    This was a great choice for my family. Well prized we were able to find availability, we booked about a month ahead of time in mid September. Facilities were cleaned every day. The campground itself was very clean. We really enjoyed the walkway path along the riverbank as well as, the path over the sand dooms to the beach. A lot of area to explore if you have a little one like myself. I would definitely recommend this camping spot if you are OK with no electricity.

    I love the location of this campground. Just less than 5 minute drive to the beach. However, it's so small that my daughter and her cousin cannot ride around. Also, the camp is just across from a park but there were suspicious people there. I didn't trust our kids to ride around by themselves without a problem, so they did not get to ride their bikes as they wanted to. This campground is by the Airport so you'll hear lots of airplane noises. The airplanes take-off at low altitude directly over the campground. I'm not sure if I can see myself coming back here, but never say never. Let's wait and see.

    The camp host is anything but helpful very rude and disrespectful the camp ground and Park rangers are nice

I would say a mix between people that work in the area looking for cheap housing and permanent trailers that never leave. I counted three trailers that All had expired registration by more than a few years. The trailer next to us at the end of Bakersfield street had 2022 tags and was completely unkept and a eyesore The man living there had an expired vehicle in his parking spot. There's also only about 6 to 7 feet worth of room between the trailers on Bakersfield, which is absolutely ridiculous and not even to standard code of 10 feet. The place just seems ran down with transient activity in the area.

So don't think you will camp here and walk to the beach or even to any stores. 2. The hook ups are nice. Bring your own fire ring. 3. I personally thought the staff was great. I saw one staff member correcting a camper- but they deserved it and I am very glad they actually will say something. 4. Your Verizon coverage "can" work but is dependent on the number of people that are using it in the area. Thats not the campgrounds fault. Verizon works great until a million others log on. 5. Horseback riding available. The not so good: 1. Cramped! You are in here like sardines. 2. Not the easiest to get in or out. 3. Its possible to smell the sewage in certain places around the clubhouse. Yuck! 4. The neighbors are close. Really close. You will hear the music and conversations. They weren't bad at all, but be aware. 6. No fire rings. 7. Some of the permanent residents are like sanford and son. You will see some of that. This place isnt bad. Its not great. If they revamped the place and gave it a complete makeover with larger sites and fewer people- I would pay a lot of money to stay here.

This place is a membership campground so you can't request specific sites if you aren't a member. This park is packed with lots of trucks parked along every street with everyone having fun. Each site is gravel with green belts behind. There is tons of green grass and poop bag stands everywhere. The laundry is $2.50 to wash and $2.50 to dry. There is a restaurant with a bar. You can eat inside or out in front. Nice looking arcade, mini golf, shuffle board, horse shoes and a few places that give you access to the beach. The staff said hello everytime they drove by. We had a great time! Pismo Pier is three blocks to the left and there is a 7-11 across the street. We also went to a cool dinner show called Great American Melodrama. There is a coupon in you map booklet. Good chips and salsa at Old Juans Mexican Restaurant too.

While handing her my I.D. and credit card the idiot security guard reached over the laughable ladys shoulder and snatched my license from the cashier....wtf.....I asked for it back....nope ....left the office to go after the turd and took back my license. After having some security head trying to keep me out. Ha! Long story short the establishment is very nice the idiots representing the establishment not so much. They will NEVER get another nickel from me.

The Oceano Dunes cover 1,500 acres and are a huge draw for ATV's, Razors, four wheel drive and motorcycles. It is open daily from 7am - 10pm for day use. The beach area can handle normal cars and trucks. We arrived late in the day and there was not a ranger in sight. There is a small fee of $5.00 to take your vehicle on the beach. We paid by the honor system since the fee station was closed. After we paid, we went ahead and drove down the driveway onto the sand. Speed limit is 15 mph. We did not go far but found a great place to park and take in the views. The second time we went back for sunset and parked in the paved parking lot instead. Everyone that was there was having a great time with campfires, waves rushing in and out, dogs and kids running around. The temperatures were perfect, just a light hoodie was needed. Overnight camping is available but does require a reservation especially during high season. My grandfather spent many summers with his buddies camping here and fishing away the days. It did feel good to be here knowing this was one of his favorite getaways. This is definitely a unique experience.

This location is prime with about Avila Beach being about 3-minutes away, Pismo about 15-minutes, and the Avila Barn being walking distance. The showers in the bathroom: there are no "shelves or racks" to put your bottles on and the shower curtains are way too short. The bathroom was completely out of paper towels Friday morning. They don't clean/stock the bathrooms every day. Weeds are growing everywhere, it's just the little things, but it's noticeable. I wish they'd put up fences all the way between all campsites. Flag policy: come on Highway West!! Be consistent!! We were at Costanoa and there was no written flag policy ANYWHERE, and the made us take my No Shoes Nation flag down (Kenny Chesney) and here there was an RV with a military flag and they let them leave that up. The rules had only the American flag was to be flown here -I respect the military-but, the rules are inconsistent at all the Highway West Properties!

Unfortunately I had already made a $500 deposit (signing nothing, and with no advice as to their terrible "no refund" policy). Within 2 1/2 hours I called and cancelled my reservation, and was THEN told about the No Refunds policy with no "grace" period! What? I called my bank, and told them that I had received NO goods, NO services, NO respect, NO value, for my $500. Fortunately Visa Card has now given me credit, and I hope "spanked " Le Sage Riviera for doing this to me! So, my advice is - be VERY wary of these folks, and make no commitment to them until you have the whole picture IN WRITING of what the policies might be.
