The beautiful towering Live Oaks gives it a nature feel and the trees are maintained well. Close to beaches without that sandy feel. Close to town within/ 10 minutes, of show,shopping,and excellent restaurants. I even had my groceries delivered out here from HEB( so you know it's close to town). The AT&T coverage, is 5 bars. The Wifi is over the top and not the usual spotting reception that is usually at RV parks. It is maintained with sprayers , every few weeks for bugs, the grounds are maintained by professional movers, so it kept top notched. As previous owners of a RV park, i know what to tune into, and i will proudly give Live Oak RV park a 5 start rating.

Chris even came over after hours to check us in and even helped us back into our spot (we're newbies)! They have a restroom, shower, and complimentary laundry facility while you stay. The park is walking distance to the beach - a huge bonus. They have a covered area to hang out in, and there has been a few small gatherings with music from other campers to end a great beach day. Everyone is respectful of quiet hours and each others belongings. We couldn't imagine our beach vacation anywhere else!

It's terrible. I thought I'd have a bad night with my 3 month old....& this is worse! The entire park is gravel, and holds standing water after a rainstorm. The 15/20 amp is blocked from use, thankfully we had a 50 amp converter. We were told to go to one site (without a map) and finally found it and someone was in it. Called the office and was redirected to a spot behind us and had to circle back around. Not a great experience but thankfully we're just using it as a place to (attempt to) sleep while we're visiting family in town.

Having stayed in parks from Seattle to here, I don't say that lightly. The beautiful oak trees provided a neverending stream of unique birds that were very amusing. The proximity to the gulf provided a great place to relax with a cool breeze. Scanning other parks close by showed us another beautiful place with a 450.00all inclusive rent. We are grandfathered in so our rent won't ever change. As a cancer patient I make several trips for treatment in Houston. There is a clinic close by.
