As a past resident of Hawaii for half a year (would have been longer if the DOE didn't wait months…read moreto hire me back!), I stayed here for a couple of weeks when I first moved to town and this place definitely has pros and cons. Pros- - the apartment sizes are very comfortable - nice pool with ocean views (I enjoyed eating outside) - rec room with a pool table - very few kids in the building (quiet building) - walking distance to downtown - one of the only few buildings in town with mainly professional and retired people (opposed to county) - good upkeep Cons- - thin walls (I heard EVERYTHING next door) - horrible parking lot with very narrow spaces 1/4 of which have these huge squared cement poles which I banged my car into 1 time - you hear every single plane - if you are on the side facing downtown you will hear traffic at all hours (trust me on this and I usually sleep through everything) - the 11 minute dryers are a pain in the ass - some sketchy people who hang out in the parking lot (probably from the lower income places across the highway) Wouldn't be a bad place to buy a condo IMO if you do not face the highway. While their HOA is high, they include the electricity which is very, very high in HI. If I am here long term I would consider buying a condo here. This is one of the few nice condos in town. If you are looking into buying in Hilo, most of the condos are dumps. This is one of the "upscale" ones. If in any mainland city this wouldn't be considered upscale at all, but by HI standards it is. I spent weeks looking for a decent rental in Hilo. By decent, I mean by CA standards (and yes, they hate us for thinking you should hire exterminators when you are infested with roaches and termites!!). The only decent rentals are the most expensive properties in Hilo which are 3 condos (many are rentals though) on Kalanianaole, Hilo Lagoon, and Bayshore Tower. The apartments on Kalanianaole are in my dream location but were out of my price range. Bayshore Tower would have been my backup choice. You could easily get a 6 month studio rental furnished with all bills included (aside from internet) for $700-$900 ($900 being for an oceanview). Do not waste your time renting a house in Hilo. With the exception of my buddy's house, all the houses were falling apart and infested with termites and roaches. In the last house I stayed in, roaches regularly came out of the outlets so I had to put tape over them, and regardless of how clean the kitchen was, they were always there too. If you are bug phobic like me and live in HI, ONLY live in a cement building! Everyone I knew in the fancier places never saw a bug in their unit or rarely saw one. Glad to be back in CA and to only come back to HI as a place to vacation! I miss Hilo to some extent but felt like I was living in a third world country.

This vacation home is a tropical paradise with all the creature comforts of home. Everywhere you look there is a view. The view of the waterfall alone will leave you breathless, but each of the bedrooms are completely isolated from the rest of the house and the kitchen/dining area is about 25 yards from the rest of the rooms with an amazing 260 degree view of the river and waterfall. At night the sounds of the Hawaiian Hilo jungle will lull you to sleep. The frogs are so loud at night you will swear you are the last people on earth. Hilo is a short walk and you can avoid seeing anyone for days if that's your thing. We loved our time on the Big Island, but loved our stay at The Falls at Reeds Island even better.

Clark realty switched agents on us from move in to move out and they are going with what the owner claims ( apparently they thought everything was perfect and spotless). Pre-move in cleaning was not up to par but they claim their cleaners are impeccable. Found broken glass and years of dirt when we had to move the fridge and stove to clean. I will never recommend Clark realty to anyone and will be sure to post reviews so anyone coming to this island knows how they operate so they don't have to deal with the same issues and nonsense.

Not sure who your property manager is for your apartment/ property, but the experience Ive had (along with the people i live with) agreed that property professionals did not seem "professional" at all. I noticed a few other reviews feel the same and so Im relieved to know I am not alone feeling this way. Unless, and to be frank, you view "professional" as being cold business and just the "deal- deal" talk. I felt like the last minute notice (email, text, especially call) is inconvenient, although I always say its okay. I do not know why as well they switch from email everyone to calling everyone (but I guess for last minute you cannot control?) If you dont speak up they favor you are better anyway. Or at least I think so no because the first few time when I did care I had no body contact me back, UNTIL I found out the managers REAL contact information. (Tricky, huh?). Still not sure till this day why they didn't respond the first couple months of being switched from our previous original building company but it's whatever I guess... Renovation on the building I live in had poor construction workers in my opinion. (mess was made without warning).... Rent was raised because of the renovation but I feel like they should have relocated everyone to a different building while having them work on the harder renovation which most of us in the building probably had to tolerate with all the hammering, power saw, cement dusting cement that got splattered ALL OVER the walls doors and windows- had to clean the door and whole place because cement dust got everywhere, no-one knocked or called to clean the door, it was hard). It is annoying as well to hear most the construction workers laughing and joking and talking story majority the time they get here before even beginning to work... But eh. Whatever? I did not feel like they treat everyone with the same PRIORITY so just beware. Although it would be nice to know WHY. Otherwise I feel like my life is a spiral of being messed with for no reason at all. I think its fair to rate 3 stars, though I was close to rating just one star (but lets put my own frustrations about the renovations and poor communication aside) because there were times I complained of people smoking near the building and animals on the premises and I guess I was helped because an email to everyone in the building was sent the next day. Whoever was smoking didn't stop smoking though, but I appreciate and respect that effort. (Another star for the small Christmas presents so far. They know how to bribe you. Haha just kidding. Fantastic management staff, beautiful location, great amenities!…read more The rent price includes WSG and electric, the units are cable/internet ready, the apartments are on the county water system and the water gets HOT so dirty dishes get clean VERY well! There is on-site security, regular patrols by the Police, camera surveillance, deadbolts on all the unit doors, and coded locks on the laundry and garbage areas. So for safety, this is probably THE safest location in Hilo. There is a bus stop right outside the apartments, and most shops are close by. So GREAT location if you don't have a car. The parking situation is not ideal, because there are just simply not enough spaces for every unit to have a car. Management has come up with a solution by providing "reserved" spaces to tenants who want to pay an extra $30 per month to park their cars at the apartments. They also require that their tenants put a sticker with a code on it, visibly in their window, so security can mark those cars as "valid" to be parked at the apartments. There are still several "unreserved" spots, but they are in short supply. Honestly, I don't see a better solution for the lack of parking space. There is no room for more cars to park than they already have. The noise from car stereos and just loud engines in general reverberates in the parking area, so they request that tenants turn down their volume level in their cars when they are in that space that echos. The only real down-side to living here is the noise level. The units are under construction, and being updated with new appliances, so it's loud from that in the morning and afternoon. However, living in a unit with updated amenities out here is well worth tolerating the construction noise. There's noise from the cruise boats, hotels next door, airplanes overhead, and general city noise that can get pretty loud at times too. At night it the noise level DOES go down considerably, and the management staff takes noise complaints very seriously, as they have many tenants that are elderly, or studying for college exams, or raising kids. In fact they have had all tenants sign a lease addendum that prohibits loud stereos, and they encourage their tenants to keep the noise volume down at reasonable hours (10pm-8am). Several tenants have moved in and out since the lease addendum was added, and as more respectable people move in, the noisy tenants that like to party are moving out. The management team uses the funds they collect from rent to update the units, pay for the security patrols and even have events for the tenants! Last week they threw a holiday pizza party as a "thank you" for all the tenants! Everyone that showed up got a raffle ticket and was entered to win a prize! So they really go out of their way to make the building a nice home for all their tenants. I am extremely grateful to be living here, and I have the utmost faith in the management team to solve any problems that come up. They are fast, friendly and care greatly about their tenants. They are completely unsympathetic to the realities of daily life, treating temporary, harmless, and minor household messiness as grounds for threats of eviction. This creates an environment of intimidation rather than professional property management. Living in constant fear of losing your housing over petty, non-damaging issues is unacceptable. Furthermore, their handling of maintenance issues is highly problematic. When I encountered a property defect, the contractor they dispatched misdiagnosed the root cause and blamed me as the tenant. It appears to be a standard practice for management to shift the financial responsibility of home repairs onto the tenant rather than the property owner. Despite providing a clear, logical explanation as to why the issue was structural and not caused by my use of the unit, management refused to consider my side of the story and forced me to pay for the service call. I feel that this company prioritizes offloading maintenance costs onto tenants rather than fostering a fair and reasonable living experience.
