To begin in fairness, I never signed a lease with Oculus Realty so I cannot be too brutal about my experience with the company. I happened to live in a building that was sold to new owners. With new owners came a new management firm. Oculus honored my existing lease, but left a letter taped to the door with sixty days notice saying I could not renew. I called to talk to my new property manager with the refrigerator magnet left in my mailbox, and three people at the company had never heard of the building or said they did not support the location. When I finally connected to the new property manager, I asked if Oculus just wanted me out that day; the associate said, 'That would be great!' I happened to cold call two months after leaving to inquire about the apartment; rent had ballooned by $700, though the place was still available. That said, Oculus did let me out of the lease a month early and refunded the security deposit. read more

these people are not professional at all. I've been calling for three months now about moving into an apartment. I have NEVER gotten a single call back and the only time I actually talked to someone was when I called multiple times a day and multiple phone numbers. I was then apologized to and told they would get right back to me...they didn't so I kept calling and leaving messages and when I finally was given applications and filled them out I was then ghosted again and had to call a new number. The woman told me that I was not even in their system despite being promised they would have me in the system by October 1st. I am waiting for a phone call right now after speaking with someone and being promised she would call right back...its been 2 hours and when I called no one picked up. Absolute disaster of a company, so disappointed by this place. EDIT: after writing this review I was put in a priority spot, they obviously were upset with their staffing member who I first talked to and who did nothing. I received a call back and I am meeting with them tomorrow. They were very apologetic and explained that the original woman I talked to was either leaving or just didn't seem to care and so they never received my information. This is definitely the best service I have had since this whole ordeal started and hopefully everything will be taken care of tomorrow read more

I have been a resident of Oculus at Lawrence Apartments in Greenbelt for a little over a year now. I love the location, but the customer service with Oculus is the worst I have ever experienced in my rental history. We submit maintenance requests with no word for weeks. I mailed written 60 day notice that we need to move out by 7/1 and sent it well in advance of 60 days requesting confirmation of receipt. Nothing. I called once, twice, three times and got answering machines. We were never given email options for our leasing agent and that person changed three times now apparently in the course of a little over a year and a half. I have still heard no word and I warned in my last message that I would start putting bad reviews out there. Please take my advice and don't rent from Oculus unless you want to be left totally on your own unless being asked for higher rent. read more

I personally have had a REALLY good experience with this team. We had to rent an apartment to be closer to our aging parents and thought we'd just get into something cheap nearby and just clean it up and rehab it ourselves to save money on the commute from Virginia. We picked a complex that is 80 years old and were just amazed at how this company transformed this "dump" into a beautiful apartment that we are proud to live in. ALL new EVERYTHING! The landscaping, maintenance, cleaning, etc have been all working together to keep these homes looking great! I think for what they have to work with as far as aging buildings and less than desirable tenants....THEY are doing an AMAZING job and I'm AM grateful! Thank you Oculus! read more

Today I was stood up by Michael from Oculus Realty when attempting to view one of their properties in Tenleytown. About 6 weeks ago I submitted a request on their website for a showing, a request that went completely unanswered. I decided to try again this past Monday; I put in another request for a showing via their website, and on Wednesday received a text message from Michael that he would be available to meet me at the building and give a tour. I arrived today at the building for my appointment, only to be met by a very confused front-desk/security person. I tell her that I have an appointment with Michael for a tour. She asks me to wait while she contacts him. A few minutes goes by before she informs me that he is not on-site and will not be keeping the appointment. I asked for an explanation, but was not given one; instead, I was told that I could come back the next day and that someone may be available to help me between 10-5. This is now the second time that I've been blown off by Oculus Realty, and this time it cost me 1/2 a day's leave from work. Michael clearly has my phone number, if something came up, personal or professional, a phone call or text would have sufficed. I am perfectly aware that things happen in life, but to leave a perspective tenant high-and-dry without the curtesy of a heads-up is completely unprofessional. Chalk this one up as a canary in the coal mine. If this is how poorly Oculus Realty treats people who's money they are trying to get, I can't fathom how unresponsive/unprofessional they would be once they have my money and a contract. It's too bad, I was legitimately interested in the property. read more

Miraculously, my contact at Oculus isn't the worst landlord I've ever had. Unfortunately, she does not answer any of my emails or messages when issues do arrive until days later, if she responds at all. I expect most landlords and leasing companies to swindle where they can, but they could at least provide good customer service. read more

As a new tenant, I have been unable to reach any corporate employees I have concerning an issue. My management office has been closed on days/times it should have been open and requests have gone unanswered. Definitely not a good rental experience thus far. read more

I've been living in the Alden in DC for two years now. Oculus has a poor retention rate for its staff so it's horribly difficult to maintain any type of working relationship. I had to constantly follow up by email and by phone to multiple parties before being able to speak with someone who could discuss in detail the terms of my lease. I would certainly not live in an apartment managed by Oculus in the future. read more

I cannot even believe the low quality of service from Oculus Realty. Our home was sold and we wound up with new property managers and we could not be more upset with the customer service and handling of our maintenance requests. We have had three major maintenance requests since being taken on by Oculus: the first, a window on the ground floor fell out of its frame, making us vulnerable to intrusion in an unsafe neighborhood, and I would estimate that it took about 3 weeks for Oculus to even send someone to our site, let alone respond to our requests for help. We submitted maintenance requests (plural!) through the system from multiple members of the house, and even resorted to calling every evening/every week to demand that someone come and help us out. When they finally sent someone, they did not follow the system of putting a notice on our door to let us know that someone was in the house and my roommate came home to a strange man in our home. Second issue: our AC broke down in the middle of the first heat wave of the summer. Guess how long it took to get service? The heatwave was May 15, the property managers finally resorted to installing window units on June 28 after we threatened to get DC housing authority involved as our lease (and DC tenant protections) binds the property managers to providing a livable temperature (we also have a pet who was put in harms way with a house temperature topping 98 degrees). The third, and a continuing issue, is there is a mouse in our kitchen. We have made Oculus aware of the issue and while there have apparently been "two service men" to our location, the first came in and told us he could not do anything without a property manager on site and wondered why he was sent, the second left us a note that he'd be back (written on a piece of paper towel and left in our kitchen), all of this was done without any solutions offered, then just last week someone came, apparently "patched up some holes" and told us that we need to improve our cleaning, my roommate then came downstairs to find a mouse running through the kitchen and we have discovered a spot that looks like they have made a home in. So, the situation is still not solved and guess what - not a single email to Oculus has been properly responded to. If you can avoid this property management group (which we unfortunately were unable to, having had our house sold out with us still in it) DO, I cannot even begin to articulate my disappointment with this group (and we have had two other property managers to date on this location). Their motto is "exceeding your expectations", how about at the bare minimum meet them? read more
