Clean little RV Park with great access to the beach! We had a large, level, gravel pull-through site with full hook-ups. Staff were exceptionally friendly and we had a great time here. Close to both Grover Beach and Pismo Beach stores & restaurants. Stay here and walk to the beach for the great sunsets!

If your RV is older, even if it's in great condition you will be turned away. This treatment from a gravel parking lot.

This place is a membership campground so you can't request specific sites if you aren't a member. This park is packed with lots of trucks parked along every street with everyone having fun. Each site is gravel with green belts behind. There is tons of green grass and poop bag stands everywhere. The laundry is $2.50 to wash and $2.50 to dry. There is a restaurant with a bar. You can eat inside or out in front. Nice looking arcade, mini golf, shuffle board, horse shoes and a few places that give you access to the beach. The staff said hello everytime they drove by. We had a great time! Pismo Pier is three blocks to the left and there is a 7-11 across the street. We also went to a cool dinner show called Great American Melodrama. There is a coupon in you map booklet. Good chips and salsa at Old Juans Mexican Restaurant too.

As a person who's not into camping at all, I can sort of get behind this type of "glamping"…read more There's hot showers, clean bathrooms, a game room, and even a small store for those everyday items... like beer! You can rent an open space to park your RV or book one of their cabins. The RV spots offer various sizes for larger or smaller RVs and some come with a fire pit, table chairs, and a set of adirondack chairs for lounging. We rented an RV and reserved spot between the playground and pool; which the kids loved. All of the RV spots come with full plug-in electricity and water connections. If you're looking to leave this kid friendly campground, you're in luck! This location is prime with about Avila Beach being about 3-minutes away, Pismo about 15-minutes, and the Avila Barn being walking distance. The employees are so nice, the ladies in the store, and the guys running around were friendly. They have a well stocked store, and bike rentals that were fun to take on the Bob Jones bike trail. Cons: You are camping right next to the freeway, so it is a little noisy. A lot of kids running around. One night there was a pack of teen or pre-teens out until almost 11:00 being so loud, I was hoping before then someone would come have them quiet down. The showers in the bathroom: there are no "shelves or racks" to put your bottles on and the shower curtains are way too short. The bathroom was completely out of paper towels Friday morning. They don't clean/stock the bathrooms every day. Weeds are growing everywhere, it's just the little things, but it's noticeable. I wish they'd put up fences all the way between all campsites. Flag policy: come on Highway West!! Be consistent!! We were at Costanoa and there was no written flag policy ANYWHERE, and the made us take my No Shoes Nation flag down (Kenny Chesney) and here there was an RV with a military flag and they let them leave that up. The rules had only the American flag was to be flown here -I respect the military-but, the rules are inconsistent at all the Highway West Properties!

I wish I…read morehad done my research a bit more and booked a larger site, but I didn't realize that our site was the smallest. The campground comes with a picnic table, fire pit, water hook up, and electricity outlets. There's also a restroom that's somewhat maintained, for showers and toilet use. Showers are $1 for 3 minutes, but there are no coin exchange machines, so be sure to bring your own quarters. Also note, that showers are only operating from 10am-6pm. It gets pretty loud at night, with tons of frogs and birds calling, but hey, that's nature! If you're looking to do tent camping, this probably isn't the best spot. Most people around us were all RV camping, and we definitely felt very out of place. Probably wouldn't do this spot again, but it's close enough to a lot of shops in case you forget something and need to go out. If we had more time, we'd probably explore the area a little more, but the campsite itself was okay.

We had actually discovered the campground the week before while driving up the coast, and we liked the area so much that we came back the following week. Before going, I had read some negative reviews, especially about the bathrooms, so I was a little hesitant. However, we had already booked our stay, so we decided to go--and I am so glad we did. Our experience was simply amazing. The campground was clean, quiet, and relaxing. We each stayed in our own Jupe, and both of them were very clean, comfortable, and nicely set up inside. The bedding was provided, and we already knew towels were not included, so we brought our own. We requested our own fire pit right in front of each Jupe which made the experience feel private, peaceful, and special. The views from our Jupes were beautiful, and the atmosphere was exactly what I needed. During the day, we would go into town to get food, visit stores, or explore the area. We felt comfortable leaving our belongings behind because the campground felt safe and secure. The staff was also friendly, and the whole place had a calm, welcoming feel. One thing I really appreciated was the quiet environment. They have a noise policy, and it made the campground feel peaceful instead of chaotic. It was a wonderful place to relax, clear my mind, and work on things for my mom's memorial while still having space to breathe. The prices were very reasonable, the weather was nice, and the overall experience was better than I expected. It truly felt like a mental and emotional reset during a difficult time. I almost do not want to recommend it because it feels like such a hidden gem, and I would love for it to stay peaceful and uncrowded so I can go back. But honestly, it was a beautiful getaway, and I would highly recommend it to anyone looking for a quiet, clean, relaxing camping experience near Avila Beach.

You cannot build a fire but they will provide you with a propane "fire pit" for $35 and it runs for quite a while. It is often very windy in this area from 2-5 pm give or take so bring a windbreaker and a hat . We loved watching the otters from our tent in the most comfortable wooden deck chairs. The sea lions were doing their mating calls day and night which was hilarious and added to the fun culture of the place. Pack a sound machine if this would bother you in the night. The staff were very kind and communicated well. We got awesome $5 shirts at the welcome store and the lady working let our toddler use her binoculars to look out at the sea life which really made his day. She was very sweet and deserves a raise! There was bocce ball and cornhole towards the entrance. Very nice and clean bathrooms, center of the campground. A private beach located down the hill. Everything was dog friendly! Free coffee and cocoa at the welcome shop during store open hours. Tons of informative information given to us about the history of the land and its people, upon check in. Really the whole experience was great and we have no complaints, only praises. Thank you!

So don't think you will camp here and walk to the beach or even to any stores. 2. The hook ups are nice. Bring your own fire ring. 3. I personally thought the staff was great. I saw one staff member correcting a camper- but they deserved it and I am very glad they actually will say something. 4. Your Verizon coverage "can" work but is dependent on the number of people that are using it in the area. Thats not the campgrounds fault. Verizon works great until a million others log on. 5. Horseback riding available. The not so good: 1. Cramped! You are in here like sardines. 2. Not the easiest to get in or out. 3. Its possible to smell the sewage in certain places around the clubhouse. Yuck! 4. The neighbors are close. Really close. You will hear the music and conversations. They weren't bad at all, but be aware. 6. No fire rings. 7. Some of the permanent residents are like sanford and son. You will see some of that. This place isnt bad. Its not great. If they revamped the place and gave it a complete makeover with larger sites and fewer people- I would pay a lot of money to stay here.
