, a dishwasher, a gas stove, high ceilings, lots of windows. I searched extensively for a month and this was the best place I could find in my price range. It was also larger than most similarly priced places and in a great location (this was a second floor 1 bedroom place with two large closets and a dining area for the price of a studio or basement 1 bedroom apartment in other buildings). I got my full deposit back when I moved out of town. I had a water leak in my ceiling while I lived here, and they fixed it immediately. The window air conditioner smelled like mold. They sent someone to fix it twice but both times the maintenance people disagreed that it smelled bad and didn't not replace/fix it. I had multiple guests comment on the smell so it wasn't just me. That was not ideal and is the reason for 4 instead of 5 stars. There were some minor issues with the building (such as the front door buzzer didn't work) and a few quirky things about the apartment (such as a drawer and a window painted shut) but it was like that when I toured the place so nothing that caught me off guard. I had no bug/pest problems which is rare in older buildings in NOLA. I would rent from them again and would just look carefully when touring the unit. Some of my neighbors loved the building and some told me they had issues getting things fixed. read more

I rented from Craig Tolbert for two years. We mostly stayed out of each others' way because I am a DIY guy, and only called in when I really needed assistance. For the most part, they did okay and the job got done. The secretary lady is quite moody and prone to quickly becoming upset or snippy if you try to call again after nobody has come to service the apartment. The kicker for me, which really left a sour taste in my mouth, was the way they handled the security deposit. When I moved into the apartment, it was absolutely filthy. Everything needed to be cleaned, it was covered in grease (from the kitchen with no ventilating hood) and dust and dirt. When we left, as a thank you to our landlord, my three roommates and 8 of our parents (12 people total) all spent an entire day cleaning the hell out of the house. My dad got heavy duty bleach and lifted stains out of the bathroom tile that had been there for years. We scrubbed and mopped every floor and wall. The house was spotless. We all actually took a lot of pride in our work and felt good about it. My dad and I even patched a piece of drywall that I had damaged. When we got the security deposit back, it was so clear that they didn't even look at the apartment. They cited the master bathroom, charging us $80 for cleaning the tub, sink and mirror - all of which my dad had scrubbed until spotless. They cited numerous other random items that were complete BS. Why did they do this? Because they could. All my college roommates had moved away from New Orleans. Nobody was there to fight the deductions. They knew that they could probably ding us for a few random things and get away with it. It's just a dishonest and slimy way to run a business. My dad is a landlord, and he knows what is expected of tenants about moving out and cleaning. We deserved almost the entire deposit back, but instead they took about a quarter of it. I called the secretary and said I'd like to discuss it, and she quickly cut me off and said she needed to take down my number and refer me to someone else, "who was going to call me". Of course, that was a month ago, and I haven't received any sort of communication. read more

If you have to rent from this company be sure to take pictures and report the condition of the space right when you move in. They will absolutely take advantage of you when it comes time to return the security deposit. We were deducted hundreds of dollars for issues that existed before we moved in and it is highly doubtful that our money will even go towards fixing these issues for the next tenants. read more

!!DO NOT RENT FROM CRAIG TOLBERT!! Apartment is tiny, but that's what I expected when moving into a studio. They made me wait a few extra days to "make sure it's ready for you." When I moved in, the place was filthy disgusting. Roach corpses everywhere, trim pieces splitting and swollen from water damage, and a smell that took months to get out. The office is a joke. Kelly never answers the phone or returns calls/emails. If it's the weekend you're screwed, and have to call a number for their emergency maintenance guy. I think they have less than 5 people that actually work there...if you have an issue and try to contact them, they'll tell you flat out to stop calling. I got home from work today to discover the power has been shut off to the entire building because it's not up to code or something. (The apartments are still on a ceramic fuse box btw, so that's not surprising.) since it's Saturday there is nobody to answer the phone in the office, and there are no contact numbers for the owner (Craig Tolbert) or any sort of management staff. Oh and we haven't had a washing machine in over a month. They simply refuse to fix it. read more

[Current Resident] I cannot speak highly of our apartment that is through this company in Uptown (New Orleans) and I would definitely classify this company and its owners to be slumlords. They do not maintain the properties. The electrical boxes are outdated and a major fire hazard. Well first of all, you will never have contact with the agent. You will work with his "team" of a bratty secretary and stoner kids who show the apartments. I had a very unpleasant experience working with this company. They mislead me concerning information about the apartment I rented. Didn't clean the house before I moved in and took months to fix even major problems within the house. For example, our upstairs neighbor had a pipe burst, which leaked into our apartment. It was not fixed for two months. And even after thoroughly cleaning the apartment, for which we were assured full deposit back by the secretary, they took a $400 cleaning fee out of the deposit, took a month to get the deposit back to us, and then were very hard to meet with and discuss the deductions. I assume that these people regularly take advantage of Tulane and Loyola students due to the number of apartments they rent in the University area. DO NOT RENT FROM THEM! It will not be worth the hassle. read more

If I could give zero stars, I would. I have had countless issues within the three short months I have resided in a Craig Tolbert property. Not only have I had issues with my apartment, such as our driveway being under construction for over a month when I was told it would be finished by the time I moved in (off street parking being reflected in the price of rent), both the front door to the building AND the door to my apartment having issues with the locks and falling off their hinges, but the treatment I have received from their office has been undesirable at best. The secretary in the office is condescending and rude, acts as if it is my fault whenever things clearly under their care go wrong, and belittles me when I ask questions to clarify their vague information given. Though it is hard because Craig Tolbert has ownership of much of uptown, including several areas generally populated by Tulane students, I highly suggest finding a different landlord. read more

Very disappointing! NOLA Apartments = Craig Tolbert. I see that there has been a deliberate effort to choose a generic name that could not be searched for easily after Mr. Tolbert has received uniformly awful reviews by tenants. His "luxury apartments" are dirty, old, and falling apart. All the windows are broken and won't shut. The apartments are poor quality to begin with, but the upkeep has been neglected, making them even worse. I don't know where he gets off on calling them "luxury" - such a blatant lie is indicative of the overall attitude of this business. The apartments are worth at least $400 less than what he's charging. The staff is only polite before you sign a lease. After that, they are hostile and rude should you have any concerns with their service. It's upsetting to encounter adults who act this way, as their tenants tend to be well-behaved and polite, giving NOLA Apartments no reason to be so nasty. This company does not respect the people who (over)pay them and it shows. Very, very disappointed with these people's greed, neglect, evasiveness, and nasty, disrespectful attitude. read more

Our apartment is severely neglected, from the plumbing to the windows. Our rent was reasonable but they raised it $100 (11%) LESS than a year after I moved in. After reading these reviews, I realize they will probably try to keep my security deposit no matter how clean I leave the place. This company straight up sucks. read more
