    As a past resident of Hawaii for half a year (would have been longer if the DOE didn't wait months…read moreto hire me back!), I stayed here for a couple of weeks when I first moved to town and this place definitely has pros and cons. Pros- - the apartment sizes are very comfortable - nice pool with ocean views (I enjoyed eating outside) - rec room with a pool table - very few kids in the building (quiet building) - walking distance to downtown - one of the only few buildings in town with mainly professional and retired people (opposed to county) - good upkeep Cons- - thin walls (I heard EVERYTHING next door) - horrible parking lot with very narrow spaces 1/4 of which have these huge squared cement poles which I banged my car into 1 time - you hear every single plane - if you are on the side facing downtown you will hear traffic at all hours (trust me on this and I usually sleep through everything) - the 11 minute dryers are a pain in the ass - some sketchy people who hang out in the parking lot (probably from the lower income places across the highway) Wouldn't be a bad place to buy a condo IMO if you do not face the highway. While their HOA is high, they include the electricity which is very, very high in HI. If I am here long term I would consider buying a condo here. This is one of the few nice condos in town. If you are looking into buying in Hilo, most of the condos are dumps. This is one of the "upscale" ones. If in any mainland city this wouldn't be considered upscale at all, but by HI standards it is. I spent weeks looking for a decent rental in Hilo. By decent, I mean by CA standards (and yes, they hate us for thinking you should hire exterminators when you are infested with roaches and termites!!). The only decent rentals are the most expensive properties in Hilo which are 3 condos (many are rentals though) on Kalanianaole, Hilo Lagoon, and Bayshore Tower. The apartments on Kalanianaole are in my dream location but were out of my price range. Bayshore Tower would have been my backup choice. You could easily get a 6 month studio rental furnished with all bills included (aside from internet) for $700-$900 ($900 being for an oceanview). Do not waste your time renting a house in Hilo. With the exception of my buddy's house, all the houses were falling apart and infested with termites and roaches. In the last house I stayed in, roaches regularly came out of the outlets so I had to put tape over them, and regardless of how clean the kitchen was, they were always there too. If you are bug phobic like me and live in HI, ONLY live in a cement building! Everyone I knew in the fancier places never saw a bug in their unit or rarely saw one. Glad to be back in CA and to only come back to HI as a place to vacation! I miss Hilo to some extent but felt like I was living in a third world country.

This vacation home is a tropical paradise with all the creature comforts of home. Everywhere you look there is a view. The view of the waterfall alone will leave you breathless, but each of the bedrooms are completely isolated from the rest of the house and the kitchen/dining area is about 25 yards from the rest of the rooms with an amazing 260 degree view of the river and waterfall. At night the sounds of the Hawaiian Hilo jungle will lull you to sleep. The frogs are so loud at night you will swear you are the last people on earth. Hilo is a short walk and you can avoid seeing anyone for days if that's your thing. We loved our time on the Big Island, but loved our stay at The Falls at Reeds Island even better.

Its located on a street with normal small houses, nothing special. Then you pull up to chain linked fence nothing spectacular. You drive in just past the fence and inches onto the property passing the bushes and trees that hide the lot and I'm telling you, make sure you take a deep breathe, prepare your eyes and neck because your eyes and head will be turning from left, right, up and down taking in everything from the gorgeous lawn, the trees, palm trees, and tall everything plants I don't even know names of! Its just you, a green jungle, beautiful water falls, river, black valcano rock and the sky that peaks through the sky high trees that surround you!! The lot is so long and beautiful, I feel so dumb trying to describe this house and everything it has to offer cause words can't describe it.. A beautiful rainforest with blooming gardens and tropical sounds that you'll never forget! The house is also amzing all the rooms are completely seperate and very spacious!! They have a jacuzzi just a few steps down towards the river that's its own little secluted get away.. I really don't know what else to say.. its breathe taking and simply amazing here. If you're in Hilo, Hi this is a must stay but make sure you make reservations!! Only One WARNING! Bring your BUG spray!! I got bit like crazy! But that's nothing unusual for me, mosquitos love me everywhere I go... I also feel the temperature is really good for hilo. I didnt wake up sweating! Rent includes water and trash. We pay for electric and internet. Staff seems chill. They promptly replaced the broken stove in our unit which was nice. Our particular unit doesnt have updated flooring but it is easy to clean so thats good. The doors all are really well hung. But it makes them slam easy. The closet doors however are rather rickety in our unity. One doesnt stay on its track. The kitchen sink doesnt have the filter so the water kinda splashes everywhere. Bathroom sink is fine though and water pressure is nice. You can have service animals but most people seem to have their own pets anyway. No mess or barking and i think you should be fine. PARKING. this is really annoying. There is only one space per unit. Even though we have a two bedroom. Theyre not labelled either so it was frustrating finding the correct one even with the office's instructions. Theres a crazy lady who yells if you park in her spot and reported my room mates friend. THERE IS NO GUEST PARKING, you have to park on the road! For me right now everything works out but the parking really ticks me off because theres three people in our unit and get togethers will be annoying for friends to park.

    **CAUTION ** Do anything you can to STAY AWAY from…read moreUniversity Palms. Apartments do not feel safe. There are many domestic abuse fights and threats heard every night. The property manager tried to move myself and my roommates out of our (3br) apartment (2 months into our lease) into a smaller apartment so they could rent out our apartment to a larger family. When we respectfully declined they threatened to evict us (over false noise complaints) if we didn't comply. When we said okay since we had no other option, it turned out they no longer needed our apartment since the other family backed out and suddenly they no longer needed to "evict" us and never mentioned any noise complaints again. Finally when we moved out after our lease and cleaned the place up, we never got our $2,000 deposit back. We had to take the owners to court twice, pay over $300 in legal fees and wait over a year to finally get our deposit back. The property manager is psychotic, the owners are flat out crooks, and the apartments themselves are infested with cockroaches. Do what ever you can to stay far far away from University Palms.

If you're a student and you saw WLV apartments as a recommendation on the UH state, take it with a grain of salt. Take their reviews on their own website with a grain of salt, because only the good ones get posted. This is not a place for you to come home to to be productive, to sleep, study or relax. Cement buildings facing a parking lot is never a good idea, because the sound bounces off the walls and is magnified.. lovely sounds of door-slamming, arguments, conversations, and key fobs are frequent. Many apartments here don't have an actual pane of glass like normal windows do that can block out sound, instead they have glass shutter windows that do not help. There is no difference in amplitude of noises with the windows opened or closed. With that being said, there are a few dogs that live here as well. They bark at absolutely anything, at any time of day or night. Termites will become your new roommates, if you're not lucky enough to have a newly renovated unit. There's really no point in having an adjustable faucet in the shower because the temperature of water fluctuates constantly. Keep in mind, moving into an apartment like this one is like moving into a unit with 300 other people because you can hear just about everything. Anyhow, I felt like an accurate review of this place would be helpful to the public. It's a shame really, there is potential for this place to improve but it seems like they go with the tried and true and aren't open to making any changes besides renovation.

Not sure who your property manager is for your apartment/ property, but the experience Ive had (along with the people i live with) agreed that property professionals did not seem "professional" at all. I noticed a few other reviews feel the same and so Im relieved to know I am not alone feeling this way. Unless, and to be frank, you view "professional" as being cold business and just the "deal- deal" talk. I felt like the last minute notice (email, text, especially call) is inconvenient, although I always say its okay. I do not know why as well they switch from email everyone to calling everyone (but I guess for last minute you cannot control?) If you dont speak up they favor you are better anyway. Or at least I think so no because the first few time when I did care I had no body contact me back, UNTIL I found out the managers REAL contact information. (Tricky, huh?). Still not sure till this day why they didn't respond the first couple months of being switched from our previous original building company but it's whatever I guess... Renovation on the building I live in had poor construction workers in my opinion. (mess was made without warning).... Rent was raised because of the renovation but I feel like they should have relocated everyone to a different building while having them work on the harder renovation which most of us in the building probably had to tolerate with all the hammering, power saw, cement dusting cement that got splattered ALL OVER the walls doors and windows- had to clean the door and whole place because cement dust got everywhere, no-one knocked or called to clean the door, it was hard). It is annoying as well to hear most the construction workers laughing and joking and talking story majority the time they get here before even beginning to work... But eh. Whatever? I did not feel like they treat everyone with the same PRIORITY so just beware. Although it would be nice to know WHY. Otherwise I feel like my life is a spiral of being messed with for no reason at all. I think its fair to rate 3 stars, though I was close to rating just one star (but lets put my own frustrations about the renovations and poor communication aside) because there were times I complained of people smoking near the building and animals on the premises and I guess I was helped because an email to everyone in the building was sent the next day. Whoever was smoking didn't stop smoking though, but I appreciate and respect that effort. (Another star for the small Christmas presents so far. They know how to bribe you. Haha just kidding. But seriously). I might be taking a poor jump here posting it on social media but I honestly don't not know where else I can write a review. I guarantee if anyone knew this was written about them they would probably change (which is good). But if they don't change-- uh oh (drama~). Thanks for reading my review

If comp thought more about the people who they get paid from it'll be better. I know they can be better and ma more if listened to the people for once as the complaint can and will hurt. A true realtor should listen to the people.
