But when it comes to management and this so called "Association" they are extremely unprofessional and will threaten to tow your vehicle even if you live there! They made a mistake on sending us parking stickers and when I didn't get mine I was threatened to be towed. I have moved out and have been out for two months now and I was told I would receive my deposit back. Every time I try to get an update I'm given excuses. I'm seriously debating taking legal action here because that's a lot of money. I haven't received a single thing back. They were unhelpful about any issues or maintenance that needed to be addressed. The parking lot is a constant mess and a majority of the residents double park because there are no clear parking lines. One of the heads of the "Association" threatened to not give me a vehicle sticker because he didn't understand that my vehicle is covered under my dad's insurance (Which he somehow thought was illegal, I was 23 at the time) meaning they were going to tow. Now I might understand a negative attitude towards me if I was a bad Tennant. But the thing is, is that I never once had a noise complaint, was never late on rent, followed the rules, kept a clean space, etc. Last but not least, safety. It does not feel safe here. I witnessed a man try to break into my neighbors apartment and flea. On occasional nights you'll hear loud pops or gunshots. This place doesn't care about you. They care about filling spots and making money.

(is what we were told) the woman who showed us the condo ("who is a friend of the landlord and the landlords wife") told us not to worry about the color of the walls (every room was painted purple), told us not to worry about the dirtiness of the condo, told us not to worry about any broken fixtures etc. we were basically promised that the condo would have been fixed up before the keys were given to us. LOL! we received a call from the landlords friend saying we can go look at the condo again because as of now, the walls are being painted and the next step is to actually start fixing the fixtures and all the other damages that were left.. i was not able to make it due to work but my boyfriend went to go look at the condo and he face-timed me. the walls were painted and my boyfriend told me there was a guy there literally working on the condo. now, we were told everything was going to be fixed, right? so we assumed he was going to fix more than just the wall color... long story short, we get the keys to the condo and as soon as i walked in i was ready to cry. the place was filthy and over all the condo was left in unhealthy living conditions. 3 days later i find out our landlord doesn't even live in IL. he lives in Cali.. he was so hard to get ahold of and at one point i thought the entire thing was going to turn into some scam or fraud just because he wasn't responsive. the condo was full of roaches. both dead and alive. we didn't fully unpack because i was questioning on living there. not once did i make a meal there because the kitchen was so disgusting. so we were eating out for the 6 days that we were there. we still had our previous apartment and i personally left things there because i knew that this condo was not going to be my new home. i started to send pictures to the landlord, Peter, of the roaches and all the damages. i literally sent him a photo gallery.. he was unprofessional with his responses to us. we explained to him that we spent so much money on just cleaning supplies and he made it seem like we were lying. we were going to try to make it work but every single day there was at least 2 roaches that we were killing. it was so disgusting. the landlord also basically told us that "some people don't mind living with roaches" UMMM WHAT? it doesn't matter if people don't care about roaches or not. if you are a landlord, it is fully your responsibility to make sure the apartment/condo is cleaned before you even think about getting new tenants to living there. we also had a rude exterminator come out and spray everything down. including my boyfriends clothes and my lotions and perfumes. yes, he sprayed our personal stuff..... he also walked in the condo and didn't say hello back which is whatever but he literally walked in like he knew exactly where the bathroom was (like he's been there more than once) he basically told us if a bomb hit the entire building, the roaches will still be there. minutes after he left, here comes a roach in our closet. i flipped and called Peter, the landlord. i told him if he does not get serious about this situation we will have to take legal action. Peter made it seem like he wanted to fix things but he was not responding on a timely matter. i don't have time to sit around and wait for things to get done when all of this should have been taken care of. now, we were stuck paying rent for a roach fest apartment on top of our old apartment. this was the worst move in experience. do not, and i repeat, do not! rent the condo in building 2B #303. you will be extremely disappointed. my boyfriend and i stayed up till 4AM moving out stuff out of there too. Peter texted me after he finally refunded(not all but most) of our money back saying he did not know about the roaches etc. overall this place is just disgusting. Veronica the leasing manager tried her best to help us out but she can only do so much since Peter is the landlord. NEVER AGAIN!!!!

If you want the parking lot to be used a race track for tenants from the neighboring complex, this is the place for you! If you want photos taken on multiple occasions of you from unknown parties while minding your own business on your balcony, this is the place for you! If you want to be illegally fined and never given any kind of response from the PSI Property Management, this is the place for you! If you like garbage trucks coming 3 times a week during the hours of 6:30 AM and 7 AM, this is the place for you! If you want your neighbor's calling the police on your guests for entirely unjustified reasons, this is the place for you!! This place is full of the most miserable tenants/ owners I have ever lived with in my life. I have never so looked forward to moving before. This place is a total garbage complex with garbage alcoholics that don't know how to throw their physical trash into the many available reciprocals around the property. I seriously could go on and on. I also want to note that it is clear they pay to remove or block any negative feedback on Google Reviews. Do not ever live here.

    Loving my apartment more and more…read more I moved in five years ago and though I've gone through times where I wished I was closer to the city, I now couldn't imagine living anywhere else. The neighborhood keeps getting better but the prices are still holding steady. There are a couple new great restaurants nearby and a nail salon right across the street where the (clean, nice) playground is. There is a new grocery store just opening this week on the same corner. New construction next door is likely to bring even more. The people who live in the building, and the neighborhood, are nice, professional people. The location next door seems to bring a lot of gala events to the area and overall I feel like I am living somewhere rather swanky yet friendly. This review is definitely biased since I live there but I just thought I'd throw in my two cents as it's a great building for anyone considering to buy or rent and not sure about the location.

    I've lived at Hidden Pond for 15 years. We stay here because the schools are good and cost of…read moreliving is much lower than a house. There are ponds around and nice views. Condo living has its disadvantages that deal mainly with problems between neighbors. Another problems is that there are quite a few renters and they tend to cause more problems than owners. Rental rate is around 40% The complex had a special assessment passed in 2009 and following this, the Board of Directors was mostly replaced and the new Board is a lot more involved in the day to day business. Most contracts were re-negotiated by the Board directly. 3 major capital projects (south pond shore restoration, fire sprinkler system upgrade, and parking lot resurfacing) were completed in last 3 years. The only remaining large capital project is North pond shore restoration. The monthly assessment is currently $249. The monthly assessment is unlikely to raise in the years to come. If current financial projections go as planned, the assessment is likely to be lowered to no more than $220 in 2016. 2014 and 2015 will likely focus on completing the last capital project and building up a significant reserve.

Seymour currently manages 7 or so Associations…read more (See URL wlseymour.com/Associations/Associations) Living at Riverwalk Condominiums (which his site lists incorrectly as Wellington Court... but DOES accurately demonstrate his level of competence and attention to detail) for 2 years as of May.... this is my experience with this management company, as both a resident AND briefly as a Board President Some background info... I have had previous experience (4+ years) as a Condo Association Board President. Also 4 years directorship on the Chicago Chapter of a Professional Board... so suffice it to say I know how Boards are supposed to work. I also was pre-law before I switched to IT. Legalese is not foreign to me. Bylaws are simple. Contracts are simple. Vendor management and RFPs (requests for proposals) aka obtaining bids... is simple. Property Management is not difficult. It's small business operations with only volume being the variable... number of units, work orders tickets, workforce management and customer service. Reporting to the Board on situations requiring management decisions... otherwise it should be Business as Usual on solid business practices. Service level agreements outlining the statment of work should be clear... scope what a Management Co. Is supposed to do is not rocket science. This 'management' company... experience from my 2 years of residency... has advised the Board to... raise the assessment 2x (9.3%) each year... so now I pay an ADDITIONAL $684 a year that I did in 2013... for what exactly? Adding to the reserve I get... but if I am paying more... I expect the budget being managed excellently. So what do I see? Direct experience... this Association has been told BY WLS not to use an Attorney in Board Meetings to save money... result? Lack of adherence to standard bylaws of the IL Condominium Assoc Act and Riverwalk Condominium's stated bylaws. Best examples: 1) Annual Meetings... notification and posted dates never seen at the minimum 21 days prior. Most associations post these at the beginning of the year... because... wait for it... they're ANNUAL meetings... seen 4 days notice maybe... March meeting didn't even have a location. Nothing mailed or posted yet for June... did I mention the June 3rd one was supposedly per WL Seymour...not existing... til I pointed out the reservation at the Rolling Meadows Library calendar. Then a pause... and response that it was rescheduled due to a conflict. Riiight. 21 days bud... not 3 days. Maybe you should get KSN to help you after all. 2) Board elections. Bylaws require notification and solicitation of candidates for open Board positions. Never seen that happen once aside. from a sentence in a notice about the annual budget. Show up at the meeting and the few people there appoint each other... and from their own admission they have never served on a Board before... if you actually notify owners per bylaws, you might have people show up... or mail out election information... get more than the same 2 or 3 people... that have no experience in Board membership, financial operations and vendor management. Yup they rely on the advice of... William Seymour. Non-Attorney... Who tells these people the can add charges for the owners without permission... like adding them to a class action tax appeal without notification... (got the emails and verbatim quote from misled Board members... one who has never served on one before... yup) Then billing their account for the unauthorized legal actions with a fee higher than assessment payments... then taking prepaid assessment money to pay those fees... and this making the account have a balance instead of being zero / negative credit balance. And don't get me started on the Board's response of 'why are you trying to micromanage?' when asked why a vendor's accepted estimate (4x actual measurement, 105% markup on mulch) was questioned... Yeah... if you have this management company... take a look at the vendor estimates and contract management. They like to let elevator maintenance bills run free from 2008... not renegotiate when they can... like 2013... and go from $450 to about $700 per month... Vendors get the best deals when WLS 'manages' your associations money... so look forward to annual 10% assessment increases and 2 week turn time on requests if you are lucky to get one at all. When your association is collecting 15K per month in assessments but has 20% of what the recommended reserve... and a Board that lets a Management Co. That doesn't like to provide itemized accounting run it... you have to wonder what is going on.

    Our home owner's association, Fairfax Village, uses W L Seymour as our management company. The…read morecurrent manager inherited this company from his father. I've heard many long-term residents remark that the son, the current owner, doesn't manage association business as well as his father did. Even our board members are frustrated by the lack of follow-up by Mr. Seymour. Phone calls and emails are frequently abandoned without any response. Personally, I've been dealing with W L Seymour for over seven months regarding an issue with the association owned storm sewer drainage pipe that clears water from rain gutters and the sump pump away from my unit. My patio frequently ends up with 4-5 inches of standing rainwater and there has been some seepage through my basement floor. I have an email history going back and fourth indicating that they'll have a plumber contact me, but I'm still waiting for that phone call. I would not recommend this management company for managing your home owner's or condominium association.
