DO NOT RECOMMEND ON TRACK
We felt compelled to share our experience dealing with the team at On Track Realty. We just (barely) closed on the sale of our house with On Track (specifically Alka Aneja) representing our buyers. Having purchased two properties and being well educated professionals, we understand the ups and downs of a property sale. However, the team's unprofessional behavior and ineffectiveness caused the transaction to be more combative than was necessary.
At every step of the process, from offer to inspection and closing, Alka demonstrated an inability to get her clients to respond to differences between both parties in a manner within the norms of a real estate transaction in the state of New Jersey. It got so bad that we were arguing over the temperature of a shower an hour before closing when the buyers entered the condo for their third (yes, third) walk through which we allowed just to appease them. A shower, mind you that had been used by our family, our guests, and three families of tenants over 13 years without one complaint and which was tested by us multiple times in the course of this sale. An email from Alka's colleague Rupali Gandatora (and from what I have been told by my realtor, the nasty phone call to my realtor which included screaming and cursing on Rupali's part) the night before closing was even more unprofessional.
Don't take our word for it on our review. I have been told that others working with this firm on this transaction will no longer do business with them because of the manner in which they comported themselves.
I could go on about the aggravation we experienced which the firm did little to help resolve like when the buyers pulled out of attorney review at the last minute only to come back 2 weeks later (Alka passively said to our realtor: first time home buyers, what can you do?) or how the buyers demanded that every single item on the inspection report be repaired or a credit be given (all of the items were in good working order or were cosmetic in nature--on par with what you get when you are buying a home which is not new construction). In fact, the buyers demanded that functioning appliances, which passed CO inspection as well as inspection by a professional, be replaced simply because they were 14 years old. A professional realtor told us in a similar situation it's not worth it to get into a fight over working appliances...move on, it's part of the joys of home ownership. We expected Alka would have guided her clients accordingly but that was not the case.
In our view, a realtor should be a fierce advocate for their clients but also educate their clients about real estate norms so they can make good decisions, maintain credibility with all parties, and get the best deal they can. I can't think of any seller who wants to engage with buyers or their agents who make ridiculous requests up until the 11th hour. The reality is no one gets 100% of what they want when buing or selling real estate. Unfortunately, On Track was incapable of relaying that message to their clients to calm the waters. In short, if you want a professional team who can serve in an honorable fashion working to close a deal without drama, please look for another firm. read more
