The wifi was so obnoxiously slow that not even a single device could load GPS or a web page in a reasonable amount of time, forget about entertainment in the form of streaming of any sort. The gigantic pool and nice hot tub close at sundown, while this may seem like a reasonable time, they close way to early in practicality. After a long day of vacationing a hot tub can be very nice however they closed very very early. There are lights in both the pool and hot tub area yet the management decides to padlock the gates shut. If you want a cold environment, this is not the place to be. The thermostat comes with a damage warning that says anything under 72 degrees may damage the property and the renter would be financially responsible. This ensures the property stays nice and toasty, in Florida, where the avg temp ranges from 75-85 degrees. The pool heater within our property also didn't work well at all the pool stayed freezing cold, plus it is laughably small for a place that claims it can hold 10 people. Overall the most troubling thing was the lack of any internet connection at all, in addition to the shitty wifi, major carriers (especially T-mobile and Verizon) have very little connection here aswell leaving you kind of out of luck in both directions. This place is aesthetically pleasing in all the right ways, and if they can get a handle on their connectivity issues, availability issues, and slight accommodation issues this would get a 4.5/5 from me.

If you're an owner seeking a manager or a family looking to rent a short-term rental, I would encourage you to NEVER do business with Florida Sun Vacation Rentals or Brian McGonagill. My mother booked a family vacation at 2180 Philippe Parkway in Safety Harbor one of Brian's listings through VRBO in July of 2025 for a 6 night Thanksgiving getaway for 3 families. The cost was well over 3K. We were flying from Minnesota with small children and were very much looking forward to our trip. Upon arrival to the home 11/25 there was a strong odor of mold, it was dirty, the grass was dead, the pool was cold, even the rope swing was falling apart. Nasty dirty handprints all over everything, furnace grates covered in dust, it honestly smelled like my college fraternity house. My mom called Brian immediately and explained the issues. His response was: were you expecting a beautiful home on the beach with an ocean view? He then offered to do nothing. I was able to quickly find a home 20 minutes away on Airbnb at a similar price point. Before leaving we took photos of Brian's rental to document the condition and left. The new Airbnb owner had someone cleaning up the pool when we arrived. It was clean, beautiful, and saved our vacation. The following morning 11/26 my mother called Brian to try and resolve the issue. He was so rude and all he would do was argue. Based on my industry experience I took over the conversation. All he wanted to do was argue about the homes condition, and all I wanted to do was to work out a reasonable agreement with him. The situation wasn't ideal for anyone. My mom paid approximately $500 as a deposit through VRBO and sent Florida Sun the remainder by check which is allowed on VRBO. This offers much less protection as a renter. Airbnb doesn't allow this. Brian mentioned several times that Airbnb is horrible because it doesn't protect him, he also stated he was getting off VRBO as well. He only wanted to do direct bookings. He has "more problems then ever these days" and said "people like me shouldn't rent other people's homes." I have rented many short-term rentals and never had an issue. Brian and I had another exchange at 1:30 pm on 11/26. I was trying to reach an agreement. He was still so rude. Saying I was asking for a bribe, telling me I was fishy, and overall taking 0 accountability. Finally, he agreed to refund exactly half the money if we agreed to sign a document indicating we wont leave nasty reviews. I agreed and we had a verbal agreement. I then called once and texted twice from 4:00 pm to 6:00 pm on 11/26 to see how he would deliver the funds and we would sign. No response. I texted him at 8:41 am on what was now Thanksgiving 11/27. It was a pleasant text checking in on how we were going to complete our verbal agreement. He flipped off the handle and said it was completely unacceptable to contact him on Thanksgiving. Dude, you didn't respond the day before? As a 15-year property management professional I'm on call 24/7. That's the business. We had a one for one text exchange where he claimed I was now harassing him and continued to write long rude messages to me. He denied we made an agreement to refund half the money. At this point we just tried to enjoy our vacation. We had opened a case with VRBO right away. They have a 15 day waiting period to review the claim. We provided pictures and all the information VRBO wanted. On 1/3 Brian emailed my mom indicating the case was closed and he wasn't going to do anything. Another lie by Brian. The case was still open. My mom continued to work with VRBO and recovered $987 from them. She also filed a case with Mastercard to secure another approximately $500 which gets her close to half her money back. She wasted several more hours to accomplish this. Brian McGonaill gives landlords everywhere a bad name. His customer service skills are nonexistent, and he clearly doesn't maintain his properties. His comments on how Airbnb and VRBO don't protect him say it all. His product sucks. If you're an owner I would advise you to find a capable manager. If you're looking for a nice family vacation DO NOT book with Florida Sun, and if you really want to, I would suggest using a CC to protect yourself at the very least!!!!

There was a dent upon arrival, I had no information that all the problems that were in the house I should photograph. I photographed only the blinds that fell and lay on the floor and this prevented their use, some of the broken blinds on the cornice lay before our arrival, we only added a few fallen to this stack! And I sent a photo of the blinds to the owner. The refrigerator worked and it did not interfere with my stay. The apartment had many flaws and poor quality cleaning, but since I needed only for an overnight stay, I did not make claims. We also had problems with the entrance, we were given the wrong code for the door and we could not contact the office for more than 15 minutes. I have been renting houses through airbnb for a long time and have never had any complaints against us! For the first time I chose an apartment with practically no reviews and now I understand why! The owner does not act decently, demanding money for what we did not commit. We strictly followed the instructions that were provided to us, and when there is an obvious attempt at fraud, it is very unpleasant! I want warn other clients from such owners who are trying to cash in on the guests!

After such a long journey, all they wanted was a safe, comfortable place to rest -- instead, they were given a room with a broken door lock. Maintenance came to "fix" it, and it broke again within three minutes. When she went to the front desk for help, Tyler told her there were "no other units available" in a huge resort with hundreds of rooms. He even said, "It's on the second floor -- it's not like someone will walk in." That is absolutely unacceptable. A woman traveling with her young child should never be told to "just deal with" an unlocked door -- especially after flying halfway across the world. And the lock wasn't the only problem. The room was in terrible condition: A fist-sized hole in the bedframe A dishwasher hanging out of the cabinet A filthy, disgusting balcony that clearly hadn't been cleaned And generally rundown, unsafe conditions throughout When she pointed these issues out, staff claimed these were "not reasons" to move her. She ended up having to pay for another hotel (SpringHill Suites) that same night, just so her family could feel safe. This is not just bad service -- it's a complete failure of basic safety and hospitality standards. Refusing to relocate a family because they "booked through a third party" is an excuse, not a justification. If you value your safety or even basic respect, do not stay here.

The 3 bedroom unit that we had was beautiful for the most part with two deep soak tubs in it. However, Out of all 3 TV's in the house only 1 worked for our entire stay. The shower drained cover was broken and the ice maker didn't work. I reached out to the front desk and was just told to play around with the remote as If I had not already done that initially. The location is pretty deserted so I do recommend having a vehicle or renting one for your stay. We were placed in a third floor unit which can be a bit cumbersome with luggage so if you have any mobility limitations definitely be sure to voice that at the time of check in. The mattress in our unit desperately needs to be replaced it was like sleeping on box springs its was so thin and squeeky. When I go on vacay and am anxious to get back home before the vacay is even over that's definitely a red flag. This property has potential but I don't see myself referring them to anyone time soon.

Was a quiet sleep, but I was exhausted from driving so..... The pool was warm, not a way to cool off anywhere on a hot day. Also was told that it was $100/day to use the pool!!!! As the week went on, my husband and I had been experiencing respiratory and skin issues that got progressively worse, especially when we went to bed. This definitely made the trip less enjoyable as it lasted well after we left the resort. We just assumed it was poor air quality in the unit. At the end of our stay, as I was reaching under the sink area, I viewed visible black mold and the area was wet. We went to the front desk and reported it and showed them pictures. Clearly, the cleaning staff should have seen that during their regular cleanings, but failed to do anything about it. It took management 2 weeks to get back to us as we at least wanted our cleaning fee refunded and possibly some compensation for our discomfort and inconvenience for their negligent cleaning practices. After several follow ups, they only agreed to half of the over $200 fee. For what we paid to stay there, and the poor condition of the place, charging a cleaning fee is an absolute joke.

We used these every night and LOVED it!! The game room/pool table were also a big hit. The home was clean and very well appointed with with everything we could have wanted. The host did a great job of supplying kitchen tools, toiletries, etc. We have rented many Air BNB's, and this is not always the case. We made many meals here for 16 people and lacked for nothing. There is good reason to rent from a superhost as they appreciate feedback and improve their guest experience. We had a couple of very minor issues during our stay and Rebecca responded and fixed the issue within minutes. The value for price paid and what we received was extraordinary. We will be continual return customers. Excellent experience!!
