A real bunch of jerks. A renter of mine in Alicante Villas in Sacramento told me how they had some of their (Omni's) workers on our property to cut down a tree on their property- their property (Pavilions Condos) abuts our property. They made a mess of several cars with tree shavings all over their cars & an owner complained to them. They were unresponsive so he sued them in small claims court & won! As a home owner with Omni management I have found squatters, filthy broken laundry rooms, no security, poor landscaping and high HOA fees.

If you are in the Sacramento area and are looking for a management company run the other way. If I could give this business, zero stars, I would they are horrible communicators and who always have an attitude! I live in Sacramento and they manage my home community. I am a home owner who could never get ahold of them and when I finally do get ahold of them I get nothing but attitude. Iv been yelled at and hanged up on for asking simple questions about their communication and whatever it is I need. For example I rented our clubhouse and the person never showed to open it and I was given attitude when complaining about it I had to move my whole party. When I had plumbing issues I was given attitude because I was complaining about it when it will be taken care of. Why do you have a management company if they complain when they have to manage... this is my home I want to be comfortable in my home. Our board member has complained about safety when they have homeless people in our pool bathroom and have asked for gate to be put up. It was been approved by our board and here we are three months later with no gate. It's already almost time to close the pool. These people or so disrespectful and forget they work for you! They say their values are trust, team and transparency but yet they lack the communication for transparency, therefore cannot create trust, which does create a team! I feel like I'm a bother to them or they have a vendetta against me. I always get stress when I have to call about anything I need for my home or if I want to use the amenities. I don't have comfort in calling and knowing that it will be taken care of because I get nothing but attitude. read more

Their failure to inspect, maintain or make repairs as needed caused my home to flood for 7 days and my garage roof has been failing for years. I've asked for help, sent photos etc... nothing. The recent rain storms proved my drain hadn't been cleaned in years so it flooded the house and garage. On day five they couldn't clear it due to tree roots so back to the drawing board and it's still pouring rain....but here's the kicker, they just left it like that! No suggestions, just left! I waited 2 more days, called our manager again. She promised she'd send me a update asap. I asked for a sump pump, water was up to my ankles! It was installed but picked it up a week ago. Its only Feb. the rainy seasons not over, now what? it's been nearly two months since I was promised said "update"..... no updates yet I'm nuts for even expecting one. Now that the pumps gone what's the plan? No plan.. let it flood again?! Every request or concern I've had falls on deaf ears. She can't even be bothered to reply! They've completely failed to protect my financial interests as a home owner. Mold, dry rot etc. too bad for me, I just pay my dues and get nothing for it! My irrigation hasn't worked in two years! I pay to water it myself so the trees don't die. We've had no inspections, maintenance or repairs, nothings done without a fight, if at all. Unless you're on the board, you're chopped liver. The way I'm treated is appalling. I'm completely fed up with the excuses and attitude. My home couldn't clear escrow in this condition and has decreased in value due to her kick the can mentality. When I moved into this community the property was mismanaged, neglected and in a shambles. We investigated many management companies before choosing Omni, based on BBB reviews and meeting with the Omni staff to be sure of a good fit. It took approximately a year to sort through everything, bring CC&R's up to date with State, etc. ~ so much to do! Thanks to Omni we are on a strong path to recovery and creating a strong community out of the ashes! The company and staff are very knowledgable, approachable and available. The managers and staff are very knowledgeable and approachable. HOA neighborhoods have a much better appearance than non HOA communities, maintaining the property value is very important to me. I'm a bit lazy so knowing the community landscaping is always maintained is a plus. I love a gated community, community pool and paseos for daily walks. We have lived in our Condo which is managed by OMNI for 5 years now. We've never had any issues other than receiving a letter in the mail to remove a dead Christmas Reef before the neighbor condo went up for sale (it was July and yes we are those neighbors). OMNI explained upon the first time I called them that they own the walls and everything outside of them. so with that in mind, I've never had any issues with them. OMNI apparently manages over 80+ HOA's. so I can understand if something gets missed and ticks off a home owner. But, in the end, they provided us with all the information we need, the new year bylaws, proposed budget, etc. Every time I called them, I've always gotten a staff who was respectable and able to provide me the info I needed. Jennifer, and Peter before her, specifically has always been helpful. I am surprised to see negative reviews for OMNI. Then again, it's not every day that people decide to write a review for their HOA management team. OMNI's job is to enforce the rules that our HOA team creates and wants the community to adhere to. if people have issue with that, they should be speaking with their HOA president, not the Property management staff. All in all, not a bad company, and they've always responded to all of my inquiries timely and professionally. Something far different than my experience with Mark III property management. read more

It took eleven months for Omni to get my communal mailbox fixed. Eleven months. Apparently the worker assigned to our community was terrible and things got fixed after we were assigned someone else. I'm pretty sure she was targeting us specifically for punishments because we were the squeaky wheel. I hope the previous worker was fired. I hope to get a partial refund of our HoA fees for those eleven months of failure and incompetence. Omni is going to have to work really hard to reearn community trust. read more

The Oaks at Carmichael. Omni took over our association when our management company suddenly withdrew their services. Our account manager, Becky is accommodating and responds to telephone calls/emails in a timely manner. She also makes regular unannounced site visits. Omni has also provided the board with free training, which has been invaluable to our community and the homeowners served. Omni assisted us in obtaining a new landscape service and provides the board with timely and updated reports. In addition, the attorney associated with Omni has provided the board with expert legal help. Omni provides the association with a meeting place and the annual board training presented by Omni is informative and allows for networking between other local HOA boards. Omni is highly recommended for your association. read more

OAK KNOLL TOWNHOMES DEAR KARMA, PLEASE PLACE THIS BUSINESS & ONLY THE PEOPLE MENTIONED AT THE TOP OF YOUR LIST!! This HOA knows they suck and are deserving of no stars!! I have been under this HOA for almost 3 years and they continue to be horrible. This recent community my family and I just moved into unaware that this community is also managed by OMNI. The director of admin, JEN took it upon herself to have my vehicle towed illegally with no proof or warning, because someone on the property didn't recognize my vehicle. Like I mentioned we just moved here so how would they?! When I called to speak with DEBBIE, the "manager" of the property, I was told she was out of the office and in a meeting and never received a phone call back from her after leaving several voice messages. When I spoke with JEN and mentioned the illegal tow of my vehicle and the legal advice that I acquired she obfuscated my words into a "threat", like these type of people ( the privileged whites) normally do when they hear something they don't like or the truth. She became very defensive and ill mannered in her tone. I still have heard nothing back from DEBBIE?!! JEN had my vehicle stolen with no proof of it being parked longer than the designated time "allowed". The HOA does not want to take accountability for their wrong doing and pay for the return of my vehicle to the property. The CC&R for this property is outdated, as I assume so are the Board of Directors. GOOD, HONEST, HARD WORKING PEOPLE PLEASE USE A DIFFERENT HOA to manage your community. The stars don't lie, believe the reviews they are real!!!! DO NOT LET OMNI BECOME PART OF YOUR COMMUNITY EVER!! read more

Horrible that they raised HOA fees by $20 per month during Covid when some people don't have jobs or full time work. The pool was closed all last summer. That saved them money. They have not painted lines on parking spaces. Why raise it during Covid? read more

I have been dealing with Omni as our property management company since shortly after I bought my condo in Elk Grove. I have never had any issues with them, in fact they have been very timely in their responses to MY issues. As an owner who works out of my home I see a lot more than most tenants and Rachael and her team never fail to answer my calls and emails! (I only gave 4 stars as I never give 5 - nobody is perfect and we all have room for improvement!) read more

We often receive non-compliance letters about very petty matters like our trashcans taking our trash out the day before trash day instead of waking up at 5:00 am the day of collection. So many petty complaints. read more

I wouldn't recommend this company! I purchased a condo with OMNI being the managing HOA and in the first 2 months you could see that they will not respond to inquiries in a timely manner or AT ALL! They use every tactic possible to avoid your inquiries and request for important documents. What is even more frustrating is that the tenants are paying a lot of money for a company that does not do anything other than make your life miserable. Juli Traylor as a community manager is the worst, she will tell you that she is managing 10 other HOA and she is very busy and that you need to be very specific when you request anything ... that is the kind of responses you can expect from this company read more

This is one of the worst HOA management ever! I have never paid this much money for the only one thing that they do for the community: cut the front lawn. No security, no usage of the community center. Then the deposit amount they require to rent the community center is outrageous. Let alone, they require parking permits to park in the visitors parking while you are still a resident there. Just being considerate: what if you are resident and a family of four and all four have their own transportation? I can't wait to sell my house and leave this community! read more
