Terrible building management company. They do not respond to tenants. I had an ongoing leak in my apt ceiling for multiple years and was never taken serious about the issue. Any communication with management never goes anywhere and complaints fall on deaf ears. They kept assuring that a case was created and someone would look at the leak but nothing would happen. I would need to call multiple times a day/week. I am horrified by this experience as I have lived in NYC area for 8+ years and have NEVER been treated this poorly by building management. If I could give zero stars I would but unfortunately had to give them at least one star- a star they DO NOT DESERVE Avoid doing business with them at all costs!! read more

This place might look nice on the outside, but the way tenants are treated is absolutely unacceptable. After reporting a maintenance worker for aggressive behavior, I was completely ignored--and then targeted. Segal Gamil-Savion ("accounts receivable manager") was especially hostile, and management began retaliating with harassment, bogus notices, and silence when I tried to advocate for myself because I am not the leaseholder my boyfriend is. They harassed him for weeks to get to me, but refused to speak to me as if I have zero tenant rights. Despite having emotional support animals that were legally documented--and other pets approved by a former manager named Jackie--they used them to intimidate and pressure us. As a survivor of domestic violence, the environment here became retraumatizing and toxic. I am a domestic violence survivor and that was expressed to management before I moved here. I am working towards ending my lease early as it is my right under NJ law due to a hostile living environment. This was not a peaceful move-out--it was a constructive eviction fueled by harassment and fear. I have filed formal complaints with HUD and the NJ Division on Civil Rights. I also had to hire a private attorney. If tenant safety, rights, or emotional well-being matter to you--look elsewhere. read more

So far so good on my end. This Management company really cares for their tenants its just a process to get to every one that's what people don't understand. I have seem the line of work on multiple buildings and i can tell you for ounce I'm impressed on how well maintain and how professional they try to be. Many people think running a building business is as easy as snapping your finger, It really takes more than that. They always try to keep up to date with the best superintendent service and most buildings have porters as well which will make the job easier more convenient for both. The superintendent i have came across so far have been very professionals and their line of work has been outstanding as well for the porters that do a great job with maintenance in the buildings. From the reviews under me it's clear to say that people only like to comment on something when is bad. How about comment on them when it's good or just. Does it only have to be the negative review people want to hear from? Great reviews is a way of appreciation, Recognition and Enjoyment of good qualities of someone or something. 0 stars. Shamco Management company is absolutely the worst. It's in their name- a complete Sham! Our kitchen ceiling was constantly leaking and no one came to fix it for over 6 months. Mid-June, half of our ceiling completely collapsed in exposing mold, dead mice and a giant hole/leak coming from the upstairs unit. It took 2 weeks before a plumber came in to fix the leak. In the meantime, urine and water was dripping into our kitchen right where our stove was. It took an entire MONTH before they took care of the mold and their solution was to just paint over it with a certain type of paint. We were unable to use our kitchen to cook or eat for entire month. Think of the costs of constantly eating out in New York. And the anxiety of wondering what your kitchen will look like every time you wake up. At the same time, we had a rat (subway size) get into our unit and we could hear them in the walls in the kitchen. After the hole was fixed, a week later (mid July) another section of the kitchen ceiling collapsed and dropped plaster down on top of our fridge. It took 3 weeks to fix. And it is currently still leaking. It's now November 1st. They still have not repainted the ceiling/wall from the first ceiling collapse that happened in June. Our kitchen is currently two different colors and small bits of plaster still fall down from the ceiling as well as water. We then had a mouse get into the apartment. I called the office building manager, Lou, and his boss, Don Sanger, everyday trying to find a solution and receive a prorated rent, abatement or compensation for everything our unit had gone through. They rarely returned my calls and voicemails. And when I did manage to catch them on the phone they would promise to call me back and then never do. Today, I finally heard back from someone else in the office that they would not be able to prorate/abatement our unit. Shamco did not give a clear enough reason as to why, just that they could not. They do not respect their tenants. However, we were told that we would be allowed to break our lease and leave early if we'd like. The lady who I spoke to on the phone even said "she wouldn't want to live in an apartment like that". It felt like a complete f*** you and a polite way of asking us to move out because we were too much of a hassle. If you would like me to move out, please compensate for my move, my new broker fee and security deposit. Also, the front door to the building currently does not lock. Anyone off the street can just walk in. It has been like this from at least the beginning of September. Shamco Management do not care about their tenants or their quality of life. They think it's perfectly acceptable to live in a mold/urine/rodent infested apartment. Even if you pay rent always on time and are respectful tenants and neighbors. To report an issue you call a service center that then supposedly reports it to the super or building manager. They rarely pass it along. After finding the correct phone numbers and extensions and leaving voicemails they do not call you back. I would not live in a Shamco apartment ever again. As soon as I can afford to move out I will. They provide apartments to make your life more stressful and terrifying in an already exhausting city. read more

When I applied for apartment at Shamco Management was super easy and quick. I was very pleased with one year contract. I was there at Glenwood Apartments, East Orange location for almost a year started July 2018 to June 2019. I moved out because I'm not happy with New Jersey transit overall, all I want to say is the apartment was clean, the management and their staff were very helpful and fast response, neighborhood was quite and the facilities such as gym, laundry and elevator makes it perfect for me! I just wish that New Jersey transit should be way better I would consider to go back and stay! We had a good experience with Shamco so far. We moved in August 20th to one of their Brooklyn apartment buildings and everything has been surprisingly smooth. I had a problem with my payment due not reflecting what we actually owed (we paid the majority of it when we signed) but I called them and did not have to wait to speak to anyone and Bobby helped me resolve it quickly. We are very happy with our apartment. Great price, great location, and our Super is the nicest woman I've ever met. She really goes above and beyond. read more

I should have known by the name of the management company that we would be involved in a year-long sham. I don't want to go into details about a lot but I do want to sum up the major issues we had with this company. We paid over $4k a month for a newly renovated apartment with a washer/dryer and dishwasher. Neither of these appliances ever worked properly or at the same time. The real issue is the lack of service/communication with this management company. They outsource their maintenance line so that no one you talk to has any affiliation with their office. I put in several maintenance requests over the 12 months of living there and 3/4 of them were labeled "Cancelled" with no explanation. I also do need to call out our building manager Francisco Orellana. I don't think if Shamco wants to be a successful management company, they should have him on their staff. I can't even speak about his demeanor because I never once was able to speak to him until after our lease ended. I emailed him dozens of times with no response, I called his office line many times with no response, he would not give me his cell # for emergencies he told me i had to go through our super for everything. I don't think he can handle dealing with one apartment let alone a building with over 30 units. If you see his name on anything you are dealing with, please be aware of that before proceeding. I think it is incredibly important that you do your research on this management company before signing a lease on an apartment that they are in charge of. If you have any sort of urgent situation which just tends to come up because life is life that way, don't expect them to help you with your issues, you will have to deal with them on your own. They were awful to try to work with and I do believe they take advantage of their tenants and never took our complaints seriously because we are young which is outrageous. read more

I recently moved here with my fiancé and have to say I am enjoying this building, my apartment, superintendent and porter and Shamco Management! I filed a few tickets as soon as I moved in for small fixtures and updates and within two days they came up and got to work right away. The maintenance team is also very kind and professional. The management team really cares about their tenants and it shows. I find that some management companies neglect their tenants and their requests to update buildings etc but Shamco seems to be looking to update and renovate with carpets everywhere, clean halls and laundromat and I hear there's more coming. I'm telling you this building is so clean. I feel really appreciated here so much so that I left a nice feedback to Shamco on their website and the CEO reached out to me and thanked me for it. Most management companies are not as caring and structured like this and for all of this I give them a fivestar rating. Thank you Shamco. read more

This is a property management company that doesn't know that it should have heat for its properties for the winter months. We are having to use the GAS STOVE to heat the apartments, which is both illegal and dangerous. They are claiming that the boiler is broken, but is there not some type of check that should be done before it gets cold? Did they not know winter is coming? Unless they are all complete morons, they knew. I think its time to call the news station and let them be shown as the slumlords that they are. When I finally spoke to someone about not having water they told me I should be "grateful I have a place to live." Really? Lucky to live in a place with no water? Is this a joke? These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. We love the convenience of the elevator and laundry room in the basement. It is very close to the train and supermarket. The management company is very kind and very quick to respond. We recently had an issue with our neighbor upstairs where Shamco management handled it very quickly. We are very happy that they take everything personal. They really want to fix every problem that occurs in the building. Last year, we had incident with the neighbor upstairs but Shamco management handled it well and very quickly. Shamco management explained everything was upfront it didn't seem like anything was hidden or shady. We are pleased with Shamco Management. Only when we recorded these items with 311 do they attempt to do repairs/pest control. Completely agree with Travis; the Brooklyn buildings are a disgrace, they harass Section 8 tenants into leaving and refuse to do basic repair/maintenance. I've been living here for almost three years. This place is really testing my patience and I'm leaving... I'm currently in the middle of using the bathroom and then would go to shower. AS USUAL, the water gets turned off just as I'm wiping my ass..this is an all the time occurrence! Every week, sometimes multiple times a week, the water is off for hours at a time. I've been held hostage in my home plenty days because I'm incapable of showering so i cant leave the house. It's disgusting and annoying. Not everybody works a nine to five either...so myself along with a decent number of others constantly suffer. The heat hasn't been working. I called weeks ago saying water was coming through my walls along with a brown substance, no response, i see others are suffering with a mold issue, I've noticed slight mold in my bathroom, but I'm getting tf out of here. The paint in the bathroom ceiling peels and cracks and constantly falls onto the floor and tub. They are doing all of the renovations to compete with the beautiful newly built building next door...but who the hell wants to live in something that looks like but doesn't work! Harclay House-East Orange UPDATE**I am a tenant who has been thru alot with the shady mgmt company since the time of moving in. This mgmt company is very unprofessional and horrendous. The name SHAMCO fits them perfectly. ONE BIG SHAM!! The facts are these apartments are old and improperly renovated, quick fixed... I have only been here 8mths to date and the lack of professionalism is appauling. This experience has been repulsive. Going back and forth to court for unnecessary reason..they will hold my rent certified bank checks and dont cash them And, then file me for court for non payment. Tell the judge they sent the checks back(which they never do) oldest trick in the book I was told..then they will charge YOU for late fees, legal fees etc. even if your payment isnt late. The bills are inaccurate they send you, never current, duplicate billing etc.theyre corrupt liars and the list goes on. **CURRENTLY, since Oct 2019, the boiler is broke?!?? there hasnt been any heat. In December they finally semi addressed it, and gave space heaters which can only warm a small bathroom nonetheless an entire apt. They've stated the boiler would be fixed in 2wks, its January 2020 NOPE NOT DONE! They put a boiler truck outside, (definitely an eye soar and noisy)only because the city was called and they got fined.. its been going on 4 months No consistent heat!! I havent been here a full lease term and to experience this nonsense absurd!! Also 2 property managers are no longer working at Shamco, In my opinion any employee thats human who tries to address issues, they end up no longer working for them. I live in a "black building" according to management, which apparently means that everything gets neglected, the elevator has been out for 2 months plus, roaches are everywhere, and on top of that the management just flat out ignores us. Do yourself a favor and don't bother renting from these crooks, they're disrespectful, and they are thieves, I live in one of their buildings, and for the amount of money I pay in rent you would think I would get better service, the elevator breaks down three times a month, during the colder seasons...my heat is controlled. Why is the heat off while tenants are home, and on during the work hours it makes no sense. They hike up the rent like no tomorrow to accommodate gentrification(business is business I guess) but yet I have rodents in my home. I had to get my own exterminator because their exterminator wasn't doing their job. I get that it's an old building but the amount I pay in rent I should get top notch services. The water is constantly an issue, last winter no heat had to make complaints and they claimed they changed the boiler and didn't hesitate that MCI fee. Also they told us they were installing a new intercom for the door bells which never happened but I was charged for a new device that isn't there, we share our garbage space with a restaurant which is propitious because it causes more pests. When you call about incidents, some of the employees are rude as if they are doing you a favor by taking your money. Save yourself the headache! My wife and I live at the Gateway in South Orange, NJ. Shamco took over the management from the original builders about 1.5 years ago and we could not be happier with them. On the few times we had the need to speak with them, they treated our requests promptly and fairly. In general our maintenance tickets have been resolved quickly and the building is kept clean. Lastly, while the building is only a couple years old, they are making upgrades to the common areas. read more

I recently moved into a Shamco Property located in Washington Heights. I work at Columbia University Medical Center, and was excited to find an apartment near campus. However, since moving in, Shamco has done absolutely nothing to address a single issue we have had. We have lived here for 3 months and still do not have a working oven, despite multiple attempts to follow up with management. We have seen cockroaches and mice, and after reporting this to Shamco, they told us an exterminator would come to our unit the following Saturday. We waited all day, and no one ever showed up. A few weeks later, we called again as more cockroaches were found, and still have not heard anything from management. Given how quickly cockroaches reproduce, it's a fun thing for us to imagine how many thousands of them are behind the walls at this point. Furthermore, our apartment has exposed wiring in the fuse box, which was reported when we first moved in, and 3 months later, we are still waiting for this to be resolved as well. If you are working or attending Columbia University - save yourself the pain and make sure you are NOT leasing from a Shamco managed property. read more

As a working professional, I usually don't have the time to write many reviews unless the situation really stands out to me. I have lived at 55 Glenwood Avenue, East Orange, New Jersey 07017, one of Shamco Management properties, for little over two years as a tenant. My apartment is very nice and it is very quiet on my floor, which I love! If I have any repair issues, I can call the 24 hr hotline number or the Property Manager and she will make sure my repairs get completed within a timely manner. In the recent past, there were things I did not like as a tenant and I communicated that to Management. In those instances, it is my impression they listened intently to my complaints and addressed those matters expeditiously. Over a short course of time, I have watched the Management improved our living situation within weeks ( i.e., mounting new cameras on each floor so tenants can feel safer and packages can be left at the door; installing new carpeting in the hallways of each floor, which makes a world of a difference in the feel and aesthetics of the overall building; set-up an onsite free business center equipped with computers for Tenant use; open a free state of the art gym where tenants can work out safely and conveniently; a new lighting system for the parking lot has also been installed allowing for a brighter area and a deterrent to predators, in conjunction to installing new lights for the back exit area near the garbage acting as an added preventative to criminals and the many other new exciting things they will be doing in the near future. By making these improvements, Management is showing me as a tenant that they care about their tenants safety and enjoyment. This makes me want to stay here indefinitely. I would definitely recommend this building to potential new tenants. read more

On my end I've had a good experience. I Can honestly say so far so good. I have lived at that apartment for over ten years. I have seen a lot of improvement with this building the most have been over the last few months of the past year. I can attribute that improvement to the new management team which seem much more concerned about the needs of the tenants as well as the up keeping of our building. Also the super is by far the best in our area. I can say he keeps a clean building and is very professional. As tenants we all need to do our part to keep our building clean. For instance we need to dispose of trash and recycle in the proper place. Inform management of leaks etc. This can also affect other tenants below you. Take time tenants let's all work together. If I could give this company negative stars I would. Let's start this off with I've been renting at Harclay Houses for a year and half and I have had a horrible experience. Firstly, I went last winter without any heat. It took several complaints,maintenance tickets and city complaints for them to even provide a space heater which I received in February. Secondly, they cut water off almost twice a week for at least 3-4 hours for "maintenance on the pipes" . This is done during the most inconvenient hours aka peak hours whereby I would like to shower or use the restroom. The super is not knowledgeable and has been there for over 25 years and if the issue in which you called for maintenance never occurred in his apartment he willingly will tell you "I've never seen this and will not try to troubleshoot your issue ..oh he like to laugh after you "and not do his due diligence. Thirdly I was charged an office fee of $300 by Martha who was at the time the leasing manager when I did my lease and low and behold she was later fired and convicted for fraud and other things because there was no such thing as an office fee and she pocketed all the money for tenants!Tenants were not notified at all about this nor was I reimbursed. Apparently she maintained somewhat of a record of receipts but because my name was not in the book I was not reimbursed my "office fee" at the time I terminated my lease which is bull and a damn scam. I have had rodent and roach issues as a result of the pipe maintenance which is a pain in the ass! I notified the leasing manager at corporate of my move out date on Monday and oddly enough my apartment was broken into on Tuesday. They stole an Xbox and my laptop total value at $900. There is no security cameras per floor to see who entered my unit only at the exit and entrance,parking lot area and garbage area. Management changed my locks by replacing the old locks with the same make and model of lock that was originally picked by the robbers(not smart or safe for the tenant!). After originally giving them 5 weeks notice I now am forced to moved out almost 4 weeks early because my apartment is not secure at all. DON SANGER IS AN ASSHOLE he is the leasing administrator, he said "I don't care if you find your receipt of the office fees I will not reimburse you!" "All I can do is prorate the rent for a week and half and that's it". I shouldn't pay anything for the week and half I'm there because I was robbed because your company failed to provide a secure building there is lack of security cameras, the staff leaves the back door open so strangers walk-in, the locks on the door are not efficient and plus you've hired sketchy workers who over time you've fired for fraudulent activities. Do not rent with them PERIOD. read more

Is is possible to give a zero star review? We've had problems in this building since the day we moved in, in October 2011 (558 Parkside Ave). A few years ago, when Shamco took it over, I was mildly hopeful that conditions would improve. We've survived the plagues here: mice falling from light fixtures in the ceiling, one dying in our bed, another in our dresser; bedbugs; a roach infestation that felt like an utter hostile takeover; appliances that continually failed (toilet, refrigerator); a constantly leaking ceiling in the kitchen and bathroom/hallway - due to: 1) leaky pipes in the walls that are never fully repaired; 2) an 'illegal' washing machine used by the apartment above us, which they've been allowed to retain. Last Wednesday, things reached an apex when about 1/4th of our kitchen ceiling completely collapsed at 3 am. Only good luck spared us a collapse on top of us and our 6 year old son. I informed the super. I called the management company. I was told the repairs would take 2-3 days. 9 days later they were still not fully complete. In the interim I was left without a working kitchen and repairs during which large holes in the ceiling were not sealed off (and through which those giant cockroaches began to emerge), the kitchen work area was not sealed off properly so there was thick dust and debris covering EVERYTHING in the kitchen, inside the cabinets, all over the hallways, in the bathroom (even my toilet paper had a thick layer of 'ceiling dust' on it), and blanketing everything in the living room. When I asked the management company to address my concerns I was: 1) ignored for days; 2) told I was being "melodramatic about it" (very sexist responses); 3) gaslight - claiming that things have been sealed and I just didn't see it correctly (them "lady eyes", I guess) and - more insanely still - that I somehow spread it around the apartment myself ... this after I showed them pictures documenting the state I'd found the apartment in after 3 days of "repairs"; 4) told they would not consider rent abatement or pro-rating and they'd be happy to see me in court about it. If you encounter "SHAMCO" as your management company, run for the hills. They are slumlords and will screw you six ways from Sunday. read more
