    So far so good on my end. This Management company really cares for their tenants its just a process to get to every one that's what people don't understand. I have seem the line of work on multiple buildings and i can tell you for ounce I'm impressed on how well maintain and how professional they try to be. Many people think running a building business is as easy as snapping your finger, It really takes more than that. They always try to keep up to date with the best superintendent service and most buildings have porters as well which will make the job easier more convenient for both. The superintendent i have came across so far have been very professionals and their line of work has been outstanding as well for the porters that do a great job with maintenance in the buildings. From the reviews under me it's clear to say that people only like to comment on something when is bad. How about comment on them when it's good or just. Does it only have to be the negative review people want to hear from? Great reviews is a way of appreciation, Recognition and Enjoyment of good qualities of someone or something. I will love to continue seen the great work from you guys keep it up!

    I have resided at the Harclay House Apartments in East Orange for a little over three years. In that time, I can count the number of days the apartment has had heat during the winter months on two hands. We are currently experiencing a mold outbreak, stachybotrys, for which the management company has been trying to leave unaddressed. It is unfortunate that while paying a kings ransom in rent, almost $2000 for a two bedroom, I have been unable to resolve a very dangerous issue of mold through communication with the management company.     0 stars. Shamco Management company is absolutely the worst. It's in their name- a complete Sham! Our kitchen ceiling was constantly leaking and no one came to fix it for over 6 months. Mid-June, half of our ceiling completely collapsed in exposing mold, dead mice and a giant hole/leak coming from the upstairs unit. It took 2 weeks before a plumber came in to fix the leak. In the meantime, urine and water was dripping into our kitchen right where our stove was. It took an entire MONTH before they took care of the mold and their solution was to just paint over it with a certain type of paint. We were unable to use our kitchen to cook or eat for entire month. Think of the costs of constantly eating out in New York. And the anxiety of wondering what your kitchen will look like every time you wake up. At the same time, we had a rat (subway size) get into our unit and we could hear them in the walls in the kitchen. After the hole was fixed, a week later (mid July) another section of the kitchen ceiling collapsed and dropped plaster down on top of our fridge. It took 3 weeks to fix. And it is currently still leaking. It's now November 1st. They still have not repainted the ceiling/wall from the first ceiling collapse that happened in June. Our kitchen is currently two different colors and small bits of plaster still fall down from the ceiling as well as water. We then had a mouse get into the apartment. I called the office building manager, Lou, and his boss, Don Sanger, everyday trying to find a solution and receive a prorated rent, abatement or compensation for everything our unit had gone through. They rarely returned my calls and voicemails. And when I did manage to catch them on the phone they would promise to call me back and then never do. Today, I finally heard back from someone else in the office that they would not be able to prorate/abatement our unit. Shamco did not give a clear enough reason as to why, just that they could not. They do not respect their tenants. However, we were told that we would be allowed to break our lease and leave early if we'd like. The lady who I spoke to on the phone even said "she wouldn't want to live in an apartment like that". It felt like a complete f*** you and a polite way of asking us to move out because we were too much of a hassle. If you would like me to move out, please compensate for my move, my new broker fee and security deposit. Also, the front door to the building currently does not lock. Anyone off the street can just walk in. It has been like this from at least the beginning of September. Shamco Management do not care about their tenants or their quality of life. They think it's perfectly acceptable to live in a mold/urine/rodent infested apartment. Even if you pay rent always on time and are respectful tenants and neighbors. To report an issue you call a service center that then supposedly reports it to the super or building manager. They rarely pass it along. After finding the correct phone numbers and extensions and leaving voicemails they do not call you back. I would not live in a Shamco apartment ever again. As soon as I can afford to move out I will. They provide apartments to make your life more stressful and terrifying in an already exhausting city.

    When I applied for apartment at Shamco Management was super easy and quick. I was very pleased with one year contract. I was there at Glenwood Apartments, East Orange location for almost a year started July 2018 to June 2019. I moved out because I'm not happy with New Jersey transit overall, all I want to say is the apartment was clean, the management and their staff were very helpful and fast response, neighborhood was quite and the facilities such as gym, laundry and elevator makes it perfect for me! I just wish that New Jersey transit should be way better I would consider to go back and stay! Thank you Shamco for making my life easier and I am very happy with all your service and I definitely recommend your apartment to my friends and family. Era

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
